I was looking in New Smyrna Beach for a 2nd home, preferably with 3 BR/2 Bath minimum, a pool, and walking distance from the beach. I wanted a realtor who lived their whole life in town, and not a transplant realtor from the North. I wanted someone who knew every inch of the beach front areas in town to advise on where there was less likely an impact from hurricane surge waters and flooding. Lindsey fit the bill. She was a second generation resident of New Smyrna Beach, and was a walking encyclopedia of every section of town (block by block). Lindsey has a strong work ethic and attention to detail, something she acquired from her athletic career as a world class surfer. Her advice was spot-on to us regarding pros and cons of various listings, and the market price. In a competitive market where demand exceeded inventory, a buyer had to move fast and make an accurate decision on the offer price. With multiple offers common place, there was no room for error. Lindsey came through with flying colors for us, and we obtained the house we wanted in spite of multiple offers. If we lost the house of our choice, we would have had to pay about $75K extra for a comparable property. Additionally, when our national mortgage company did not provide the customer service we needed, Lindsey recommended several local mortgage providers and we used one of them (obtaining better terms than our original choice). Lindsey provided outstanding post-sale assistance with inspections, recommending various service providers, and helping us several times when we were out of town and needed someone to stop by the house. I am pleased to provide my highest recommendation to Lindsey Baldwin as a realtor who will exceed your expectations.

Lindsey Baldwin came highly recommended by a friend of ours so we gave her a call. Since we live out of town our visits to NSB were limited. Each time we came to town to house hunt Lindsey was incredibly organized. She understood exactly what we were looking for. We extended an offer on a house while we were driving to Texas on vacation. Lindsey went out of her way to make every available accommodation to us while we were on the road. She even went on vacation herself at one point and was still very responsive to our emails. I have recommended her to my parents as they are considering buying a condo in the area.

    STAY FAR AWAY!! Regretfully Susan is currently managing a property of mine. She will inflate the…read morecost of any repair from her "in house unlicensed repair guys" Charging 100's. Each month checks are less than half the amount that should be sent to me. She will not answer her phone and will call you names like "ignorant" and "deplorable" when you question why she decided to keep half the rent to her in-house company's. (This would be a great incentive to want to keep managing my property.) I tried to amicably speak with her to terminate the property agreement so we can both move on. She declined my termination letter which is bazaar if two people are not working well together you both should move on peacefully... Not Susan! She wants to keep sending less than half rent checks and won't answer any of her multiple phone numbers. She did not reach out to confirm any charges she was taking from the rent check, I verbally and in writing told her she needs to reach out before she charging anything. She will not cause she does not care. Examples of charges below- $160 service charge from her in-house unlicensed handyman to come out and say the tenant needs a new stove. Along with this charge they bought a lighter for $4. $25 to replace lightbulbs (lease clearly state tenants is responsible) $200 from her in-house repair guy to spray WD40 on two sliding doors $75 for her in house to remove a bees nest (we pay HOA who takes care of this) $125 for in-house to clean the garbage disposal (could of had a new garbage disposal for this price) $50 for in-house to tape a light. (Why are we taping lights when we can replace?) $150 for in house to come and tell us we need a new dishwasher The next month The unlicensed in-house "plumber" charged me $660 for no idea what plumbing because he is not supposed to being doing plumbing and Susan will not answer to what that is. I suggest if you want to still use Susan after this please call local realtors around New Smyrna Beach and ask about her.

However, through extensive research, it has been determined that she is not licensed in the state of Florida, but illegally attempting to exercise the privileges to perform the tasks associated with a realtor's license. She was extremely rude and unprofessional, and carried herself in a very disrespectful manner. Not only was she unhelpful, but she seemed bothered by the presence of female clients, including myself. She deliberately ignored me until she preceded to use sexual conduct to lure in my husband. She pulled her shirt down and exposed her cleavage, as I can only assume was a failed attempt to grab my husband's attention. She left him in complete disbelief and disgust. We were immensely flabbergasted by the sheer lack of professionalism, and we had no other choice but to take our business elsewhere.
