We just closed on our first house and cannot express how much we recommend using Nicole. At the beginning of our homebuying journey we had vetted a few realtors beforehand. Other realtors we spoke to programmed our wants/budget into their system and were just sending us automated e-mails of listings that fit those parameters (which felt like something we could have set up on our own...) We went with Nicole because we loved how personalized she made the process, she really does make you feel like you are her only client. We had a group text going where she would send us the listings that actually fit what we were looking for and it allowed us to keep an open conversation with her about all the questions we had as first time home buyers. A surprise bonus was that Nicole actually flips homes in her spare time and is extremely knowledgeable at what is required to make certain updates in the home so she was able to provide rough cost estimates (on adding an extra bath, new flooring, etc) which proved to be tremendously helpful as we started looking at fixer uppers. She made the process as smooth as could be, but there are always circumstances that are out of your control.... Which brings me to the grand finale of Nicole's awesomeness on closing day. During our walk-through just hours before closing we entered our soon-to-be home to find 70% of the seller's belongings were still there. Without skipping a beat Nicole took control of the situation and assured us we would get everything out in time for closing. In a pair of nice sandals and in the pouring rain, she helped us move out an entire house within hours. It certainly was a day to remember lol and it forever solidified Nicole's title in my book as #1 realtor of all time.

She also truly wants the best for her clients-she took the time to really understand what we were looking for, is incredibly patient, and not only never pressured us but strongly encouraged us to look at homes that were the remotest of possibilities (I was worried about wasting her team's time but as she kept reminding me, the more properties we saw, the more informed we would be). She and Courtney are also so organized and helped us stay on track and on task for the whole laundry list of things that happen when you buy a house. They gave us a beautifully organized binder at settlement with all the docs we will ever need along with notes about what to do when (e.g., if you don't get a mortgage bill by this date, follow up, etc). Plus Capri is just really fun and kind and a joy to spend time with, and is clearly very invested in the Philadelphia community and supporting other local businesses. If you…read moredon't have time to read the whole entire review below, all you have to know is you will not regret having Colleen help you with your house search. No need to look further. I promise. If you have time, here's our experience with Colleen: My boyfriend and I recently moved from the New York Metro area to Philadelphia for my job. My company's relocation team helped me with finding a trusted Realtor in the Philly area and how fortunate we were it was Colleen who we were paired with! Lucky us! To give a little background, in the past 5 years I've lived in four different states. While it's always fun to think about living in a new city, the worst part of it all is trying to find a place to live - especially in a bigger city like New York and Philadelphia. I was dreading having to look for a new apartment. To compound to the stress, we pretty much only had two weeks to pack our current apartment, find a new place, and move. While we can list out about 100 things that's amazing about Colleen, here are the two which meant the most to us: 1. She is VERY knowledgeable about the Philadelphia area - Since we've never visited Philly, we really had no idea which neighborhood would be a good fit for us. While we were driving around the city, Colleen took time to explain to us the different neighborhoods (Rittenhouse Square area, Society Hill, Washington Square) - what the vibe was like, what restaurants/bars are good, shopping, how to get around, etc. She even drew us an awesome map to follow so we won't forget the areas we were in after we went back to the hotel! It was a great way for us to see if the neighborhoods we were checking the apartments in fit with our lifestyle. We learned so much about the city from her. 2. She gets to know her clients - Since I'm in Marketing, I can't help but say the reason why Colleen is awesome is because she understands the basics of marketing 101. She understands the wants and needs of her clients. She does this by getting to know her clients, and because she made the effort to get to know us she knew what would be a great fit for us. I'd say she probably had 20+ apartments on her yellow paper as options for us to visit on our rental tour (which she contacted the landlord or building to set-up appointments prior to us visiting). Did we visit all of it? Nope. And it's not because she was lazy, it's because after spending time with us she knew what type of apartments and/or neighborhoods were a good fit for us. She prioritized those the places which fit our needs first. The only problem we had after our rental tour was having to pick only ONE place to live! Definitely a good problem to have! Once we finally decided to put in an application in, she made life easier for us by handling the paperwork and more. We went on a tour on Sunday, debated for 2 days which apartment to pick, and by the end of the week we were approved for move-in:) The most painless apartment hunting I've ever had in my life! It's been a month since we moved in and we love where we are. There is no doubt in our minds we would not be as happy as we are if it wasn't for Colleen. I'll recommend her to ANYONE who needs help finding apartments or houses in Philadelphia. Trust me, she will get the job done and you will not regret.
