I have been living in my place going on year 3. I have had a lovely experience from Chris and his fellow co-workers to Jenn and the staff in the office! I recently put a work order in and it was done within a few hours and I didn't even know they were there, they left it clean and kept together. Jenn and Liz are so helpful in the office. Jenn has been open to phone calls or emails and replies immediately with whatever is the issue being dealt with and always has been very understanding to circumstances. I am overwhelmingly pleased with Terrier Properties and I highly recommend using them as realty company. I live in Old Northeast and I the neighborhood and the building, however, older hones require repair. Once again, Terrier responded to my service request promptly. They sent a plumber and instead of shopping around for estimates which would cause delay, Terrier approved the work to be done the same day resulting in my shower issue being 100% repaired immediately. I appreciate that the staff likes the company and therefore stay so that renters get to know the Terrier team. I similarly like the Terrier team and have rented from them for past 7 years and remain exceptionally satisfied and especially so after dealing with Manhattan Landlords for 20 years! read more

Just a few words to say here. Stay away. You could feel the shady vibe from the beginning when some stoned-out-looking old hippie showed up on a 60s-looking bike. My wife and I could not end this quickly enough. I was amazed at the low-budget approach to renting a 2000-dollar-a-month apartment. I am so happy I rented from Terrier properties! They have fantastic historic rentals in downtown St Pete. You really can't beat the locations. I rented a 2br apartment close to downtown. The price point is great. The apartment is large and cozy. I will say that there were some minor issues upon move in but terrier corrected them right away. Maintenance requests are done online through their online portal, and they are very efficient and thorough. They even installed a brand new central AC unit within a day when mine went kaput. Maintenance Turnaround time is within an hour typically. The maintenance team is courteous and professional. The office staff rocks! Jen is so friendly and responsive. She even allowed me to extend my lease in a pinch and spoke to the owner of the property to lower the rent.. Amazing! They really do have a great team at terrier. The properties offer something for everyone and are unique. I just signed another lease and couldn't be happier! read more

I moved into my place, and loved it five years ago. Then the property got explosive here in St Pete now the rents have gone through the roof they do absolutely nothing for it and it's getting worse the maintenance can take forever my oven went out it took 1 month to repair it I am so over it if I were you I'd keep looking I'm not even kidding you it may look good in the beginning but I promise you in the end it will be holy hell... They don't care about anything but money!!! I've been a very good paying tenant for 5 years . And respect property...I'm just beside myself and I'm going to tell you something it's not just me it's other people that have lived here 8 years, 12 years and they just were nice people and felt the same way. And they all moved ....they don't renew their lease because they want more money and the laundry room is Despicable.... I would never wash my clothes there and it is so disgusting half the machines don't work it's just absolutely disgusting... one neighbor had actual termites in her bed when she called the rental office they didn't feel like it was an emergency really to have a termites in your bed.... they don't use commercial cleaners in between tenant's.....! They just move the next person in. I lived in a very nice area so that's why I put up with things, but you get to a breaking point and I am there !!! They recently removed the fence which I completely understood due the storm , the owners refused to replace it. No privacy and security most of all as a single woman that is very important.. I rented the unit because it was Private!!! BECAUSE THE OWNERS JUST WANT YOUR MONEY AND NOTHING IN RETURN. If you can deal with that best wishes!! read more

Watch your back with these people! Keep ALL communications in writing and do not allow them to manipulate you into phone conversations. They are not to be trusted. Maintenance men have threatened me and snooped through my personal property when I was not home (caught it on video), and they even tried to keep HALF my security deposit due to wear and tear which is ILLEGAL. Thankfully, I got it back due to an attorney writing them via certified mail and laying out the actual laws and how THEY were breaking them. If you have no other options but to live on one of their many slumlord ran properties, be sure to communicate through email and save all communications for reference and invest in cameras. GARBAGE!!!!! Do NOT rent from them, the prices may seem reasonable, but you end up living in a dilapidated piece of garbage. They do not care about their tenants, or property owners since they let the units get so bad. I had a huge leak in the roof of my apartment for TWO MONTHS. Since July 16, it's still not fixed. Set up a viewing with them, was told I would be called the day before to confirm but never heard from anyone. Called the morning of and no one had any record of the appointment. Was asked to come two hours later. Showed up at the apartment and no one ever came, and no one answered their phones. I was moving from out of town so I made a trip over just for the apartment viewing and wasted a whole day. Luckily I found a huge apartment just by driving around- WITHOUT the ridiculous pet deposits. They own so many properties maybe they own too many to correctly manage. read more

I rented a small studio from Terrier for four years. At first I really loved it, the location was really great, the AC unit died within the first year and they replaced it, and I didn't have many issues (except the "cleaning" they did before i moved in was not even close to acceptable but me being young and non confrontational didn't say anything). HOWEVER towards the end of renting I got a bad leak underneath the kitchen sink, which extended to the living room. When I emailed them about the rotting wood in the living room and how I was afraid of mold (which they told me in emails saying that I did not have mold, even though I was starting to have health issues because of it). Tenants in my building started to become really loud, doors stayed open throughout the night, mice in the building I could see scurrying, and I started to really look around the unit and see how badly rotting everything was. I got out of there as soon as I could and never looked back. I was originally attracted to them because of the old buildings and spaces (which they have some cool apartments and houses) but at the end of the day these are old buildings that are not taken care of very well. I must say that the recent transition from the Previous Property Management to Terrier Properties over at the Building where I stay has been a complete turnaround from mediocre tenant service to now outstanding and wonderful tenant service! If you want to live in a dump then I recommend them. My apartment was filled with black mold and they did nothing about it, they never cleaned the hallways that they promised to clean once a month, they nickel and dime for everything... you will not get your full deposit back upon completion of the rent term because they take out a $200 fee for cleaning and maintenance. Shady landladies. My husband and I rented from Terrier back in 2010. What we thought was a good deal for the apartment location ended up not being worth it. Our apartment had probably 10 windows, only one opened- the other 9 were caulked shut. They wouldn't uncaulk them because 'The wood was rotted'. Rotted wood is a good sign of high moisture..which usually leads to mold. A month after moving in the ac/heat unit broke. We lived in an apartment with no air circulation and in the dead of (an actually freezing) Florida winter. We literally had to build a fort like a 5 year old around a cheap space heater to keep the temp about 50 degrees. After several work orders and 4 months our unit was replaced. They obviously favor their male tenants over female, there is black mold growing in some of their apartments (a friend of mine had to move out due to sickness from it), and they take forever to refund your security deposit. Basically we had no heat for weeks, even after informing them through numerous emails, to which they always responded "oh we'll send someone out" (no one was ever sent, not surprisingly). We had very cold weather for Florida, in the 20's-30's at night and they made no effort to repair the heat immediately or offer space heaters for days. We were forced to seek alternate housing because the cold was making me sick. When we gave our 30 days notice, which they had told me was all that was needed via email previously (because we were on a month to month lease), they forced us to pay for an additional 3 weeks rent because notice wasn't given on the 1st of the month. After the nightmare they were you would think they would just let us be done after the 30 days, but of course that was not the case. We made a complaint detailing the situation to Better Business Bureau and their response to them not only included numerous falsities, but also ended with: "If this situation is the worst thing that has happened to these young people, they should probably count their blessings." This sums up the blase and often flat out rude attitude they had toward their tenants, and I would strongly advise not renting with them, because their "antique" buildings are not up to code, and they are in no rush to address serious issues. There were also issues with a tenant who repeatedly got drunk late into the night and slammed doors, shouted through the halls, shouted right outside the windows to our apartment, threatened to burn down the building, and so on. We reported her to Terrier many times and while they had the authority to evict her according to FL law, they did nothing and she still lives there. Overall, this company is poorly run, and seems to lack any degree of care or concern for their tenants. Rent here if you dare. read more

I thoroughly appreciate and am consistently impressed with Terrier Properties and the way they work with me. There's something some of these bad reviews need to be aware of: these are older apartment buildings, houses, cottages, bungalows, etc. converted into apartments. They're not going to have all the ridiculous amenities of a newly built condo. I pretty much can guarantee most of the bad reviews on this site are people who were expecting a turn-key, brand spanking new, just built condo or apartment building. That's not what Terrier manages. They manage the apartments that everybody ELSE in Saint Petersburg can afford to live in. I've been incredibly happy with the response time to my communications with them and with their entire office. They've always been courteous, friendly and helpful. I love the little bungalow I rented from them, it has charm and character and is in the right price range for the market. It's also incredibly convenient to everything Downtown St Pete has to offer. If you're a service professional or someone living on a more regular income, you can't go wrong with Terrier Properties. Most if not all their properties allow pets which is a rarity in the high priced condo/apartment models where you certainly don't get any kind of personal service. They also are very focused on updating the properties they manage, which you can see in some of the places when they come up for lease. Depending on the owner, they typically will go through and do smart upgrades to make a small studio much more usable with space specific appliances and cabinetry. If you're looking on living in the real St Pete, Terrier Properties is where you should start. read more

I moved into a Terrier Property early this year and couldn't be happier! Not only to I love my apartment the service their staff provides has been amazing. I've only had 2 real issues we needed help with (the light in the laundry room went out) and i emailed them and they came and fixed it the next day. I also had a small leak in my sink and they sent someone out immediately on a Sunday and fixed and replaced our vanity. The handyman was super friendly. They are dog friendly which I love and very affordable. I love that I can make my rent payments online and submit service requests there too. An added bonus is they have pest control come monthly and always inform us so we can plan accordingly. I tell everyone I know that's looking to go to Terrier first! They are phenomenal. read more

From the get-go, Liz was very accommodating in regard to my schedule (from out of town) and pressures to find a place to rent by July. She listened to my needs and wants and ultimately delivered a great place to live in. And as Jim T. notes, you're not going to have all the amenities of a brand-new spanking condo to work with should you be fortunate enough to lease any place in St.Pete with genuine character, so I am just so thankful that each and every time I have any issues, Jennifer has been uber-quick to respond to my maintenance requests (not to mention she went out of her way to save a package of *very* expensive vitamins that had been delivered on the wrong date for me (what other leasing company employee would do that?). Last but not least, Dave, the maintenance man I see most frequently is incredibly skilled not to mention friendly. *Major* bonus points for loving/putting up with my dog. I've been with Terrier Properties for about 3-4 years now. They took over the management of the property I rented at. They only reason I'm moving out is because I've just bought a house. They are wonderful. Always available. Fix issues in a timely manner. Very friendly and personable. They manage 400-500 units and I've never felt like a number. DON'T RENT FROM THESE GUYS! Constant maintenance issues which never get fixed correctly. Gas leak that could have blown up the whole building. Water leak that flooded apartment and left toilet and water unavailable and would not reimburse for cheap hotel for the night. I guess they expected you should pick a tree and go to the bathroom. I've lived in a Terrier managed property for about two years now. I love my apartment, it is really quaint and in a great location. The buildings are old (which I like) so sometimes they have issues, and every time I contact Terrier they come over in the next day or so (sometimes the same day) to rectify them. It's nice to know that if anything breaks someone will come over and fix it and I won't have to worry. Renting is always tough, but overall I've had a positive experience with Terrier. Definitely much more positive then when I've rented with large, cookie-cutter apartment complexes. What you have to understand is that most of Terrier's properties are located in the Old Northeast neighborhood where many of the homes are extremely old and converted into apartments or rental homes. This makes for some unique and quirky places. This is my second apartment with Terrier. My first was a really cool studio with a unique charm overlooking the Old Northeast neighborhood. I really loved it. The only reason I moved out after a year because I had a friend who needed a roommate. I loved that apartment! When we both were ready to go our separate ways a few years later. I then found a cool place on Crescent Lake. At the time it was managed by a different management company that consisted of one lady in the office. That was tough getting things looked at or fixed. Eventually, the owner of my building switched to Terrier and I think it was a great choice! They're always quick to get back to emails and they always answer the phone and try to resolve a problem quickly. When my a/c went out over the summer, within an hour they at least got a window unit in my bedroom while they called out a contractor to fix my a/c. It was the middle of a HOT summer, it was going to take a few days because all the a/c companies are slammed. I understood and appreciated the communication. It was fixed within a few days. They also provide pest control and communicate a few days early to let me know they will be by. With my first apartment they had my deposit back to me within a week. I'm not a big partier, I keep my place moderately clean, and I don't trash it before I move out, so getting it back wasn't tough. I'm going on three years in this second one, but if anything I would say the service and response time has gotten better. read more

After moving into my new apartment in Historic Old Northeast a month ago, I am now able to post my impressions about this property management company. HECK YES!!! From the showing with Liz, the exceptional service provided by Kyle of the office staff to my rental initiation with Jennifer, the Office manager and the other office staff, my experience with Terrier Properties could not have been any better!!! Additionally, as often happens in a new rental home, there are always little "tweaks" needing to be done. After making mention of these to the office staff, ALL issues were promptly addressed and corrected. The maintenance people, especially Ed and Chris who did much of the work are fantastic!!! Both are professional and polite.at all times. All of that said, my apartment is simply gorgeous and the location is perfect for me and my dog. I will not hesitate to work with Terrier Properties in the future and am already feeling that I'm gonna be in this home for a long time to come!!! In closing, my experience has been so positive that I am recommending Terrier Properties to anyone I know seeking a new home. Most of the rentals are located in investment properties the owners will bulldoze later. Most need bulldozing now. Cheap fixes... hokey floorplans...top dollar rents for dilapated old apts. For a property management co they serve the owner clients well.... As for tennants...shut up...dont complain...and be sure you pay your rent ontime.... Interior cardboard door for a front door? 47 coats of paint.... Weeds for landscaping.... 850. A month for 410 square feet. No thanks...just go to a nice apt. Community where you have use of pool.... My historical apartment has charm, nostalgia, and a perfect location (just blocks from the water and downtown). The price is reasonable and with that comes a certain understanding. It was built in 1925, before hot water, air conditioning and refrigerators. The antique glass windows have mid-century flecks, air bubbles and a modern air-conditioner in them. The vintage wood floors have patches, but are undetectable with an area rug. Sure, only one window opens due to 90-years of paint, but the beautiful French doors, and wrap around porch make up for that. Moisture is an issue, because it wasn't originally designed with ventilation. However, each tenant can do their part to reduce moisture such as; open the exterior doors in the morning/evening, keep showers short or not billow steam and hand dry your dishes. The plumbing too is almost 100-years old. The toilet has been stopped up, the bathroom sink on occasion is slow to drain, and the kitchen sink gurgles sometimes for no reason at all. If it's vital, it's fixed. There was slow leak upstairs dripping into my bathroom and the maintenance team fixed it, the same day. There is still a patch on the ceiling and it hasn't been repainted, but it's not even obvious. Their apartments are a remarkable steal. If all these things worked properly, it wouldn't be affordable. In fact, it wouldn't be obtainable for most. The houses in the Old North East area sell for millions, yes even the old ones with slow drains, windows that don't open and moisture instrusion. If you want new construction with no issues, this isn't the population Terrier Properties caters too. However, if you want vintage, timeless and historical, and understand the "age" mindset, Terrier Properties have many places for you to consider home...but you can't have my apartment. I intend to live there for the next 25 years. ;) read more

DEPLORABLE EXPERIENCE. Upon moving into the apartment I paid over $200 for a NON-refundable pet deposit in order to have my dog be able to stay in the apartment. Once I moved in I notice many things that needed to be repaired. Light was shining through my wood floors from the outdoors, my door hinges were on the outside which someone could easily remove the door, my bedroom window was broken and my bathroom door wouldn't close. It really got disgusting with the bathroom. It had missing bathroom tiles, window wouldnt open, no ac or venthilation, rusted and leaky faucet/shower head, rusted/leaking/molding bath tub and finally a rusting vanity mirror. When maintenance finally came weeks later, they showed up with no notice and did every job incorrectly that they had to return numerous times. Each time took numerous emails and phone calls to get anyone to even respond. After all 4 visits I finally gave up, as it had become like a part time job to get anything fixed. My tub still leaked and had mold. Instead of replacing it due to the rust, they poorly painted over it which resulted in pealing paint and could no longer be used as a tub without paint floating in the bath. The rest of the issues were attempted to be patched up and failed efforts as well. To the point where guest wouldnt even shower in my apartment. Furthermore, the uncleanliness and disgustingness of the neighbors caused my apartment to smell of cigarette and marijuana smoke mixed with body order. They were loud and obnoxious and organized scrap metal in the front yard. When I decided to move out they tried to bully me into showing the apartment at all hours of the day and for me to not be present. I explained to them that as I had told them before, I worked nights and slept during the day. I also reminded them that I had a dog that I had to pay non-refundable pet deposit for. I was then told that it wasn't my decision on when my property could be shown and that I should read my renters right. So when I did and proved that they could not show the property without my permission they hostilly posted a note on my door terminating our agreement and forcing me to move within the next 10 days. Unfortunately, the horror show didn't stop there. Once moving out they refused to return my security deposit back until months later after I had left. In conclusion, my advice is to choose ANYONE else. Dean and Dewitt or just driving around down town looking for homeowners renting out their mother-in-law suites. Overall the staff was inadequate, the exterior home condition embarrassing and the interior disgusting. I would never recommend Terrier Properties to ANYONE! read more

This company and it's staff know how to take your money but not how take care of their fellow man. They informed me that the only way out of my lease is by forfeiting one month along with my security deposit totaling $1400. This is the worst decision I've made in years by far. I moved into one of terrier properties units because the price was acceptable and it was close to St. Pete pier and in a great neighborhood, practically close to everything; however, after moving in is when the nightmare started. Before moving in, they promised to have the inside clean, which it wasn't. I had to clean everything myself before moving my personal belongings inside. Something in the apartment stopped working after the 2nd weeks, and it took them about 2 months or so to get it fixed! If your looking for a place in the same area, look to rent from a different landlord/complex as you will save time and money. The don't do background checks, so don't expect the neighbors to be stand up citizens. The parking is God awful! There's only about 5 or 6 spaces in the back (depends on where you live, some might be better than others), and they are always filled up, so you will have to find off street parking or worse. The laundry room in our building is always filthy, and the washers and/or dryers typically break or don't work. I have to agree with all of the other posts and opinions about the management as well. They are rude, uneducated, and disrespectful towards others. The only thing they care about is your rent and security deposit, bottom line..that's it! If you have issues with these people, don't hesitate to contact the division of consumer services (free of charge, and they will represent you) which handles issues with landlords that can't follow Florida law. In nearly 40 years, I have never lived in a worse apartment and dealt with worse management than I have with Terrier Properties. Roaches everywhere, and if you complain they send someone out a month later. Noisy neighbors, and if you complain they tell you that it's your problem and they won't do anything about it. Messy and unkempt grounds, and if you complain they say they are short handed and will get to it when they can. If you try to drop off rent at the office, they talk to you like you are an idiot and tell you to put it in the box that is 7 feet off the ground. Liz, the property manager, is probably one of the rudest and most unprofessional people I've ever met...there are really no words to describe her. Awful. Absolutely the worst customer service I've ever had to deal with. The building I live in would be fantastic if not for the nonstop construction that has been happening since just after I moved in. Originally they were just fixing the windows, and there's a giant dumpster on one side of the building and a giant trailer on the other in the parking lot that constantly blocks the minimal spots available, but now there are extremely apparent structural issues in the building and Terrier has answered ZERO questions. They frequently pass emails back and forth in their office so you either don't receive any response or multiple unhelpful and unconcerned answers that never actually answer your question. At one point they even said the structural issues might cause them to move people around the building and then stopped answering all together. The owner, Laurie, has been rude over the phone multiple times and their business is very poorly run. DO NOT RENT FROM THEM. All their buildings are falling apart and all Terrier is interested in is money, not the well being of the people trapped in their rentals. read more
