    This was the worst experiences my husband and I have ever had living in an apartment complex. (We…read morelived in 5 total.) Where to begin?!?! When we first moved in back in May 2017, we discovered our AC was not working properly. We told maintenance about the problem and they basically told us that it was just the way the ac ran and there was nothing they could do about it. What they didn't tell us was that the unit was on its way out and over working itself, using an excessive amount of energy. The next month we got our first electric bill and it was almost $400.00. When I told management, they just shrugged their shoulders and insinuated that it was somehow our fault for the high energy bill. Eventually, about a month later the ac stopped working completely. We told maintenance about it again they finally called the ac company to come out to fix it. After several failed attempts to fix it, it was replaced. The next month when we got our electric bill it was only $150.00. The next issue we had was our hot water heater. Luckily I was home this day, The pipe suddenly burst because they used plastic and it melted off! Thankfully I got to it in time to shut the water off before it went into the living room. After they "fixed" it, we had several issues that followed. This is now in November. Its getting colder out and we are using our heater more often, One day the heat and hot water just stop working completely. When I called management about the issue the first thing that is said to me is "well, did you pay your gas bill?'' It was very rude and uncalled for. So again they came out multiple times. Of course they didn't fix it and the whole water heater needed to be replaced. The said it would take over a week to get the new hot water heater. In the mean time their solution was to give us keys to an apartment that was vacant. But it was on the top floor.... In winter..... And it isn't just showering.... Its doing dishes and laundry too!!!!! It was horrible!!! Then in the spring, we had a garage attachment. The door broke and collapsed on itself! They basically just put a band aid on it and called it good with a couple pieces of pliboard.... it never closed all the way after that! Band aid fixes are the way they do things around there. And you have to pull tooth and nail with them to get them to do that much. The apartments themselves are fall apart at the seams. From extreme water damage on the bathroom ceilings to plastic vinyl (which was suppose to look like wood trim on the walls) coming off. The grounds are disgusting!!! Cigarette butts and dog feces everywhere! Not to mention broken glass on the sidewalks and main street in to the complex which no one bothers to clean up even after several calls to the front office. Bottom line.... DO NOT waste your time, energy and most of all your money on this place!!!!

    Beware the bread & circuses: This luxury apartment complex in New Haven charges similar prices to…read moreother high-end buildings but falls short on security measures. While the community events and amenities are plentiful, there are significant shortcomings in infrastructure and security protocols -- such as cameras or active security staff. Notably, this lack of security recently resulted in an incident where approximately 20 cars were broken into, in the supposedly "secure" premium garage. Tenants are left holding the bag on damages, while paying $150 a month for this "secure" garage parking. Plus, this major break-in event isn't the first time, there's been a repeated series of minor car break-ins and package thefts.

It doesn't seems like there was much forethought into the acoustics. The noise from the hallways carries through the front door to the apartment very readily, and vice versa. Additionally, I hear things like my upstairs neighbors' footsteps as they walk about their place and the dull hum of my adjacent neighbors' voices through the bedroom wall. And, even with windows shut, all of the activity from the courtyard carries into the apartment - not a huge deal as the pool closes at 8pm and courtyard closes at 10pm, but the occasional group will disregard these rules. These grievances aside, there are great amenities to the building. The staff is also friendly and responsive.

    I am a Yale student renting from Arnie this year at one of their Lynwood Pl properties. I have to…read moresay, it's practically a dream come true. The building is impeccably maintained, beautiful inside, no vermin whatsoever. I haven't had any maintenance problems so far in 10 months, and my only interactions with maintenance have been them coming in a couple of times to do preemptive work. These buildings are well maintained with a long-term mindset. Arnie and Steve are wonderful, personable people, and they really value their tenants. Once a year, they take all their tenants out to dinner for people to get to know their neighbors and have a good time. Who does that?! Not many landlords in New Haven, that's for sure! Paying rent is super easy because they accept the latest modern forms, like Venmo. I guess the rent would be a little high for me as a student if I were paying alone, but I have a roommate, and considering that, the cost is VERY reasonable, and a much better value than the other places I have lived in New Haven in the same price range. My one regret is that I didn't have more time this year to get to know Arnie and especially Steve a little better. He's such a sweet man. My word of warning is that they are choosy about whom they take on as tenants. Of course, if you do get to lease from them, this is a big plus, because you know your neighbors are upstanding people. I have had EXCLUSIVELY positive interactions with fellow tenants, which is a welcome change of pace. In any event, I strongly recommend making Arnold Lehrer Properties your first stop when looking for Yale/downtown New Haven housing. You might not be able to get a space with them, but if you do, count yourself among the lucky ones, and enjoy.
