There is always dog poop not being picked up. I had a couch delivered yesterday and the crew stepped in it. New mulch was put down and new poop on it. It's been a long time since I had to look for an apartment but had to do so for my daughter's senior year. It seemed a lot easier back in the day but Mariel (sales staff) made it a lot easier. Not only do they do a credit check on you, you need to provide proof of income, etc. and that's for the consigners. But the experience wasn't too bad at all once done. I would give Sunrise Bay a 3.5 if I could; the townhouses are pretty nice. When my daughter inquired about moving in recently, we met with a representative who actually read through the entire lease agreement with us. Everything was in order, the price was reasonable & the papers were signed. Everyone we dealt with was very personable & accommodating. There are many Stockton College students living there off campus & the area seems quite secure. The first month the rent was due my daughter & her room mates paid their share & each one of them were charged a $30 fee. Mind you, the rent was not late & no one knew what the fee was for. I made a phone call to the office & discovered if you use the convenience of the 'portal' they provided to pay your rent, they charge you a convenience fee of $30. Not just one person, but each one on the lease. That is an exorbitant amount for a convenience fee, especially considering it is less work for them if you pay electronically. As I mentioned, there are many college students living off campus here. College students have no money so adding this additional charge is akin to extortion as far as I'm concerned. It would be a bit more expectable if it were a total of $30, but 4 students in an apartment is $120 a month extra. When we sat down with the reps initially we should have been told that...we weren't. In as much as the townhouses are pretty nice & everyone seems happy, I think it's important for prospective renters to know about this hidden fee. Be forewarned & ask beforehand. The way around the fee is 1) mail the rent check directly to corporate in Piscataway (the office at Galloway does not accept the payments), or 2) use automatic withdraw from your bank account. This should be discussed in the meeting when you sign your lease, not as a surprise later. read more

I would give Sunrise Bay a 1 star and even then that's being generous. From the beginning, I have had challenges with the management of this property. From the cheap and worn down amenities to the poor management of actual premises, I would not recommend this property site. If you are a working professional, DO NOT move here. My daughter and her friend lived at Sunrise while she went to Stockton. Originally I just thought that the sales people where pushy, but how bad could it be. I came to find that they essentially prey on college students. Their maintenance people are rude and horrendous to deal with. The apartments themselves are clean, but not new. seems like they just white paint over everything that isn't nailed down after each tenant. Worst of all they charge you for everything little thing they can. Expect to spend about 2,000 more then they quote you between application fees, fire certs, fax fees, credit checks, and don't expect your deposit back. They will find a way to get it. It's close to Stockton, which is convenient, but definitely not worth the hassle and extra money you will put out. Do yourself a favor and find another roommate and grab another place. Oh god, where to start. I lived here with my roommates for college being that Stockton was right around the corner. We never had issues while living here besides the fact that no one was ever available in the office to help us (SUPER disorganized place), and I was a new roommate of their's the second year they lived there. We approved my paperwork and put in a request for a roommate change that we spent $100 DOLLARS on. Needless to say, this was never changed over and my name was never put on the lease. This would mean they didn't renew the year lease so therefore, we were on a "month to month" renter basis. Several months later, we gave over 40 days notice that we were leaving (again, this shouldn't be an issue at all considering we were a month-to-month lease technically). Everything was fine, and we were scheduled to move out by June 4th. That summer, we got a letter in the mail giving us a bill of over $2,500 on stupid things such as a whole renewal of carpet, paint, new blinds, AND accelerated rent that we paid EARLY every single month. Not to mention, we kept this apartment very clean and were told that frat boys lived there before us (which showed considering they didn't fix the walls that had holes in it and beer bottles in the attic). So while they kept our security deposit, we were also being charged $2,500 on top of it for bullshit reasons. We sent in a dispute letter on what we agreed with and what we didn't with a check on what we agreed to pay on top of out security deposit. Over a month goes by, and we don't hear anything. We recently got an email from their attorney to which we did not want to agree to go forth with being it would cost us more money. They refused to give us off the rent that we had already paid and we surrendered and paid it all considering we don't want this to jeopardize us in the future. This place is absolute trash, and welcome in college students just so they can scam them out of money. TERRIBLE!!! read more

I have been living in sunrise bay for three years. I have went from a single bedroom to a two bedroom apartment and when I say they told me everything was renovated in my new unit it was a lie. The fridge is still broken I have called 8 times already complaining about it, still waiting on the new fridge because the times they came to fix it, an hour later it'll freeze my food. They changed the thermostat and fixed it as much as they could, but every time they would fix it it would rebreak. My front door is not a good door I called them for that too and its still easy to break into my apartment. People sign the lease and expect a newly renovated apartment and pay so much money to live in such a poor maintained unit. There are so many issues so many bugs, so many cracks and stains on the wall because of how cheap the paint is. Sunrise needs to understand an update is needed in every unit. I AM A COLLEGE STUDENT AND ITS RIDICULOUS HOW I PAY SO MUCH MONEY TO LIVE IN THE UNIT AND THE UNIT CANT EVEN STAY TOGETHER WHEN ONE MOVEMENT HAPPENS. Walls stain easily, carpet is so outdated. All sunrise does is rob college students. The best part is if the apartment isn't the way it looked when you first move in.. you can say goodbye to that security deposit of yours. If you're looking for animal House...by all means, move in! It looked nice when we drove by as we were shopping. But living there for two years meant several manager changes imagine that. Repairs were slow. Garbage piled high around the dumpsters regular basis, collecting next to the apartment building spilling out over and around, dumpsters that were there routinely surrounded by furniture. It turned out that the apartment complex was subleasing apartments to function at his dorm overflow for the local university. We had several students living in a two bedroom apartment underneath us. They smoked pot and routinely held large parties to which, both the apartment complex and the local police department were notified. We left our apartment immaculate and even steam clean the carpet's. We were supposed to receive an overpayment refund one month after we left. And more than two years later we've never. received it. read more

Horrible place to live, the office has a revolving door of employees including the maintenance staff. They entered my home without notice tried to raise my rent without legally notifying me twice and didn't give me a lease renewal until after it was due to be signed. This is a nice community very safe and clean. The apartments offers carpet which is actually very nice. You get great value for all the space you get. Being a manhattan transplant a Entire three bedroom apartment costs less than the one room I rent out in NYC. It is near Stockton and has a heavy college presence in the neighborhood so the neighborhood is youthful and upbeat which is an added plus. The homes offer central air which is nice and good for the price point. Also AC is about a 15 -20 minutes away! read more

I Lived there for four years, When I first moved in the rental office manager told me that they would not take personal checks to pay the rent, and that they would only take money orders. Since I lived across the street from the rental office, I would usually walk over and pay them the rent. I was living there about eleven months when I received an eviction notice, Stating that I had not paid rent for the first four or five months and that I owed them thousands of dollars, I went over to the rental office and told the manager that i had paid all of the rent on time. She became very nasty, And said " Oh Yeah" Prove it ! Thank God I saved all of the money order receipts, I have talked to other people who had lived there and had the same thing happen to them, I think they pull this scam allot on the college students that live there, They hope that after four or five months you will loose the receipts, And since they would not accept personal checks,There would be no record from my bank that I paid them. I lived there between 2005 and 2009. Things may have changed since then. All I can suggest is that you save all of the receipts from any money you pay them,And get the names of the people in the office that you deal with, There would always be new people in the office every time I went in there. The apartment was great only two problemsi lived there for 1 year and my fridge was messed up for over 6 months of my renting time there i called every other day because it was leaking water they never changed it and then they try to charge me for damages that did not exist after i moved out for example ( broken blinds, paint the apartment, wash the carpet and more ) im pretty sure they have to wash the carpet anyways when u move out and repaint the apartment not sure why because i never painted it or did anything on the walls read more

The absolute WORST apartment complex I have ever experienced. Their office staff is HORRIFIC- not helpful at all, never answer the phones or return your calls, and every few months they are under new management because the place is a wreck. The apartments are all outdated and made using the cheapest and lowest quality materials. Management denied a walk through while moving out because it was 2 days after Christmas and the office was closed. They told us just to drop the keys in the drop box. TWO YEARS LATER we received a letter in the mail that said they were suing us from damages to our apartment that we are ABSOLUTELY CERTAIN were not caused by us. We had a lawyer respond to their letter, but we never got a response from them and never heard anything about it ever again. ANOTHER TWO YEARS LATER (now 2019, 4 years after moving out) I applied to a new apartment complex and they mentioned there being an outstanding balance on my name from 2015 at Sunrise. I had to call Sunrise to get this settled, explained our situation and they said they were under several new managers since (no surprise) which is why there was never a follow up to our lawyer's letter. Although this was their own wrongdoing, FOUR YEARS LATER they still demanded us to pay the $1,000+ in damages they claimed we caused. We repeatedly reminded them that they refused the walk through at our move out, they did not respond to our lawyer's communication 2 years ago, and that we have since found out about MULTIPLE other people they have sued for BOGUS damages. They claim they have a video of the damages but refuse to let us see it. They are absolute SCAM ARTISTS and do everything possible to rip you off. I know there are not many apartment options available around Stockton, but whatever you do, DO NOT EVER LIVE AT SUNRISE BAY. They mistreat and take advantage of all their tenants!!! This establishment should be ashamed for taking advantage of college students. They are actually contracted with a towing company in Atlantic City to tow cars. They will tell you they are not contracted but the sign posted in the entryway displays otherwise. My story begins when I took my boyfriends car to a friends apartment, both living in the Sunrise complex, to attend to a medical emergency. I am on a pre-med track and the friend believed she had broken her ankle. I double parked behind her two parking spots and put the flashers on, because the rule states that they cannot tow if the flashers are on. Ten minutes later there was a knock at the door. A man had put the car onto the tow truck and told us that unless we gave him one hundred dollars cash he was taking the car to AC on the truck. THE FLASHERS WERE STILL ON! I scrounged together the cash and he took the car off. The next day I called Sunrise to report the problem. They said they would call the towing company and get the tape of the incident to verify that my flashers had been on. I have, since then, called over twenty times. The manager, Gary, refuses to call me back. He told me he would call me as soon as he got the video. This incident occurred in October. I have even dropped off a note from the emergency room indicating that the friend had actually sprained her ankle and was now on crutches for six weeks. I was repeatedly lied to by Sunrise. They told me there was no contract with the towing company. However, several calls with the towing company's owner has proven that there is a contract with them. I have been told countless times that I would receive a call back from Gary by his secretaries. Radio silence. Before you spend an obnoxious amount of money on a sub-par apartment with managers and an owner that do not even care when their customers are ripped off due to a contract that they signed, I would suggest you look elsewhere. read more
