    Because of a job move I recently purchased a home and did some research to find a good lender. My…read moresituation was unique, because I still owned my old home (I had it listed for sale), I was moving and traveling for business during the closing period, and we wanted to close in less than 30 days (about 20). I accepted bids from 3 local lenders (recommended by real estate agents), and I accepted bids from the lending tree (be prepared for some major spam if you go with this option). Here is what I learned: The lending tree bids come in very cheap, but be very wary, they don't include the fees and taxes that will be required in the final product. Since local lenders know all of that stuff, they include it in their bid, so initially they look higher. Also remember that you can negotiate and work with local lenders in a way that you cannot with online lenders. Online lenders are all about the numbers and lots of volume - they generally have little to no flexibility or local knowledge. As a general rule, local lenders are more flexible and knowledgeable, but you pay for that with higher costs. Dago is a local lender that was one of three recommended to me by real estate agents. He assured me that he would beat or match any deal offered by any other lender. Of course every lender says that, but when I actually showed up with a lower offer, Dago agreed to match the lowest offer I received (in origination fees & rate). A different local lender made the same promise, but when I presented him with my best offer, I was told, "I can't match that." So unlike the other lenders, Dago kept his word. Because of his customer-comes-first attitude, I was able to get the best of both worlds: the knowledge and flexibility of a local lender combined with the rates and fees of a huge online clearing house. Above and beyond that, Dago holds himself to the highest ethical standards - and will make sure that he keeps his promises. Everything closed on time against an incredibly accelerated schedule. I was moving from NM to WA, and was able to sign my closing paperwork while on travel in CA. The disruption to my life was kept at a minimum. I highly recommend using Dago Velasquez if you are looking for an ethical lender in WA.

I called Jeremy to request he mail back my documents and he said sure. After a few weeks I still had not received my documents so I called him and he assured me he mailed them to my PO box. But i don't have a PObox. Apparently the neighbor harassing me causing my delay had gone into the Peak mortgage office and convinced them to change my address to one of their PO boxes. So Jeremy Brock and his office mailed all my documents to my neighbors PO box. I was a widow and Jeremy Brock had the paperwork that proved it. So i don't know what the neighbor possibly told that guy to convince him to change my address to his but they changed it for him. I finally did get my documents back but since have had my identity stolen and it's all connected to this company enabling the theives by giving them all my documents. Really unprofessional and very sketchy business habits.

Now, 1.5 years later, I am…read morenow in the process of refinancing my home with a different broker and I have just learned that I was taken advantage of with Jeremy Brock back when he was with Peak Mortgage, I was scammed into taking FHA loan where from the start, I was very clear that my plan was to go with a conventional loan. I had taken time to pay off debt to raise my credit score to to receive a better interest rate with a conventional loan. Jeremey went ahead anyway and created a FHA loan, he said he did not want to restart the process for a conventional loan. Now that I look back, I am sure it was that much extra effort compared to how much money I could've saved in these past 19 months. I have learned that Jeremy makes more profit (by about 30%) by going through the FHA program. Maybe it's my fault for trusting him. That's my short story.
