It appears that park's past owners invested little in upgrades or amenities since the park was developed in the 70's, and possibly because of the low park upgrade investment the park flooded in 2022. The park loses power often. The breaker boxes can't accommodate the energy needs for modern appliance and EV vehicles. California's "The Switch is on" rebates program for removing gas appliance and wood burning fireplaces and replacing them with heat pumps will be unavailable to the parks homeowners because the amperage size of the breaker boxes. The breaker boxes only accommodate 50amps, which is 1/3 a normal amount of amperage for a home these days. Therefore, owning an electric vehicles may have you blowing breakers on your home and a possible fire hazard. The laundry-mat machines were removed and the residents have waited over a year for them to be replaced. The office staff that works in the office do a good job of keeping the park as nice and they can, unfortunately it's the owners of the park who don't make the staff/resident relationship enjoyable by not doing the upgrades in a timely manner. But in an area that has high home cost the park space fees are affordable compared to a million dollar home. I do appreciate neighbors and staff. I just wanted an add my YELP review so future buyers have all the spilled tea on the park. I don't hate the park but I wish there was a this review when I purchased my home. read more

Rude manager and very demanding. Her name is Theresa! if you can stay far away from this property please do because all they can give you is just a very difficult time. I bought the property 4 years ago and Theresa rescheduled my appontment with her 3 times to get het signature. I recently sold my property and they delayed the sale for weeks just for a sign off signature. They are very slow to respond and always make it difficult to get any support. They never show up at the office since Covid. They are difficult to comminicate and yelled at people on the phone multiple times. I don't know how they can keep her as a manager. Last year I asked for a statement to prove the rental income and she refused to be of any help. Please carefully consider staying here and prepare to experience her attitude and unprofessionalism! Her assistant is the same and she treats people like she is doing big favor. I am so happy to run away from this hassle! Stay away from Theresa and her assistant. read more

My Love Letter to Spanish Ranch (as a former 20+ year resident): Spanish Ranch has to be hands down one of the worst places I have ever lived for the majority of my life. For context, I have lived at one of the mobile home properties here ever since I was 4-5 years old with only my mother, who has passed away a couple years back. Teresa and her dogs are the worst people I have ever had to talk to. While you are living in Spanish Ranch you can technically do whatever you want in YOUR property BUT you have to follow the rules/guidelines of the park/company as you are RENTING THE LAND. Sounds simple enough right? FUCK NO. Teresa and her mutts (Candy, Jeff, etc.) that run the park are some of the most transparent assholes to ever run this park. For example, when I got a pet, I proceeded to go on vacation for a few weeks and apparently Candy had been trying to get in contact with me as I had to register the pet under the park. However, after being unable to contact me they instead just sent me EVICTION NOTICES. When I confronted them, Candy said "It seemed like you were ducking us so that's why we sent those". Cool, a middle school girl is in charge of whether you have a home or not. Next example: Jeff, who is the maintenance man, once was watching over the pool and my family went using my pool key, HOWEVER, since I, the resident, was not present, he kicked them out. He also spouted something about saying the street names having to be pronounced in an English accent rather than a Spanish accent. Example: Jerez as "JEAR-EZ". Kind of ironic but I do not think he aged mentally past 12 years old so whatever. Finally Teresa: When my mother passed away she was the sole owner of the house as I was in college and had been away for a good portion of the last few years of my mother's life. However, my name was never put in the rental agreement as when my mother bought the house I was still a minor. So, this means I was living in a house that wasn't technically mine and following my mother's death I was sent EVICTION notices from Spanish Ranch management despite ME being the one to notify them of her death and of the situation. When I confronted Teresa about this she said "That's just what we have to send. Corporate makes us do it." Pay attention to her words because you are going to get used to hearing them when she has to deflect blame for being a terrible person. So, the process would involve me over the next month, while still processing my mother's death, of going back and forth trying to fill out Spanish Ranch's paperwork/screening (for which this takes 2-3 weeks of dicking around/waiting for them to tell you whether you get approved or not) and having my family help me in the process as I would have to commute to SF every weekday while Spanish Ranch's "Office Hours" are every weekday from 9AM-to whenever they feel like. Try calling them at their Office hours by the way and you will most likely go to voicemail and/or be told they are busy (they just do not want to answer I promise you, COVID gave them a great excuse to not see people). Fast forward to the day I sign the rental agreement I am already not in the best of moods as you can probably guess, and I finally meet Teresa face to face. She was giving off a very off-putting vibe for whatever reason so I was reciprocating it and was very much trying to indicate that I only wanted to sign my agreement and leave as I had to work. We eventually hashed it out and she tried to get on my good side by calling me "hijo" which means "Son" in spanish. Thing is though, she is the last fucking person to call me this after how hard she made the process/month for me, no communication/eviction notices/having me or family having to work at their "Office Hours" time . You have been warned about the management, this was only what I could fit into this review, there are countless other examples. Live in a trash can and you will have a better time than here. Very good, and quiet place to live. I have seen a pool table in the clubhouse I sadly have not gotten any keys to that room, even after I have asked for one multiple times. Love the fact that there is no street parking since the tow-truck is always on time to tow any cars, not to mention the back gate was broken for about 3 months and was finally fixed around the beginning June 2019. Woke-up this morning to a broken gate again, I wonder how long it will take to get fixed? Jeff (supervisor) is very precise on making sure the spa & pool doors are locked for nobody to get it at 8:50pm when the pool & spa hours are 9am-9pm. I also like the fact that there is a shower in the pool area, but I still don't understand why the cameras are there? I don't want my kids anywhere near there! I usually see a lot of kids after the pool is closed having a lot of physical contact! read more

Spanish Ranch 1 is very large, all-ages mobile home community with many people who are primarily blue collar working families or retirees. The park is kept very nice, especially for a mobile home park. Keeping it nice requires careful vetting of new residents, which involves a background check and a fiscal background check that takes up to 30 days to complete. Residents need a high enough credit score, have proof of three times their monthly housing expenses, and a relatively clean record. The downside of having a nice park is rules; the HOA and management team can be polarizing due to their need to enforce these rules to keep things nice. Management feels a bit understaffed at times due to there being over 400 homes in the community and the need to keep up the private electrical/gas/water/sewer systems for all 400+ homes. Management keeps an emergency pager for emergencies and always have answered non-emergency messages in a timely manner (within the next business day). read more
