This company took over from our previous rental company PAD rentals (highly suggest them, great,…read morecaring people) I called them saying we needed a few days for rent as we got the letter on the 30th and rent was due the 1st and they insisted we send them a EMT or we would pay a $50 late fee and interest on rent. I sent my half of rent and a few days later PAD rentals called me asking for rent. Turns out abbey rentals was not our new company and they refused to give me my money back and would not answer any of my calls. When they finally did they told me I had to email support and would not talk to me until I threatened to get the police involved. After threatening the police they sent me my money back. A month later we got another letter in the mail saying they were our property management again, this time they surprisingly were. It took almost 3 weeks to get a response from them about paying rent and I told them about all the repairs needed in the house. About 2 weeks ago we also got a letter in the mail saying we were going to be evicted because we owed $400 of rent. They were trying to charge us $1800 for rent when our rent is $1600 a month. I mentioned about a furnace filter and they said they put in a work order for it. 2 weeks later and it still wasn't replaced and now our AC was broke. I went and got a furnace filter myself. It was a heat wave and it took 3 days for them to come fix it. A few weeks later our AC broke again and someone came to fix it. He came Wednesday and said he would be back Thursday. He didn't come back until the next Tuesday to fix it. It was another heat wave and we were not allowed to turn the AC on the entire weekend. Now, it is the THIRD time our AC has broke. The guy has come once again and said he doesn't have time to come tomorrow to fix the AC so he might be back Monday but we're not allowed to turn it on. We don't have screens in our windows to open them, I have 2 dogs that need the AC and it's a heatwave. We pay utilities and every time the AC stops working it runs for 24 hours straight costing us extra money. The property manager also will come and park her car in your only designated parking spot and leave it there for 2 days and not give any way to contact her. They NEVER answer the phone, take 2 days to respond to emails and refuse to fix anything in the houses they rent. DO NOT RENT FROM THEM.

It is an ongoing turn over of supers who are clearly not physically or cognitively able to manage the demands of a building this size and age. I truly question Briarlane's hiring process when the supers they have hired have been tossed form other buildings for illegally entering apartments and theft. Our recent supers have been racist and have stolen from Briarlane by putting people into apartments without rental agreements and pocketing the cash etc. the current supers thus far are clearly unable unable manage tenant expectations and communicate effectively. That said, Hope and her husband have been (assistant Supers) are lovely, hardworking people who I can only image feel the same way about the ongoing changes. The cigarette and marijuana smoke wafting in the hallways has also gotten too much and Briarlane has done nothing to enforce pertinent tenancy legislation re common areas. Brialane you suck

This company managed our one bedroom condo for ten years…read more We got a call from them mid August saying the unit is so outdated, needs painting, needs new carpet, new appliances, full cleaning. We got a quote for their maintenance staff to complete ONLY new carpet, new dishwasher, paint and clean. It was a quote of 4000. Very high. We decided to go see the unit. It was a disaster, mould in dishwasher, cigarette burns on carpet, dog urine stains, black fingerprints on walls. We told the company smoking and pets were not allowed according to the lease. They revealed that the person that was on the lease managed to sublet to someone else for a few months. This sub-letter was never checked out properly, barely had furniture and seemed to be squatters. We were furious with the property management group. I went to the office, called and emailed and never heard back from the lady in charge, only receptionist. Do NOT use this company.

A few issues though are the severe lack of visitor parking, the tenants using the visitor parking for their second vehicles resulting in no space for genuine visitors. Further, the elevators smell at times with excess dog fur, especially on a weekend, cleanliness is impossible to maintain. There appears to be a shift in the vibe of the building since we moved in.
