This company is the epitome of bad business practices. Do not trust them do not use them basically…read moreavoid at all cost. Long story short I use them to inquire about a real estate commercial property and worked with them trying to acquire a property on Fort Campbell Blvd. They proceeded to have me filled out a tenant application that look like it was from 1950 and informed me that it was a 24 to 48 hour turnaround . However, I received no communication whatsoever for over a week despite calling them multiple times and having incompetent staff tried to give false information after finally being told that my application was neither approved nor denied, which makes no sense. By the way, I was told that somebody already had been approved for it two or three weeks prior to me filling out an application. But that there were other properties possibly available so basically the bait and switch tactic. Do not use them avoid it all cost EDIT: I like the fact that they claim that I was contacted multiple times by their staff which is not true. In fact I had to almost always be the one to call their office and was given no information regarding my application. Below are the photos with the agent and the only contact given from their side. NO ONE from their side contacted me except during the process of getting info for the application and even then it was only for my tax id, ONLY luke actually would message me but it was to let me know nothing was heard on my application. Nice try though, Byers and Harvey

I'm sure the prior residents would like to know they were charged a cleaning fee when one CLEARLY never took place! Seems suspicious! If it was listed "as is" I'd recommend new pictures vs pictures taken from 5 plus years ago! If concerns about the condition maybe walk the property and see it HAD MOLD WHEN WE ARRIVED. Where's the explanation on the condition of the closets and left behind belongs?! PANTIES!!! Cmon your company is a JOKE id be embarrassed to work for a company like this truly. I will start posting email threads id need be:) also sad when the maintenance Teams that was sent talks about how poor of a company it is and agrees the house was in horrible condition. YIKES!!! It was priority infested as you have a gapping hole in the property lol. Sad a company can't take responsibility and admit the ball was dropped. Robina needs a new job or a retrain! This place is a JOKEEE the reviews don't lie people. Funny when asking for higher up info robina is suddenly the highest you can get to LOL give me the number for someone who knows what they are doing. If robina is the highest in the company they have a MAJOR issue. Picture's don't lie the home IS DISGUSTING. May you and your family have to live in such horrible conditions!

A huge part of that was thanks to Elizabeth, one of the staff members who made everything run smoothly. From our very first contact, Elizabeth's hospitality, professionalism, and clear communication stood out. She was attentive, responsive, and incredibly supportive throughout the entire planning process. She even went above and beyond by creating a beautiful family crest for us and arranging to have it displayed on the marquee--a special touch that meant so much to us. On the day of the event, she worked tirelessly to make sure every detail was taken care of. Her pleasant demeanor, willingness to assist, and ability to anticipate our needs truly made all the difference. Our Thanksgiving gathering would not have been the success it was without her dedication and guidance. We are truly grateful for her exceptional service and highly recommend Office Now--and especially Elizabeth--for any event needs. Someone give that woman a raise!!!

ROACH SLUMLORDS My…read moreopinion is that Horizon knowingly rented me a disgusting, decrepit, roach infested unit. They promised me multiple times before I moved across the country that my unit would be roach free. Not only was the apartment not roach-free, it was absolutely filthy, falling apart, and reeked a foul combination of roach, rot, and pet odor that Horizon said was because the previous tenant loved to cook. Yeah, right. Please note the photo of the squished, dry, large roach. How could a professional pest control person, a professional cleaner, and a Horizon employee have been in this unit and miss that? It was in the middle of the kitchen. In my opinion, they are stupid, evil, ignorant, or some combination of the three. I lost over $3,000 in moving costs and became homeless due to their ineptitude. They got huffy, gaslit me, and tried to somehow make their neglect my fault due to the age of the building. They refunded my deposit and let me out my lease as they were in violation of it. They offered me alternative housing--why on earth would I still want to rent from a company that lacks integrity? The attached photos are the condition of the apartment upon move-in. This was, according to Tiffany, a professionally cleaned and inspected unit that Horizon did a walkthrough of. This is the quality of housing they told me is habitable. Tiffany likes to say that it's okay for older units to be falling apart and crawling with roaches--babies and fully grown--during the daylight, because they're old. She claimed the property was treated with pest control routinely. If that's the case, how did this massive infestation occur? The reality is, in my opinion, Horizon cut corners at every opportunity, and I paid the price. A property being old isn't an excuse for deplorable conditions. In my opinion, Horizon are slumlords who take advantage of military and out of state people. They rent out other people's property. The operation is run by unprofessional women who, in my experience, lacked integrity, tact, and class. I should have known they would treat me poorly when I heard "manager" Tiffany and realtor Amanda badmouthing the tenant before me. Additionally, my opinion is that Horizon engaged in dishonest advertising (listing the unit as a two-bed to get more money out of a one-bed) and attempted to lease a unit that was not up to code. I fear this may be a regular practice. If you do rent from them, don't trust ANYTHING they say. I believe they will do anything to make money off of you while not spending their own. In my experience, they will lie, and then act like you are the problem. Get EVERYTHING in writing. They will want to take conversations to phone calls so you won't have proof. Then when you leave a review calling them out for things they said, they will call you a liar. Keep receipts of everything. After all of this, Tiffany told me she was glad I would not be renting from them. Me too, girl, me too. Look at all the other one star reviews they have. Look at their Yelp reviews and dozens and dozens of one star Google reviews. You could be next. Are you willing to take that risk?

Our property coordinator, Deena Luttrull, is really on the ball. She deals with the day-to-day issues for each of our properties and is very professional in her work. She has been very successful in working with difficult tenants by dealing fairly with both tenant and owner as she executes the terms of the lease. She is easy to work with and keeps us informed on maintenance requests and when a tenant's lease is up for renewal. We hope that she will continue to be a Busy Bee staff member. Randy, the owner, Catherine and the rest of the staff have been very supportive by addressing any concerns we have had and providing solutions to them promptly.

My experience with Busy Bee Property Management was extremely frustrating and stressful. Robert…read moretold me to review the rental requirements and confirm that I met them so a tour could be scheduled. I confirmed right away and even submitted the optional application just to be proactive. Instead of scheduling the tour as promised, he abruptly said that now a pet approval was required just to view the home, even though I have an ESA. When I called the office, another staff member told me that ESAs don't require approval at all and that since the application was optional, confirming the requirements should have been enough to schedule a tour. No one seemed to be on the same page. Robert even told me that the way he does things is different from the office, which is not something a prospective tenant should have to navigate. Communication was even worse with Danielle. I was told several times that she would call me, but she never did. I called multiple times over several days and left repeated voicemails and emails. On one call, I was told she wasn't in yet. Later, I was told again that she wasn't in. When I asked if she was on vacation so that someone else could help, suddenly she was in, just on another call. That kind of inconsistency felt dismissive and frankly, misleading. After all of that, Danielle never returned a single call. The only response I received was a brief email, stating that another application was ahead of mine. None of my questions were addressed. No acknowledgement of the days of silence, no apology, nothing. Just a one-line response as if everything else didn't matter. Moving is already stressful. This process made it dramatically worse. I spent days chasing basic information that should have taken one simple call. I rearranged my work day again and again waiting on them. It got so overwhelming, that I ended up crying out of sheer frustration. Ultimately, I walked away and found housing with a different company, and I'm incredibly relieved that I did. If this is how prospective tenants are treated, I can't imagine what the actual tenancy would be like. I would not recommend Busy Bee Property Management to anyone who values clear communication, follow through, and basic professionalism.
