We purchased our home at the beginning of 2023. We love our home, the layout is beautiful and it's a home we can see ourselves in for a long time. We have had a few repairs completed with the one year warranty. While there were times I had to follow up on some items, all issues we had were resolved. Wow, that's a lot of one-star ratings! I have to agree with the comments on this board. Sunrise Homes of Idaho homes are nice to look at but short on quality. I purchased a two-year old home in the Star Creek subdivision in July 2022 and have found several examples of poor quality materials and shoddy workmanship. The latest surprise is that Sunrise Homes does not bother to insulate their garage ceilings (52 foot deep RV garage) at all. Not sure what the Idaho code is but this just seems like a practice of a low quality builder and very contrary to claims made in all of their glossy literature. Come on Sunrise, you can do better! Sunrise Homes buyer beware. Construction is shoddy at best. There is a major lack of supervision and quality control from construction management. Shortcuts and poor quality of craftsmanship is very evident in our house. We moved in 2020 and there is no customer service whatsoever. We were told by Sunrise Homes to call Trade Partners ourself. Major lack of customer service and any concerns of homeowners after you close escrow. Buyer beware. read more

My Sunrise home is only four years old, and I have had a major plumbing disaster in both guest bathrooms that are never used, because of their shoddy work. Water damage to the sub floor, and tile in both guest bathrooms, sewage water in the crawl space. Pipes needed to be re-leveled because they weren't installed correctly in the first place, causing a main line backup, TWICE. There are only two people in this house. Full insurance claim and cleanup on a four year old home, because of their half ass plumbing work. DO NOT BUY A SUNRISE HOME. Non stop issues. You have been warned. We bought our Sunrise home in 2022. We looked at approximately 30 homes before walking into this one and being stunned by the layout and the beauty of this Telluride floor plan Sunrise home. It will be 2 years in June and there still isn't one thing I would change about this house. There were a few small things that needed fixing but nothing major. And Sunrise homes come with a 1, 2, and 10 warranty. All 3 cover different parts of the house (ie...10 years on the structure). They also have a company with an online website that you report any issues to and the appropriate technician will call you, usually within a day, to get it fixed. To this day we have had no major issues with this house and love everything about it. We also helped my mother-in-law buy a Sunrise Home around the corner from us in 2023 and have had the same results. No major issues and very few minor problems that are fixed within a couple of days. read more

Houses are going up too fast and the demand is tight. Sunrise Homes is taking short cuts on final inspections of homes and allowing poor workmanship like windows being installed improperly through to the customer without any recourse for resolution because it is deemed cosmetic... The don't backup their homes for cosmetic issues or poor workmanship after you have signed the final papers! read more

Backyard flooding began during a rain evet 1 day after moving in to our brand new home. 1/3 of the backyard, approximately 3,000 square feet, was under water - in large sections over 15" deep - moving toward the foundation. Standing water existed for weeks delaying backyard landscaping. After landscaping completion, flooding continued with prescribed watering of new sod. Water from an unoccupied neighboring yard was also draining to ours leaving a large portion of the yard under water. Sunrise landscaper recommended three very large drains and said this could be done at the end of his busy season. When the time came, Sunrise Homes refused to take any responsibility for the flooding yard stating grading/flooding was not their responsibility and to see the manual - the manual that was given to us AFTER closing at walk-through. This builder and his contractors were made aware of the flooding the day it began - one day after moving in to this newly built home. Sunrise knew this was a problem in the previous phase and didn't disclose the risk to buyers in this phase. Then excluded themselves from responsibility in a manual given to buyers AFTER the sale. 7. Sunrise claims that to be a "good neighbor" they would split the repair. This was only after months of telling us that it was our issue to resolve and even that we were causing the flooding because we were over watering. This was after they knew I had flooding prior to irrigation installation AND after the water was shut off for the season. The first flood 70 by 40' lake up to 15" deep was within just few days after closing. Per multiple independent landscapers that visited the site "The lots were graded incorrectly" and "designed to flood". Estimates to make this repair have come in between $8-$11K. The Sunrise Homes that were built in the months before ours on the next street up flooded. Both lots AND HOMES. They had multiple complaints from homeowners and were FORCED after much arguing into repairing. One home required months to complete the extensive repairs. read more

One Star is too good for Sunrise Homes . We purchased our home in Hartland Subdivision 12/22 . 6 months after moving in we discovered they never fixed all the items from our inspection of Standing water in multiple places in the crawl space, the garage had a mold smell and tgat is how we discovered they never fixed anything on list prior to closing , the crawl space was wet with standing water , our backyard was flooding , the dishwasher was not installed properly and mounted smelling like something died inside . Our garage ceiling and walls have cracked and tape peeling up everywhere so they sent a guy to fix it . He did not cover our property in the garage leaving everything covered in dust and a few months later it was cracking and peeling again . The builders excuse was due to temperature which is 100% BS ! My husband is a Commercial Superintendent who actually built a closet in our RV garage who mudded and taped the walls that never peeled or cracked. They said they would come out only once as a courtesy, what kind of BS is that ? My previous builder Standard Pacific Homes is CA was bought out by Lennar Homes and after 8 yrs we had a plumbing leak through the 2nd floor and called the Superintendent who came out and it was fixed withing a week and you would never know they cut through the ceiling . Sunrise obviously does not understand warranties and if they attempt to fix their faulty work and make it worse they need to make it right not making BS excuses . I regret buying a Sunrise home and should have bought from a national builder who backs their homes . The Painters water down the paint because Sherwin Williams paint should not wipe off when wiping with a wet rag . All my new homes had SW paint that I could scrub the crap out of abd the paint does not wipe off . The paint is peeling off the trim around windows and doors , baseboards ands walls . Homes @ this price point should not have issues with paint peeling and wiping off . Sunrise needs to hire honest contractors who are not watering down paint . BUYER BEWARE ! SAVE YOUR MONEY BECAHZE THIS BUILDER IS ONLY COUNTING THE DAYS UNTIL THE 12 MONTH IS UP SO THEY CAN WRITE YOU OFF . WE REDID OUR WALKWAYS IN THE FRONTYARD BECAUSE THEY WERE BROOMED INCORRECTLY AND ALREADY SINKING . WE ALSO FOOT THE BILL FIXING THE FLOODING ISSUE IN THE BACKYARD FROM THE POOR GRADING AND SWELLS . read more
