After we went under contract, my realtor recommended we increase the sale price by $4000 and then give it back to the buyer in "concessions" at closing (to aid the buyer with his loan qualification). Little did I know that I would be paying capital gains and realtor commissions and 2% Colorado sales tax on that "$4000". Among other things, my realtor actually changed the closing date (by 2 weeks) without bothering to tell me, literally leaving me less than 24 hours to find a notary and overnight the closing docs (right in the middle of the coronavirus national shut-down). I am sure the other agents in this company are fine, but mine did me no favors. Never felt like he was looking out for my best interest.
