My grandparents lived here up until a few years ago when they passed away and they really enjoyed it. The homes are beautiful and the grounds are as well. They have a very active community center with a lot of great activities! Gym, pool, art classes, billiards, pickle ball, and special events. The only negative I will say is they are very strict on people with grandkids. There are a lot of cranky ones that give dirty looks when someone younger walks around, even if you aren't doing anything wrong. Oh well, the place isn't for me to live but still people make me feel uncomfortable visiting my grandparents. Very sad. If you're looking at this place and over 55, I would highly recommend it just through my grandparents eyes! read more

Our windows are leaking cold air, called the window installer they said that there's nothing they can do, put something in the cracks to stop the air. I told him I've purchased many homes in my 60+ years and never put stuff in the cracks. 2020 ushered in a new beginning for the residents of SunRiver St George. We are no longer under the thumb of the builder/developer. A new management company was hired to run our community and a new board of trustees was voted in that now are all about serving the owners. We are now 100% separated from Sunwest Management and SunRiver Communities, although the names are similar and confusing we are also not associated with SunRiver Villas. read more

I wish there was a minus star rating. By Far the worst builder we have ever worked with, and we are in our 24th home in 41 years of marriage. They will promise everything, but when it comes time to deliver they will lie, stall and do very sub standard work, we had a home here before and decided to try them again because they assured us that they had changed, but all we got was more of the same terrible work and lies and stall tactics. we have been in our home 2 years and they still have not fixed the items on our three page walk through list, hoping we will just give up on them, because apparently that's how they operate according to the many unhappy homeowners we have spoken to. I would think long and hard before buying from this builder. read more

I totally agree with Maria A's review. Worst builder I've ever dealt with and this is my 9th home. We've been fighting for two years to correct all the problems we've found in this house they threw together. Bedroom and garage doors still leak water when it rains. We looked long and hard for a home in St George and found Hamblin Estates at Bloomington, built by SunRiver, to be by far the best match for us. Golf course property, new, beautiful homes with membership at Bloomington Country Club. We found a home almost complete and the builder's team has been fantastic to work with to help us make a few changes / additions to get the home exactly what we want and need. So excited to be living in a Country Club Community. Oh, and we are not 55. It is built by SunRiver but Hamblin Estates is not a 55 and older community. read more

I moved to SunRiver St.George in 2012 from Colorado and I've loved every minute of it. There's so many people here who like to have fun and be active. I can't think of a better place to be. St. George has a great climate. It's also super convenient if I need to travel or fly out of Las Vegas. It's only an hour or so drive from my front door. St. George is also a gateway to many national parks including the Grand Canyon. Bottom line, live at SunRiver St.George! read more

SunRiver St.George is the ultimate retirement destination! The golf course is one of the best maintained and funnest courses in all of Southern Utah. Purchased a home in SunRiver, friendly sales staff. I love all the amenities, and didn't think I would use them as much as I do! I have been very happy with the quality and workmanship of my home. I would give 5 stars, but they are really busy, so my agent didn't always return my calls in a timely manner. I love being so close to the national and state parks! And by the way, health care here is amazing. Although I'm giving SunRiver 4 stars, St. George gets 5! read more

Moved in and now moving out! A little elderly for my wife and I. If you like lawn bowling and pickle ball then this could be your place. Not me. The golf course is a joke. If you don't have a collar on your shirt you cannot play golf, go to driving range, (a joke too) or enter the restaurant Hanks. The food at Hanks is great and the outside patio is wonderful but they are forever changing their hours. If you want to go to Hanks call first to make sure they are open. If you enjoy knitting, playing cards, or just being around really old grumpy people this place is for you. Next step is the mortuary and I think you can get a coupon for that. It says $250.00 dollars down and they will lay you away. It's their new layaway plan. This place really is for old people, slow and boring. I'm glad I could get out when I did! I am very dissatisfied with the service I am receiving from Sunriver St George. We closed on our house in October and very few of the issues identified have been resolved. We purchased a fountain along with the home which has broken 5 times and we continue to get the run around to get it fixed. Their customer service department is awful, they will not call back at all. read more

The Board of Directors are a autocratic group who ignore the bylaws of the community, disregarding rules and regulations, causing cost overruns, yearly increased HOA dues, although being told this would decrease as homes built out. 3 pickleball court rebuilds in 9 years with no input from residents, costing over 500k. renewed decoration of community center of over 250k, with no input from residents, including a 15k chandelier ..............BUYER BEWARE!!!!!!!!!!!!! read more

WARNING, do no not let these people rip you off like they tried to do to me. First, beware of the "bait and switch". After selling my home of thirty plus years I thought I would like to move to Sun River St. George. After looking at everything Sun River had to offer, I decided to buy one of their pre-built spec homes. They are priced below what it would cost to build the same home from scratch. Well, after doing hours of paperwork on an offer and depositing five thousand dollars as earnest money, my sales person came back with excuse after excuse why we couldn't have that house. Instead he wanted me to build a custom version of the same house at a substantially higher price tag. He did not provide a written counter offer or anything official, just a lot of verbal nonsense. The offer he proposed would have cost me substantially more for the same house and could only be built next to the freeway (I15).Lots next to the freeway are all they have left and they want 20k lot premium for them, 20K for lot premium next to the freeway? No thanks. Second, beware of the contract. The purchase contract is not a standard Utah real estate contract and does not contain the "due diligence" clause. This is the clause that gives you a time frame to inspect the property and conduct whatever third party inspections you might need and not have your deposit at risk. When I told my salesman that I wanted to include a similar clause in my offer he tried every trick in the book to persuade me not to. Including, pounding his fist on the desk with a lame effort to bully me. He kept telling me that I didn't need such a clause. Instead, he kept referring to another document that affords me these rights. Well, after reading the document that he was waving around, it specifically spelled out the fact that the Sun River is not using a standard real estate purchase contract and this clause should be written into any offer. What? Did this guy think I couldn't read English? By the way, my salesperson was Boyd Luke. He has a big smile and a warm greeting but watch out for this guy. I choose him because he actually lives in Sun River and he represented himself to act as my buyer's agent. HA! Some buyer's agent he turned out to be. What a joke. This guy has to be the world's worst buyer's agent to try and get me to swallow this deal. However, I doubt that any of the other agents at Sun River are any better. Do not go into this place without your own trusted buyer's agent or better yet an attorney because these sharks are out to clean you out of everything you have. They are trained hustlers and know every trick in the book. Third, beware of the overpriced low end construction. As far as the houses are concerned, these are low end cheaply built houses from top to bottom. The base house includes nothing and I mean nothing. Everything is an upgrade. They make the model's look beautiful but that's not what you get unless you spend a lot more money, and I mean a lot more money! The price of these basic low end houses are way out of line. You can buy a similar house with many more upgrades for less all over town. They add on options like a water feature for 5k and high end tile at $10.00 per sq. ft. but the windows and insulation are bottom of the barrel. They are preying on people from out of town that don't know the actual price of homes in St George. Check around and see for yourself. If you're from California you need to be extra careful because you are the main target here at Sun River. They assume that you sold your house for much more in CA and are ready to dump a load of cash their way. The house we were purchasing had multiple code violations and items that were supposed to be included on the upgrade list were not present. They advertise these homes as including 80k in upgrades but after checking off each item I found that the list was padded. Everybody that I have talked to tells the same story "I paid too much". In the end I did not buy their cheesy low end house. Thank goodness my salesman Boyd Luke was such a jerk and caused me to pick up and run. I did receive my deposit back but only because of the "due diligence" clause that I made him include. Last but not least beware of the reverse mortgage. So now after they get their hooks into you for an overpriced low end house they try to stick you with a reverse mortgage so you can afford it. These reverse mortgages are the worst mistake you will ever make. With the high upfront costs, compounding interest, mortgage insurance and probably commissions to your salesman your equity in the home will be depleted in no time and the bank will own it. Don't be fooled with this con game. Do the math. My experience with this place was the worst thing that I have ever had to deal with but thanks to my salesman Boyd Luke being such a transparent rip-off he prevented me from making the biggest mistake of my life, Statements made above are from my experience and opinion only. read more
