I contacted Mary Brooks in 2007 in regards to selling my timeshare in Las Vegas. She assured me they would do all they could to help me. I paid a fee and that was the end of it. Mr. Wayne Stroman has responded to my review, may I add in a very typical non-timely manor to be expected from these folks. I wrote the review four years ago and now I get some feedback, way to be on top of things there Wayne. I'm not sure if anyone has read his statements to my review, but rest assured he is absolutely lying. I was under contract with Stromam despite his denial. Interesting that months later, I get a message from this guy claiming the following: Subject: Stroman sells timeshares "Stroman Realty has closed and funded timeshare resales of vacation properties in over 1338 timeshare resort subdivisions in 47 states and 29 countries with time share buyers and sellers from all 50 states and 85 countries. Timeshare do sell and our average price is higher than other brokers. Our BBB rating is a farce. The BBB is biased against timeshare companies of all types. Called on them, as listed as "timeshare resale broker", to see if they would sell my timeshare. The lady answered was about the pushiest person I've talked with for years, basically telling me to pay up or shut up, even though all I was trying to do was to establish them as a credible company. She actually ended up hanging up on me after I asked real questions - clearly answering my question about their credibility. I received a letter from this company, so I called to get information. I spoke with Realtor Charlie Horton. When I decided not to sell Charlie's tactics became unprofessional. He continued to try to get me to pay him $599 to list my timeshare. When I said I'm not interested in selling so let's end this conversation the conversation got heated. I received a flyer from this company that does not mention the name Stroman Realty, Inc. anywhere. The name Timeshare Resale Broker was the only name that appeared. I saw the name Stroman Realty on the bank charge to my credit card that was run before I was sent a contract to sign and even before I provided them with the timeshare account or deed information. To date this company does not have a signed contract by me authorizing them to sell the timeshare but they are refusing to refund the charge. This company works by asking for a credit card number with a promise to send their company information and a contract in lieu of charging for the service. However the agent, Charlie Horton ran the charge immediately before sending anything! When I saw the name Stroman on the bank charge, a google search produced two pages of complaints and a negative Better Business Bureau rating. I immediately called several times and left messages to refund the charge but with no response. Then I filed a claim with a bank agent who initiated a call with me on the line while I left another message to Charlie Horton to refund the charge. He has yet to voluntarily refund the charge. However I am confident my bank will reverse the charge after the investigation of this company. read more

Dear Mr. Stroman, I do appreciate your follow up and your efforts to understand the situation. My issue is your firm's lack of professional advise and accurate market data. Both of these elements are exactly what your clients believe they are hiring, but that's where there is a disconnect. When I first listed (in December 2015) I was told that the most recent "similar" transactions were ranging between $10,000 and $16,000. Some red week, some blue week, etc but "in general" that was "where the market was". I agreed, on the counsel from my agent that $12,000 was a reasonable asking price. I received one "low ball" offer for $5000 on Jan 28,2016. Charlie explained that some agents just "troll the waters throwing out low ball offers hoping people are desperate." I received no further communication from Charlie. March 24, 2016 I called him (repeatedly) and suggested lowering the price. When I asked about what was selling he told me he had no market information. May 28, 2016 I called him (repeatedly) asking what we should do about zero activity. He said he had no market data and to be patient. From that point on I left numerous messages trying to understand what the market was doing......NOTHING, no returned calls. I spoke recently with an agent explaining it had been 10 months, and with the exception of one "low ball" we had NO ACTIVITY. He read me the party line about "The Timeshare Resale market is not like selling a house that is unique and still sells for about the same sq ft price as the others in that subdivision. On the Timeshare Resale market it can be the exact same unit and one property will sell for $5k, the next one will sells for $10K and the next one for was given away by the owner for $1k. That does not happen in general RE 99.9% of the time." But he could not give me any market information or advise (the two things I was paying for!) No closings, no listings, no current pricing....NOTHING! That is where the frustration sets in, no help, no advise, no data, no market data, no pricing research...NO HELP! This is where your company is grossly deficient and has earned it's horrific reputation (despite the billions and billions of sales) I took all this time to vent a bit, not because this is a big deal to me....it's not. I'm a Developer of 35 years and a Broker, now doing small entitlement deals. I too have better things to be doing. But I read about you online. I read about your other businesses and your stellar reputation. Articles of how you are such a nice guy and I felt if I were the owner of this business, I would want to understand where is the disconnect? Why are people bashing us? Mr. Stroman, simply put, it is the promise and expectation of professional advise and accurate market data, and then receiving neither. Save your money these people did nothing for me. I called and wound up speaking with Debbie York, a very nice lady with a southern accent, I fell for it. She was not pushy at all and gave me a wealth of information on recent sales they had closed in my particular location, turned out to be bogus. Against my better judgment I gave her $500 to list my week. After doing more research I realized my money was gone for good. Just for the heck of it I sent her an email 8 - 9 later asking is anything going on. She said it's a little slow right now? No shit, they make money listing properties, not selling them. I paid to have my time share listed for sale as well as renting out the unit. The first couple of times I had a question they were responsive but after that would not respond. I was never contacted with any interest in either buying or renting, even though our time share was in a very popular location just outside Branson. More money down the drain. read more

Wow! So I was given the whole pitch from one of their sales people, vampires is more like it! I've been getting these fliers in the mail and thought I'd call and check it out. Well, after she told me of the upfront fee, I decided...nah, I'm not that much of an idiot. Well, 2 months later I get a call from her daughter, another sales person that works in the Stroman Realty office. She goes through her little spill and I'm taking notes, because I'm wanting to get out from under my timeshare. I told her that I have sold 2 homes and never once did the realtor ask for money up front. She tries to tell me that the $599 is for advertising. I'm not buying. I ask her how long the contract with them is, she says it's open ended...never expires!!! To which I say...let me get this straight, I pay you $599 up front and you have the rest of my life to sell the timeshare?!!! she says yes ma'am, but I can sell this within a few months. To which I say, why would you...I've already paid you? What's the incentive to bust your rump and sell my timeshare if I've already paid you?!!! So she sent me to the Texas Real Estate Commission website to research them, to prove that they are licensed brokers. I said Ok, I'll do that, and hung up. Of course that website tells you nothing other than the fact that they have a license....anyone can get a realtor's license. So I google Stroman Realty....exactly what I thought!!! Total Scam...do not give these people your money! The BBB gives them an F rating and has severed all ties with this company!!! I contacted this company through a third party vendor, gave all of my information and was met with the RUDEST realtor I have ever met! I'm glad I am NOT using this company to move forward with selling off my property. I work in sales I would no longer have neither an income or a job if I emailed anyone in such a rude and unprofessional manner. BEWARE, from my short experience with this company it appears that anyone who does business with them is in for an attitude ride, and as you can see, the response is a little rude as well, accusing me of working in the industry, which, I most certainly am not, and yes, it was all done over email because I find realtors to be grating in general. read more

Run as fast as you can away from any dealings with this company. The salesperson I dealt with was extraordinarily aggressive and talked right over me after I politely told him that my husband and I had discussed the issue of listing our timeshare with Stroman and had decided against it. I also said I did not want to waste his time. He just kept right on so I was left with no choice but to hang up. He had the audacity to call back and leave a nasty message on our answering machine questioning my intelligence and suggesting that I was not allowing my husband to make an "intelligent decision." Unless you like being abused, I would suggest you deal with another company. Since this unpleasant experience, I did some checking on Stroman Realty with Better Business Bureau. There have been 24 complaints and the company has been given an "F" rating. Google this company and read the rating for yourself. read more
