FOR 2019 MY GOAL IS TO NEVER EVER DEAL WITH THIS LARLYN MANAGEMENT COMPANY IN MY LIFE. I NEED TO GET RID OF THIS CONDO JUST BECAUSE THIS CONDO FEE. I get charged for 2 different condo fee's for 1 year. I have requested for the matter to be corrected for over a year. Instead of it being corrected I get a Lein put on my home. If you are considering investing in a new build or a purchase with Larlyn's name attached save yourself the emotional and financial burden and do not sign the dotted line. This management exceeded their hand at the number of neglectful expenses a unit owner should have to forfeit. A flood 4 units above my unit, a neglected main building pipe flood, living with no flooring for 6 months. a sequential special assessment to counteract a mismanaged reserve fund. I can't imagine that there is a worse property management company than Larlyn. Absolutely disgusting customer service, disrespectful and condescending when trying to address an issue with my unit. The building is a new build and yet it seems Iike there is a different issue with my unit every week. Window screens that pop out when a hard wind blows, no cell service in my unit (and I work from home sometimes). Oh, and if you expect a response to an email sent to Larlyn...you will be waiting, and waiting, and waiting. The communication from Larlyn is terrible. It takes 3 emails and for me to copy my lawyer to get a response. As a new owner I wanted to get my condo fee pre-authorized payments setup. It took 6 emails from me to get to the point where I could submit the form. The physical letter they sent me in the mail stated I needed to send post dated checks starting 3 months before I took possession. When I questioned it I never got a straight answer, my lawyer confirmed the status certificate showed nothing in arrears upon closing. But when my first condo fees were taken out they took $800 more than they should have. It took 3 emails from myself and my lawyer to get a response stating that it was payments due in arrears. Currently, fighting with Larlyn to get my money back with back up from my lawyer and the Status Certificate showing nothing in arrears. I would not recommend this company be a property manager for your next condo developments as they do not communicate properly with their clients and can't even do the simple task of getting the account setup correct. read more

This is the most inefficient corrupt property mismanagement group around. We as owners were levied a $4200 fee for improvements. What happened to the reserve? What's it gor? I have been trying to get through fr a week. I leave messages that are never returned. If you speak to anyone they simply say it's someone else's department. Unbelievable. We are selling. Larlyn Property Management Ltd. was our manager since 2018, but we recently terminated our contract for the following reasons:  Lack of Communication (constant delays or no responses to requests for services or information); Lack of Management of Property (inconsistent follow through with contractors or service providers); Missed Deadlines or Delays (frustrations around promised deadlines and commitments); Questionable Financial Practices (payment delays and improper allocation of expenses to the Reserve Fund) and Incomplete Record Keeping. If you are looking for a management company, be warned about Larlyn.  Our experience proved exasperating and very disappointing. read more

Was impressed to call their office over the holidays when I experienced water in my basement. I spoke to a lady who arranged to have an individual come out a clean up the water and coordinate a time for a repair. I was not expecting to be able to reach someone until the new year but was impressed with the response time I received. read more

Our Corporation had Larlyn as the Property Management Agent for just over a year. In all my years in business, I have never encountered a more inept, incompetent, and unprofessional organization. The fundamental problem was the total lack of business integrity within the middle and upper management structure of the company - including the President. Their claim to follow ISO9001 Quality Management Principles is the biggest joke in the Property Manager Management business. If you want errors galore, promises unkept, cheque's written without Board authorization, deliverables not delivered, charges for unknown tasks supposedly performed, errors in your budget and financial reports, lack of response/replies from Larlyn managers, and boundless corrective work for your Board to try to manage these incompetent idiots, sign a management contract with Larlyn! read more

Words cannot even begin to explain the anguish dealing with this firm has caused my our board. Their "property managers" have not the slightest clue what they are doing. We made the terrible mistake of taking this firm on after promises of wonderful service. If you buy a property that they are managing you can expect only one kind of service and that is lip service. Staff has no formal training, no background in property management. Voicemails are never returned, that is if you are lucky enough to get a spot as most times voicemail is full. There is a constant turnover of employees and those that do stay often have significant drug and alcohol problems and likely can't even get a job slinging burgers but yet are managing people's main assist. Tenants on one of our properties have had thefts from their locked units, vandalized cars after complaints and also threats in one case where police were called. Stear far and wide from anything that your see their name on or face years of heartache and costs that you will be paying to fix things yourself as they certainly won't fix anything only thing that matters is them getting paid then fading off into the distance till next month. Don't say you were not warned, you at your own peril. read more

No service. We work with their Alberta office and the Ontario office gets involved when the condo board threatens to leave and promises to fix matters but then continues to do nothing - this is equally an Ontario office issue. The property manager took over a week to get a contractor to stop a live water leak and they ignored all of our emails on an emergency exit being blocked for over a week until the board fixed it. Your condo building is an investment - it is your home and YOUR investment! Do not let your investment fall into disrepair with this company. Pay more and get a better property manager. read more

Larlyn was entrusted to manage dozens of apartments in London, ON. They did a horrible job and in the end when the owners wanted to come out of the agreements, Larlyn ran away with the last month's rent collected from the tenanats. Beware! read more

Worst property management ever. They maintain these awful practices of blaming and threatening the tenants for things that they are more than within their rights to speak up about, which explains the extremely low tenancy rate in the Belmont Ave buildings in Kitchener. Maintenance issues take months to years to fix and always after several reminders. I lovingly refer to our daytime property manager as "Passive-Aggressive Paul" because he can never quite speak to you like a human being. Someone in another post here mentioned a "revolving door" of property management companies. Larlyn is one of several companies we've had in the 2 years we've been here. This is the absolute worst management company to deal with. If you are considering moving onto one of their properties please, PLEASE, reconsider. My specific experience has been with the Belmont apartments in Kitchener, where I've had a MOULDY LEAK in my bedroom for 6 months. I'm sure to this day the leak still has not been dealt with, so I feel terrible for the new tenants that were tricked into living here. Things around the building are constantly broken and there are water leaks everywhere; the service elevator has been broken for over 3 weeks which made my move out a living nightmare. Maintenance issues takes months to address even with constant check-ups and reminders. Stay away from this overpriced place and don't bother contacting head office because the receptionist is always "on the phone and unable to take your call" or the company is closed for the day................. read more
