I have lived here for about 6 months and my fiancee and I have loved it so far. The one bedroom apartment is by no means large, but it is perfect for a young couple like us with not much belongings between us. The apartment kitchen makes our friends jealous with the huge island, great gas stove, and giant cabinets. The amenities including the pools, gyms, common spaces, and mail facilities are all just great add-ons. They staff has been nothing but friendly to us and they host great community events frequently (often with food and drinks!). I can agree that maybe the walls are a little thin, but I didn't expect any better in a newer construction apartment building. As far as the outside noise goes, you live next to a big mall, so what do you expect? I used to live in the city so things like car alarms and loud garbage trucks don't particularly bother me. The only other issue has been an ongoing struggle with our washing machine- part of it has to do with that they are small load, and water efficient. Have a had a few calls to maintenance about it so far and they have been pretty helpful. Overall, we have had a fantastic experience so far! I hope they keep things up as the building goes past its first year. read more

Absolutely worst leasing experience for me among several properties in CA, NY, DC and MD. To begin with, this building uses cheap interior stuff compared to MetColumbia right across the street. It took a while for us to find out. Essentially you will get less for what you pay. Secondly, the management made completely false accusations against me (and my dog). They claimed that they have video footage of my dog relieving himself inside the building. I requested the manager to show that but she refused on the basis that she needed the authorization from the community manager. We both knew that she couldn't show me :-) Unless you do not have a pet or you want to deal with this type of BS, do not lease here. Thirdly, the maintenance team is good but clearly understaffed. As a matter of fact, I sent in my AC repair order 4 days ago in these excruciatingly hot days but still got nobody so far. Imagine you have a baby and it's over 78 outside but you do not have AC. There are plenty of options around the area and I suggest thinking twice before signing the lease. read more

Maintenance has gone down hill for this property. Entry doors are broken for months, security is a main issue as well. Security is an issue because few of the external doors do not close. The main kiosk to buzz visitors and deliveries in is broken. Some doors don't even have proper hardware to close. Carpets are filthy. Walls remain unpainted and are scuffed severely. Smell of weed is rampant in the stairwells. Very disappointing when this "luxury" building charges thousands for a one bedroom. When the building management reads this review, a generic "we're sorry you experienced this and we want to talk to you" doesn't work. Just fix the problems that are clearly visible. Residents have even begun posting notes in the Elevators encouraging management to fix the issues. Very unacceptable. read more

Can't say enough good things about Ashley. She is fabulous. She helped me through every step from touring, to applying to move in. TenM residents are lucky to have her. The amenities are top shelf and the rent is competitive for the area. The secure covered garage is free for the first car. Residents just don't have any respect for their neighbors. Literal trash dumped on a DAILY basis in the garbage rooms, not even an inch away from the trash chute. It stinks up the whole entire hallway. How disgusting do you have to be to do something like this? Why aren't there more reminders? More signs? Do the cleaning staff not bring this to mgmt attention? The exterior doors especially the one facing the metropolitan apt never close properly. They always stick so they don't lock. This creates a safety concern. Front desk doesn't greet residents. Kind of rude. Say hi! *rolls eyes* always seem like you're bothering them when you talk to them. Wth. Residents above me lord have mercy the ceilings are paper thin you hear everything. I've been here for some time now. The apartment is great; however.... the only complaint I have is the leasing staff. ALL OF THEM. Zara, Allison and the property manager Erik are completely clueless and never respond to anything. I can't say enough negative things about that office. Completely useless. There is also another woman that works in an office next to Erik who is completely rude and acts as if she can['t be bothered. I am a fairly new resident to Ten M. When we first moved in we had a lot of questions. The concierge was helpful but not as helpful or as pleasant as Pam. Pam has been exceptional. She takes great pride in what she does and always willing to assist you. Great place! You will save so much money on weed scented candles. Even with all your doors and windows closed, the refreshing scent will flow steadily into your apartment! Lovely. You'll also save money on music subscriptions! Instead, you can just listen to your floors make the loudest, most ridiculous creaks as something as small as a cat walks on them. Even our guests make comments on the musical floor boards. According to management, nothing can be done to fix these. They also said this is happening in EVERY apartment unit, so we're not just special :) Oh, and don't expect them to adjust prices for anything like this! They won't even consider it. Lucky us! Don't worry about getting lazy if you live here! Fire alarms will go off at crazy hours. You'll grab your animals, shuffle down the stairs, and stand outside in the snow at 11 pm. No communication will be given that it is safe to go back inside, whether or not it was an actual fire, or even a plain acknowledgement from management that an alarm had happened. It truly reinforces a sense of safety. You could also say there is a real sense of community, in that there might as well be no walls between units. We hear every single thing our neighbors do, even their phone alarms that go off in the morning. "Good luck at work, friend!" Especially for the price we are paying, the issues are deal breakers. The maintenance team and kitchen island are the only saving grace here. The building or property management company will likely respond to this saying we should reach out to them about our problems, but we have already tried to do that multiple times. Conversations were had about every issue above with no offered or suggested resolution. read more

The concierge desk was previously in a state of flux for a while. Just recently, a new person (Pam) was hired. Pam has been extremely proactive in getting all of my questions answered. She is always pleasant and extremely helpful. There were a few people in the past who worked at the desk who made you feel like you were burdening them with questions or even picking up your packages. Pam has been awesome!!! read more

GORGEOUS apartments however, "staffing transitions" are unfortunately evident & are impacting quality of service. A couple emails went unanswered. I applied online and supplied the additional docs. After a few days of radio silence I called to confirm the docs were received & inquire on the status of my application. After being put on hold a couple of times Marketing Specialist J.G. informed me he had questions about my docs. After clarifying I was told I'd be called back within the hour. I was not. I made a note to call back before close of business the following day. I got the sense I was bothering J.G. by calling back after he failed to return my call. He mentioned that I called previously a few times. For the second time I was asked for additional info. I wondered when I would've been contacted if I wasn't calling on my own. He asked for paystubs when I confirmed with him the W-2 would suffice prior to applying since I work seasonal overtime. The next day J.G. left a voicemail (VM) again referencing how I called prior. I was told the app was going to a manager for review and I'ld be getting an email "very shortly within the next day or two". That email never came. J.G. called a couple of times the following week (no VM) however, I was already turned off from renting due to the communication snafus, lack of urgency, & quite honestly his attitude. I figured this is the point where I would be receiving the best treatment & that concerned me. I requested the deposit refund via email & was asked for a reason so I sent a version of this review. J.G. called and left an apology VM. I emailed stating I appreciate the apology but would like confirmation the refund is underway. The property manager (PM) then reached out & stated I would be refunded my deposit as well as my application fee which I appreciated. It then became a case of the left hand not knowing what the right hand was doing. The PM stated the refund would be overnighted the following TUESDAY by Accounting. I received an email from J.G. less than 10 minutes later advising me my refund could take up to 45 days... At this point it really felt like I was being punked. I questioned his email with the PM & was basically told to disregard. The following Tuesday (when the check was promised to be cut) I received an email from the PM advising she was unaware Accounting now cuts checks WEDNESDAYS. A one day delay isn't a huge deal however, in theory my refund could've been sent when I requested it the prior Wednesday morning ‍ Thankfully, the check has now been received. Meanwhile, I applied to a nearby complex and was instantly approved. PLEASE save yourself the headache There's a lot of availability for a reason read more

Quite possibly the worst building management and leasing office team in all of the east coast. Don't expect to move in or sign your lease before your anticipated move in date. If you call them at +1 (410) 740-7072, you will either be routed to an operator who isn't on the property or someone will tell you the nobody is at the leasing office at the moment. I called back every hour and a half for a whole week and was given the same response. Am I being lied to? Or do the leasing agents never come to office? I was told 12 times that they would leave an urgent message for the leasing agents to call me back but they didn't call back a single time. They will also take a week to reply to one out of the five emails you send. Extremely unprofessional. I sent in my application over a week ago to move in June 21st. I called the office every day to check on the status and got zero answers. I finally receive an email over the weekend saying I got approved but no response since. It is currently the day before my move in and I still haven't gotten a copy of my lease or any confirmation if I'm still set to move in tomorrow. The property is great with nice amenities but I could probably assemble a better leasing office and management staff with a few high schoolers. read more

I will give an honest review with both pros and cons. Pros: - The apartments are in a decent area. Close proximity to the mall, food, and entertainment. The weekends, especially concert weekends, can get a bit crazy. Good selection of grocery stores in the area as well. - The gyms in the apartments are pretty nice. They are never too busy, and they are always very clean. Tons of running options around the apartment area. - The residents of the apartment either stick to themselves or are very friendly. I have never had an issue with a resident unless it's because they drive like maniacs in the parking garage. - The maintenance team is pretty quick to fix issues, and the cleaning crew is awesome. I have nothing bad to say about this group of people. Cons: - The price is way too high. Better quality apartments are available for less. The word "luxury" gets thrown around way too often. These apartments are not "luxury". They are cheaply built rooms located in a nice area. Prices were recently raised causing some people to be forced out who had been here for well over a year. - Cheaply built. The doors in the apartments never properly close. The water heaters are not adequate for a family of more than two people. Fire alarms will go off regardless of what you are cooking. - Security is non-existent. Multiple vehicles have been stolen from the parking garage. Half of the lights in the parking garages are burnt out. The second-floor garage entrance in TenM doesn't even have a lock. Packages are left unattended even though you pay for Parcel Pending. - Recently residents have been allowing their pets to urinate and defecate in the stairwells and elevators without cleaning it up. The big one: The management staff is absolutely terrible here. They are some of the rudest people I have ever had to deal with. They treat you like an inconvenience if you come in with any issues. They would rather sit on their phones and complain that they have to get up than actually help you. If you do happen to find somebody nice they are only around for a few weeks, and then they are never seen again. The front desk is always training a new person, and I can only imagine this is due to employees not wanting to work with the management staff. In particular, the woman that sits at the far back desk with the braids is very nasty to deal with. I am not the only person that has complained about the staff. Recent reviews will agree with me here. If you are considering moving in ask yourself a few questions. - How many times have you had to call to get a viewing or information? Did they return your phone call? What was the attitude of the person you were speaking with? - How many apartments are available? When I moved in there were only 5. There are now close to 40, and it has been like that for quite a while now. I hope this helps anyone that may be considering moving in. My advise would be to look elsewhere. read more

The following is based on my experience as a tenant for two years in this building: Move here at the risk of significant disappointment! The first issue, which is obvious from the many 1 & 2 star reviews is the poorly constructed units. Don't be fooled by the looks, the walls and floors allow you to hear most of what's going on in your neighbors' apartments. 1:00 a.m. EDM party from the neighbors above me, kid running around on these less than insulated floors at 11:00 p.m. and complaints to management are rarely acted upon, and most complaints often are ignored. The ole, "we apologize" is lame and doesn't offer me anything given that I've upheld my part of the agreement. Second, the stairways, parking garage, and at times the hallways smell of weed. Third, the ole "the building is safe because of key fobs" line is absolutely bs. There have been numerous times I've seen people wait at the door until someone is exiting and they'll just walk right in. They have no safety protocols for such an occurrence. Oh, and by the way, you pay for parking behind secure roll-down gates; that is until it's broken for weeks at a time. The lighting in the garage is often out and that makes for a very interesting walk from the garage to the entry door. Fourth, based on what I wrote above; there's no evidence that this is a secure place to live. Fifth, the management (current & previous) during my 2 year tenure hasn't demonstrated any compassion for the noise level that residents must contend with. The rules change as it suits their lack of desire to implement effective changes. At one time, they once had "quiet hours". Now, the new management states that the authorities would intervene if they believe the noise was "above regulatory levels". What is that??? They're selective as to when they'll follow up on issues. My experience is rarely if they ever do and they always lead with excuses. Finally, for the money and for the convenience, I'd say you're far better off if you don't live here. I'm in my last month and because of the noisy neighbors above, I've vacated early due to many sleepless nights because of that noise. These "managers" don't care and absolutely intend to make me pay for a place where the noise is unbearable and given that I've been unable to sleep. I've incurred the costs of securing my housing earlier than I anticipated because of these terrible experiences. read more

I really regret my decision to move into this apartment building. The building is so poorly constructed that you hear every single noise possible from your adjacent neighbors and upstairs neighbor. The noise from the mall (bus stop right out side that runs all day and into the night), the loud cars that use the mall as a raceway, the smell of marijuana in the parking garage and stairwells, the garbage left out in the garbage room (how lazy can you be), and the fact that I have a neighbor that has 3 Siberian Huskies that bark all damn night make this place a constant source of stress. Tried to convey to management my concerns, and they acted like they actually gave a crap -however up to this point they have been all talk. They said that I could move into another 2 bed/2bath apartment, and I looked at a few apartments with them. When it was time to do the deal they jacked up the prices so much that it made it untenable. They offered a one bedroom with a small den (I currently have a 2 BR) as an apartment that I could move into. That was a joke. Downgraded fridge, no 2nd BR, and only 1 bathroom that sounded like you were inside of a jet engine when you turned on the fan. The day this lease ends can't come soon enough. Would not recommend this place to anyone. read more

Maintenance and some leasing staff are AMAZING ... but upper management is TERRIBLE. 1) We've been here 1+ year and 10-15 times I've complained about marijuana stench in the stairwell - management gives empty promises and moves on. Marijuana stench happened again just yesterday. 2) The garage door has been broken 7-8 times and on at least 1 occasion took 1 month to replace. The garage door was inoperable for 1 day last week as well. 3) Our parcels have been misplaced on at least 4 occasions. Sometimes the parcel locker is empty after notifying us a package has been delivered. Instead of solving the issue, blame is placed on the carrier and 1 proposal is that we, the tenant, contact the carrier to resolve this issue. We've even repeatedly contacted TenM's governing board (Kettler Management) about these problems - problems still keep happening. Were moving not such a hassle, we'd be long gone. read more

Instead of being TRANSPARENT about his front of the house "temps" vibe that HE has administered, galvanized, and cultured, which is a collective of insanely dismissive/burnt-out/obviously underpaid/cheap-demeanor/lackluster/and about as responsive to the tennants needs as a ferret swimming in a bathtub of espresso. If Dateline NBC went undercover at this place you would think they were inside the license branch in Queens New York instead of a supposed "luxury" community. This place has an office automated phone system set up in which they DO NOT ANSWER THE phone! EVER!!! Did I mention that when you call here and nobody won't answer the phone? If you call this business you will be forwarded to an answering service in India or you might get an email from our snarky "shanaynay" two to three days later! Can someone say "losing money as a business" three times whilst tapping their ruby slippers? It's seriously bewildering to guess the amount of money that this place brings in, and then the fact that they cannot make an amazing core customer service experience as a seed to there success. If I were an owner of this property I would be seething with a white hot anger and clean house immediately, get people in there who care about all of these hardworking peoples money and replace Erik immediately because ultimately he is responsible for the vibe at this wannabe luxury community, and has obviously accepted a "disgruntled u.s. postal worker experience" as the customer service standard. read more

As a once prospective renter we visited and toured the property multiple times a few months in advance of needing a unit. We were told the application process was straight-forward, an application fee, credit check, the usual stuff. Then it got crazy. They needed a birth certificate, social security card, etc. Nothing was explained upfront, just piece meal information when we called again and again to check on the status. Finally, after 3 days of running back to the office to deliver additional information we're told we need to have proof of $15,000 in a bank account. What?!? Who asks for this and why weren't we told at our first visit??? Case of discrimination perhaps?? Don't try to contact their central leasing office, they'll tell you "all we do is set rates, order maintenance and advise of availability". Sounds like a leasing office to me but they have no knowledge of the leasing practices in Columbia?? read more

Wow! I really didn't want to do this but I haven't received a response from any other forms of communication. So here I am. I'm not really sure where to begin with this one. I don't even live at the community, however, I am grateful that I dodged this bullet for sure. I came in to you guys property on April 28th to tour the facility. Was told to come back the next day and was able to take a tour and I was not mad at the price at all, especially for the space. I thought it was a deal, considering the area. I must say I was very shocked to see so many vacant apartments. Now I'm understanding why. I expressed to the leasing agent my since of urgency. I needed to move in within the next few days as I just relocated to the area. I filled out the application and submitted that day. Paid application fee and the $500 dollar security fee was taken immediately. In my experience, the security deposit is usually taken upon approval. Not in this case. Days went on and I have not heard back from anyone. Status of application still pending. NOT NORMAL. I called, the leasing agent I worked with and they were Out Of Office. Was told they are very busy and they would give me a call back. Another day passed and finally I called back. And the leasing agent stated she didn't receive the attached documents in the email that I sent. Proceeded to send email again. Still no update on the status of the application and says still pending. Called back to cancel my application because at this point, there were a plethora of red flags and I had already been approved and secured another apartment, SAME DAY at another community. I was told that I would receive my $500 security deposit within 30 days. Today is day 35, still no security deposit. I've called the Ten M Flats - no answer. I've emailed corporate and Ten M Flats as well and the leasing agent that I worked with. Still no response. For all of these reasons above, WOULD NOT RECOMMEND. No one ever looked at my application hence the PENDING application, so therefore, my funds should still be in my bank account. When will I receive? read more

This is a great place to live! This morning my husband went down to check the mail and to his surprise there was coffee (which is available every morning along with hot chocolate and tea), donuts and orange juice to greet residents as they ventured out on this very cold morning. I haven't even gotten to move in yet. I'm on a time crunch being pregnant and have to be out of my current place by august 1. The staff are aware of this. However the miscommunication or lack of is awful. Being told I'll get a call back later that day and two days go by. I was suppose to pick up keys Saturday... I get there being told I have to drive back on the 19th to get keys and finish the lease...also was told I was going to get a welcome packet that day. Still no packet. To make matters worst I called today asked for a manager or another number to call someone who knew what to do and they sent me to ALL STATE INSURANCE....are you for real?!? I can't get the keys without setting something up but I can't set things up with out the welcome packet. I don't know who is managing this place but as someone who has been a manager they need to either look into why the staff of failing at their job and not communicating or replace management all together. Especially since the reviews of this place are going down hill.... Oh and I already paid my security deposit and they want to raise that on me as well.. after they took the money and won't talk to me. read more

If I could give zero stars I would. This is a poorly constructed building with zero noise insulation. You will hear your upstairs neighbors and it will sound like they are doing jumping jacks. When I moved in, we had a mouse infestation. Luckily I think they got that under control. There was also the strong stench of marijuana in the stairwells and hallways. Felt like I was living in a college frat house on the weekends. Do not recommend if you like sleep, peace and quiet, and relaxation. read more

Nefarious practices and taking advantage of military member. Toured the complex with my son, who is relocating with the military. the place looked nice and he decided to move forward with the application process. We asked what the approval process looked like and they said it was straight forward credit check. My son applied for the apartment and was asked to post a deposit of several hundred dollars. He did so and found out a few days later he didn't qualify because his military salary and allowances weren't enough income. Seems like they could have given that information up-front. When he asked for the deposit back that he placed using his debit card, they said that they couldn't credit the card back and would have to send a check via mail. This has now put him at a disadvantage in finding a place, as he saved the money given for the purpose of a deposit. It has been over a month and still no check in the mail. They are quick to take your money, but won't work with you to refund a deposit. In fact, won't even give him any detail or a date he can expect his money back. Hard to believe they have no way to credit a a card back. Any way, stay away from this place especially if you are a military member or veteran. read more
