We were drawn to her based on her impressive market knowledge, her forthrightness and her clarity in explaining the purchase process. Some more background on our experience... My wife and I live in South America (Colombia), and we wanted to sell our apartment in Park Slope, Brooklyn (NYC) without returning to the states at all. We weren't sure it could be done. After doing a quick search on Google, I stumbled across some of Teri's glowing reviews. I contacted her via email, and right away we were confident we'd found the right partner to help us to list our apartment. Teri knew the market inside and out, and was clearly a holistic provider that could be a "one stop shop" to get our apartment: prepared, listed, and sold at the best price possible. Teri was able to help us coordinate all aspects of readying the apartment for sale: from helping the existing tenants to vacate, repairing/renovating the unit, doing the interior design work to stage and photograph the space, and connecting us with great legal representation to close the deal. She was always super responsive and on top of every last detail. Results The listing went up January 15th, 2019, and we had the first apartment showing 5 days later on the Sunday of that week (a holiday weekend). Our first offer came in the next day, and within 10 days of the first showing we had an offer at our full asking price (which we accepted). This is at a time when the market is softening, and we were thrilled to close the sale at our asking price. Our apartment was a "diamond in the rough" for the right buyer, but it had a lot of aspects to the layout (i.e. the "rough") that would make it unworkable for a lot of the prospective buyers in the market. I am so lucky I had Teri to help me find and buy an apartment in Park Slope. She is extremely approachable, honest, unselfish, hard-working, and a true veteran of the industry. We just moved into our dream apartment in Prospect Heights, and couldn't provide a higher recommendation for Teri Cavanaugh. We absolutely adore her. She's an amazing buyers agent -- especially for first time buyers like I was -- and an even better person. I initially chose to work with Teri because of her deep neighborhood expertise in Park Slope, Prospect Heights and Fort Greene. Teri can speak intelligently about any building (and co-op board) this side of Brooklyn. That expertise and experience paid dividends throughout the process. Her personal relationships with sellers agents (she knew almost every listing agent we came across) made us feel comfortable that we were making the right bids. Her knowledge of the neighborhood's architectural history helped focus our search: she realized that our preferences would align well with early 1920's apartments (not the late 19th century brownstones we were originally looking at), and very purposefully steered us towards areas that were built up during that time. But looking back now, I am most thankful for Teri's help in framing this process and making it enjoyable. Many of the brokers we had originally interviewed talked about getting a "good deal." They touted their negotiation power + their ability to run pricing analysis on comps. We chose Teri because she offered enormous insight, not an analysis I could do on my own. So let's hit the highlight reel shall we? Responsiveness: unbeatable. I love good communication and Teri was incredibly quick and thoughtful with all her responses. Dollar For Dollar: unbeatable. Teri saw the location I was looking to buy (Clinton Hill) and immediately recommended a bank that had a special community investment mortgage rate. As a result I got an ultra low mortgage rate and she managed to save me $12,000+ on the closing costs. To be fair, results with saving money will vary, but if there's a way to save you money, Teri will do her best to find it. Emotional Management: unbeatable. I am first time homebuyer and was doing it completely by myself. So going through the process was a bit of an emotional rollercoaster as it is a huge life decision and the most money I've ever spent. But Teri was able to recognize this and gave me some great guidance and support on how to think about the process. She knows when to be a shark and when to be a human. We ended up going a different direction and she was an exceptional partner through the whole process - from narrowing down what we are looking for, understanding our pricing range and what it can buy us, finding the right neighborhood, going to open houses, getting the most from showings, and many many many other parts of this process. She made us feel comfortable and it was honestly delightful to be around. Teri also connected us with a great team - we originally tried to finance through our bank but ran into some unexpected issues with our underwriter very late in the closing process and Teri got us set up right away with a new mortgage lender who was able to quickly go through the underwriting concerns from the other bank and got us back on track for closing. My wife and I are empty nesters. We sold our home in Orange County and spent a year renting while we decided on what neighborhoods we liked in San Francisco. We went to open houses for about a years' worth of Sundays, to look at what the prices were, and at the various locations, AND to scope out realtors that were holding the open houses, looking for one that would represent us when it was time to buy. We met a few realtors that we sort of liked; generally one of us more than the other. Teri left a favorable first impression with both of us. I have to say now that we bought a house with her as our agent, our first impressions were more than validated. The open house where we met Teri at had some serious disclosure issues. Teri portrayed them in as positive a light as was ethical and honest. I have not always found honesty to be the real estate industry's big strength, so I give Teri a big plus for having both a sales drive, and an honesty chip. Months later, we hit upon an open house, that while not perfect, seemed to meet many of our needs. We contacted Teri, who remembered us from our previous brief open house encounter. A good memory does not always indicate an intelligent person, but it sure does with Teri. Honest and smart is a good combination in my book. Teri met with us without delay, and filled us in on the market facts of life, the current inventory shortage, the bidding wars on desirable properties and the other gory but necessary details. She also had a good grasp of the pluses and minuses of the house in which we were interested including all the pertinent disclosure issues, and how to evaluate them. She recommended a price range for us to offer, with which we were comfortable. She worked with us till late that night getting our bid in for the next day, when it was due. Since we hadn't yet prequalified, she even gave us a referral to a lender that could do that post haste. The lender turned out to offer a good rate, and was able to fund in 21 days. Teri knows good people, too. Another plus. Turns out, someone else overbid on that place. I was glad I didn't have their realtor. They paid too much. The next place we liked, Teri warned us had a lowball price. Evidently some less than honorable realtors lowball the asking price and look for a feeding frenzy to drive up the offers. We put in an offer, but as Teri correctly assessed, the ultimate buyer also paid far too much. We had looked at houses and condos in a variety of neighborhoods, and it must have seemed confusing as to what exactly we were seeking, but Teri picked up on our wish list immediately. She showed us a couple of places next that exactly fit our needs, better than the places we had seen at open houses. We actually had two places we would have been happy with. I felt like a guy on House Hunters. We decided to make an offer on a top floor condo with a view, in a neighborhood I did not think I could afford, but again, Teri could read the tea leaves as to what it would take to close this deal. We got it for less than the previous two properties; it was nicer than either. A greedy realtor would have simply gotten us to overbid on one of the first two places and we might have been oblivious. We may be seasoned, but it really helps to have a knowledgeable professional on your side. The seller's agent was, let's say, flexible in the honesty department (I will write a review on him when I am certain I can do it without spiking my blood pressure). Teri, despite a very different style, was more than his match. I'd not play poker with her. She proved to be quite adept and canny at ferreting out the misrepresentations, and steering us clear of the shoals throughout the offer, acceptance, inspection, disclosure and close of escrow process. The final kudo I'd give her is for her wonderful sense of humor. If you are humorless, she is unlikely to offend you, but as someone whose humor can offend, I always got chuckles and a witty reply from her. She not only got me a good deal, she helped me avoid some pain in the process, and she made the whole thing fun. Whether you are a first time buyer, or a grizzled veteran of the real estate wars, I think you will be happy with Teri. She knows about green construction, and about how the color green influences all the moving parts of the process, whether for good or bad. It has been a few months since we closed on our first home, a condo in SOMA (which we absolutely love!), and we can't thank Teri enough for getting us to where we are. We wandered into an open house one Sunday and were lucky enough to met Teri. She has a wonderful balance of good humor and professionalism that was immediately obvious when we met her and throughout our buying process. When we finally realized that we needed a realtor, we went straight to Teri. She brought us into the Zephyr office and spent almost 4 hours answering our questions as she took us through a lengthy disclosure package and coached us on how to make a successful offer. She rallied to get our first offer in on a property, working on a 72 hour deadline! We were only beat out by all-cash offers, so we continued our search, but the market is super tough for buyers right now.
