Nasty facilities that I consider a biohazard, trash EVERYWHERE around the complex, complete lack of landscaping or cleaning of debris. Placing grown adults in apartments with your children because they cannot fill apartment rooms with current college students (concerning). They do not maintain the upkeep of the grounds, apartments, or facilities, but they sure do want your money on time every month. Making threats, emailing, calling, etc. Don't try calling the front desk to complain about anything either... All they do is send you to an AI generated answering center with a computer named "Hunter." Complete lack of accountability and do not care about their residents and their needs at all. This is what you can expect if you leave your student in this facility: The management at this property is nothing short of negligent. They do not clean the apartments after prior residents move out. My daughter moved in on August 19th, and to this day her bathtub is still unusable because of a busted overflow plate connection that management refuses to fix. Their corporate entity, The Cardinal Group, is completely unresponsive and dismissive. I filed multiple complaints with their so-called Regional Manager, Haylee, who has done nothing but send empty emails full of excuses. She refuses to have a direct conversation and instead hides behind canned responses. I've already filed complaints with the BBB and the Montana Department of Revenue Building Division. Next steps: filing with the Bozeman Health Department and pursuing them in small claims court. Bottom line: this is a company that takes your money but delivers filthy, unsafe apartments and zero accountability. Parents -- beware. read more

If zero stars were an option, that's what this property would receive. Living at The Arrows was one disappointment after another. Unfortunately, I had only a day to sign a lease before moving to Bozeman, so I didn't have the opportunity to thoroughly research my options. Do not sign a lease here. The biggest issue was management at the corporate level. As the year progressed, the local management team did seem to be trying harder, but it was very clear they lacked support from above. The disconnect showed in nearly every aspect of the property's operations. I understand that in college housing, some residents may not respect shared spaces. However, the consistent neglect of common areas unfairly impacted those of us who did respect the property. The gym was constantly filthy and only received attention after repeated complaints. Common areas were frequently dirty, out of toilet paper, stuff broken and not fixed for weeks, and tracked with dirt and snow. The worst being the common area women's toilet was once filled to the top with human waste and repeated bathroom going on top of the next? It baffled me how people could do that and not see an issue with it. While weather is outside of management's control, basic upkeep is not and it was simply not maintained. Snow removal was another ongoing issue. After snowstorms, it would take one to two days for them to plow, leaving paths, and stairs difficult to access. My roommates and I were the only residents willing to shovel a walkway for everyone else in our unit. Maintenance responsiveness was extremely slow. When our heat went out for two days and our apartment dropped to 55 degrees, there was little urgency and no offer of temporary accommodations. There was never any flexibility or consideration regarding cost despite repeated inconveniences. To make matters worse, my lease ended in May 2025, and I did not receive my security deposit until November 20 and only after persistently following up. The check was mailed to the wrong address and sent without postage, meaning I had to pay to receive my own deposit back. Overall, the lack of accountability and operational oversight is concerning. Be very careful putting your child in this apartment. They overcharge and constantly over bill regardless of the lease contract and you can't get corrected because no one is available to fix it. Then they harass you with emails and locks if you don't pay but, completely ignore you to make the proper corrections. They are criminal and do illegal practices. This place is very very expensive. We chose it so my son, with medical needs, can live with his four friends for assistance. It is VERY expensive. We completed all of the appropriate requests and forms. He received his roommate list and there were 2 people he picked and 2 random. When i called, i was told that there were already 2 people "living in the apartment" assigned to him. They then said that if the two other roomates who were not assigned to live with my son but were also randomly assigned to live with random people, would have to pay $500 transfer fee. This is a scam. do not live here. Way way way way way expensive and they will screw over kids. we get tons of emails from them about signing up for mail drop off but have made tons of calls and left messages with no response. Safety is not top priority for students living at the Arrows. My daughter and roommate live on the 1st floor apartment. Their front glass door is shattered from maintenance hanging blinds. it's been over a week and door is still shattered and anyone can walk off the streets into their home -- no temporary plywood or alternate option for safety has been advised. The Arrows employs unethical and unscrupulous billing practices -- all of which are designed to set you up for late fees. Got a question about your bill? Good luck getting someone to respond. I'm used to getting an invoice amount in advance, pay it on time and you're done. Nope. Not the Arrows. Sign in, see your invoice, pay it and a day later, they tack on additional fees. Then they start charging late fees for non payment. Wanna talk to someone about it? Good luck. This is the only bill I've every paid in my 58 years where you have to actually pay them a fee to pay your bill by check. $1.95 for every ACH transaction. Not a huge amount but it gets annoying when they split your invoice or don't accept the full amount you paid on their payment app so you get to pay them again. I pay for my daughter who is an MSU student. I get all kinds of marketing materials from The Arrows but not a single notice has ever been sent to my email address telling me they are hitting me up for daily late fees. They send them to my 20 year old daughter but find me a 20 year old that pays attention to email -- yet another unscrupulous and unethical practice employed by The Arrows. Wanna talk to someone about it? Good luck. I suspect they don't take calls or return messages sent via the app because they don't want to hear from another customer who is upset by their unethical and unscrupulous billing practices. My room was trashed when I moved in and the management is absurdly horrible. They moved someone into my apartment with NO NOTICE. I've had constant issues. Before I signed my lease they would bother me three or four times a day and now I can literally never get a hold of them (It takes about ten phone calls just to get through the AI). My mail gets lots and takes weeks, and staff is rude and disrespectful. My apartment was trashed when I moved in and absolutely disgusting. We were quoted a specific rent price, when we decided to go with the arrows and prepared to sign, the day we told them we were ready to sign they suddenly raised it by $55 at the last minute -- with zero warning or communication. They blamed it on "tiered pricing" due to demand, but that just felt like an excuse to squeeze more money out of us. We were ready to commit, and they pulled a bait-and-switch. Completely unprofessional and incredibly frustrating. If this is how they operate before you even move in, I can't imagine how they treat tenants after. Do not sign a lease with the Arrows. They are so pushy! I was very skeptical when my daughter (an 18 y/o) was like " We gotta sign this lease- NOW (Oct) for next year". The Arrows were emailing her and us to get everything signed and buttoned up right away. Now that my daughter will no longer be attending MSU, we would like to break the lease, pay the fee and move on. They want my daughter to find a renter. It's not like we are in a 30 day window here... There are 210 days to re-rent the apartment. Isn't that what they DO????? And even after we find a renter, there is still a $350 re-let fee. I think they prey on these young kids, to sign the lease in fear that there will be nothing left thew following year. I would not sign a lease unless you are at the end of the school year and ready to commit. As we try to wrap up the school year. Our front door lock broke and wasn't fixed after a claim was submitted for weeks. The hot tub gets closed every other week. The Washer & dryer broke multiple times and after it was "fixed" my next two loads burned hundreds worth of clothes in the Washer. All Management said was to submit a claim with a nice smile. So I had to start going to a laundry Matt.They will try and charge you for every little thing they can. Utilities go over every month even after a girl at the front said hers never has in two years If you're going to live here be prepared to get ripped off. I recently have been blown away by the positive changes that have taken place since the new management team took over. I am impressed by the professionalism and attentiveness of the new staff. The complex itself has undergone a transformation under their guidance - everything is so much cleaner and better maintained. It's clear that the new management is committed to making sure that we the residents feel proud to call this place home. One of the things I appreciate most is how responsive the staff is to any concerns or maintenance requests. They are always quick to address any issues and ensure that everything is taken care of promptly. Overall, I highly recommend this apartment complex to anyone who is looking for a comfortable, safe, and enjoyable living experience. Garbage always overflowing, pigeon droppings everywhere, packages get misplaced, dryer hasn't worked since we've moved in (we made them aware when we moved in and still nothing has been done even with reminders from us, last excuse months ago was that they were waiting for a ladder). Along with the pigeons, their droppings, and their nests, comes the eggs that fall from their nests that that splatter and you have to jump over to get into your apartment. I feel compelled to leave this review to warn future tenants because the Arrow leasing office stuck us with a ridiculously high move-out bill too, and then became impossible to reach when we tried to contact them about it. After taking over the lease from another college student for only ONE MONTH, they charged my daughter $195 ($70 to clean a bedroom & bathroom, $60 to remove two bags of trash, and $65 to repair a light fixture that was already broken when she moved in). When she told the leasing office the light had been broken from Day 1 (and in fact had to buy two lamps just to get light into the room) they told her she still had to pay to repair it because she hadn't marked the problem down on some 'waiver' form when she moved in - when she told them they had never even given her a waiver form the office said they'd look into it get back to her, and then they went completely dark. What a ingenious way for Arrow to get their tenants to foot the bill for something; first, fail to provide new tenants with a waiver form at move-in, and then charge them for repairs when it's time to move-out since there was no waiver submitted at move-in. Then to really make it stick, the leasing office goes completely dark when the former tenant tries to contact them to dispute the move-out charges. This tactic works especially well for the Arrow because many former tenants, like my daughter, move out of the area and then must rely on phone and email as their only options for contacting the leasing office to dispute the bill. So clever. Sadly though, this scheme works, or at least it has worked on us. The Arrow leasing office remains impossible to reach by phone or email to discuss our invoice, of which we've now received by email twice - indicating their billing office is still capable of emailing out bills but not replying to our email or calls - go figure, so we are effectively manipulated into paying their manipulative bill. Future tenants be warned. read more

I wish there was a way to give this a negative number of stars. So lets start... for the 3 years living there 1) They do not ever shovel snow or deice. If you are counting of walking safely in bad weather, live somewhere else 2) Privacy for any mail is poor and possibly illegal. They have piles of mail and packages that quite frankly anyone can walk away with 3) Repairs do not happen. Once something breaks it stays broken, like machines in their gym 4) The management does not and will respect or care about you. If you try to call about basic repairs, they won't fix it and then you are marginalized by the manager 5) Speaking of which, the manager is rude and aloof. The most you will get from said manager, are empty promises. 6) They do a terrible job at honoring same sex room requests and its not because there is no availability. When they messed mine up, there were plenty of other people they could have put me with, they were just too lazy to do their job (and they just hope for the best) 7) the pool, et al, also seem to closed so often with no explanation other than a shoulder shrug from whatever introverted and rude person they put at the front desk. 8) the repairs they do are only to keep the property "looking good", but not actually "being good". The only thing they do well there is parking enforcement and free coffee in their lobby. My overall thought is that this property is like a timeshare. They sell you on all the amenities that you will never be able to use. read more

The apartments are nice. Organized events are nice. Management is horrible. Contracts are designed to squeeze as much cash out of college students as possible. An opt-out credit reporting feature that nobody wants that you get charged monthly for (I'm PAYING to give the Arrow money). They charge a full month's rent for leases that start in mid-month (which is VERY illegal). They've had people come in with less than 24 hours notice (which is also VERY illegal). Speaking to the leasing office is pointless because they can never give you an answer (if they do, it's probably a lie). They don't clean apartments before people move in. They do unnecessary repairs/replacements and then charge YOU for them. But at least it's not Stadiumview. read more

Sorry to say this has been a nightmare. Do not get involved in a lease takeover. It costs money up front and then you never know if you will get the lease take over you arranged and if the original tenant backs out you loose your money and the Arrows does nothing to help you. They won't help you find a new lease to take over. It was a high cost proposition for 10 weeks, which at last minute turned into 8 weeks when we truly only need a 4 week lease, but we're still willing to take over for the whole 10 week period. But when the tenant kept changing the date the weeks we needed actually became unavailable at the last minute. The management did nothing to help our 18 year old with options , instead he has no were to live for 4 weeks and was only given a few days notice that they weren't sending him the lease ..... this makes it pretty difficult to keep your job. They refuse to refund the funds paid and want to keep all of the money. Do not get swept up in the buildings cool look or the gym or pool. Go find somewhere that's not a huge corporation and only cares a about the dollar, there are plenty of other reasonable landlords. Awful way to treat young adults trying to sort out their futures. Update, they just sent us a bill called a move out statement and charged a $30 late fee. They never even sent us a contract and we never moved in. Perfect place to live if you want to tip toe around pigeon droppings and pray you don't fall because you can't grab onto the rail. As you leave your home you're greeted with 15 pigeons flying directly at you! If you want free water, go ahead and take if from the leaking windows when it rains and snows! Afraid of your clothes shrinking? Well no worries because the dryers don't work! But don't worry, if you live in a five bedroom townhome you actually get the least amount of storage. If you need to make a complaint, go on down to the clubhouse; you'll basically be talking to yourself. You can also talk to your roommates through the wall, how fun!! :) Ordering packages is so much fun because you'll never know if or when you'll receive it! The established move out date is not advertised correctly in the re-let contract. It's buried 3 pages deep. Management agreed to a different date via text,but failed to honor their new date when they did not generate an updated contract. Do Not Live Here. This is by far the worst living experience I have ever had. Every negative comment you read about this place is 100% accurate. They have poor management that prioritizes money over the safety and well-being of their residents. When I first moved in, my apartment was not even vacuumed, let alone deep cleaned. I finally got in touch with the front desk, they said they would send a cleaning team over but never did. DJ deserves an award for how rude he was, I felt like I was being mocked and had to ask multiple times to speak with a manager before he rolled his eyes and stormed away. Craig was very kind but never followed through on what he said. Isobel was the only one that actually helped me, but only after almost a month of me begging to speak with her. Their leasing office is very poorly run and it is near impossible to talk to someone on the phone as it takes about 6 calls in a row to get someone to speak with you. Living here has been hell for me. When I first moved in, there was so much work that needed to be done around the apartment. The floors were dirty, the nails on the deck had not been nailed all the way in, the bathroom drains were clogged with hair and the rooms were musty. Each week, something in my apartment breaks. Whether it be the dishwasher, laundry machines, garbage disposal, etc. There is constantly a need for repair of some sort. Also, the walls are so thin I can hear the people above me having a normal conversation, almost as if there is no insulation. The people below me constantly bang on the ceiling and get mad at my roommate and I because they can hear us walking around at 5pm. On top of that, maintenance is extremly slow and sometimes non-existent. I had to beg them to come fix our lights (there were 4 broken when we moved in) for months. Also, there was one time my neighbor drug a dead animal up 3 flights of stairs, and left blood pooled on the walkway. The office did nothing about it and left the blood to seep into the wood and stain- this is a biohazard! Also, trash that is left out by tenants isn't picked up by maintenance causing the place to quite literally look like a dump. The gym is filthy, with dirty floors, trash all over the bathrooms and that could be a biohazard (like used bandaids left on the ground for weeks) the hot tub is a scam, it is disgusting and made some of my friends sick- there was a dead bird floating in it for a week. On top of that, the pricing for rent is extremely over the top. I pay 13 hundred dollars a month for terrible maintenance, low quality housing and this doesn't even include electricity. Even though I signed a lease with 3 people, The Arrow evicted one of my roommates and now I am responsible for paying for the electricity in her room that I do not have access too (which can rack up with the heating during the negative degree winters). My electric bill, on top of my $1,300 monthly rent, was $120, for just me!! I am a college student and I am getting robbed for low quality housing, paying more to have somewhere to live than I pay to go to school. I have tried to reach out to staff, community management and property management and I NEVER ONCE had a phone call returned- every time I call it goes straight to voicemail, no matter what time of day or week. Email response from management will also take a week or longer. Staff is lazy, uninvolved, and not helpful at all. Social media will make this place seem like the ideal college housing, but I could not disagree more. I have never felt more uncomfortable in a living situation than I do here. The apartment itself is pretty nice, really nice to have my own room and bathroom and the furnishings are decent. Our couch had pet hair when we moved in but they had cleaners come to clean the couch. It takes a while for the maintenance requests to be taken care of but they are short staffed. To start this review I do not usually complain or leave bad reviews but the this is important. Do not live here. I had multiple issues living at the arrow. First, the AC was broken two summers in a row on the third floor of my townhouse. We put in multiple requests to get it fixed. They came out once, claimed it was fixed and left. It was not fixed. My blinds were broken for 2 months and it took them that long to come out and fix them. As a college female, having proper privacy is vital. Along the same lines, the lock to my bathroom door physically broke out of the handle. When I called to tell them I was locked in, they laughed and then proceeded to come "fix it". The lock fell out of the door the next week and remained broken the rest of the year. Again privacy and lack of care from the arrow was disgusting. The arrow is cheaply built and overpriced. There was a wind storm blowing trash throughout the arrow. The next morning they came to mow the lawn and in pure laziness they mowed around the trash. They charged us 75 dollars for a trash bag on the back porch and then left trash and mowed around it in our lawn. Pathetic. During all of these instances in multiple months I called the office asking for a manager. Every single time I called I was told "they're in a meeting". It was like a script they were taught to say. I never once spoke to a manger the entire time I lived here. I got mail in our mailbox for multiple people that weren't me or my roommates. I wonder if my mail ended up somewhere else as well. They're lucky it wasn't bank statements or something valuable. The hot tub was cold a majority of the year including the winter. We paid too much not to have the amenities promised. The back door opens with wind. Again an issue for 4 college women. I was charged a total of 485 in move out fees for various reasons. For being "student housing" this is ridiculous to expect from a student. The arrow is one of the worst managed places I've ever seen and I'm thankful I got out. Please keep in mind I am a MT landlord & (a mother of a tenant) as you read this review. Please read to the very end. I promise it's worth it! The Arrow would receive a "NEGATIVE 5" if there was such a thing. The experience with management at The Arrow that my daughter and her roommates have encountered has been nothing short of horrific! This a perfect example of why landlords get a bad name. NEVER nor would I EVER treat any of my tenants the way my daughter and her roommates have been treated. It is absolutely appalling! Just a few examples of what the students face here. DAY 1: Apartments were absolutely filthy upon move in, including blood on the furniture. Myself and other parents, stayed to clean up the disgust, so very disappointing especially when we are in the midst of COVID and most businesses are taking extra precautions, THANK YOU to those businesses. Mind you my 25 plus calls to get the carpets cleaned (since they were stained) did completely nothing, to date the carpets still haven't been cleaned. MAIL: All mail is late, given to someone else or just not delivered at all, beware they will blame the Post Office, nope not the Post Office's fault. MAINTENANCE: Fire hazards with the vents, completely filthy and could catch on fire at anytime doesn't seem to bother The Arrow. Ramps are consistently icy extremely dangerous for students and visitors, but despite suggestions or comments, they go disregarded. COMMUNICATION OR LACK OF: Calling the front desk for help, where do I begin? When they chose to answer (EXTREMELY RARE), yes one roommate actually watched as they ignored the phone several times. PARKING: Well, you can be told one thing early on, then apparently when they need funding, the story changes. My daughter and her roommates often share a vehicle, yes all paid parking some under the tin roof and others regular parking since they are all residents of course. My daughter received a fine recently, when they parked under the tin roof. Yes, should she have had the blue tag, however the roommates blue tag wasn't available at that exact time (mind you less than just a few hours after parking there). Although, it was all agreed upon and again they were told it was acceptable by management. She received no warning, just a $50 ticket. However, the other roommate continuously has NON-RESIDENTS parked in her spot, yet nothing happens. When I asked, why hadn't my daughter's roommate received a $50 credit since she can't park there with NON-RESIDENTS parked in her spot, the call went silent. Yes, upsetting to say the least. MANAGEMENT: You are blessed if you are able to get through to them. I finally did speak to "Isabel" (and I certainly hope she is NOT part of management), Isabel screens calls and would not allow me to speak to Kenna. Isabel should NOT be answering phones or working with the public, she was a horrible to talk with, extremely rude and obviously has control issues. Her way or no way, no exceptions. Sadly, management doesn't take care of the serious issues at hand and someday someone is going to get badly hurt. Obviously, there is always good to be said with the not-so-good. This location is convenient. Most importantly, a HUGE KUDOS TO BRENNER AND CASEY who are amazing employees!!! The Arrow should be giving them a raise, while asking them to train their management how to treat tenants with respect and kindness. Great job Brenner and Casey!!! The apartment itself isn't bad. For the price, however, it is definitely subpar. Even with amenities included, the gym is incredibly limited, the hot-tub and pool area is always littered with beer cans and just looks disappointing in general. On top of that, the "game room" is two pool tables, complete with one pool stick that has no tip on it. Ongoing joke referring to the management and maintenance is that if you want work done on anything, tell them you smell smoke. It's the only way to get them to respond within a couple of weeks. Front staff is helpful, but I've never even seen the manager on site. If I could go back and find a house instead of the Arrow, I would be saving money and time trying to get stuff fixed. read more

I signed a last at the end of the spring semester in 2021. I completed the move in checklist at the beginning of July, which was about 1300 dollars for a week and a half to live there in August. I decided to get my lease covered at the beginning of August. I found someone to take over my lease, but they refused to process the documents until after August 18th. I went in to the office on August 19th, where they told me they sent a relet agreement and the lease agreement to the person taking over my lease. I signed my relet the day they sent it, but they did not sent the other person the lease until 6 days later. Once the lease was completed, they refused to process it because they did not accept a guarantor that was retired. They did not notify me of this problem until 2 days before rent was due. The person taking over the lease sent the necessary information multiple times and called them over 20 times, leaving voicemails, emails, and texts. The Arrows never responded to her. The Arrows then proceeded to charge me for rent, despite me already having my keys turned in. I have called over 20 times and left 3 voicemails. I have yet to receive a response for them. The Arrows are poorly managed and use a difficult documentation procedure to scam residents. They are horrible about responding to any means of contact. The only way you can reach them is if you go into the office during office hours, which is difficult for full time students. read more

No matter how desperate you are, do not under any circumstances live here. In addition to being incredibly poorly constructed, the Arrow is run in a outwardly scummy way. Multiple other reviews mention the pigeon feces issue. It is currently 6/2022 and it is still a prevalent issue. In some covered areas it can stack up to one inch in depth. There is trash strewn all around the premises along with residents dog feces. The students working the office are nice, but management acts in a way that it seems the well-being and needs of residents are not met. Going back to the construction of the actual apartments. There is a half inch gap between my door and doorframe to my room which I had to fill with cardboard so that you couldn't look into my room from the living room. The front door you have to slam to get it shut. One of the roommates in my house has lost power on more than one occasion in which case it takes up to two days to get repaired. On one occasion, we received an email saying that our fans were getting replace, a relief as two people would not be able to have a conversation because the fans were so loud. When it only took maintenance 15 minutes and no new fans to complete the work, we realized that all the "replacement" was was turning the power on the fans down so they weren't as loud. One final gripe is the furniture for pre furnished rooms. For 25 dollars a month, you get a desk with a drawer that doesn't stay closed, a dresser whose drawers don't fit in the dresser and a bed frame that is not cleaned from the previous tenants. Please, for your own sake do not come near this disgrace of a complex. read more

Disgustingly unkind management. They abuse the fact that their tenants are college students and take advantage of anything and everything they can. Management comes in randomly and hardly knocks (personal bedrooms). Serve tickets for using your own parking spot if you change your car. Will not negotiate. Isobel in management is nasty. She should never be in the position of speaking to prospective or current resident. Keep that girl and her mouth in the back. Unsafe, dirty, unresponsive, grimy people running this operation. A couple really good employees (college students just trying to get a paycheck) and don't want to trash on them. Props to y'all for continuing to work in such an awful environment. Also remember one time last year when my roommates and I were paying $4000 rent per month and our dishwasher didn't get fixed for about a month and a half. Lol it was such a joke. Also the guy who fills the soda machines literally stalks people as they work out (men and women). The vending machines are next to the gym and he would literally stand there peeking over the door and staring at me (alone in the cycle room) as if I couldn't see him. This happened on multiple occasions and I everyone I know who happened to work out while he was there experienced the same thing. I had such a horrible experience at the arrow last year I moved home to Washington lol. read more
