    GulfRealty turned into the rudest people. if you had a complaint like there are sparks coming out…read moreof an outlet, they were annoyed. we stayed in the same house despite them because we loved our elderly neighbor. for the past 5 to 6 years, we complained that the house smelled like a sewer. anyone who came in our house said " what is that smell? " Gulf never even came here to smell it. The owners came to stay for awhile and insisted that there was no smell. even though it could gag you. Gulf didn't give a shit. oh we had other danger issues but they were aggravated to fix anything, much of it faulty electrical stuff. they never check on you to make sure you settled in ok. zNothing but sighs and grunts and rudeness. we are in a new place this year. The Realtor is so kind and reaches out to us to make sure we are fine. and if we have an issue it is solved the same day. it's called CUSTOMER SERVICE. And with Gulf to add insult to injury, they pulled a fast one on us and I thought, I will never give them business again. So if you are an owner of a house, renting it out in Season, beware. they do not represent you..they dont do management. we were great tenants for a good 9 yrs or so. once the mother retired, the kids took over. and that's when it went downhill. I've never seen anything like it.

    Extremely Poor Property Management Experience - Fort Myers…read more Marshall Reddick did a very poor job managing my property in Fort Myers. I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

    We live out of state and have used MS several times now to rent a home on Palm Island for our…read morefamily vacations. We've been incredibly pleased across the board and always look forward to our next visit. If you're unfamiliar with the area and looking to try it out for the first time using MS definitely makes a huge difference. I highly recommend them if you're considering renting a home on the island and away from the resort. Let me explain. We randomly heard about Palm Island on HGTV (I know, insert your jokes here). We thought it looked charming, wanted to rent a house there, contacted Charlene and set everything up. That's usually the end of the story for most places but to those new to Palm Island it doesn't stop there. There's a lot to know as a first timer embarking on your first trek to this barrier island. I won't go into all of the details but you have to take a ferry and the ferry requires passes which can get complicated if you don't know what you're doing. Luckily Charlene and MS handled all of that for us in advance. That alone was beyond helpful especially since it was dark and storming the first night we arrived for our first stay. Additionally, everyone gets around by golf cart and they helped us arrange all of that as well. It doesn't seem complicated but this stuff adds up and was done immediately so we didn't have to waste our vacation time dealing with these bits and pieces. The house was everything we imagined and we have rented the home again. Back to the first stay and being annoying city people - we still had questions here and there - why is the water yellowish (reverse osmosis), why doesn't anyone have lights turned on at night in the summer (nesting sea turtles), how do we reset the internet/cable (it shuts off every day at 11am), we're craving a good pizza where should we go? As annoying as we were Charlene or someone from the MS office answered our questions immediately. They were helpful, flexible, and beyond friendly which is why we've returned since our first visit! Without all of the questions above. The only issue I would say is when Kevin popped by, completely out of the blue, with a family who was interested in buying the home next door. Kevin apparently fixed the home we were staying in and told the family they could do the same reno to the home next to us that they were interested in buying (they didn't buy it). Here I am in a bikini getting a glass of water and all of a sudden there's a family of four on our deck peering into the house trying to see inside with Kevin. It seemed incredibly inappropriate as a realtor. The family was apparently from out of town so once I got some clothes on I let them in the house. Kevin didn't seem to think this was problem. He didn't care that his house tour was intruding on our vacation. Or that he was making the family feel kind of uncomfortable getting all up in our space. I get that things happen but there's a professional way to go about things and that didn't happen. Aside from that, we have loved our experiences with MS, Charlene, and Palm Island. They're a class act and we hope to return soon!

What we didn't like was no call, text or email from the company, or new agent, before we arrived. This, to us, was very unprofessional as we would have appreciated notification of some sort before we walked into the office. We met with the new agent and advised him we were disappointment in the way this was handled. Was it too much for someone to call us before our arrival? We met but nothing clicked for us to want to sign up with him. We received an email from him the next day asking if we wanted a contract drawn up and he gave us his thoughts on our potential listing. We thanked him, but declined as we went with another company. He wrote back that he was being "punished" for this. Our gut feeling was a good one and glad we went with another company!
