Extremely Poor Property Management Experience - Fort Myers Marshall Reddick did a very poor job managing my property in Fort Myers. I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment. read more

My husband and I rented a home in North Port for 2 years. We paid the first year rent infull and when we bought a house I notified them 90 days out to ask if I could terminate our lease 18 days early and they said you can leave and send the keys but I still had to pay for the 18 days. I put in a maintenance request on February 23 2024 and after multiple attempts to get it fixed and multiple text messages and pictures finally on May 28 2024 Rodgers said someone was going to call me. By the end of June it was fixed. When it was time to get our deposit back they charged us $115 for a wand on the slider door for wear and tear. You can buy this for $10 at Home Depot. They also said my dog chewed the blinds and when they sent pictures there were no teeth marks just fake wood blinds. So they kept another $430 dollars. They are just money grabbing people who don't care about anything but their pockets and shame on the owner as well. DO NOT USE THEM!!!! read more

Rented for 3 years, completed lease. Never late on any payment. Got unit touched up and painted, deep cleaned; Marshall Reddick still came back and held deposit for painting and other bogus charges. They automatically charge every tenant a cleanup charge. They avoid painting between tenants by getting them to touch up. Tried to reach local agents, Cape Coral, Florida and corporate, no calls returned. Just letter holding deposit and requesting additional funds to repaint unit and items already done! Used Lindseys Handyman, LLC to give estimates, who also gets additional job. A complete racket. If you can find another vendor, try them. This company won't stand behind their customers or their word! Reporting to BBB. They have time to answer a review, but mo time to call customer back with support. read more

YOU are liars! I tell everyone to not rent or buy. Your house are full of roaches from the previous tenants and when we move out, you say we are responsible. Your lease states the renter is liable for everything? The lease is ridiculous, these homes are already a wreck. Your place are a wreck! your lawn guy doesn't come but 1 time a month and doesnt even run the weed eater. You say you pump tanks and its a lie i had cameras and i recorded and getting a lawyer!!! I even talk to the plumber and he said they did not pump! Im suing Scott Kolland, You say tenant is responsible for air if the filter is dirty? how about you service the AC on the outside and service the water systems!! Thats why we did NOT renew yall suck!!! My toilets ran over for a week before you even acted!! and basically said me and the other tenant were nasty to put junk down the toilets, when I asked the neighbor she said tank wasnt pumped like 4 years ago, so how could that have included me? it would have been the neighbor and the tenant before me!! Nothing in that place works!! Put in new toilets after a week of it leaking on my furniture? I decided to use Marshall Reddick for my rental properties after assessing their overall reviews which were good. Keep in mind, most of them are for purchasing properties. On February 7, 2024, I spoke with Chris which was very responsive and professional, he was exactly the kind of person I like doing business with. I explained to him that I am remote in California, and need a reliable and responsive company, which I thought he was a representation of. Unfortunately past that nothing went smooth. I waited days for Lydia, the property manager to get back to me. Even though she's very knowledgeable but urgency is not her priority. I still appreciated her as she was very knowledgeable. The property became available on February 27. However, the maintenance manager Jennifer did not put a lock box on the property until March 1. At that point I already lost 3 days there. Then I waited for the maintenance manager two days to get there to assess the property. I waited another 3 days for her to send me a report. She told me she will have the reports on Monday, but I didn't get them until Friday!!!. Finally we were able to assign a contractor to start the minor renovations on Tuesday March 12 so we can put it on the market by March 15th. I had my appliance guy go there on March 12th to repair the oven and Trough him I found out that the contractors never showed up!!! After at least 10 phone calls and texts to the maintenance manager Jennifer, she finally got back after I sent Email CCing Chris and Lydia,. She told me that she will call me back to find out what happened. She called back and told me that she never provided me a timeline what time they would start. I clearly know that she said first thing on Tuesday and it was already past 2 PM! I want to know which contractor starts at 3 PM? She clearly dropped the ball and didn't even apologize and pointed the fingers at me. Consequently, I received a call from Chris that they decided not to represent me. This was end of the day March 12 and I had to start from Ground Zero. I would never consider working with them. I wasted one and a half months and my nerves trying to get things done remotely! I asked Chris if I could use the same contractor as I already had lost a lot of time. he gave me the OK. To my surprise after the contractor originally agreed to work directly with me, stopped responding to my calls or texts. I reached out to the second contractor as I had gotten two quotes. The second contractor agreed to start right away, but then texted my new Management Company that she's turning down the job. After what this company made me go through and losing time the minimum they could do is just letting the contractor finish the job but clearly they interfered. This was such a bad experience I can't even describe. If you have a lot of time on your hand, and a lot of money to waste, you should maybe try them otherwise, do not expect from them to go above and beyond. You will be very disappointed. read more

I rented a brand new home from this company. The house had no blinds on any of the windows and they would not allow the maintenance order for an individual to come in to put blinds on all the windows. It was a total of eight windows. I had to purchase all of the blinds and then when I moved out I refused to replace them as I paid for them. This company intern took $250 from my security deposit for the cost of blinds that I paid for in the first place. When I reached out to the company and sent an email or proof of payment that I paid for them I got no response and when I was going to the office mysteriously no one is available. Do not rent from these people. They will never come out to your house to fix any problems and if they do they will come with the wrong parts or clueless as to how to fix the problem. My husband had to fix any problem that occurred because of these people. When the hot water is on the lights flicker. I complained several times over the two years and it never got fixed. When I called about a water heater that broke they asked where in the garage is it located. We don't have a garage. When they sent someone out after the weekend he came with the wrong part. They won't fix anything and when you move out they will literally suck you dry of your money. They charged us for things that were never in the house to begin with! My father suddenly got sick at the beginning of 2022. My parents live in Fort Myers, FL and I live Los Angeles. After a few months of going back and forth getting his diagnosis and prognosis, our family determined it was best to move my parents into an assisted living facility in July very quickly. I was my job to move my parents then clear the house out, make it rental ready, advertise, screen and secure tenants, all while not being from the area and all while taking care of my dying father and overwhelmed mother.
