Michelle did a good job with our first property, but our experience with the second has been extremely disappointing. She failed to send our renewal notice on time, and I had to remind her. Even then, she waited until only 20 days before our lease expired to provide three poor comparables that were clearly not similar to our home. I ended up doing all the market research myself. When I considered ending our agreement, she threatened me with a full year's management fee instead of addressing the issues. We have worked with MR on three properties and even bought one through them, but because of Michelle's lack of effort and unprofessional handling of our account, we will not be using MR again. She argues constantly, never admits she's wrong, and could put in more effort. read more

We rarely leave negative reviews, but our experience moving into a Marshall Reddick-managed property in Nashville has been extremely disappointing. Prior to signing, we were explicitly told the unit would be professionally cleaned and move-in ready. When we received the keys, that was not the case. The apartment required extensive cleaning, and we ultimately had to hire professional cleaners ourselves after receiving little meaningful remediation despite repeated communication. Since move-in, we have dealt with a long list of unresolved maintenance issues, many of which were documented immediately upon occupancy, including: - a nonfunctional washing machine with standing water and visible mold - a nonfunctional microwave - exterior openings allowing animal activity in the walls/ceiling - a broken mailbox lock (mailbox doesn't close at all) - missing window screens - multiple additional maintenance and safety concerns We are now nearly a month into the lease and all of these items still remain unresolved. To be fair, Michelle eventually stepped in, acknowledged that our move-in experience fell short, and approved a partial rent credit toward the cleaning expense, which we appreciated. However, the overall experience has still felt highly reactive rather than proactive, with much of the burden of coordination falling on us as tenants. The most frustrating part has honestly been the lack of preparedness and follow-through. We understand that maintenance issues can happen, but a unit should not be turned over in this condition after repeated assurances that it was move-in ready. We are hopeful the remaining issues will ultimately be resolved, but wanted to share our experience candidly for anyone considering renting through this management company. read more

Just purchased an investment property with the Clarksville MR team and I couldn't be happier with their service. This is my second property with MR (my other one is in TX) and I can honestly say Sherry and Brittany from the property management are so good! I can't believe how quick they got all the paperwork to me, found bids for contractors, scheduled repairs and are working to get my property listed quickly! The customer service is horrible! I contacted them to see why I owed money on move out and was reading the statement of charges and Tracey Earles told me very rudely she didn't have time to sit on the phone with me while I read it. I was just trying to figure out why I owed money and got no help. She was no help during the move in or move out process and was very rude everytime I called about a question. This company is terrible I was supposed to move in on the 1st and right after I got the keys I found out it was infested with roaches. They lied and said it was treat and clean but nothing had been done. The property manager is very mean and rude. *Update* We found a house on Zillow. Called the agent and saw it. I'm military and my fiancé is in college. We can cover bills just fine so she doesn't work and concentrates on school. With that being said, I saw a house and liked it. We wanted to apply so I asked all the normal questions and made it know that I have a rental property myself back in Atlanta and that my lady does not work. We also told the agent as well as the girl in the office that we are on a time crunch. The Army waits for nothing. . We applied before lunch and they wasted an entire day of our time and $35 EACH for a application fee.. For them to tell us that they won't approve us because she doesn't work. The young lady in the office told me there was nothing she could do. I text her back and asked if there was any way I could just apply alone. She never replied. So I left a 1 star review. She then called and offered me a refund on the application fees. Saying it was a misunderstanding. I, of course, accepted the refund. That same thing lady who I spoke with before called me again to ensure the refunds went through. Which happened today thankfully. So I'm updating the review to 3 stars since I told them I'd update. read more

I worked with Marshall Reddick to fund couple of real estate projects in past couple of years, one in KY and one in OH and received the ROR that was promised and most of these payments came on time. It was devastating and stressful dealing with the (Clarksville Office) Brittani, Sherry, and Tracy dealing with these people in the office was awful it was not always like that until I refused to sign a 12month lease I was on month-to-month for about two years. When I refused to sign the lease that is when the harassment started. Such as going up on the rent from 100.00 and 50.00 for being on the month on month and 20.00 for the convenience of using the drop box. Inspection never had an inspection the whole eight years I was there. When they did decide to do it, they had no consideration for my work hours and my convenience it was their time, or they will break into the property as they did on my children, I was not even home. Told my children if they did not let them inspect they were going to call the police. Just an office full of BULLIES. That is not the half, when I put in my 30-day notice to move out I was not going to continue to be disrespected by these individuals anymore I no longer felt safe at the property anymore if they did that what else they would do I was not going to wait around and see so I left. (I could go into more details I won't, they know what they did). This is my experience with this company this is not a company you want to do business with oh by the way I always paid rent on time and never was late. I was always polite and courteous to them evening when they did things that were not right there was no reason for this type of barbaric behavior.
