If you want a real estate agent without a soul, look no further than Anja Plowright. My parents are now both deceased but I have had the unfortunate trauma of being sued by the buyers of their house. During this process I was privy to Anja and her clients exchanges and also her other communications regarding the case. I should mention that the buying and selling of the house were all under Grubb's umbrella but when problems arose, she immediately threw my parents under the bus and recommended legal counsel rather than any benefit of the doubt inquiry into the matter. It should also be mentioned that it was absolutely known how elderly and frail my parents were. Additionally, she coerced the other real estate agent and my parents into paying for a broken water line that they contractually were not responsible for and the CFO of Grubb signed off on this as well. I'm sorry, but ignorance of the contract is no excuse and I'm pretty sure if my parents were rich young techies and the roles were reversed they would have bent over backwards to find this part of the contract to get their clients out of paying for this water line because it was not their responsibility! Anja's communications in this matter are horribly egregious and on top of that she's clearly brown nosing the buyers. I can assure you that my parents were not taken out to any expensive restaurants to discuss anything at all. At one point she even has the gall to ask my parent's agent if they will pay for the sewer lateral line even though there's a whole page devoted to who is responsible for that in the contract and it's a city ordinance that the buyers pay it. Even when she gets a message from my parent's agent that my mom has died and my father is very frail and in assisted living she doesn't offer any condolences to the agent about her client and she still pushes for her clients to sue over failure to disclose despite the fact that my dad was 90 during the sale of the house and my mom had advanced Parkinson's with cognitive features. I kind of felt like Snowden reading these emails. So moral of the story: if you want a shark Anja might be the way to go but then again some people believe Trump is a real estate genius too read more

Ford/Plowright - Great first impression, but they seem unmotivated and really disinterested in providing a basic, minimum level of service. A friend recommended Ms. Ford and Ms. Plowright to my wife and me. In the initial interview, they showed enthusiasm for our house, even complimenting it highly. They threw out a price which was "easy to get," which happened to be in-line with my expectations. They even said they would pay for staging the house. We interviewed other agents, but we appreciated the Ford/Plowright offering - the team approach, the enthusiasm, the absorption of staging cost. The first cracks in the relationship came at the signing of the contract. First, Anja Plowright decided not to show up. I thought, "Ok, fine, but less of a team approach, but fine." Then the contract was riddled with errors and typos. For example, they had listed on every page the wrong city. "Oh, the boiler plate was wrong. Not a big deal," she said. Ok. I'll let it slide. Then, in the contract the anticipated sale price was about 10% lower than what they had said in the initial meeting (the price that was easy to get) - with no discussion of the change it with us until we brought it up. Colette said, "Oh, we can adjust the sale price before we list it." To me - a 10% swing in price is meaningful and is worthy of a conversation. Next - the "pay for staging" thing was a bit of a head-fake. They pay you back from their commission from the proceeds of the sale, after you've already fronted the money. My wife and I were looking to de-risk the sale process, and this was a compelling sales pitch on their part. Too bad they misrepresent what they actually do. Other realtors were offering to discount the commission - which would have paid for staging and more. We got over all those issues and then signed the docs. They were still smiling and enthusiastic, and hey - the sale price was not set in stone, right? So, a few days later I emailed and asked for a list of activities to be done and costs associated with each and who would be responsible for each. She said she would get it by the end of the day. Three days later I get a calendar of stuff without costs nor responsible parties. This showed minimal effort and failed to meet my expectations. We emailed them for sales comps to justify their reduced sales price. They sent a pdf of comps (the raw data - to my eyes - justified a higher price). The pdf was sub-standard, as other comp pages I have seen are "clickable" right to the MLS listing and/or some had actual valuation adjustments the way an appraiser would. Further they said a nearby, smaller house went on the market at a higher price - "but theirs was really well done." It was a bit of a slap, in that they apparently felt our wasn't well done. I assumed we could get our house in sale-ready shape, but apparently they felt we should just lower our price. They even made an error and provided the wrong street name for the new house on the market. We asked for a meeting to clarify the value issues, because we were just not seeing eye-to-eye. They were unavailable one weekend. I was unavailable the during the week due to business travel. They were unavailable on that Friday, but we could GO TO THEIR OFFICE on Saturday. Apparently they were done driving the 5 minutes from their office to our home. Lastly, and the most petty item, but also probably most illuminating, is that, email after email they failed to spell my wife's name correctly, despite the fact that she and I wrote it multiple times. The name of the game is client service, people! Get your client's name right. I asked to just cancel the contract, which to their credit, they did without hesitation. (Perhaps evidence they really didn't want to sell it anyway?) My interpretation of the events was they they wanted us to discount the value of the house so that they would have to do minimal work to sell it. When I look at the houses they sell, ours would have fallen in the bottom third of their range, but still, we're buying their service. They acted as if they didn't have time for us, to the degree they couldn't even get my wife's name right. In the end and with a different agent, the house sold for well over their "easy to get" price. read more

My wife and I worked with Anja & Colette to purchase a home in Oakland and would highly recommend them to others! We had a very specific type of property we were looking for (fixer upper, large backyard) within a very small area (Lower Rockridge/Temescal and 10min walking distance to BART). Based on historical sales, we knew few properties matched our criteria. Enter Anja & Colette. They were patient and quickly zeroed in on what we were looking for, frequently sending us listings -- sometimes for properties which were not even officially on the market yet. Our work schedules didn't always allow us to make it to the East Bay for traditional open houses, but Anja & Colette were always accommodating, showing us properties during the week and early on weekends when necessary. Even though we were very selective in what we wanted, there was never pressure to put an offer in or go higher than our comfort level when bidding. When our dream home eventually came on the market, we knew it was going to be a hot commodity with many offers. We ended up having to put an offer together with only 8 hours notice (as another buyer pre-emptively put one in a week before offers were due), and while this was understandably stressful, both Anja & Colette were extremely responsive. They coordinated the entire process with us and our mortgage broker, and by 6pm the same day we had our entire offer package together and submitted to the seller. Two hours later we had an accepted offer for the exact house we wanted -- something we could not have done without them! Anja & Colette continue to be extremely helpful even after closing, helping us coordinate various details before move-in and putting us in touch with recommended contractors (for the various bits of "fixing-up" our new place requires). They are so wonderful to work with, as they are incredibly motivated to get their clients exactly what they want, without wasting time, but they are also the kindest women. We felt as if they were family, with the amount of attention they gave us, and how they held our hand along the way (we did not know what we were doing!). My husband and I first became acquainted with Anja and Colette about three years ago when we began looking for a home to buy. They were incredibly helpful finding listings for us that satisfied our needs. After we began looking, we went into full blown wedding mode, and finding a house was not quite our priority. Anja and Colette were very patient with us during this time, and did not show any signs of frustration at our lack of motivation. They continued to send us listings, and stay in touch with us. After our wedding we were more than ready to find a house, and find a house we did! Anja and Colette found us the best house we had seen thus far. We immediately wanted to make an offer, and Anja and Colette promptly helped us every step of the way, not only to get the house, but to get it for an amazing price. We are a young couple and this is our first home. The support Anja and Colette gave us was so helpful, and we know we would not have been in this beautiful home without them. Now, two years later, it has been drawn to our attention that houses in our area are selling for quite a bit more than we paid for our home, and if we were to sell, we could make a pretty penny. As soon as we told Anja and Colette that we were interested in exploring this idea, they were, of course, right on top of it. They came to our home with more information than we could have ever expected and walked us through the next steps, the best time for us to sell, what upgrades we should make, etc. They are getting us very excited and are being so supportive of our decision.
