Horrible company!!!!! We lived in one of their houses in Denham Springs, and it was full of roaches, spiders, and snakes!!!! They tacked on an extra $60 every month, to the rent, for maitenence, and every time someone would come, they would stare at the problem, leave, and never come back, until we had another problem!!! There was a caved in wall in our bathroom, so to "repair" it, someone came and just caulked a white board over it, and the caulk fell off a day later. This management company is the worst! I've reported them already to LaFHAC. Their properties are barely up to par and they steal your deposit and charge you for and existent wear and tare. They've acknowledged that!!!***DO NOT RENT*** If your unit is shared and you're the last to uphold the lease and they can't contact the others you'll be fined for other tenants responsibility or irresponsibility. The office personnel takes no accountability, the ora or dimeanor is pretty much I don't agree but Steven Hayden is the crook in this. I just do as I'm told. Horrible, Horrible management company!! Steven will converse up until the lease it up, tell you 30 days for the deposit, then send you illegal reasons as to why he won't give you the deposit on paper, lie and say I'll look into the discrepancy and you won't hear from her again. This place is a terrible management company if I could rate them a negative zero I would my mother rented from these Slum Lords and they removed her property because of hear say she got a police report and they admitted to removing her items from her home of almost 2 years they even had the audacity to send her to eviction court after taking all of her valuables and memories and laughed and lied about the whole situation read more

So I recently signed a lease with this property management company on 05/01/2020. The unit was apparently "deep cleaned" before we moved in, yet had dirt and grime still all over the moldings and countertops, as well as sugar heaps in the pantry (utterly atrocious). I took the liberty to give this place the first clean it's had since the 70s. Now when I moved in, I find the AC does not work nor the dryer; I called their 24 HR maintenance hotline to send in a work order to try and resolve this. Will update this review over time to let you know about my security deposit. I should get it all back since I'm going to be painting over their horrid damaged cabinets. If not I work for a law firm so I can navigate civil court with ease and incur no out of pocket expenses for attorneys. Edit: AC was repaired over the weekend, however the fact that no one had been living there for a while, gave them enough time to prepare the unit for tenants. Will keep you posted on the dryer situation. Edit: Dryer has been repaired, new issues found of course, toilets leak constantly, dishes washing area leaks as well. Will update as I contact company for repairs. Property has been severely ignored considering I've only been here for a few weeks and keep finding things that need resolution. :( read more

0 STARS. THERES A REASON EVERY GOOGLE/YELP REVIEW FOR THIS PLACE IS NEGATIVE.. IF YOURE CONSIDERING RENTING WITH THIS MANAGEMENT COMPANY, DONT!! First, I pay 1350/month in rent. Here's a quote from "little" Steven Hayden(son) regarding a busted gate and hurricane damaged fence that's become a problem with my dogs escaping and being in danger of getting hit by a car.. I quote, "If you don't like it, move out. Get out and go somewhere else if you don't like it." Well not to worry good sir.. I've been notifying them since Hurricane Ida that fence was damaged and the gate had been messed up since before we moved in here. Not to mention all the things that were broken upon moving in. These were all issues we were told would be fixed before the move in day, the kitchen sink leaking and resulting water damage under the cabinet, refrigerator not working resulting in losing all my frozen meat and chilled groceries less than a week after moving in, mold all over the walls because they left it vacant and power off over a year, electrical issues with dryer hookup that resulted in my dryer/washer goin out and needing replacement(1300$), garage door and light not working. I'm forgetting some other minor issues. NONE of this have I exaggerated. I would rent from Real Property Management(go read their google reviews) again before these people on Siegen Lane at Southland Properties, LLC. Young Hayden has shown himself to be self-absorbed and ungracious. I've already lost one dog a few years back to a greedy landlord unwilling to fix a weather-damaged fence. Never again. read more

Absolutely horrible. A fraudulent, neglectful company. First, I signed my lease for a property in the Summer Grove Complex under the conditions that I would have access to a pool and gym. These were my ONLY prerequisites which I used to search for apartments. My roommate viewed an apartment, and asked to sign the lease. They put us in an entirely different complex!! They 'accidentally' put me into the Arlington Trace Complex, which attached to Summer Grove but DOES NOT have access to the gym and pool which are on site!!! This seems like FRAUD to me. They took $75 off my monthly rent to make up for this 'accident' but honestly the inconvenience for paying for a gym and having to drive to it is not at all mitigated by their measly rent discount. Second, the parking situation is HORRIBLE. I parked in the same spot from August til November and had no problems. Then, suddenly, I had neighbors banging on my door at all hours of the night yelling at me to move my car out of 'their spot' and leaving nasty notes on mine and my guests' vehicles. (I have picture proof if applicable) The problem arose out of nowhere and I had no idea that I even had an assigned spot (management never told me). Now, to keep from rude neighbors waking me up, I park far away from my apartment and have to walk through dimly lit parking lots. Third, I HAVE HAD A LIVE ANIMAL IN MY CEILING SINCE LAST SEMESTER AND NO MATTER WHO I CALL TO REMOVE IT NOBODY SEEMS TO CARE. It literally wakes me up on weekends and I can tell its gotten bigger by the sound of it running around in the morning. This is literally a joke of a rental company. As a law student I wish I could just pass the bar already and take legal action because I could easily prove fraud and neglect. Do not waste your money on a company that does not care. read more

PLEASE if you can help it DO NOT rent from Southland Properties. It takes forever for maintenance to come, the receptionist is very rude. They will find ways to hold parts of your security deposit. I would definitely not recommend dealing wit this company. read more

I really wish I had listened to all the bad reviews this company has. They suck! I could tell no one had even been to my unit prior to my moving in, even though it had been empty for over two weeks. Trash everywhere, holes in the walls, huge scuff marks on the floors, ancient disgusting appliances, no washer and dryer even though the ad said otherwise. I was expecting "old, needs some work" because the units in this area have obviously been there a long time, but I was not prepared for this disaster. Steve clearly knows nothing about his units and just wants your money. Take my advice - look elsewhere. read more

The owner Steve is very rude and inconsiderate . As well as the lady who answers the phone. I will not recommend anyone to move there. The units needs to be remodel , they are really old looking and it's overpriced. People are just paying because it's real close to lsu. He couldn't even return any of my phone calls and when talking to me he sat across the room yelling , when I asked him to come closer so I can hear him he still didn't. I never caused any problems and my rent was always on time. But when it came time for them to fix things it took them a whole week before sending someone out. If I could I would give them a zero. Rent for other properties in the area but not southland properties. They don't give you your deposit back either. read more

I was forced to rent an apartment from this nightmare of a property management company, as I had only one day to look before heading back to CA. to sell my house and move here for work. I moved in two weeks later, and had multiple issues with the place....the wiring is faulty, and only one appliance can be used at a time without tripping the main breaker. The back yard was a swamp with rotten deckboards and constantly flooding. Water came in under the front door every time it rained, and those are just minor issues with the place! Steven told me after living there for 3 months that I owed back payment for the Water+Sewer+trash (via text message) and when I told him I wasn't aware that those utilities weren't included, that I didn't want to pay to have them transferred into my name (and pay the deposit etc.) He text-messaged me that my water would be shut off. I moved five months before my lease was up, and gave30 days notice, and paid and additional month of rent....and I just received a "chain letter" (or mass-mailed) rubber stamped letters demanding that I pay the remainder of the lease, or they will sue me. My "lease" hasn't even ended yet.....(2 more months) They're a real shit-show. And I've never received anything in writing from them....just multiple voicemail messages from "Daddy" Steve. read more
