By not performing the background check that was authorized by the tenant, I incurred thousands of dollars in damages and legal fees from a tenant that had several family violence arrests and recent evictions on their record, as well as no longer being employed. None of this was disclosed on their application. Beware signing any rental listing agreement with Remax DFW that doesn't explicitly require the realtor to perform a tenant background check as described in the rent application also provided by Remax DFW and realtors. Remax DFW Mark Wolfe president responded that performing any verification of information on the rental application is a courtesy, but not required unless specifically stated in the listing agreement. Remax DFW president Mark Wolfe states that their agents merely list the properties but are not responsible for checking the applicants background despite being authorized to do so on their rental application.

Mentioned to feel free to contact us the following year. From that time on she politely maintained contact with valuable information by mail. Two months before the lease was up, Joan made her second phone call to learn if we planned to continue to lease. We advised we were ready to sell and for the next several months Joan guided us with recommendations for inspectors, remodelers etc. Thanks to Joan, some of the companies & people she recommended we would use the following year to remodel our home. Our realtor had to call and ask several times if they'd received our offer and the status. Our realtor told them if they received another offer, we'd like to know as we were very interested and would like a chance to submit a better offer if need be. (We'd offered over asking on the first day of the house hitting the MLS) We were told they wanted to have an open house first so they could get multiple offers. The day after the open house, our realtor called called and was told the seller accepted another offer, and that the seller didn't want any mutiple offers so they had chosen another one and that was that. I personally feel that this was very unprofessional of the realtor because obviously they mistated in the first place, saying the owner wanted multiple offers and then just flat out rejecting ours without giving us a chance to respond. If he had at least kept our realtor in the loop in the first place, instead of being so curt and obviously not caring much about our offer, then that would have been really nice too. If I see another house represented by this team, I will not make an offer on it because I think this team is difficult to deal with and I would avoid them in future.
