I lived here for one year with my wife and dog, from September 2018 to September 2019, and we had an extremely good experience. We were in building 8504, and our building managers were Carolyn and Nilda, who were both excellent. -The apartment was in great condition (fresh paint, new carpeting, kitchen and appliances in great shape). -Their price is very good for the area, and all utilities (water, gas, electric, garbage) and parking were included. There was also a small monthly charge for our dog. -The community is mostly young professionals, graduate students, and young families, and the community is quiet, clean, and safe. We never had problems with noisy or inconsiderate neighbors. -The location is good- not quite as close to metro and downtown as other places, but close enough. It was a 13 minute brisk walk from my building to the metro, and about a 20 minute walk to downtown/center. -The amenities were excellent. There is an ENORMOUS outdoor pool, and a large gym. While we were there, the gym was often not in good shape (broken treadmills), but they are renovating the gym and it will reopen sometime in 2019 or 2020, and I'm sure it will be fine after that. There are also tennis and volleyball courts, grills, and playgrounds. There was a convenience store in the community which closed while we were there- it was really nice to have that and hopefully Summit Hills allows another one to open up. The basement laundry room in our building was fine- clean and in good repair. There is plenty of parking. There are even food trucks that come to the community 5-6 nights/month. -The dog parks were amazing- they had three separate 50-100 foot dog runs. This was possibly my favorite thing about this community- dogs absolutely love it there, and there is usually a core group of about 10 people who take dogs there every evening, and many more people who bring dogs occasionally. -The maintenance staff are outstanding. They replied to issues within 24 hours, and often within hours. They do a good job of keeping insects and mice away. In an entire year, we only had a mouse in our apartment two times (both times, exterminator caught them within a day), and never roaches or ants. The groundskeepers keep the community clean and neat. -The management was very helpful and accommodating with all of the administrative stuff, from leasing, to moving, to maintenance, and they refunded our entire security deposit. I would like to respectfully disagree with some of the negative reviews that I have seen about Summit Hills, as follows: Community: I never encountered bad (or smelly cooking) neighbors- the community are young professionals, grad students, and families. I occasionally smelled a little pot or cigarette smoke outside or coming from some apartments, but it was infrequent and really no big deal, and honestly you will find that in any apartment building in Silver Spring. Insects/mice: I did not have any problems in building 8504- I actually found it amazingly insect-free. I would see a dead cockroach in the basement maybe 1-2/month, which is nothing, and the fact that it was dead means there was effective bug treatment, and the dead one would be swept up by maintenance that day or next. We had a mouse in our apartment just two times in a year, and never a roach, and the exterminator responded quickly each time. I strongly disagree with reviewers claiming there is an infestation problem at Summit Hills- I found the exact opposite to be true. Management: Consistent with what other reviewers are saying, there was a change in management or ownership while I was there, and things seemed to running less smoothly for a while, but management was always reasonable and helpful to me. They let me extend my lease for 1 week to accommodate a mid-month move, they processed my move-out paperwork correctly, and they refunded my entire security deposit. I have no complaints about current management. Summary: I give Summit Hills a resounding 5 star review. read more

Easily the worst place I have every lived and I have lived in Colesville towers. Rodents dead in the halls, roaches everywhere, and management just slaps a couple of glue traps around and calls it a day. Mold and filth so old it's clear they don't even clean the apartments in between residents. Not only are you paying average prices for the area to live in what amounts to squalor, but you can't even have function AC while you do it. I have spent $400 on air conditionings because this place refuses to fix the ones in the apartment and it still is over 80 degrees. I end up turning off the apartment AC because sometimes it's hotter on than off! In 85 degree weather! The day we moved in we asked them to look at the ac and we were told that it was working. It was 92 degrees in the apartment. If you choose to live here I hope you have your own portable AC, especially because you will need something to deal with the humidity. Once, we asked them to come check how humid it was in the apartment (we had dry pasta and rice spoiling because of the humidity and standing water in the light fixtures) and they just responded with "yeah, it's probably humidity" like no shit. They will also enter your apartment illegally. They entered without any notice to do non-emergency maintenance and which was a huge problem because I have a job that requires HIPAA compliance. When I called several times to ask to speak to management they never contacted me. The resident services phone number they give is a place where you can shout your issues into a void, never to be heard. Another huge issues is the laundry. First, the washers and dryers are always breaking or broken, and rarely fixed. They will not give you a refund when your clothes are in a washer or dryer and it breaks, so you will waste so much money on laundry that doesn't even get fully clean when in a working washer. There's active orange bacteria growth in the laundry room sink. I have named him Germy (pronounced like Jeremy), and maybe the highlight of my time here has been watching him grow because it's honestly the cleanest thing I've seen in this place. If you make the horrible, horrible mistake of living here (I'm in building 8504) please check on Germy, I feel a little bad for leaving him. On what is a potentially related note, I have had to go to the dermatologist because I have been having reactions to the amount of mold in the place. I HAVE HAD TO SEEK MEDICAL ATTENTION DUE TO LIVING HERE. It's just honestly so unbelievable. This place is so scummy, scammy, and really needs to be shut down. Please don't live here, I promise you anything is better. I will happily answer any questions you have if you are on the fence. Save yourself the most stressful year of your life. The only two positives I can think of are the gym has somewhat decent equipment, and Orlando, who is a maintenance worker here, really truly tries his best in what is clearly a terrible situation to work in. I really wish him the best and I hope he finds another job, this place does not deserve him. What's so surprising is I actually had a decent experience at twin towers which is also run my southern management. Alberto there is really kind and willing to help fix things, and the buildings are about the same age, so the difference in experience I had is shocking. read more

My husband and I have lived here now for over three years. In that time, management has TANKED TEN-FOLD. Safety has DECREASED and violence has INCREASED GREATLY without the powers that be doing a damn thing about it. It's impossible to get packages when they're not stolen, should you need something not maintenance related it's impossible to get in touch with management unless they're breathing down your neck about something they want from you, our unit (apparently among others throughout the property) is roach infested to absolutely no fault of our own, and there is zero ventilation in the bathroom among MANY other cons. Despite the challenges that come with these buildings being built in the late 40s or so with few significant updates since they were built (other than throwing on too many layers of paint everywhere, including places that see a lot of wear and tear), because of when it was built, the amount of square footage for the price - once upon a time - was hard to beat. And lastly, the maintenance staff are superb. Not only are they all lovely and kind people, but they're excellent at what they do. read more

The Hotel California.~"You can check out any time you like.But you can never leave" The month to month lease is a scam. After living with a problematic roommate I wanted to leave. I thought because I was month to month I would submit a 30 day notice. Turns out I have to submit other forms and have my roommate sign. They also stated that I needed to find another person to take my spot. None of this is on the lease. After months of trying to get my roommate to sign and find them a roommate I had to call a lawyer. Because at this point, this no longer a month to month lease if you have to have another person sign it. And they refuse. When I asked what to do or how long could they postpone it. They said forever. Also they do not care about the residents or the buildings as a cited one of the reasons why I wanted to leave because roommate was setting fires (and proudly admitted it). You think after one of the buildings had a massive fire they were care, even if my life did not matter. Other than my roommate, mangement, and the outdated apts with insects in the summer it was fine. But trapping people forcing them to put themselves in protective custody or deploy to war in order to break a "month to month" lease is heinous. read more

RUN DONT WALK AWAY! This is hands down the worst place I've ever lived in my life. Please don't even consider living here. Save yourself the sanity and safety and go somewhere else. These are all facts. Have been a resident for almost five years and it just gets worse and worse. The staff is insanely incompetent except for Cameron Cooper (who is awesome). The gate house where security USED to be has been destroyed and not repairs for about six months. The amount of crime is outrageous. High turnover for staff- they are so extremely rude. One fatal shooting and another shooting at 6pm on New Year's Day within a month. Also numerous assaults and sexual assaults. Just google "summit hills silver spring crime" it's unbelievable and sickening. There are more serious incidences that have happened to me but I don't want to even say. I was told by JUANITA DENSON, the property manager, that the security gate house was HIT and run by a school bus and it busted all the windows out. So no security at all anymore in the gatehouse. She said the structure was damaged but Montgomery county was giving them money to repair it. She is extremely unprofessional and got very accusatory, erratic and frantic over the phone. Guess what, SIX MONTHS LATER the security gate house is still sitting there, windows busted out, empty. Where did the money go? No security to be seen, very rarely sometimes on a golf cart. It would be laughable if cars didn't get broken into or keyed every single day. I came home from dinner the other night around 9pm and someone was running around with a baseball bat, looking for someone who was breaking into cars, or worse. People constantly screaming in the buildings at all hours, day and night. I've also been told by another building manager that because of the pandemic stuff, some people hasn't paid rent in months if not years, and they keep increasing rent AND suddenly adding charges for utilities. The gym used to be free and now they charge for that, while it was closed for over a year and still charged us amenity fees. Even keeping a super clean apartment, so many disgusting bugs. A roach the size of my hand in the bathroom on the door and it just so happened there was a giant hole in the wall behind the toilet which took them a week to fix. Six inch centipedes on the ceiling. Horrible laundry rooms. Stuff constantly gets stolen, thrown in the trash, or dumped out wet on the floor and table. By the way, the floor is covered in slime and puddles. As I was headed down to the laundry room one afternoon, I was surrounded by five shirtless men in the stairwell who knocked down my laundry basket and I had to literally run away. We are a resident in 8504 building and we submited a form to change to the new building in Summit Hill area. It took about 2 months for her to finish it. Our old lease will end on 09/30 but she has just finished on our paper work for new apt a week before. We will move on 10/1 and today is 09/30 will still do not get a key for new apt. We already booked a mover for the morning and when I called her, she said we can not move until after 3 pm on 10/1. She still did not give me the exactly time that we can move. She just said She does not know anything. I have to reshedule the mover and also my work. And especialy, I did not recieve any sorry word from her. read more

The law is in Montgomery County says that the ambient heat can't go below 68 degrees do to cold weather. They do not adhere to the law. Summit Hills apartments, in Silver Spring, made of fake rules and laws to explain why there was no heat. The biggest lie is that Summit Hills apartments management said that they do not have to turn the heat on until October 15th. These are actions of a slumlord and is disgraceful by a multi million dollar rental company. The law is the law. 68 degrees ambient. If I could give it zero stars I would. The employees have no urgency for possible new residents. I applied beginning of July for a September move-in. After nearly one month and a half of waiting for information about my application and constantly emailing & calling the leasing office I would get told "you should hear from us today" or "soon". I would NEVER get a single email or phone call. Very difficult to work with. Now mid august, they send me multiple emails asking if I am still in the market and can they put their unit back for leasing. No thanks, I have moved on to the next. The prices of the units are not corresponding to what you're actually getting. No utilities included, no in-unit laundry and you're still paying for it with a shared laundry. The garden style building has no balconies, no nice upgrades. Their "hi-rise" building is old with old apartments to go along with it. The location is all they have in favor. Save yourself the trouble. Spend a couple more dollars and looks else where. read more

. Personally, Im not a very picky person. i feel the 1 bedroom was spacious enough for me and my little dog. There were no roaches or mice in my apartment AT ALL thank god. Although I did see a few roaches in the laundry facility from time to time. The property manager and staff were always nice to me. Im giving it a 3 because of the roaches in the laundry center and honestly for the price I was paying I for sure could have got more for my buck. I feel they are a BIT outdated. The kitchen appliances are nice though and there is limited ventilation in the bathroom which caused mildew build up. Nice dog park and area to walk my dog. The elevator is also pretty nasty . But other than that I was fine. i moved because again, I can be getting better for my money however, management was always nice to me :) read more

Be very careful about having mail delivered to your apartment when you aren't home here at Summit Hills. Sometimes the delivery people will choose not to place the mail in front of your apartment door and they will just leave your mail on the public mail table on the 1st floor in each building. Some people will steal or break open your mail unfortunately. Sometimes the mail men will leave the mail inside near the front entrance on the floor unattended. Then for Amazon delivery, Summit Hills only has one Amazon Mail Drop box but it's only in one apartment building in this large complex. So Amazon sometimes piles mail outside the drop box when it's full or leaves the mail at the table in each apartment building. Sometimes Amazon will bring it to your very door. In the picture above someone broke into the Outgoing mail box for goodness sakes! I hope no one tried to send something valuable out. On weekends it can get very trashy here because there isn't any weekend maintenance. Summit Hills is a cool place overall but they need to upgrade their safety protocols for people's incoming and outgoing mail big time! read more

The cosmetic look is A1 the grounds and maintenance crew do a good job making the property look decent they clean the building every day M-Fri . I can't complain about the upkeep . We had a broken radiator the entire 2 yr we stayed here which wasn't a big deal because the other radiators worked fine. we had a serious rodent infestation not an isolated incident but a real infestation. Me and my kids seeing rodents daily . Pest control was called and maintenance but to no avail to the point were Iam breaking my lease 2 months early to get some relief . We pay substantial amount of rent and this is not the projects where we can expect a certain level or degree of filthiness or where it may be ok to live with glue traps and mouse trap in every corner of your home but I dont want to leave like that If like me you have a fear of rodents this might not be the apartment complex for you . read more

1. Management does not care. Every single interaction I have ever had with Resident Services staff, they have made me feel like a complete idiot for their own lack of knowledge. They never know what's going on and don't communicate with each other, and pin it on the resident. 2. Building manager turnover is constant and unending. Sometimes, your building manager will leave, and management does not even let you know, so you email your now-gone building manager to get blank automatic responses! Sometimes you get a new building manager, and management doesn't give you the new person's contact information, so when you need to get in touch with them--because going through your building manager is the only way you can do anything around here, and the other staff treat you like you're stupid for not contacting your building manager about any question or problem--you have to guess what their email address might be!! When you do have one, it's near impossible to get in touch with them. 3. They make the move out process way harder than it needs to be. Need to move unexpectedly? Good luck. 4. After being a resident for a while, my living situation changed, and I began a new lease in another building. The apartment I received was in disgusting condition. Grease covering the cabinets, exhaust fans, floorboards, oven, dishwasher; food remnants in the cabinet; a fishy smell in the carpet that would not go away after endless scrubbing. The previous tenant did not properly clean, and Summit Hills did nothing to correct this issue - just handed it off to another resident. OF COURSE, I begin moving my items into the kitchen to the discovery that the kitchen is infested with cockroaches!! Pest requests go through a building manager, which, once again, make no quick effort to respond to, and pest control only visits a set amount of time per week - so you can deal with it yourself until then. read more

If you're with City Year and thinking about living here, don't do it. It's not worth it. Sure, the lack of application fee, security deposit, and utilities payments sounds appealing, but the rent is overpriced considering its inconvenient distance from DC. Furthermore, living here comes with a whole host of inconveniences that you don't want to spend 11 months of your life dealing with. They claim, "we welcome you and we will work to make your stay here at Summit Hills a great experience!" That's a lie. It's like living in a freshman dorm, complete with having to pay for the one laundry room in the entire building. Where do I begin? If you happen to live in an apartment that overlooks the pool, good luck. You'll be able to hear every single event that happens there. The music, the microphone, and the screaming. The walls are also extremely thin--I've heard shouting and actually felt the wall vibrating from thumps above me. As for the security, it's laughable. There is none, despite the illusion of the gates and the gatehouse. Literally anyone can come into the complex--and the lobby of any building, if they wait for someone to come in or go out. We had a huge cockroach problem, and though I will give Summit Hills kudos for responding to maintenance issues quickly and efficiently, just know pests--including mice--are a possibility. In addition, several times throughout the year, we had a random hole appear in the ceiling above the shower head, which was bizarre and concerning (though at least the holes were fixed quickly). We had a leaky pipe that caused a huge section of our carpet to be wet and squishy, and another pipe burst and caused a leak in the ceiling right above the front door. I don't know where Summit Hills is putting their money, but it's clearly not into high-quality, durable repairs. The bedroom walls are also very obviously just painted over--there was a circle of stick-on stars on the ceiling that had been covered in white paint. There's no AC in the lobby or in hallways leading to the apartments, so if you're moving in or out during the summer, well, you just have to sweat and suffer. Yes, you can control the AC and heat in your apartment, but Summit Hills chooses when they want to let you have access to AC and heat. It's hot outside but they haven't turned it on yet? Too bad. Sure, Summit Hills gives out free breakfast and cupcakes once a month...but where is that money coming from? Additionally, my building manager was blunt, unhelpful, and condescending. All lessees are "jointly and severally liable," according to the lease, but what they really mean is that you and your roommates are all jointly liable so that they can screw you all over in case just one of you forgets to pay rent or something. More bang for the buck, right? Last year, I lived in a studio attached to a high school dorm in France, and that was a far more positive experience considering I didn't even have to pay rent. read more

This will be my first and last experience dealing with Summit Hills and their parent company, Southern Management. In late June, I agreed to take over one individual's spot on a three-person lease. We went to the building manager, Cindy, and were provided the paperwork with the assurance that the entire process would take less than 5 days to complete. This was great, as my current landlord required a month's notice to move out, and we would be able to complete everything with plenty of time. I filled out the paperwork and submitted along with payment in early July. It wasn't the next week we received a reply, which came not in the form of an e-mail or phone call, but a hand-written note slipped under the door of my once-future-roommates. Apparently, it took almost a week just to notice two boxes....boxes on a supplemental information form which weren't listed as required....weren't filled in. On top of this, we were told the two other individuals remaining on the lease would also have to submit information forms EVEN THOUGH THEY WERE ALREADY RESIDENTS AND SUMMIT HILLS ALREADY HAD THIS INFORMATION ON FILE. What could've been resolved with a 2 minute phone call now postponed our process to mid-month. Getting the paperwork to Summit Hills' revised satisfaction, the paperwork was resubmitted on 7/16, and was now being processed by a new building manager, Marina. When would the paperwork be completed? "Soon", we were told. Now a process that we were told would be completed around the 7/10 is stretching into mid-month. As any renter knows, a landlord typically wants 30 days advanced notice. Summit Hills even requires such a notice. But respect that fact of a potential tenant? Not at Summit Hills. I called Marina to explain my situation and that, without being able to provide notice to my current landlord, their delays were essentially going to cost me another month's rent at my current location...about $1000. I gave her my number and asked if we could open up a line a communication as the process moved forward, and she was very agreeable. And yet, as time moved on, I never got an update. I waited a few more days, and not hearing back, I called again. Here's a list of the reasons Marina gave me as to why she couldn't provide any information on my application or when it would be completed: - I don't know when the application was received, because our office does not track that kind of thing. - I didn't receive the paperwork until yesterday. - We're really backed up with paperwork, I'm hoping to get to it next week. - I don't know why there was a delay, I'll have Cindy reach out to you (she never did). (These seemingly contradictory excuses were all given during the same 20-minute conversation.) On 7/17, seeing no progress with an application I PAID FOR, I called the Summit Hills leasing office and spoke with Chris. He said they couldn't help with this kind of thing, so I asked if there was a property manager I could speak with. He told me there wasn't. According to him, after building managers, no one is in charge at Summit Hills. He then hung up on me. Twice. So with no one else to turn to, I called Southern Management, the corporate owner of Summit Hills. I asked to speak with someone who could assist me, and after trying to turn me away because I wasn't yet a resident, I was given the voicemail of Pam Miller (or Milner), their community outreach director. I never received a call back from her either. Three weeks later, still with no word on my application, I told the individuals I was hoping to live with that I would have to back out. I guess Summit Hills expected that I was going to be able to give notice and schedule a move in less than a week, or just spend a month paying for two residences because of their needless and unexplainable delay. The other people on the lease, now on the hook for everything, made a complaint. Suddenly, I was "pre-approved" to move in. Apparently the paperwork (which at point held up the process for a week because two boxes weren't filled in) was no longer important and I could begin moving in while it was processed. Then, even having backed out, I was given a called at the end of July to inform me the lease had been approved. "I know there has been some miscommunication," said Marina, as if it was our mutual fault that I couldn't reach anyone who could give me an answer. At the end of the day, I was literally just trying to agree to give Summit Hills money. At every step of the way, everyone I dealt with seemed to want to make that as difficult as possible. No answers, no knowledge of the situation, no one who could help, no calls back. I was just trying to give them money. So to any potential renters, ask yourself: When you've dealt with management staff because you had a problem where nothing gets done, no one has any answers, and they can't point you to anyone who can help, was it a mutual "miscommunication" or the tell-tale sign of horrid management? read more

Best price in the area and good location, walking distance to downtown silver spring and metro. Management isn't very communicative and there does seem to be crime around the complex (but crime in the whole area seems to be up, doesn't seem there's more here than the surrounding blocks). Them recently removing gatehouse security seems weird given the rise in crime. They now charge utilities, but it's not a huge amount. I have cats, so i haven't had any rodent issues and other bugs are under control (or the building sends someone to help). Plenty of laundry machines, but other residents sometimes leave the room a mess. Free parking. Gym and pool and dog park are nice (although they don't give guest passes to pool anymore, which is annoying). Bottom line, building going downhill but still a good deal for now (as they slowly chip away at it). I'll move out if things get to the point it's not worth it anymore, so far we haven't hit that point. read more

Hard to rate Summit Hills because the pros are equally as good as the cons are bad. Pros: utilities included, parking included, pool and gym and, if you want, access to community garden space included, walking distance to the metro Cons: Hesitant to fix broken appliances - in my old building, the radiator broke a number of times, and the fixes didn't last. The fridge leaked, and someone was sent to look at it, but he told us basically that there was nothing we should do and that we should keep pushing to request a new one. The dishwasher also was broken, spewing gunk back onto the dishes. After months of complaining about it, it was finally replaced...with a dishwasher that didn't actually dry the dishes. I'm in a new building now, and maybe 8502 has younger residents, but it's super loud. In 1701 I couldn't hear anything from my neighbors, but now I hear the tv from my upstairs neighbors (as well as stomping and dropping things and running) every evening. I've spoken with the building manager, and she hasn't done anything about it, at least that I can tell, because after numerous complaints the volume still hasn't been turned down. read more

I was showed this apartment through email. No central air instead old ass vents for $1657 a MONTH with good times air and heat control setting. Cheap ass carpet! I mean again for $1657 plush carpet would've been nice I could've went to live in the hood and gotten better carpet than this!!! They literally painted over the walls, my shower wall has a crack in it. I am seriously debating breaking my lease during this pandemic. Oh and on top they steal packages I had to ask for them to rewind cameras.. they insisted to just call the carrier uh DUH but also see which one of your thieving ass tenants are STEALING packages. I really regret moving here *UPDATE* Manager called today to tell me packages can be stolen anywhere. She stated packages are supposed to be left at residents door and not the mailroom even though the mailroom has a 2 cameras and a bunch of other BS. Pros: It's spacious and (relatively) affordable. Free parking for residents and visitors. Decent pool. Cons: While living there I saw mice, roaches, and "carpet beetles" with mixed response from the maintenance crew on their responsiveness or urgency. They used to have a low-end gym but started construction and didn't provide a rent discount. They randomly closed the general store with no notification. The location is walkable to the metro station but when it's 90+, raining or snowing, the walk is pretty unpleasant. High turnover for building managers and inconsistent customer service. There were also multiple crimes within the community, including random attacks, during the 2 years I lived there. Overall it's an average place to live. read more

Well, a few days after writing this review the unaddressed maintenance issue in out bathroom led to the ceiling collapsing and the moldy wood above it being exposed. Yeah, not even a pool is worth this. I'll be moving immediately. read more

I have been living here since 2019. Initially, my experience was good but through time I started notice problems with some of their staffs. Anyone who is thinking of joining this apartment should really be ready to be insulted and mistreated by some of their unprofessional employees. He/she should also expect delayed or no response to maintenance request. I decided to leave my comments here after I noticed no interest from the admin to listen and make appropriate correction after I shared my unpleasant experience in their apartment complex. I'm about to spill the tea here, so strap in, y'all. I lived here for a year and a half. Summit Hills is an absolutely dumpster fire of a complex and here's why: The apartments: The units themselves are janky as hell. Bubbling, peeling paint, drafty windows that let bugs in, nasty carpeting, cheap barely-functional appliances, awful water pressure - this apartments are not cute. This is budget living with a capital B. The complex: Say hello to your new roommates, the thousands of cockroaches that also inhabit these buildings! I'll let my photos speak for themselves if you don't believe me. The management: This complex is 1000% on their game when you're signing your lease. Then - poof! - they vanish. When trying to move out, our emails would go ignored for days, despite them holding us to super rigid deadlines. Each building has a building manager, but they work 9:30 to 4:30. Soooo if you have... you know... a JOB.... good luck getting a meeting with them. I also had my building manager get pissed at me and send me passive aggressive emails because in an "anonymous tenant survey", I had the audacity to ask them to change the roach traps that were full of dead roaches and left there for week. She was insufferable from then on. The neighbors: DON'T EVEN GET ME STARTED. This is the cheapest complex in the area, which means it attracts the most disgusting, ghetto a$$ tenants! The grounds are littered with cigarette butts and beer bottles after the weekends. Food trash is everywhere. The stairwells reek of weed. Our neighbors smoked in their apartments 24/7 (with their kids there, but who cares about lung cancer anyway?). Every day, I had to walk past their door and the hallway reeked like a musty West Virginia casino ashtray. SUCH a nice smell to wake up to. I contacted management who did literally nothing about it. Our other neighbors had the loudest, most pathetic sounding sex DAILY. The units are stupidly close, and our bathroom vent was about 4 inches from there's.... it was practically a window into their bathroom. And these people would loudly bang in their shower every day (and it didn't even sound pleasant, tbh). We tried asking them to stop, banging on the wall, blasting "Why Don't You Get a Job" through the vent - nothing worked. It was SO embarrassing when having guests over. The walls are paper thin. So good luck with that. Plus, the people are pretty nasty. It doesn't matter how clean you are - if you have dirty neighbors, the roaches are gonna come and they'll find their way into your apartment, too. The gym: They'll walk you past this on the tour - demand to go inside. It's nasty. First of all, it doesn't have AC, so enjoy working out in a sauna in the summer. Second, half the machines are out of order, and management takes weeks (yes, weeks) to fix them. Plus, there are ~1,100 apartment units and 4 treadmills.... do the math - you ain't never getting on that treadmill, honey. The parking: Sure, it's free, but they spots are so narrow, you better PRAY for your car. I bought a new car while I was here and had to park alllll the way on the other side of the building because people kept dinging my car in the narrow front spots. Oh, and lock your doors because people WILL break into your car and rob you - it happens all the time. Of course, there are some pros to living here, even if they're massively outweighed by the innumerable cons. The pool is nice if you have kids - there are always lots of families there in the summer. And this is the cheapest complex in this area. It's still grossly overpriced for what you actually get, but at least they know they suck so they don't charge "luxury" prices. Also, there are community events every so often that are pretty nice. Things like paint and wine nights, Octoberfest cookouts, hot dogs at the pool, etc. Unfortunately, none of these positives come close to making up for the horrible conditions of this dump. I moved in to 8508 in October 2020. I loved the community so much I was rethinking buying a condo for the next few years. Pools, playgrounds, food trucks, convenience, and a new gym. What's not to like, right? Well, the rats and the mice wouldn't let me enjoy my new place for long. I have seen 3 rats in the community surrounding my building - one near the new fitness center around 3pm, one in the trash on the side of the building around 4am, and one running across the building front door at around 9pm last night. To top it off, there are mice in my apartment. That's right. There.are.mice.in.my.apartment. Make it so bad? My 1 year old was playing with one caught on the trap. The mice are a HUGE problem but from my experience, it seems the management team is aware that this community is infested because their is no urgency or concern in their response. They placed a ticket and 2 days letter pest control came to find 3 points of entry for the mice. Additional traps were placed under my door for me to setup and the covers to the furnaces, where a mouse hole was found, was left undone for the weekend. Please beware. Unless you are used to and comfortable with living with rodents freely traveling throughout and around your dwelling, do not move here. read more

I wrote an earlier review for Summit HIlls. They have become more and more predatory with their move out policies. I have paid every single month's rent on time. But upon move out, they are out to get as much money out of me as possible. They continued to come into my apartment and begin painting and touring prospective new tenants, even once I told them they could no longer do that until I gave them the keys. They also "changed their minds" on allowing me to replace/clean the carpet myself. And insists on me paying them almost $1000, when another company told me it would cost $370 to clean and patch the carpets. I am so over this company. I am filing a formal complaint on them and can not wait until I am done with them. I changed my mind. I WILL NEVER recommend this apartment complex to anyone ever. In fact, I will strongly warn anyone against Slummit Hills! read more

Summit Hills provides great value. For its location it's truly a steal. Anyone wanting to live near downtown Silver Spring should give this place a chance. PROs to living here include: all inclusive rent (all amenities except cable/internet), THE POOL!, ample parking (also for visitors), programming events with free food, the proximity to metro and multiple bus stops, and the staff. The biggest complaint I have is that my neighbor's cooking odors are a permanent staple of our hallway. Summit Hills is an apartment complex made up of several bldgs. Though there are shared amenities like the pool and gym, each building has its own Resident Manager and its own maintenance staff. I think this "Building Team" makes a big difference in the quality of service residents receive. I can't do a review of Summit Hills without giving the staff of 8510 a special shout out. Sunday Thomas is the Resident Manager and is supported by an awesome maintenance staff (German, Andres, and Vilma) that promptly responds to maintenance issues. As the Resident Manager, Sunday is a good communicator and is extremely helpful. I did a lease takeover from Florida and I was able to do everything from out of state by email. Fast forward one year later, when we resigned the lease, the building staff at 8510 got us a newer stove, as ours was very dated. Maintenance even cleaned the kitchen floor for us without us asking (Thanks German!). Though they are still in process of getting us cabinets, we've been thrilled with the progress made! These mild fixes have not been intrusive at all and have been a pleasant surprise when we get home. read more

Predatory Leasing Practices - RENTERS BEWARE Visited the leasing center to tour one of their "available" units in April '11, and liked the size of the unit, and community amenities. Upon returning to the leasing center, and expressing my interest in the unit, they alluded to the fact that since I was interested, they would hold that specific unit for me while they moved forward with the credit check process. Filled out the necessary paperwork, paid the $25 application fee, and awaited word of approval. What transpired was a classic bait and switch. The one bedroom unit I was shown was rented to someone else (on the same day that I initially filled out the application paperwork), so chances are, they knew that they were renting it to someone else since I was at the leasing office until the close of that afternoon. After notifying me that they had already rented the unit I was interested in, they asked me to return to the property to tour another available one bedroom apartment. What they failed to mention was that all the remaining one bedroom apartments (available for April move in) were "renovated" and thus $100 more than the apartment I was initially shown. After leaving work early to partake in yet another apartment tour, I was shown a "renovated" unit that was significantly smaller than the initial place I was shown (and was more expensive!). I was disappointed in the unit I was shown, because it was noticeably smaller, and less functional than the unit I toured on my first visit. The leasing agent tried to downplay the differences in the units, which added to my mounting frustration and apprehension about their leasing practices. I returned to the leasing center and voiced my frustration regarding the fact that the unit I was shown was significantly different than the initial apartment they wooed me with, but also the fact that I wasn't notified that there would be an additional $100 fee for the new apartment since it was "renovated." I wouldn't have returned to view an apartment that was $100 more than I was originally quoted (since it was already at the ceiling of my price range), and when I mentioned this to the leasing agent, they became very confrontational and called me a liar - insisting that they must have mentioned the additional fee for the unit they were now trying to sell me. As if that wasn't bad enough - they then tried to persuade me to put down a $200 non-refundable deposit so that they could "guarantee" me an apartment as soon as one became available - except for the fact that they wouldn't be able to show me the unit before it was assigned to me. So basically, they wanted me to give them $200 for an apartment...sight unseen! Don't even bother dealing with these people. Initially, they will smile, and paint you a beautiful picture of their community, when in reality they're looking to fleece you with one of their model units, and then shove you into one of their vacant dank holes. I lived here for one year. The apartment itself was OK - nothing bad, nothing great. The hallways are dark and always smell like whatever anyone on your floor is cooking. Multiple guests commented that the hallways reminded them of The Shining. The best things were the proximity to the metro and the friendly gate staff who went above and beyond helping me whenever I needed assistance. My opinion of summit hills really plummeted when I moved out. For a full year I had no problems with the building manager. Upon moving out, they noticed my cat had scratched the carpet in some of the corners. The day after I moved out, the building manager sent me an email and texted me at 10:30AM demanding I bring by a check for $300 to pay for new carpets by 12pm otherwise they would send this bill to collections. To even have a pet at summit hills, you have to pay an extra $30 a month. I'm not sure what this $30 a month goes towards if it isn't for the extra wear and tear of the apartment. Needless to say, I don't recommend summit hills. The building manager was completely out of line contacting me numerous times and demanding hundreds of dollars like that. First Apartment in DC... Pros: Good location by the metro, spacious apartments, lots of parking. They are pretty good at fixing things when they break in the unit. You get what you pay for so it's not luxury but it's safe and convenient. Cons: The management isn't always on top of paperwork etc. One thing that drives me crazy is that they like to shut the water off for maintenance frequently. This is understandable if it's for an hour, but seriously, on a snowday shutting off the water for over 4 hours! That's impossible if you need to shower,do dishes, cook or function! This place is good if you're new to DC or don't want to break the bank on housing. read more

I lived in building 1705 from August of 2010 to August of 2011 - for starters the gym that they do a drive by of looks fantastic on the outside but is basically falling apart on the inside. I mean its free so I guess you can't complain too much - it gets the job done. The pool is huge which I love and they give you a free guest pass which is awesome, a lot of my friends have to pay to bring a guest to their pool so I definitely like that perk. The actual apartment unit is nice. I live in a renovated unit so all of my appliances are great and the stoves are gas (awesome). I've had to call maintenance a few times for a clogged drain and a towel rack that fell off the wall - the response time was pretty good. I do have a few cons though - 1) the bathrooms walls are CAKED with paint - you can tell they just paint over things where there is a problem and around the shower is bubbles because of the heat - little odd 2)actual apartment smell - the hallway of my apartment is gross - I'm not sure if it is due to the people who live there or what but its AWFUL All in it was a decent first apartment in DC read more

This was the first apartment I moved into after finishing my degree and it is the perfect starter apartment for anyone looking to move to the DC area. The location and price are absolutely unbeatable!! Amenities include a beauitful resort-style pool (the best for an apartment in probably all of Silver Spring), a gym, convenience store, and dry cleaning facility. The parking is free for residents and their guests and there's plenty of spots for both. There are lots of fun events that the community puts on for the residents including bingo nights, food-trucks, and 21+ events sometimes with even live music. The apartments are very large in size and comfortable. I've had a blast living here and it was perfect for my new-grad budget! P.S. If you get a pick of a building I would highly recommend 8510. The staff there are absolutely wonderful. The resident manger Sunday is so sweet and very easy to get along with and accommodating to any requests and the maintenance staff responded quickly to any issues. Overall, a good place to live for 18 months. I'd recommend friends to live at Summit Hills. I lived in 8484. A pretty good place to live: good maintenance that responds quickly, close to Silver Spring Metro, the gym has lots of equipment and can replace your Gold's membership (poor condition inside though), low rent prices for the amount of space given, management will care for your small pets if you're on vacation. You get what you pay for though: no fancy amenities in the apartments, shared washers and dryers, can be noisy if you face East West Highway or 16th St. read more
