As advised by all our peers, we hit the market in the Spring when there supposedly is a surplus of buyers trying to make a Spring/Summer move. The biggest mistake we made though was initially going with the wrong broker. We barely did any research and naively went with a local broker that was a friend of a friend...What a serious lapse in judgement on our part. This first agent ended up completely mispricing our house way too high and completely lost steam after the house did not sell in the first month. When her 3-month contract termed, we could not wait to run away and find a new broker. The 2nd time around, we learned from our prior mistakes and really researched a whole host of top-grossing Walnut Creek area brokers. Though we liked a few of them during the interview process, the one agent that truly shined from day 1 was Kelly Gargiulo of Keller Williams Realty.
