    This apartment completely violates the New York State Warranty of Habitability…read more The ceiling of the bathroom in my apartment experienced its first sewage leak on September 25, 2024. A maintenance worker came to inspect it on September 26, but only took a quick look and said he needed to check the unit above. He never returned after that. Subsequent leaks occurred on October 22, 2024, November 2, 2024, November 25, 2024, December 2, 2024, December 26, 2024, January 2, 2025, January 3, 2025 and January 10, 2025. Each time, the maintenance worker's actions were the same as during the first incident. The leak on January 2 had a strong fecal odor and contained visible solid fecal matter, with the water appearing brown. The leak on January 3 and 10 had a strong urine odor. On January 3, I reported all these issues to Assistant Community Manager Ryan Tinsley and requested that the apartment management clean up the sewage. However, he explicitly refused to clean it up, stating that he believed it was the tenant's responsibility under New York State regulations, even though the sewage was caused by unresolved leaks. Unable to endure the foul fecal odor in the bathroom, I began cleaning the sewage on the afternoon of January 3. After cleaning most of the affected areas, the leak (on January 3) occurred while I was crouched cleaning the bathtub. The sewage splashed directly onto me. In addition, there is insufficient heating, no hot water, and sometimes no heat at all. The apartment has had a persistent cockroach problem. I requested pest control three weeks ago, but no one has come, so I had to buy cockroach medicine myself. Cockroaches can often be seen in the hallways and corridors. However, the apartment charges a monthly pest control fee. The elevator is frequently broken, and after the gym changed management, its size shrunk significantly, and like the elevator, it's also unusable. The laundry room is always dirty, with standing water on the floor, stains on the walls, and a terrible odor. It smells like a garbage dump. The washing machines are very old, and their fees have increased almost by double, but the water level in the machines has decreased, and the drying time is shorter. Often, I need to dry clothes twice for them to fully dry. They will not return the security deposit. Six of my friends moved out of here between 2022 and 2023, and they still haven't received their deposits. Even their management doesn't understand New York State landlord obligations and state laws. You really can't expect them to provide a decent place for you to live. Living here not only disrupts your life, but it also seriously endangers your health and safety.

Ghosted us after getting our deposit, had us drive hours for appointments only to never show up, and they never answer the phone or return calls during business hours. They were supposed to video call us for a tour after one appointment where we drove to see the place in person only to get turned away after a two hour drives but they didn't call us at all. We had to reach out multiple times. As a result of their delay, we had to reschedule our movers and cleaners at great personal cost. No one on their team even had a floor plan filed for our townhouse and couldn't tell us what was included. Mind you other people already lived here and they were planning to rent it again but hadn't bothered even looking at it. When we did the move in inspection, we noted multiple issues including trash left under the sink, the bathrooms being half cleaned, and spots were things were painted over instead of repaired. To top it all off, the upstairs toilet had not worked since move in. It's one of several maintenance issues we had to alert them to on the FIRST DAY. The maintenance crew however is great and typically only take a day for turnaround time. My issue is, less than a month in, we shouldn't be having so many issues. The entire upstairs bathroom flooded and as a temporarily disabled person, it almost caused further injury. After half a dozen calls, maintenance pulled out an entire Playstation controller from the previous tenant that should have been found before move-in or even during the initial visits. The whole place is a huge liability and we regret moving in. When we tried to call the office to request a new toilet, no one answered. Ever. In the middle of a work day. When we initially brought the above issues to their attention, they accused me of being jealous and told my boyfriend they were happily married -- umm okay. Not only irrelevant but also overly familiar when our issues are related to the work -- or lack thereof they do. Do not move here or any other Morgan properties.

I moved to…read moreSyracuse after living in a gated apartment community in Florida, so realizing I wouldn't be getting the same aesthetics or amenities was a hard pill to swallow. Still, I'm incredibly pleased with the experience I had at Hidden Valley. Jules, who runs the office, was always incredibly helpful and friendly. Anytime I had a problem or issue, Jules and the very friendly and prompt maintenance staff were quick to fix what needed fixing or address whatever issue I had. The routine maintenance checks on the units and pest control checks made living in my apartment hassle free. The rent was incredibly affordable and the secured access to the building always made me feel safe. My neighbors were all very friendly and I never had any issues with noise or anything of that nature. The apartments are very spacious and the shuttle to SU picks you up right on the corner if the snow is too much to drive or if you don't have a car. Also, if you're looking at places to live in Syracuse, consider Hidden Valley because I can't underestimate how nice it was to have free heat and hot water. All said, the only reason I didn't give it 5 stars was because a few things in the unit were dated. The unit was incredibly clean and everything was perfectly functioning. It simply would've been a bit nicer to have updated countertops and appliances. For the price and proximity to SU, as well as the friendly staff and maintenance people and the secured access, Hidden Valley is perfect. I definitely recommend it.

I am a recent college grad currently in grad school at LeMoyne College and I share a 2 bedroom suite with 2 other roommates. To split this apartment 3 ways is honestly the best deal around for all the amenities Creekwalk has to offer! I love that it is furnished because I didn't have any bedroom furniture after graduating college. I also really love the fact that everything is included! Although the garage is not affiliated with Creekwalk I was really set on living somewhere that had access to a closed garage because of the horrible Syracuse winters. It is conveniently connected to the building by an overpass. The open floor plans and large windows are very attractive as well as the up to date kitchen appliances. I also really like that there is a trash room on every floor so I don't have to go out to a dumpster. The gym is a nice amenity. Creekwalk is in such a convenient location, right off 690 and just about a block away from Armory Square...It's great to be able to walk to the bars and restaurants! The only complaint I have about the building is that with the high ceilings there isn't much of a sound barrier between apartments. I'm not sure if I just have noisy neighbors but I unfortunately often can hear their music and sometimes their TV.... Otherwise the building is perfect for a busy grad student or young professional! The building manager Brad is super easy to work with and really wants to help you out in anyway he can. Overall I am very pleased with my experience here and will be resigning my lease for another 12 months!
