All of my calls that I have placed to them were either answered or returned promptly by Ruth (Property Manager), and my concerns were addressed. Taking into account the many "non payers", the Property is still being well maintained. Thank you, Island Condo! I work in the Real Estate Industry for over 25 years, and I can tell you there are plenty of other "Management Companies" that have properties that look run down, like "Shanty Town" year round. For example: Pools that are not usable due to the filth, and green slime, debris strewn about the developments, rodent infestations, and properties that are in a general state of disrepair. I'd also like to address the comments suggesting "Mismanagement of Funds", that's an outrageous accusation. Once again, thank you Ruth and Island Condo Management Company for all that you do.

The residents and door staff were always friendly, but the management company was unresponsive and sluggish (they didn't have my apartment ready on move-in day, with the floors torn up and appliances out of place, for example). That's all changed now that Greystar took over, and the management team has been responsive, helpful, and flexible. They've also done a great job of communicating with residents as they transition away from outdated systems and fix long-standing issues. Highly recommend.

While the amenity spaces are not as impressive as the larger buildings in the area, I have no complaints because the apartment is priced accordingly. Frankly, I don't see a point in paying 20%-30% more for an apartment with all the bells and whistles that I barely use. Besides it's all about location, location, location. I am two blocks from Whole Foods and three blocks from Trader Joes. Almost every train line plus the LIRR is within three blocks from the apartment. I can get to and from work near Rockefeller Center in 30 minutes during rush hour. Once you are home from the hustle and bustle of Manhattan, there are plenty of great restaurants nearby to choose from, and not to mention child-friendly gyms and fitness studios that babysit your little ones while you workout! The staff has always been amazing since day one, but as some of the other reviewers had mentioned, there were some growing pains with the developer and the property management team, initially. That said, many of those issues were resolved once the residents formed a condo board and took over the building from the developer in 2020. Also, a new property manager was hired two weeks ago, and with the guidance of a competent board who truly cares about its residents, I am confident that the building will be an even more enjoyable place to live for years to come.

Choice of Trader Joe's or Whole Foods to load up on ice cream after a stressful day at work. Everyone here is super friendly. Management has been attentive to tenants needs. Happy to call the Nevins home for the foreseeable future.
