I can not advise you enough to not move here. It used to be one of the nicest complexes in Smyrna. It has been run into the ground. It's filthy. The trash compactor breaks OFTEN. They let the trash pile up for such long periods of time that literal vultures show up to feast on it.The breezeways are filthy. It has been over three years since they have been power washed. It used to be at least twice a year. It takes FOREVER to get any maintenance done. Sometimes they actually skip them because they don't view it as "important enough". You can NEVER get anyone on the phone. It goes to a AI Operator named "Joi". Joi will take messsges and pass them on. You get MAYBE a 25% chance of anyone calling you back. Office staff has changed at least three times in the past 8 months alone. The car wash facility has not been operational for at least three years. The overall complex is so run down we didn't want anyone to come over anymore. We lived there for many years. It had gotten this bad about the last three years. We only stayed the last couple of years because we were saving for a house. Even if we hadn't found the house that we did end up finding we still would have moved ....and this is despite the discount on the lease renewal they offered us. Yes, it's so bad there that they are willing to lower the rent instead of increasing it when it's time to renew your lease. It's a shame because it's a good location and it used to be nice. If I could rate lower than 1 star I would. I am not typically the type to leave bad reviews but this was earned. We moved into this complex October 15th and was constantly denied/ canceled on last minute when trying to view OUR unit. We were not able to view it until we actually moved in. Immediately upon moving in noticed roaches. Immediately went to the property manager about the issue and stayed in contact. I will say the response was prompt and pest control was at our unit the same day if not the next. However, they just sprayed and that was it. Now, we are still seeing roaches and despite many photos and videos with time stamps, we are hearing well we don't see any. We have spent our own money to hire our own pest control company to come and investigate to provide a report since we clearly are not being taken seriously. Our options so far are, if your pest control company can identify an infestation and if it's coming from your appliances we will replace them, but they "can't replace the countertops" which is exactly where they are. Do not be fooled by the property, i promise you this will be the biggest nightmare. Read reviews and DO YOUR OWN INSPECTION, and do not sign a lease without viewing the unit. read more

On top of my trash not being picked up for the 100th time (I take pictures and have over 30 times with time stamps where my trash wasn't picked up) and we all pay for the service monthly) Going on 4 years. Anyway I take my trash to the dumpster and see this! This is another reason we all have bugs. There are roaches and ants everywhere. It makes it very uncomfortable to live. And instead of being able to get in touch with the office to find a solution. I can never get through. But this trash needs to be removed asap and the exterminators need to be recalled! read more

I've been wanting to post this review since the day my husband and I moved in. In reality it was much worse and more stressful than I can begin to describe but Starting with a dirty apartment to incredibly rude staff experiences who were full of excuses (It was actually a nightmare on move in day) on top of the Garage key pad did not work, and because it was going to dump rain we needed it open. then the worker was rude when fixing it. Someone was parked in our trailer parking that we needed that day. Dog pee smell on carpet and along with blinds scratched up, door jams chewed up, window screen messed up they denied their being a pet in that unit.. Apt door did not latch shut, shower was dirty and was told it was from years of harsh scrubbing.. everything from the fridge to the walls, blinds and bathroom were dirty (we had just cleaned and fixed up our last apt spot less so it was disheartening to walk into this unit) Tomato sauce spilled all along the sides of the cabinets and baseboards, and so many other issues like the refrigerator making an awful noise and the dryer vents must have been clogged because our new dryer never dried our clothes leaving a horrible smell until we moved elsewhere. (So I now know it wasn't our new dryer) ****We ended up moving out early and put that we wanted to end our lease and that if they could rent it out before our lease was up then we could break it and not have to pay the remainder couple of months... then we were being told they had too many two bed rooms available to be able to rent our unit out before our lease was up, mean while telling people who were interested in specifically our unit (2 bed 1 bath) (had called multiple times to confirm) told them it would not be available until November even though it had been already available months before the date they were telling them it would be available. **** Please do not move here, we experienced worse in the few months here than we ever did at our last apartment in 4 years. We wasted so much money on months rent here and it makes me sick really. I really dislike places like this that take advantage of people who work hard for their money. They also told the little older lady that she could not hang her art in the windows of her apt.. yet they never did anything about the spray painted male parts on the tree around the corner of her unit... read more

It's May and they won't even open the pool almost every other apartment place has theirs open! Outrageous and to top it off they took the ONLY grill out of the little park... they claim to be "luxurious" apartments but for what I can tell they are simply mediocre!!! The wife and I have lived here for about 8 months and are pleased. You have your typical apartment announces, like the people above us being a little loud occasionally. But overall, I enjoy the place. Their maintenance team is on top of things once you put in a request.. generally out well within 48 hours (normally 24 hours) and friendly. We've had them out to spray for bugs once or twice.. They weren't anything major, just a couple small ones occasionally that come in with the change in weather. They have everything we need, pool, weight room (albeit no free weights), plenty of room to take a walk and a place to wash your car. If we stay in the area, we will consider signing another lease if we don't purchase a house. read more

Since the day we've moved in every single maintenance request, concern and question has been responded to at a quick and urgent time! The office/maintenance staff is super friendly, always there for your every request! Not to mention how close everything is to the apartment! If I could give 0 stars, I would. Me and my husband recently moved to TN. We've been on the hunt for apt's. We had an appointment today at 4. We walked in, no one greeted us. We had to find the manager and she paid no mind to me standing in her door way. When I finally got her attention she had the response of "I'm on the phone with one of our residents". I let her know we had an appointment for 4 o clock. She stated someone would be with us shortly. I completely understood. 30 minutes later me and my husband are still waiting for someone to let us know what's going on. I walked back into the managers office, she was off the phone. I let her know my app was at 4. Its 4:30 and her instant response was "Oh, no one helped you yet" and continue to type on her computer paying me no mind. I let her know she was very unprofessional and that we weren't interested anymore. We met a lovely couple who gave us the run down on how they operate. I'm super happy the lord put them in our path because thank god ! That place is super shady , unprofessional and money hungry. They don't give you layouts , they don't give you print outs of what you'd be paying for. The manager has blonde hair , super rude and unprofessional. I definitely wouldn't rent. read more

I've live here almost 18 horrible months. Initially, I thought I've found a place with a gate, polite staff, quality living area, and a convenient shopping area, boy I was WAY wrong. I can probably count how many times that I've spoke to the staff and more than 50% of then encounter were negative experience. Thank goodness that I'm moving out of here soon.... But not soon enough. Keep in mind as you read through this read view, not one single incident was exaggerated and I've decided to publish this review a month after moving out to make sure they don't it take out on my security deposit. So here it goes on my first 1 star review... Like many of you, during the initial search, I've consider the location, price, safety, noise level, looks, and the offer of the apartment. At first, when I google this place, there're only few online review available and most of them are positive. Base on the positive review and all other factor I've decided to pick this location. At first it was nice but as time goes on I see more and more things that make me hate this apartment and the staff. I figure it will only do other people good if I share my horrible experience so you can safe your time and energy to find other good apartment to live in. 1. Staff were rude and take no ownership over their mistake: I spoke to the staff about my rent and want an itemized break down. They gave my attitude because I came in to the office 1 hour before the office close. I explain to I can only come in during certain time, they still give me attitude. The only reason I ask for breakdown it's because they over charge me on the rent. Just 2 weeks before moving out the apartment, I went into the office to let them know the last day of living here. The office staff told me that I have to give them a written notification 30 days prior to moving out. I told them that I've already spoke to one of the lady about moving out last month when I payed the rent ( beginning of January) but I couldn't tell them a specific day because the apartment is still being built and during the she never said anything about a written notice to them. She looks at me like "well I don't care what you said and sucks to be you" and when I ask her that how come the staff that I spoke to didn't tell me that initially. She flat out and told me that there's nothing they can do and that just not how they run the business. 2. Some of their public utilities doesn't even work. So if you visit the apartment, you know that the apartment doesn't come with the washer and dryer. They do have a laundry facility that the resident can use. But don't even bother to go there, most of their washer and dryer doesn't work and will only eat your$$$. No one respond to the call either... what a shame.... Not only that their gate break constantly.... I've seen resident lift the gate up on their way out to work because the gate broke. 3. No sense of privacy during the quarterly inspection. They will notify you a day before the check. If you work night shift, make sure you set the alarm to wake yourself up because they will knock on your door once and enter your apartment. They will do the same before they enter your bedroom. So if are a heavy sleeper, you will be freak out during this process. That's not the worse part, during their quarterly check, their inspector will keep a side note on your apartment as to what type of pet you have in your apartment. The only reason I know this because their inspector accidently left their note behind. 4. Not a safe area to live and where is the police??? If you didn't see it on the news, there where a SWAT team here with their heavy load camping outside one of the apartment. Do they really do the background check or their rule becomes more relax since they can't get resident in? and where is that policy that they talk about during the tour? I think what they meant was they have a policy resident who parks their car there. read more

Where do I start? First of all, these people will nickle and dime you for sub par apartments. Our first complaint would definitely have to be the bug problem. When we moved in, the corners of our apartment were covered in spiders. They were everywhere! Then we had to deal with the constant ants. They were in our shower, in our bedrooms, on our beds, in the kitchen, absolutely everywhere. When we told the office, they sent out a pest control person but that didn't help. Also, there were beetles everywhere. They would be outside your door and then you would find them all over your apartment. We were told the pest control company couldn't do anything about the beetles. It got pretty gross. Next, when it got cold outside, due to poorly insulated windows, the windows would sweat, resulting in water pooling on our window sills, and causing mold. When I called the office on that occasion, one of the office workers was very condescending about it. It was disgusting. Then you have the multiple inspections they would do on the sprinklers and to check the apartment. It happened very often and you would barely get any notice. This is extremely inconvenient to pet owners and those who work outside the home. At one point, we came home and found drawers and cabinets open when we did not know that anyone was going to be in our apartment. No one ever admitted to being in our apartment but it didn't happen by itself. The walls are extremely thin, and we constantly heard our upstairs neighbors walking around and banging around upstairs. The parking was also awful and some times we had to drive around the building a couple times to even get a spot. The parking could have been remedied by having working gates, but even though you pay for those gates, they rarely work. They were broken more often than not in the 14 months we lived there. We definitely noticed a problem with parking more so when the gates were broken. The grounds were often dirty and covered in pet feces. They say they enforce the pet waste pick up, but they don't. It made the outside space disgusting and we often would refrain from using any of the grills so as to not step in animal waste. Finally, if you do have animals, be sure to know that you pay a pet FEE and not a pet DEPOSIT. Any damages that may occur are all your responsibility and even if there is damage in just one room, they will charge you to replace the carpet in the entire apartment. Don't ever call to ask any questions about it either unless you want to be spoken down to. The office staff is completely condescending and rude. The only positive thing I can say about the apartment is the maintenance staff is friendly and will go above and beyond to help you with anything you need. However, if I would have known all of these issues, we definitely would not have moved here. I regret ever giving them a dime to live in these overpriced apartments. read more

I've live here about a year a half, and it's been wonderful. I was shocked to read some of the negative reviews, and they are so far off. The apartments are really nice with stainless steel appliances, garden tubs, cathedral ceilings, fireplace, patio (on the 3rd floor apartments). The car wash area is convenient. From my window, I always hear birds chirping and see flowers and plants. The grounds are very pretty, and are always well taken care of. The pool and hot tub are awesome and open year round. The staff is great - they will sign for your packages and hold them until you can get there. In regards to some of the negative comments, I want to give a little insight. Yes, there was a police squad here a few months back, but this was because someone wanted to hurt themselves. No one was in danger, and they surrounded the place to make sure it didn't affect the residents. As for the washer and dryer - you can rent this for $25/ month so if you don't like the coin machines, don't use them. Bugs- I haven't seen any bugs except for a few ants when it gets warm out. If you have spiders, beetles or tons of ants, you may want to look at what you are doing to attract them. The staff is really friendly. I can't imagine them ever trying to charge the wrong amount or speak down to someone. They are very professional, and this just really seems out of character. read more

I have lived here for about 6 months. Though I have never seen the police here (we have an officer that lives on property) I do agree with alot of the original post. Maintenance IS NOT maintained like it should be. You have to request maintenance over and over just to get the problem corrected and fixed. They don't have a problem telling the residents what they are doing wrong, but don't want to correct their issues. Fitness room equipment is not maintained (sometimes broken for a few wks at a time), tanning bed older and lighting not changed, business center equipment not kept up (printer out of ink for over 2 wks and reported several times), security lights not maintained unless you live in the buildings directly around the office, etc. Gates are constantly broken. First, it appears we cannot get our breezeways and stairs cleaned. This has been an ongoing issue since 2013! Every year it is brought to the office's attention, ...begging to get the breezeways cleaned...it's not done until close to winter! What in the world is wrong with this picture???!!! They only spray water...they say pressure wash...NOT...once a year. It's disgusting to see trash leakage and stains all over...cigarette butts, dog feces. Office manager and older staff left. They were wonderful to deal with, but now we are stuck with incompetent, unprofessional, rude women to run the place...no office manager at this time. Gate left open or broke half the time. Not a secure feeling. Pool is clean, but non-resident teens fill it most days. Nothing done about it either. Hot tub is nasty. Children are always in it even though signs are posted - No Children allowed. Staff does nothing. They never come out of the office to see what's going on. Trash receptacle is always overflowing...trash bags stacked high next because it's too full. This happens every week. Old furniture tossed out and left on the grounds...left for weeks until removed. Rain, pets, rodents all over this furniture. It's an eyesore. People hang towels and clothes off balconies often. Nothing done. This is supposed to be a luxury apartment. Rent continues to increase each year at $150-200, a month. Reason we are still here is due to the expensive cost of moving. This will be our last year though. read more

I lived in Stoneridge for 2.5 years. Had I written this review 2 years ago I probably would have given it 4 or 5 stars. The apartments are nice. Overpriced maybe, but nice. What made me grow to hate living here was the management. Once you've signed a lease the staff does the bare minimum required to keep you out of their hair. Whenever any issue comes up, regardless of whether or not anyone was a fault, the office staff's default response is to go on the defensive and start making excuses instead of trying to help you resolve the issue. The maintenance here is a joke. They don't want to do anything that requires more than five minutes with a screwdriver. They do show up in a timely fashion, but they know they don't have to get the job done right because if you ever complain the management will always side with them. If maintenance enters your apartment for a service request when you're not home they are supposed to fill out a form stating who was there, at what time, and what service they performed. Half the time they just print the form and leave it blank so you have no idea who was there doing what. Sometimes you can't even tell if they did anything at all because they do such a poor job. I started having trouble with my dishwasher about six months in. Maintenance replaced the cheapest components and then refused to do anything further other than run some cleaner through it every couple weeks. The management told me that "Smyrna has hard water so dishwashers just don't work right here." After my first lease was up I agreed to renew under the condition that they replace the dishwasher. After it was replaced my dishes magically started coming out clean again. At one point during year two I had maintenance come by while I was at work to fix a clogged bathroom sink. I came home to find the drain stopper broken and a piece of metal hardware in my toilet bowl where he had tried to flush it down to cover it up. I took pictures and went to the office to have them fix it and suggested that they train their people better to avoid ruining their plumbing. They couldn't tell me who had been in my apartment because he didn't fill out the work order. She insisted that their people would never flush metal hardware and that it must have fallen in there by accident. When maintenance came back to fix the drain I showed him the hardware in the toilet bowl. His response was "Oh, I guess it just didn't go down." He then proceeded to flush it down RIGHT IN FRONT OF ME. If you live here, expect to be nickel and dimed to death when you move out. Along with your lease agreement you'll receive a ridiculously overpriced list of everything they will charge you for if the place isn't scrubbed spotless. I had Molly Maid come and deep clean my apartment after I moved all my belongings out. Even so, the manager still refused to give me my entire security deposit back because she didn't think the inside of the oven and one of the toilets was cleaned well enough. Keep in mind that this was after I had given them 2.5 years of rent and $900 worth of pet fees (yes I said fees, not deposits). Had I not bothered to clean the apartment when I moved the charges could have easily added up to several months' rent. Finally, some other things you should expect if you live here. Parking is horrible! There is no assigned parking. Expect to park 20+ spots away from your building. There are handicapped parking spots, but they are never enforced. The gate will be broken more often than not. This makes the parking situation even worse. The pool and hot tub will be filled with dead bugs during the summer. The exterior windows are cheap, single pane design and will sweat heavily in the winter. You will get mold on your windowsills if you don't wipe up a pool of water multiple times a day. Management is aware of this and will do nothing about it. It's even mentioned specifically in your lease agreement. The fire alarm system is tested every quarter. This process usually takes 3 or so days. The alarms are ear-splitting and will be going on and off during this time. They will also have to enter your residence during testing. You usually won't receive more than 24 hour notice as to when the testing is going to occur and they could enter your apartment at any time during the 3 day window. This proves very difficult for those with pets or small children to plan for. tl;dr If you need an apartment in Smyrna I advise you to look elsewhere. read more

I have been living at Stoneridge Farms for a few months now. I would not recommend living here. It is DIRTY! You would think spending so much money on rent ($1000+) a month plus a mandatory $25 for trash (even though they have two dumpsters on property) that it would be nicer. Lets start with the whale of dirty apartments....cockroaches!! I have never lived anywhere where I have had to deal with roaches. It is horrible here! There are ants that get in as well. Also, when yard maintenance guys blow through the breezeways , they blow dead bugs under my door. The maintenance guys don't really fix anything. The pool is gross and it never looks like it has been cleaned. The office staff don't care that their own rules aren't followed. We go in to talk about people being in the pool after hours or people piggy backing through the gate and they don't care. And the gate is always broken. Why pay so much for things to always be broken and dirty?? Please live somewhere else. read more
