If there are racist neighbors you best to believe they will call the towing company on you. The towing company that is being used is "Affordable Towing." If you have been in this community and your car has been towed, contact a lawyer immediately; you have grounds for a lawsuit because Spence community is not disclosing pertinent information. Spence Crossing beware, do not rent or purchase, their practices are incomprehensible and you will be highly disappointed because no one knows anything when you are in need of help. I pushed back twice, asking why I couldn't pay 3% but was adamantly told I had to sign this if I wanted to make an offer. After submitting my offer, it was altered to show false and fraudulent representations. I was also given disclosure statements that left blank questions on defects where the answer was 'yes', i was given incorrect square footage and told the small lot next the home came with the property when in fact it belonged to the HOA. When we were first looking at the home we rented for 5 years, the woman who showed us the property told us, "if you don't like this house, it won't hurt my feelings!" There was so passion in her to try to rent a home for this home owner, she could not care less. There were dead roaches on the ground that she stated would be gone when we moved in. We went ahead with the rental and what a nightmare it was. The roaches that were on the ground when we moved in? Still there. I have photos. The house was FILTHY. There was standing water in the dishwasher due to it being improperly installed. The main bathroom shower faucets leaked water from the handles and would never fully turn on. The ROOF leaked for over 2.5 years! In the last 3 years, we requested a mold check and were denied. There was MOLD pushing through the paint in the bathroom and even pushing tiles off the shower! By the time we moved out, at least 6 shower tiles had come off the shower due to mold growth. For a while even the air conditioning unit in the ceiling leaked. This caused even more mold in the other bathroom. We dealt with bugs and roaches CONSTANTLY because of the home rotting away without any upkeep from this management nor the homeowner. Granted the homeowner was aging and going through dementia/alzheimer's. This should have been taken into account with each and every repair we needed. Instead, I would make a repair request, they would contact the homeowner and he would "forget" that the request even happened. I had 3 children in the home dealing with mold, leaking ceilings/roof, rotting wood, bugs, and so much more. We spent 100s of dollars cleaning a home that was nowhere near move in ready! This company is an absolute joke. Notice their name? They USED to be long and foster until they changed their name (now HomeServices Property Management) because of the poor reviews and management they did under that name. Great way to hide their shady ways! When we left, they stole over $600 from us for "light bulbs and blinds." Blinds that WE PURCHASED and light bulbs we DID replace. Not to mention a fridge drawer that broke from wear and tear- they stole $266 for that. We were also told at signing to NOT use the fireplace. We did not. Yet we were still charged for not having it "inspected." SAVE YOUR MONEY and your sanity! And mostly, if you're the homeowner, RUN away from this company! They do NOT care about your home.

Our experience during move-out was incredibly frustrating and disappointing. Despite following all the required steps outlined by their team--including hiring professional cleaners and handling all checklist items--we were surprised to learn that our full security deposit was withheld. We were also charged for items that were never disclosed as our financial responsibility, including brand new carpets that were apparently replaced at the owner's request. At no point were we informed that these upgrades would be at our expense. We paid a pet fee for our approved small dog, yet after resolving concerns early in the lease, we were later accused of violating pet terms--another unexpected and inaccurate justification for withholding our deposit. To make matters worse, we were notified after the fact that we not only wouldn't receive our deposit back but also owe additional money--with no prior discussion or transparency around these charges. In our view, this felt less like fair property management and more like opportunistic behavior. We've rented for many years and have never encountered such an unprofessional and opaque move-out process. I would not recommend renting from RE/MAX Alliance - Virginia Beach based on this experience.
