I did not know Pedro was to start digging at 8am on 12/13/2025 (Saturday) until PG&E came to mark the gas line around noon on 12/11/2025! Worse yet, my neighbor Pedro encroached on my property when marking the property line by himself! It was somewhat obvious because a few other neighbors noticed things did not look right, and brought the issue to my attention in time! Yet when I talked to Pedro, he brushed me aside and refused to pay for a survey! In a situation like this, Bob from Apex was an answer to my prayer. He was extremely professional, capable, and kind. He came out right away to check the property line w/o being paid, and advised my neighbor Pedro on where the correct property line should be. It turns out Pedro's marks were about 2 feet into my property ! Bob left my neighbor Pedro to mark the property line and the situation is still unresolved. Yet I'd like to thank Bob for his help. He is amazing and my hero!

By design,…read morethe management office is near impossible to communicate with. - Multiple incidents of shootings across the street in the past 3 years. - Windows are not soundproof and Amsterdam is a superhighway to St Luke's. - Security in the building is beyond lax -- anyone carrying a delivery bag or with decent clothing has access to the elevators. The staff are inattentive, never seem to notice you carrying a heavy load until you're already halfway to the elevator. - Elevators break regularly. Prepare to get stuck at least once a month. - Their favorite independent broker lives in the building, is effectively an employee, seems like a fraud on renters who pay the brokerage. - The building staff require generous tips to complete repairs, the super doesn't write things down, always claims to forget. - The team is highly engaged in side payments to park cars around ASP days, etc. - The handicap/stroller side entrance is piled with garbage, has rats and flies -- is always at a halfway point. - The workmanship on requested repairs or repainting is shoddy -- but if you complain, they're jack your rent in the next cycle 100% certain.

When we were on a time crunch to turn the place over to the new renters, Paul had the right contacts to get the place ready to be listed. We had worked with a prior property manager who did not conduct a proper background check on previous tenants who caused us so much stress and money. I will not go into detail, but as I write this, I am still traumatized by the entire experience. However, I do feel more at ease now that Paul has taken over the property, we are no longer dealing with the prior tenants, Paul has helped get the property ready and listed and have found new tenants to occupy the property. Additionally, despite my husband and I being overseas for my husband's job and on a completely different time zone, Paul has always been responsive, diligent, trustworthy and fair. He was very hands-on and any repairs were done in a timely manner and at reasonable costs. I am also compelled to address a couple false reviews against Paul that were written by "Baked S." Baked S. was my previous tenant. Reviews by Baked S. are false and should not be taken into consideration. I urge you to look at his other Yelp and Google reviews and the responses to those reviews to get a sense of the kind of dishonest and unethical person he is. It was not Paul who found Baked S. to rent our home. My husband and I had worked with a previous property management company who did not conduct a thorough background check on Baked S. so we unfortunately fell victim to Baked S. Baked S. already gave notice to vacate our house even before Paul took on the property. He only lived at our house for about three months. Security deposit was timely returned to Baked S. There was no "active sewage, gas leaks, collapsed drainage, or structural instability" as Baked S. claims. In fact, the City had inspected the home and found it habitable and that there were no conditions rendering the home uninhabitable. When Paul listed our property for rent, which was long after Baked S. had moved out of the property, Baked S. attempted to prevent it from being rented by posting more false information on various websites and platforms about our home. Despite the trouble Baked S. caused and continues to cause us and Paul, Paul never left our side. We know that other property managers would never have worked with us or would have stopped working with us under these circumstances. We cannot express how lucky we are to have found Paul. We are hopeful that things will run smoothly as we continue to work with Paul.
