    We booked a condo at Ocean Trillium for the weekend through Air BnB. The host didn't communicate…read morewith us, but sent us to this third party management company, Ocean Properties. Called the day of to see if we could get a parking pass for the day, the man on the phone was very rude, told us to go to the office at our check in time at 4 pm. Get to the office at 4:15 and the office is closed since it's a holiday. We picked up our info from the drop box, but the code for the keyless entry didn't work. Spent about an hour walking across the street to and from the office and talking on the phone until we could actually enter the unit. It was a frustrating experience to say the least, customer service was subpar without any follow up. Only redeeming quality was the unit, as it was well maintained, clean, and had a beach view balcony. All things we were looking for. The place was cheaper than a lot of other options and the unit was nice, but the management company was a hassle to deal with and marred our experience. I wouldn't stay here again unless it was under new management.

When I decided to put my own house on the market a few months ago, I remembered Shoreline Realty from the name on the side of Matthew's pick-up truck, looked him up, and reached out. We met at my home soon after to get acquainted, have Matthew get a look at the house, and voice our thoughts on appropriate updates/repairs, the asking price, for getting it on the market, etc. With Matthew's guidance and assistance in facilitating preparations, the house was listed on April 20th, had six showings, and had two solid offers within a week. In the interim, I've come to know Matthew as a high-energy person of integrity, with a wealth of local knowledge and resources who grew up in the area and is finely tuned to the local real estate markets. He's reliable, intelligent yet relatable, driven yet chill, and knows how to market properties to the best advantage for both buyers and sellers.     I am leaving this review to warn others and document my experience with this company in detail, as…read moreI believe there are significant issues with their business practices that prospective renters should be aware of. **Communication & Responsiveness** Throughout the entire process, communication was virtually nonexistent. Neither Diego nor Brock responded consistently to phone calls, text messages, or emails. There was no proactive outreach, no status updates, and no acknowledgment that inquiries were even received. Clients are left entirely in the dark. **Application Process & Transparency** After submitting a completed application and paying all associated fees, the listing was quietly removed with no explanation or communication. We were told we were the only applicants. However, we were later informed that another applicant had "out-scored" us based on an internal scoring system that is never disclosed to applicants. I find it difficult to believe that a competing applicant was able to tour, apply, and be fully approved within a window of roughly 3.5 hours (between 6:00 PM and 9:30 AM). The fees collected are non-refundable regardless of outcome. **Management & Accountability** When we visited the office in person, Brock assured us we would receive an update by end of day. When we followed up the next morning, he stated it was "not his department" and transferred us to voicemail -- this from someone who is listed as an owner of the business. The lack of accountability and dismissive attitude toward paying clients is unacceptable. **Landlord Relations** Perhaps most concerning was a conversation we had directly with the property owners, who shared that they had been waiting months to fill their rental and were on the verge of listing the home for sale -- completely unaware that any interested applicants existed. This suggests a serious disconnect between this company and the landlords it claims to represent. A review of the property's Zillow rental history appears to support a pattern: the listing cycles on and off the market repeatedly, fees are collected, applicants are told another party was selected, and the property is relisted weeks later with claims that the prior placement fell through. **Final Note** I would strongly encourage anyone considering this company to first review their Better Business Bureau profile. Based on the pattern of responses to negative reviews -- typically directing complainants to contact a specific staff member or call the office, with no actual resolution -- I expect a similar response here. Based on our experience, I would not anticipate that contact to lead anywhere productive. This review is submitted in good faith to help others make an informed decision.

    I hired Sun Pro Realty and Property Management to find renters for my 3 bedroom town house. After 7…read moremonths and no contract, I fired them. All I heard from them was excuses and numerous requests for me to lower the rent. I was asking the market rental rate. Their advertising was WEAK, I had to ask them to put up a sign and when they did, it was a cheap wire frame sign that the HOA had me remove. Their website presence was horrible and they are not responsive. They posted the wrong pictures, then took weeks to correct it. My sliding screen door was ripped sometime during the showings, I asked them to repair it and they blew me off. I hired a new property manager and had renters within 1 month.

There was plenty of room for 8 of us in the two units for 3 days. We had beach views in both units. The way the building is laid out, I think all units get beach views. They had a lovely pool also (although it was cold). The ocean was refreshing on the feet. You can walk out of the condo with no shoes, head down stairs (we were on the top floor - 8th) or elevator, and out to the beach without stepping in anything yucky. If I were there on vacation, I would probably just live in my bathing suit. There was a cute downtown area but you have to drive to it. The reason for minus one star is that there was almost nothing within walking distance. Although, you could just hit the local supermarket and stay in the condo or on the beach the whole time, if that is your thing. I would have preferred to have a walking distance city but that is me.

    this review is related to unit 107…read more Exactly what we were looking for! Great view of the ocean even when sitting inside. The unit was clean, roomy, and comfortable. It is equipped with everything we needed to prepare meals and feel at home. Carol and Jeff were very easy to work with and made us feel welcomed by having drinks and snacks there for us. They personally checked us in and showed us around. Carol even took the time to write some suggestions for activities and places to eat during our visit. The condo is half mile (walk) from a fun beach bar, Chases on the Beach. 2 miles from Publix gocery store. Many restaurant choices nearby. Great location. We saw lots of wildlife!! Saw dolphins many times, ghost crabs, tons of birds. Tip! Stay up late and watch the moon rise! Go sit on the beach (no lights so you don't disturb the turtles!). It's a beautiful experience! We saw several shooting stars over the weekend. Again, this was everything we were looking for in a weekend getaway. We will return and we will refer others!     We were so excited for our first vacation in two years, but our stay at Castle Reef was a major…read moreletdown. We had elderly parents and infant twins with us, so we booked a 4th-floor unit near the elevator. That elevator broke after we got stuck in it twice. It remained out of service, which meant four flights of stairs every day or long walks to the other side of the complex to find another working one. The bathrooms were a disaster. One shower was broken and unusable. The other didn't drain properly, and the bathtub wouldn't hold water. NSB Realty's response was to give us the plumber's phone number so we could follow up ourselves. Then they sent someone with no tools--she literally asked for a kitchen knife to try and fix it. The internet didn't work either. No streaming, no connection, just added stress. We tried to make the most of it, but management failed to follow through on basic repairs or communication. For a place that advertises "professional management" and modern amenities, this was deeply disappointing. - Update: After 3 days of trying to resolve the issues with NSB Realty Team, we were able to reach the owner, Kate. Even though Kate was out of town, she took the time to resolve the issue and within the hour we had a replacement unit on the first floor with fully functional bathrooms. While we appreciated Kate's involvement in finding a resolution, the staff at NSB Realty Team were incompetent and deceptive on multiple levels and it cost us 3 days of our 7 day vacation.

To start with we get to the…read moreAirbnb and on the description it's described as you get the entire upstairs unit upon arrival we noticed that they've converted the upstairs unit into two separate Airbnb's only giving you about a 200 square-foot apartment after seeing about 15 cockroaches and the apartment being not very well cleaned I decided to look past it and enjoy my weekend on the listing it did say that it allowed dogs so I went ahead and brought my two dogs with me for the vacation. Well after four days goes by after I check out this realtor team decides that they need to contact me stating that I now owe them $400 for bringing my two pets with me I dispute that claim with Airbnb to then get a message from this realtor team with four photos attached of why they now think I owe them $50 instead of $400 for my pets being there I will include these pictures for you and you guys can use your determination on If me paying a $250 cleaning fee on top of my $150 a night per stay for a 250 sqft loft is ridiculous or not.     BEWARE!!! I will…read moreskip the boring part of how we saved for all year long for a one week vacation in New Smyrna Beach. We rented a condo from Coldwell Banker - Surf Coast Realty to arrive on a Saturday and depart on a Saturday. We arrived and checked in and were given the keys to the Condo at the Pelican. Upon arriving all seemed to be okay. We woke up Sunday morning and my wife and I had some bites on our legs. This is Florida, so we let it slide. The next morning we woke up with even more bites. Monday morning we woke to even more bites. Contacted the condo association and they said a "Pest Control" person would be out on Wednesday. We attempted to try to get to the bottom of this, especially since it was only affecting my wife and I. Our 4 children did not have any bites. Our children were with us every minute except while we were sleeping in the master bed. Every night we woke up to itchy red bites on our legs. Wednesday morning I investigated further. I found a bed bug encasement bag on the master bed mattress, and spots all over the mattress where it appears to have been treated. I researched on the internet how to inspect for Bed Bugs. Found cast skins on the dust ruffle, blood streaks on the walls. Small insects behind the large photo behind the bed. There were spots on the photo frame that according to my research was residue from previous treatments. We had notified surf cost realty what we found. The lady who answered the phone was real nice and acted like she wanted to help us. This condo went from what seemed nice to feeling like a crime scene. Around noon on Wednesday someone showed up to perform "pest control" service from the condo association along with a maintenance person. I showed him what I had found and showed him the bites on my wife. He said - "looks like you have a bed bug situation". "We do not treat bed bugs and will have to talk to the office." We decided we can no longer stay in this unit, and decided it would be best if we leave. When we called surf coast to say that we were leaving, the office now said "they found no bugs", I asked to speak with the manager and he said "They found no bugs". I was dumbfounded. I showed the pest control person bugs, bites, the encasement. I was beside myself. Now WE HAVE TO RUN. We drove to the Surf Coast Office to return keys and discuss with BOB the owner what our options were. We waited for about 10 minutes for Bob to meet with us. I attempted to discuss our situation with Bob and he interrupted me multiple times. I said "you keep interrupting me" He said "I'll call the cops on you in a New York Second". On our drive back home we emailed Bob what we though would be fair. Refund our stay, take care of our food, and suit cases. He did nothing. Nothing. Nothing. Not even we are sorry about your experience. NOW WHAT HIS RESPONSE WILL BE We had the condo inspected by two different people. The first person was their cleaning person and only saw one insect on the dresser. Well I left two insects on the dresser on napkins for them to see. The second was a pest control person a few days later..... Well guess what.... You just had your cleaning person there cleaning up the crime scene. No wonder they did not see anything. STAY AWAY FROM SURF COAST REALTY STAY AWAY FROM THE PELICAN

They assisted me in selecting exactly the type of rental I was looking for and upon arrival, the unit was clean and fully equipped with everything I needed and requested. There was an AC issue during my stay snd Surfcoast had a technician on-site within a few hours to make the repairs. Will definitely use them again next year! Highly recommend.
