The same as others here. Signed a contract in the spring 2022 for the house to be done in Sept/Oct. We paid earnest money and money for upgrades. Come July our house was still a mound of dirt. They eventually start working on it, the slab sat there for over a month. They then say, end of October we should be good to close. Then they email back and say end of November. Then 2 weeks ago, right before Christmas 2022 they tell us that the house will be delayed again until Jan/Feb and they need to raise the price $8k. By this point we were fed up with them. We lost the earnest money but def saved ourselves from dealing with them now and every in the future. The company is shady and I am for one expecting a class action lawsuit that I would 100% be behind if it were to come up, since they kept all of the money. read more

BUYERS BEWARE!!! I closed on my home on 12/17/2018 after being ensured that my many requests would be repaired shortly after closing, however, the builder no longer answers or returns my calls or text messages. There are SEVERAL issues in my home, and it's very obvious that I was rushed to the closing table. I am extremely dissatisfied with Steven Eliott Homes specifically because I was informed that the problems in my home would be fixed shortly after closing, yet I have not been contacted. Some of the issues in my home are: 1. The base of the column in the living room is crooked (the first column when walking into the home 2. The gutter (at the front entrance of the home) is crooked and appears to be falling down. 3. Garage door is off track because it is missing a wheel 4. Crown molding/paint was not finished in the upstairs guest closet in the room to the left of the upstairs guest bath 5. Laminate in the master bath water closet needs to be fixed. There are gaps in the flooring (see picture) 6. Fan does not work in the master water closet. 7. Kitchen outlets on the back wall do not work (wall where the fridge and stove are located). 8. Panel/cover was not placed over the washer and dryer outlet space 9. Mailbox was installed incorrectly as all of my mail is soaking wet when it rains. 10. There was initially a footprint in my concrete walkway, but this problem was fixed in January. Unfortunately, the grass was messed up when the concrete was fixed (see pictures) Please consider other builders when preparing to purchase your home as I would not wish this negative experience on ANYONE. read more

I'm only rating this builder one star because it wouldn't post as a ZERO star. I've sold real estate for over 30 years and this was the worst experience I have ever had with a builder. Agent was horrible and very slow in responding to questions & buyer concerns; stated up front there was no "escalation" clause (the price will not increase) - total lie - raised price by $16,000 2 weeks before closing. Took over a year to close and the poor buyers monthly mortgage went up over $1100 in that time frame. Stay as far away from this builder as possible. read more

R Critical: Professionalism, Punctuality, Responsiveness Stephen Elliot raised our price 30-35k after being under contract for 6 months (This is a nationwide increase in prices not just to Atl but not all builders are raising their prices for people under contract already, wish we had gone with Capshaw their building in the same subdivision). Nothing written all verbal, we opt to terminate our contract, only two options we had. Over a month later still haven't gotten our 9k back from them even though we specified in a written agreement in 14-21 days, which they signed. Add insult to injury, can't even get a person from their office to return a phone call to get our money. Last message we got about the ETA of when we will get our money back " Hi All, I do not have any further details on the refund at this time. Please call the main office at 770-502-6230. Thanks!" The response we got back after more than 5 weeks. Now we are forced to get a lawyer involved. Something muddy is in the works with this company and it's not good. 6/14 week 7 of getting our money back. promises of check in hand. Still no one answering our calls about what the amount we are getting back. Left several messages no one returning. 6/15 Thanks for finally giving us our money back. Now Closed on our home 6/25 For those that are in the same position as us with Stephen Elliot don't feel pressure to stay in the contract once they give you the opportunity to terminate. We've been trying to contact someone in the warranty dept because our roof is still leaking in the garage. It's been a year now. We keep getting the runaround. Not sure what its going to take. I guess we're going to have to get our lawyer involved. It's a shame that we have to go to the media to get some action. Bad workmanship, bad finish work, bad communication, unhappy neighbors. I started the new construction process with Stephen Elliott Homes back in December 2020 in the Union Crossing community. Horrible horrible horrible! From the on-site agents at Tamra Wade, all the way up to the builder himself. Here we are in August 2021 and my lot is only in the graded stage. My closing date has changed three times! Thank God for the option to get out of my contract due to price increases and construction delays! This by far has been the worst experience ever! The lack of communication from the agents is baffling! This company takes your money then leaves u out to wait until they're ready to build your house. Stephen Elliott Homes at Durham Lakes in Fairburn GA with Eric as the General Contracter. Steven Conner should be making changes, but instead they are leading people on especially if you move in from out of state. You have to be here to do as much as possible to keep these people on track. My closing date got pushed back at least four times and in the end the lender (Realistate Financial Services) subtracted money they were putting toward my closing cost even though it was the builders fault. I flew across county only to find they had not finished and I was not closing and they did not offer any accommodations. The basement grew what appeared to be mold the day after closing. They came and looked at it and said it wasn't mold but I needed to by a dehumidifier because of the humidity. They didn't clean it up and most builders provide solutions ahead of time, because they know what can happen. I'm not from this state and have never had to deal with these types of issues. I haven't been able to use my master shower since I moved in because they won't even put grout in a crack that is at the top of the shower to the bottom, which Eric knew about before closing. They're are sooo many issues I will save them for my attorneys to handle and the Better Business Bureau. We have got to tell our stories otherwise they will continue to do bad business and get away with it. It's very unprofessional to just ignore or pretend that problems are resolved when they aren't. I have submitted a "warranty request" without any response. I contacted 2-10 home buyers warranty who said they don't do any repair work until the second year. The builders " Stephen Elliott Home" are suppose to do all the repairs in the first year. I've only been here one month and they are still building right next door and I can't get any service. They will not get away with treating home buyers any kind of way. The contracts they have seem to fit their needs as it comes to changing the design how we think it will look, but that doesn't mean they can put up a defective home and just leave it for the purchaser to fix. I'm very disappointed and it's too bad we have to go through such lengths to get this builder to do what's right. "Buying a new home is one of the largest investments you will ever make, which is why it's important to ensure your home comes with protection" That came from the first line of the warranty section on the Stephen Elliott Homes website. Don't be fool by the recent false positive comments or reviews; if these buyers are honest they would post their entire experience with this builder. Also, don't speak for your neighbors saying they are happy, it's your neighbors who are posting the disgraceful and dishonest behavior of the builder. Stephen Elliot builders had no more difficulty or issues than any other builder. Stephen Elliot/Silverstone just decided to use this opportunity to be dishonest: deliberately delaying construction so they could have time to force buyers under contract to agree with price increase. If the buyer doesn't agree to the increase, the builder illegally terminate the legal binding agreement; then relist the propertyat a much higher price to increase their profits. If the builder is honest why are they insisting the buyer sign a non-disclosure agreement, why are they afraid of the buyers telling the truth ?? Trust me a class action lawsuit against this illegal practice will happen and if you're one of the false positive, the crook will use it against you to keep you from participating. This process has been an entire nightmare. The house had an inspection and everything listed in the inspection was required to be repaired within the first month. Here we are 11 months later and still nothing has been done. I was told by the original builder I will do it when I feel like it. I spoke to the agents on site and all they can do is tell the builder. Months have passed and I finally saw who the new builder is and he was able to get some things resolved. Fast forward to the company they sent out to do the touch up paint. They painted my grey walls white! Then told me they used the correct colors how? Now they may not use licensed contractors such as extreme residential. They refuse to fix what they did wrong! They didnt even put the correct weather protection around the windows to my house. Lets not talk about the Henry County inspectors. This company should never be allowed to build another house. This company is the absolute worst company to buy a house from. 0/10 do not recommend! read more

Before you consider purchasing a new construction home, please beware of predatory builders such as Stephen Elliott. Being in such a stressful Seller's market is painful enough, but when we decided to add Stephen Elliott into the mix, my Buyers faced the ultimate nightmare of being homeless, and this company basically telling them that they didn't care. We went under contract back in October 2020, with an estimated completion date of April 2021. Might I also add, that we were the very first contract in this specific community catching the "presale" pricing. Several weeks, then months, had went past without any activity to our lot. They continued to state that they were waiting on permits. We watched several lots be cleared and homes being built around our lot, still wooded and untouched. Well, the price had went up THREE times from October to Mid February, when this builder abruptly terminated our contract stating it was for reasons beyond his control! My buyers had waited months for this home, even giving up their spot on several other waiting lists and Stephen Elliott terminated on us. I reached out to the site manager on several occasions, countless emails, texts, calls and voicemails, however they will NOT return your calls back. The listing agent contacted me two weeks later and stated the builder could build our home now with an additional $10K increase. We agreed, as we were literally stuck! Now, we begin to see the lot cleared and the home being built. Just as my clients are getting excited again, they contact us back AGAIN to terminate or increase the price by $70K!!! The lack of empathy that this company has is indescribable. I have worked with countless builders and have NEVER experienced such unprofessionalism in my entire career! Now my Buyers are facing possibly being homeless within the next few weeks due to this Builder. Please save yourself time and a heartbreak. read more

5/16/21 Update: BEWARE OF FAKE REVIEWS! The recent glowing reviews on Google should be taken with a grain of salt. Notice how they were all posted shortly after several negative reviews. Suspicious So, I am now 4 months into the process and construction has still not begun. They haven't even cleared the lot yet. The other homes being built in the subdivision have been super slow with progress. Wood for framing has been sitting on several lots for weeks without any progress. This is actually surprising considering reports I've read of theft due to lumber costs that have skyrocketed. Tamra Wade Realty is the seller's agent and her team are horrible! It's been a whole month since I've heard anything about the status of my build. I had to go to the Dekalb County ePermitting website just to find out when the building permit was released. It was released more than a week ago, but no one bothered to tell me. I had to find out on my own. But I guess it doesn't matter since, based on how long it's taking for my neighbors homes that are currently under construction, it will be another month or two after the permit release before they actually start construction on my house. I've made living arrangements for the next six months. I'm prepared for Stephen Elliott to come back with a significant price increase given the increase in costs. That's fair. But what pisses me off is the lack of communication and blatant disregard for people who are currently renting and pretty much have to plan their living situation around a moving timeline with no end in sight because the builder's agent isn't communicating anything. On top of that, I'm seeing a lot of negative reviews about the quality of the construction, so, at this point, I'm just hoping that the price increase will be my way out of the contract so that I can get all my money back. DON"T DO IT!!!!!!!!!!!!!!! On June 13, 2018 my wife and I entered into an agreement to purchase our dream home at Durham Lakes Golf and Country Club. We were required to sale our existing home. We sold and closed our home on August 10, 2018 and were displaced with our infant daughter until April. We were given a closing dated of 10/31/18 and did not anticipate the 4+ closing dates we received. In addition, our home was not designed per our agreement. We requested that the project manager walk the property with us on several occasions so that we could share with him all of the errors we'd noticed. It wasn't until our Realtor was relentless in getting us a walkthrough. It appears this builder only allows the initial and final walkthrough the week of closing??? Part of the enticement with buying with Stephen Elliot was the standard design features which was changed to our surprise after our contract was signed. They changed the ceiling design on our bedrooms and didn't tell us until we brought it to their attention months later. These rooms were one of the buying features for us! We purchased thinking we would have trey ceilings in one of the bedrooms and vaulted in the other (our daughters room). We paid for stone on the front of our home only to be told after they started applying brick, that also was a design change. The stone was on the most important choices for our home. We wanted our dream home to stand out among the other homes in our cul-de-sac. Our Realtor had to fight for weeks for the pendant lights and mudroom that was part of our home design. The Director of Sales was trying to tell us those were options even after we should him their rendering showing they came with our model?? We fought for months on issue related to construction only to be told at one point by their Director of Sales what our home would have cost if we were buying in Alpharetta?? This was extremely insulting! Trust me these issues are just a few of many issues we experienced with this builder. The lack of follow through and quality control of the onsite builder should be embarrassing. We closed in April and are still waiting for the builder to return and repair the items we were told would be completed after closing. We have a hole under our cabinet, our front porch light was over cut and still not repaired. The headaches and lack of professionalism and lack of empathy/communication isn't worth the price tag! We have been dreaming to have our Dream Home to raise our daughter and this process was a NIGHTMARE! I have tried not to let my frustration overwhelm me but the hits and disregard for our concerns continued to escalate. We waited all most a year, only to see the home we have been waiting for, not be the home we were told we were purchasing. Some of the frustration, construction issues and design changes could have been eased a bit if they would have tried at any point to make some concessions along the way. But, the Director of Sales kept saying Stephen Elliott doesn't make concession. He pretty much said at one point take it or leave it. Horrible customer service!! read more

THIS BUSINESS IS FRAUD! Like many other people upset in previous reviews, my story is similar but different. I've had the worst experience as a first time home buyer and I caution ANY AND ALL reading this to RECONSIDER doing business with this builder/company. I seen a home that I loved and wanted to purchase. I traveled all the way to Covington, GA from Gwinnett to view the beautiful Wendell floor plan as it was not available to view in Ellenwood. The model home in Covington was beautiful and had gray flooring (important to note). I decided to proceed with the home buying process based on what I had seen. Almost two weeks later my realtor and I had a meeting with representatives of the seller in the model home in Ellenwood, which is where my home would have been built. I am now standing in a different floor plan with the same color flooring (Gray) but a little different. I fell in love with the flooring there too (important to note). Prior to this meeting, I took it upon myself to look up some reviews on this builder. To my surprise the reviews were not great. One of the main things I noticed is how multiple people felt like they were scammed because the builder made multiple changes to floor plans, equipment, and materials. I thought to myself, Oh my.... that is so unfortunate but I was hopeful my experience would definitely be different. I am very thorough so before I signed anything or made a firm decision it was important to speak with the builder about this. Back to the meeting with the representatives of the builder, her name was Thandi. Thandi seemed to be very knowledgeable and was ready and willing to clear up any questions that I had. The very 1st thing that I asked her about was my concerns about the reviews. She fired off a quick rebuttal to the issues that I gave her from the examples in the reviews that I read. I asked her, " what does esthetics have to do with code". I asked this question because I seen some small print in the literature that stated changes could be made due to code. She replied with something similar to explaining different floor plans and where windows or doors could be adjusted and etc. As far as materials she said some things could change based on availability but you would know that prior to and would those things would not be off from what was chosen. Important to note that these questions were being asked prior to signing ANYTHING. I accepted what she was saying and believed that maybe the people in the reviews overlooked certain things that wouldn't be available in their home based on what they had seen in the model. We moved on with the conversation as she expressed to me that my feelings were valid and not to worry as this would not be my case. She even went on to further to explain some of the things in the model in the Wendell in Covington that would not be available in my home in Ellenwood. ex. double trey ceilings etc. With her explaining this that brought a very serious and important question to ask. I asked her about the gray flooring specifically and the gray tile in the bathroom. I INSISTED that I wanted those floors and wanted my bathroom to be the exact color (Gray) like the model that was upstairs in the master. She advised me I was in luck because the Gray floor that I had seen in Covington was not available and the Gray floor that I was standing on was what was offered CURRENTLY and the even greater news to me was it was NOT an upgrade. I felt like I had hit the jackpot! To learn that my choice of color (Gray) for flooring would not be an upgrade AND the one that caught my eye (in the model) was the CURRENT floor being offered. Another thing that I was told was the coffered ceilings in the dining area was included and not an upgrade. I felt like God himself was parting the red sea all for me. This built so much excitement that I was now more than ever ready to embark on my new home buying journey. That same day and after confirmation of all my worries, I decided to move forward with the purchase. I was check ready! I had already been pre approved for OVER the asking amount of the home. It is important to note that my indecision about this property because of reviews, lot choice ( no corner lot available for the Wendell) and no side garage because of lot availability, I was now paying almost 20k more due to the amount of time that lapsed from finding the property to me now compromising about those things that were on my checklist from the beginning of my journey. Moving forward, I still decided on a lot that I had to pay a premium price for of 3k and no it was not a corner but yet beside a corner. At this point I'm still high off of the floors and bathroom alone not to mention the coffered callings. I decided to move forward and write the check for the earnest money (4K).
