This is one of worst property management company I had ever deal with. As you can see all their Yelp reviews. They get all 1 stars, If I can give them "MINUS" 1 star. I would do so. I had been dealing with them since I received letter from LKG law office on June 2025. They sent law office try to collect money from me that I did not even know I owed them. I told them I never received emails, text msg or even invoices in mails from them. When I request past missing invoices from them. they will not give it to me or even verify mailing address where they said they sent. I believe they try to scamming us. Btw, they continue direct draw HOA fees from my bank all these years and said I owed the reserve assessment fees. Where is reserve HOA assessment coming from when I did not even receive mails from them. If anyone of you dealing with same situation as me. Please reach out to me. so We all can take them to court. Martha Ayon is the worst Community Manager I've ever had to interact with, and shouldn't even hold the position. How a Community Manager can side with a board member that violates CC&Rs, and then agree with the board that the board member shouldn't be removed is unconscionable. They are opening the door for community members to disrespect each other's property with zero repercussions. If TerraWest is the management company of a home you intend on purchasing, I encourage you to look elsewhere. read more

its been over two months since I bought my house . for the first month they said that my home wasn't even part of them then they said oh your just not in the system and then after two months I got my first bill after I had already paid the two months when I bought my house. now they have me under two account numbers so they sent my payment back and I'm still waiting on that so I can repay my payment. I'm still waiting to find out that they cover. why do I have a home owner association. is my front yard landscape covered, can I park my car in the drive way or on the road. some one said I have to keep my front light on but I didn't want to pay that bill anymore so I unscrewed it. no one has stopped by to say anything. someone said I cant remove the Shutters on the side of my windows that I hate. I wonder what will happen if I take them off. will I get fined? I am so in the dark. isn't a company suppose to tell you what you are paying for. read more

As we approach Thanksgiving, I wanted to say how thankful I am to be working with Lucille Sanchez from Terra West Management Services. We've been able to check off many things from our punch list and that could only be accomplished working as a team. Our HOA has worked with Lucille on several issues and she has always been focused on getting the job done but mostly important, getting it done "the right way". She is engaged with the board and the homeowners to ensure all their needs and issues are addressed. we hired Terra West due to the great promises they made during our interview. They were the best we had experienced until they were sold. That is when everything changed. we loved the community managers we were assigned to but the office staff was not the best. lately bills were routinely up to 4 months late potentially costing us our landscaper which we were happy with. They were unable to send property inspections in a manner the board could use and as such we went many months without a proper inspection. they forgot to pay the insurance for officers and directors. several ARC submissions never got to the ARC committee which could have been a serious problem for the community. they were not scheduling board meeting per the schedule forcing us to miss required meeting dates. they just sent us their final bill including management fees all the way back to July 2022. How can they manage our community properly if they cannot manage their own business? read more

My HOA switched to this company for management last year. Within 1 week of the switch I start getting bombarded with violation complaints. They have an online violation resolution system and the web site interface literally resembles 1995 Netscape. Horrible! The worst! My friend lives off of eastern and windmill. There is a walkway in her backyard that people walk through. In her backyard they have access to walk through the top of wall. I would be so scared. She deals with vagrants walking in her backyard. Seriously, she has dealt with Terra west in the past at another property about a small patch of grass 3'2 in her front that wasn't as green as the rest of her yard in the summer. No communication with owners whatsoever. Just today see that we can access our accounts online through their website, but was never informed of that. I called their office today and could not speak with anyone about the status of our pool opening. Rebecca, an employee at the Henderson office hung up on me. She started to explain that due to repairs at the clubhouse, when I interrupted her to tell her that we don't have a clubhouse. She said if I talked over her, she would hang up. I said, but we don't have a clubhouse, thinking she was confusing my HOA with another one, and the bitch hung up on me! After several callbacks, I was not put through to her or anyone else who could talk to me about the pool. Maybe they don't realize who pays their salaries! I have worked at property management companies and have never treated owners like this. They get ZERO stars from me, but we don't have that option here. They created a phony violation escalation based on a mistake made by someone (?), refused to make any corrections, and slandered my good name. They don't answer their phone or return voice mail messages and they have the audacity to allow their customers' emails, which are a required response to their bogus notices, to go into their trash file. I was told by the person in charge of ALL THE HOAS that It could be seen as harassment if I call them in order for me to follow up with them not returning phone calls or emails. This company is not being supervised like it should be. Totally unacceptable, very very unprofessional people that have acted this way. Numerous communities / managers not responding not just one either. In addition they have sent people to the wrong locations after asking 3 times to verify things being correct. They are as mis managed as it could possibly get and then the person in charge of supposedly taking care of these issues, she tries to flip the script and say again you are harassing them by calling day after day to find out why they aren't returning calls or emails. THERE IS LOGS AND CLEAR RECORD WHEN ITS SENT AND NO REPLY - same with voice messages. Doris Logar tries to intimidate you when they unethically do not return calls. This company allegedly manages our townhome HOA (Fairways at Queensridge). I say allegedly because over that past few months we have watched the steady decline of our development and the alleged Property Manager, Jessica Heath, hasn't been to our development in four months. Our neighborhood has watched once well-manicured grass areas turn brown, become weed infested and other that our entrance there has been no edging done. Plant die, get replaced with a 1 -2 foot shrub that ends up dying due to no one checking the irrigation. We also get irrigation leaks that have gone on for weeks and when I email the "property manager" about this, her assistant send an one line email saying "I forwarded your message to the landscapers". When questioned about this in our July HOA meeting she became defensive and rude. They do not respond to email nor does a single person thee answer a phone. Its constant voice mail and call never get returned. They don't inspect the neighborhood at all and if they claim they do they have no explanation when questioned. One example is a neighbor with an old mattress in plain view on the side of their unit. It's been there for 3 months and no one from Terra West is aware. I'll be at the next BOD meeting where I and others will recommend we terminate our relationship with Terra West. read more

I'm pretty sure, they need to soak their renters for every dime they can. We pay our rent through bill pay each month. We can show through bank statements its on time and never bounces. Terra West loves to tack on late fees because someone in their back off says they didn't receive it in time or they were to lazy to open the mail before the end of shift. I guess when other people do not pay their rent, they need to make up the difference through other people who do. I also like to mention, all my other bill pays... they don't have "late fees/payments" (Car payments, utilities, mortgage) on them as B of A manages to get them there on time. ONLY Terra West has this problem not receiving the payment on time. And lets not talk about maintenance. It wasn't until I sent a nasty email up the chain about Terra West behavior, that a maintenance person called about the leak in our roof, even through it was reported almost 2 weeks prior. Allready talked to someone at your facility about two weeks ago I feel I'm being harassed and targeted. Just got 3 more notices and they are second notices. Not even 25 days. One of the second notices shouldn't even be a second notice it had something to do trimming tree suckers( which were two small ones that popped up in the last week) from another tree. I trimmed the original tree at least two weeks ago. What the hell is going. Maybe a board member is singling me out?? This is BS. read more

Tear West allows board members to bully homeowners it's absolutely ridiculous. Went to a meeting of our own free well regarding a letter that we got about an issue from 11 years ago yes 11 years ago I felt like I was in a scene from law and order and also at the principals office all at the same time. Board members argued with each other because I didn't even know what property we were at which was absolutely ridiculous they absolutely positively interrogated us and bullied us and try to twist or words around when we were just asking simple questions and what we need to do not only that but I have yet to receive a phone call from any representative of terror West regarding this issue and how they can allow board members to bully private homeowners they are an HOA board not the attorney general. My advice is to hire that attorney first to talk for you so you never have to go through with my family is going through and watching my husband to be so upset and down and depressed like he's in middle school getting bullied by the biggest bully and nobody around them does anything about it read more
