Very unprofessional, and rude, don't care. We were given broken washing and drying machines that actually caught on fire. They have no urgency to fixing or making sure there residents were ok or to fix the issues. It's been problem after problem we've only been here a few weeks. Originally signed a lease for a different apartment and instead of letting us know it wasn't ready they stuck us in an old unrenovated apartment with several issues and damages, blaming things on "new management" staffing is not trained or caring. read more

I have lived at The Arch for 4 months now and love it here! It is very spacious with amazing staff! Any issues I needed maintenance to fix, they were there to help within 24hours! After having roommate complications, they were quick to help put me in a better living situation. Audrie was amazing and a great resource for me to emotionally open up to. I don't like to write poor reviews but there are several things that I wish I would have read before moving here. I would never recommend this facility to anyone. The workout equipment was always broken, the pool was closed for the entire summer, the area is not safe (many shootings, break-ins, etc), the gates were always broken and the management is poor. This company has unethical business practices and discriminate against those with mental health issues. Please save yourself stress and a LOT of money and go elsewhere. I wish I could mark no stars. My daughter was coerced into signing a lease with these crooks. She was led to believe that at the end of the spring semester, if she didn't apply and sign a lease, there would be no availability. This is their hustle and here is how they do it. First off, she is a full time college student and does not have an income, so her initial application was denied due to "not having a source of income." I was asked to be her co-signer. Now, just because someone has not source of income, does not mean they don't have money to pay. I tried diligently to explain to the manager in the office that my daughter did not need a co-signer since she was capable of paying the entire year's worth of housing with cash. Despite stating that we would pay upfront the entire rent in cash, I was told that she must have a co-signer as that is their policy. I did give my information as a co-signer over the phone. The manager that I spoke with stated that the lease would not be official until both parties (my daughter and myself) signed the lease online. Mind you, my daughter's application was still denied at this point since the co-signer had not completed the paperwork. However, I was not going to sign until the day that she moved onto the property. My daughter did sign the online lease paperwork. I NEVER did. It amazes me that she was not able to apply to live there without a co-signer, but was allowed to sign a lease without co-signer. Shortly after talking with the manager, I read the reviews. I called and discussed with my daughter that she would be put with a random roommate according to what I had read. She then called the apartment complex and said that she was not going to be moving there in August. They informed her that the part of the lease was binding and she would either have to move there, sublet, or buy herself out of the lease. This was still when I as the co-signer had not signed the lease. My daughter was willing to live there as planned since she had signed the lease. Then, she discussed living arrangements with her counselor and he wrote a letter to the apartment complex stating that it would be in her (and others) best interest to not have roommates and could she please have a unit to herself. This was denied by the apartment complex. She has severe anxiety and OCD and putting her in an apartment with unknown roommates would only result in future issues for both parties. When she was informed that this would not be possible and that she could possibly be placed with a male roommate, she cried to which the office managers laughed in her face. In the end, we took the lease "buy out." She never lived one day at this establishment. She notified them 2 months in advance that she would not be able to live there, and then when she was to be forced to live there, she was denied the right to have an accomodated room as per a licensed therapist request and note stating that she had mental health needs. We have to pay 1470.00 to get out of a lease that she never legally should have been able to sign. The manager printed out the paperwork for releasing the lease and I am listed as a co-signer despite the fact that I never signed the lease. That is fraud in my opinion. These people prey upon the fact that students are nervous and excited about the next year and get them to sign up in the Spring. They KNOW that MANY of them will have plans change and then have to buy out the contract. When I confronted the management, they repeatedly stated that they can't do anything about this situation and that I needed to call their corporate offices in Texas. I did call repeatedly and in the end I left 2 messages. This is their hustle-they know their apartments are crap and that they are crooks just looking to take young adults hard earned money or ruin their credit. read more

Let me just say if I could give this place 0 stars I would. I stayed in these apartments for my freshmen year of college and atp the dorms would've been better. When my roommates and I first moved in, we were met with stained floors both hardwood and carpet, a broken dishwasher that they never fixed no matter the amount of requests we put in, a shower head that was falling from the wall, and low pressure da*n near cold showers. Not only was the place the biggest disappointment since Fast X, but the people that run the place actually don't know what they're doing. If you're not signed up for their "simplebills" app (completely different from their resident portal app where you actually pay your bills), then you receive all your utility bills 2-3 months later. So your paying for your first months electric bill on your third month of living (which was not made known to the public). It's all cool until July comes around and your billed for 3 months of electricity and 3 months of utility fees because of their effed up system. Renting the apartment is $519, however, somehow I was billed $724 for the month of July. Keep in mind that you will all be paying separate bills so if my own bill was that much I would hate to know what my roommates were. On top of that, they billed me late charges seeing as I only paid 3/4ths of the rent in confusion of the extra charges I was billed with. When asked to remove the late charge(s) they told me that they'd have to ask corporate to remove one seeing as I had more then enough time to pay the other one. With that being said, before I was even billed for the first late fee I had called their office about the charges and the women said that their computers were down and they would get back to me when they were up and running. Never got that call, so I called back a few days later asking for an update and I was met with 2 late fee charges and an unapologetic women. I have already moved all of my belongings out of the apartment and will not be staying for my second year of college. Worst experience for an 19 year old paying for her own living and tuition. read more

Save yourself this place is trash, the management is trash, and the area is trash. Live anywhere else, it will save you money and give you peace of mind. Started off excited to live with my buddies for my last year of college but then I moved into the arch Fort Wayne. They offered move-in credit for whoever you referred to live at the arch and my buddy who already lived there referred us so he could get rent credit. After he referred 5 of us he had enough for a month and a half rent credit. They then denied him that until he called a lawyer and made negotiate from a month and a half of rent credit down to $100 in gift cards. He could barely pay rent that month due to the thought he was going to get there to the credit they authorized. That was just the month there. Within a week of living there, we wanted our fridge to be fixed because it was missing a shelf. Something that has been missing since before the roommate that lived their before. $30 or we won't fix it. Told them it was Pre-existing yet they said there was nothing they could do unless we paid for it. A year later it is not fixed because they want us to pay for something that we did not break/loose. Cleanliness? Don't go in the grass at the arch because it is littered in feces, beer cans, and shattered glass that takes around a month to be cleaned up. In the winter I hope you have 4 wheel drive or all-wheel drive because If not you will be sliding everywhere. They will not put down salt or plow anything during the winter. They do plow just not for a couple of days after all the snow. They also do not put down salt on the stairs up to the apartment so if you slip or your car slides they just say it is not our fault/problem. Pool? It looks great in the picture because that's the beginning of the summer and they just filled it. Give it a month and it will have a layer of bugs across the top that never gets cleaned. Towards the end of the summer, it's not even worth going down to the pool due to how disgusting it gets. But don't even get me started about trash, expect a couple of trash mountains when you drive in, don't know what that means? Just wait, it really shows the kind of management runs this place. They added a few dumpsters around the property which is nice, but they never get emptied, it just gets stacked on and on and on until trash is all around it and flying around. And if it is your trash bag that breaks open and flys away or gets knocked out because it gets stacked too high just expect a lease violation charge because the trash is never taken out. Overall, I would recommend living anywhere besides at the Arch, they will throw you into these disgusting apartments and will try to charge you for all prior damages. You are better off grabbing some friends and living at any other place. I would say this establishment is comparable or worse than most section 8 housing. Do not live here, management will go out of their way to find a way to bill you. read more

On the outside, this place looks nice. But when you get inside and deal with the management it is absolutely AWFUL. I have lived here for half a year now and find this place a complete headache. I've had so many issues so far. To start, they continuously messed my paperwork up. When I signed my lease I declined to use their insurance policy and went with a different provider. Every month I would go in to pay my rent, I'd be reminded that I needed to pay for their insurance that I, on paper in the agreement, declined to take. After five months of that I had to go to my provider and get a whole new write-up of when I started paying THEM and what my policy was thinking they lost my paperwork because they never seemed too keen to look through my file. Of course I get there, and they claimed to have found it in my file and immediately drop the charges they added to my bill. They are also incredibly slow with their maintenance and fixing things up. Our air conditioner went out on what was one of the hotter weeks of the year. So naturally we call them up to tell them. They got someone out the day after our initial call, opened everything up and got insulation everywhere around our cat's food and water dish. They left it like that for over a week before rigging up a bs line through my cousin's window to make our AC work while they were waiting for the electrician. They said they called the electrician and said he'd be there Monday to fix it up. Monday came and went, Tuesday came and went, Wednesday came and went, Thursday came and went, no electrician. The wire they rigged up left my cousin's bedroom window cracked about an eighth of an inch, just wide enough for all types of bugs to come in through the window and through the whole apartment. Long story short I will not be resigning with them. They charge you way too much for what you actually get. read more

They draw you in with their lower prices, but this place is a TRAP. They practically force you to renew your lease, even when you're unsure of if you want to live there the following year, and then they refuse to terminate the lease for the next year, even though its months ahead of time. They WANT to tow your car. The office closes down way too early, and nobody can get a parking pass in time. And they will be on you like stink on shit as soon as they can to tow your car. Also, you think your rent is cheap? Don't worry, they fill in your total with $50 of utility charges every month. So yeah, by then you are paying the same amount or maybe more than other apartment complexes in the area. The place itself is just sketchy. There's trash all over the damn place. The dumpster is always full, where you can't fit more trash in it. DON'T LIVE HERE. Save yourself! read more

I am a co-signor for my daughter who has resided there since Aug 2020. She has a ground floor apartment that floods in every heavy rainfall. This soaks the carpet in the family room as well as her roommates bedroom. Management refuses to deal with it. The smell of mold is so bad we had to move our daughter back home due to severe health hazards. Not only that but her dad is a licensed contractor and upon inspection the water is entering in a way that can cause the foundation to fail if left to continually allow water in. The walls are stained, the trim work is swollen with water, the carpet, as well as her couch cover, have been ruined from so much water. He has expressed his concerns, not only for our daughter, but for the other tenants as well as the condition of the building. The property manager refuses to listen, will continually speak over him versus listening to what he is trying to explain to her. She refuses to return a call to myself or my daughter. I have pictures as well as video proof. Neighborhood Code will have to be called in to make sure this situation is rectified, correctly. Please use extreme caution if choosing to reside here. They talk up how helpful and responsive management and maintenance are but that's all it is, talk. Maintenance has already been caught in multiple lies from telling management that my daughter informed them there was never water in her apartment (again, she took the pictures and video) to telling them that they immediately went to her apartment this last time when in fact they waited until the next day to bother showing up. read more

Don't waste your time or money here. They don't salt the walk ways in the winter so no one bothers picking up after their dog because the journey to the trash will result in at least one stumble, every time I came down the steps last winter I was in fear of breaking my neck. They continuously threaten to fine people who leave trash out, when they have no way of knowing who, so no one takes them seriously and there are beer bottles and garbage everywhere in the court yard. Don't even get me started on when the dumpsters aren't cleaned out. THIS PLACE IS COVERED IN TRASH CONSTANTLY. They can't keep management or employees to save their lives, they haven't had a maintenance team in months so nothing in our apartment has been fixed. It's the beginning of summer with 80 degree weather and they've postponed fixing our ac multiple days in a row now after pulling the filter off and leaving us with a gaping hole in our wall.This is the absolute worse living situation I've found myself in to date. First moved in here on may 1st and we had our first initial problem with them was our move in date. We had to move in on a day there was no maintenance, meaning we had to clean and deal with everything that the last people left. Fast forward two months and they still have no maintenance. We still need our dining room table and they're still "working on it." Your rent lasts per semester so they only have so much time to get you your appliances before it's not worth living here anymore. Along with this, the pool supposed to be open but isn't either. My rent for June they charged me twice for pet rent when I don't have a pet. There's just been a lot off issues so far but I'm trying to keep my hopes up for The Arch. All in all it's affordable for me and my two roommates that are in college, but it seems like you have to blow their office phone up to be able to get anything fixed. I moved into a room with a carpet where when I walk around on my place and don't leave the house all day my socks will be black. About a week later I started getting bug bites only up to my knee. I called the main lobby about flees and they said they'd have somebody come over about it. It's been a week and nothing. Additionally my friend had serious bug problems, we went into her room and opened a door she hadn't before. There was a rat living in there and the smell was horrible, trash was all over the room there's a video on here showing the room with the trail of rat droppings. She's called them about getting an exterminator to come to her room and still nothing. It's gross here. Never live here. read more

Living here is a nightmare...unless you like living on fraternity row. There is a new party every night and management will not step in to stop it. There is trash everywhere including inside the stairwells that maintenance ignores. Maintenance is slow to respond and sometimes does not respond at all. The front office is ran by college students who do not care to be there. They look at you like you're stupid when you have a complaint or request for maintenance. The walls are thin and I can here everything that goes on outside my apartment. I was told that I would not have to have a roommate when I moved in, so I signed my lease. Then, they tell me that that's not true and I will eventually have to have a roommate. They refused to let me out of my lease even though they out right lied to my face. I absolutely do not enjoy living here in the least, and I cannot wait until I can move. I would not recommend anyone to live here unless all they want is a constant party. read more

The Grove is the absolute worst place to live. The management is a joke and could really care less. I've been living at The Grove for half a year now and I can't wait to get out ASAP. Firstly, the apartments that are supposed to be cleaned before being moved into were disgusting! Since I don't mind cleaning, I got over it and cleaned everything upon moving in. The maintenance keeps the outside fairly clean for it being a college apartment complex...DURING THE FIRST FEW MONTHS!! People leave their disgusting trash bags EVERYWHERE. I went to the office on various occasions asking them to please send maintenance out to come clean up. They always said they were going to but I watched trash bags sit in the same place for over A MONTH!! I ended up taking out all the trash myself because it was disgusting! Secondly, The walls are like paper! You can hear everything your neighbors are doing and believe me, if you live in an apartment complex for college kids, you want walls you can't hear everything through!!! And last but not least, utility fees!! Remember the whole deal with it being included UNLESS you go over the limit (which when you sign your lease, the tell you is very unlikely to go over). I was gone during December with my family for break as well as my roommate. They charged us an extra $85 for utility fees!!!! We both made sure the heat was at 60 degrees before we left. Because the apartment complex is running the furnace during the winter, the apartment complex gets additional fees that they have to pay, of course. Since it was under 0 degrees this winter, it took more for the furnace to run. Even though people were keeping their heat on low to avoid fees, they still charged EVERYONE. There wasn't one individual's lease that was not charged the utility fee for December because I had the manager show me why I owed what I did. This place is RIDICULOUS and terrible!!!! I highly advise you do not go to this apartment complex! I read all the terrible reviews while looking for somewhere to live and I ignored the bad ones. Please do not stress yourself out!! These people will rob you!!!!! For the same monthly rent, you can go to St. Joe Place right down the road. It's beautiful, CLEAN!!!!, and they don't have surprise utility fees because they can't pay the complex's furnace bill!! The Grove is a great place to live. I absolutely love it here. I had heard bad things about it before moving in, I believe most concerned the previous management. But they got new managers and I must say it had to have helped. When i had my tour the staff was friendly and accomodating, not to mention that grounds looked great. All utilites are included and there is maintence that will come fiz whatever problem your having. Not to mention that staff at the front desk are always willing and ready to help. I would say that If your a college student like myself and your looking for nice affordable student housing the grove apartments are the place for you!! read more

It's a nice place to live. The staff here are very nice and helpful. I love the free tanning and having a little place to work out. My only complaint is our building does have a problem with people smoking weed and we've made several complaints about it and nothing has been done, only a letter sent out to all the apartments, but it didnt do any good.. If we turn on our heat or ac it makes our apartment rink of the terrible weed smell. If someone could look into getting rid of this problem id rate it higher. First of all the front office is run by student residents who don't care about anything but their phone and don't know what they're doing. Rent checks get lost, mail doesn't get put out until days later and when it finally does, you'd be lucky to have it in the right mailbox. Numerous times I received other peoples mail. The "gated community" we were promised was a complete lie. The gates were broken the entire 2 years I lived there, allowing anyone in to break into cars and apartments on countless occasions. Underage drinking and drug use/selling is out of control. This place is basically a trap house. My roommate found a dead bird in her bathroom that had flown in through the vent. My air filter was not changed once in 2 years and maintenance would not come unless you called 3 times a day and harassed them. I was sick every other month I lived there and have recently found out that it was due to me being exposed to mold living there. The buildings are not sealed properly which allows black mold to grow in every building. The painting and cleaning crews they hire in leave your door wide open, enters the apt without warning, and have stolen money from residents, which the management does nothing about. I would not recommend living at The Grove to my worst enemy and am so happy to be out. read more
