Management does not do their job at all, I've called the police on my neighbors because they did not fix the problem after numerous emails (that were ignored) it's now been two days after I called the authorities and told the office I had to do so and no one has reached out to me. (2+ days). Maintenance has walked into my house without knocking while I was half dressed in bed. (Before 8 oclock) construction was taking place upstairs for about a month and we were never told that would occur (while we had a newborn). I had such a bad experience in this apartment complex that I dont even know where to begin 1)as soon as I moved in I noticed that the Air conditioner is so loud and noisy that when automatically turns on during the night would wake us up from sleep, during the day if you were on the phone when the air conditioner would turn on you could not hear the person on the phone anymore when I complained about it I was told that the building is old and they can not do anything about it 2)The stove was always out of order and everytime I would ask them to fix it they would come change stuff till the very next time that it would go out of order again so 90 percent of the time my stove was not working properly, I asked them to change the very old stove to a newer one that won't stop working so frequently they said they can not do that 3)The apartment is so moist that everytime you walk in you feel the trapped humid and moist in the apartment and the isolation on the shower and bathroom are so poor that finally the shower did leak into thd bedroom and made the carpet wet and I had to move everything out of the room for them to remove the dry wall, put dehumidifier to dry it out and I ended up paying for all the electricity that they used to do that 4) the sinks are metal and only couple of months after moving in, the color that they put on those did peel off and the rust underneath showed up 5)I went to office and told them that I am planning to move out they said ok and never said that they need a written notice now that I am going to give them the exact date of me leaving they are saying I have to pay one more month of rent cause I didn't put it down on the paper and when I said let me put if down on the paper now she gave me a blank paper to write down that I am leaving, then why she didn't give me that blank paper 40 days ago whenI told her I am planning to leave??? Have had to personally speak to the upstairs tenants multiple times to quiet down with the noise (dog scratching the floor, kids throwing toys, running up and down the halls, etc.) they continued with the noise so we reached out to management, we are now almost 2 months in from them "helping with the noise" and not a thing has changed, if anything it's gotten worse, we called the police to have some authority try to put a stop to it and informed the apartment we were doing so, it has been a week since then and the apartments hasn't contacted us since, such a joke. They don't care about the people living here at all only collecting their paychecks. We have a baby who can hardly sleep with the garbage disposal at 2am or vacuuming at midnight. As a sub contractor I have been very involved in the upgrades that have been performed on this property, taking very dated apartments and turning them into very beautiful and contemporary townhomes, sparing no cost to achieve their objective. If you happen to not see the notice in time while severely ill, they will still walk into your apartment while your asleep & not properly dressed then will blame you for encountering you in an undressed state. They will be hostile or not reply if you ask for an ADA accommodation to avoid that reoccuring. Mgmt was aware I had been assaulted by my former caregiver that I had to fire in the process of moving into the complex & then personally encountering my caregiver trying to get my personal info from the leasing office themselves. Mgmt ordered an inspection of my friend's apartment in the same complex after a maintanence worker deemed their apartment "messy". They also failed to credit my friend w the apartment complex referral award they advertised to tenants ($500). Mgmt staff will further the narrative that you must be at fault for whatever issues arise & will not fulfill their responsibilities as properly mgmt legally or socially in a responsible & ethical manner. This property uses Real Pages a part of the same system responsible for driving up housing costs through algorithms & incentivizing l&lords to conduct unnecessary evictions over minor issues & refuse to renew leases to increase profitability, so not a huge shocker. If I get a reply from the property mgmt like you've done to reviews above, please do not ask me to call you to resolve issues. You know my number & email. I lived here from May 2019 to December 2019. The apartment was in disrepair: hinges falling off doors and cabinets, poor drainage, broken water heater (it took 14 days for someone to repair), mold in the vents, pests everywhere, stained carpets, poor electric wiring, and poor ventilation. It is nearly impossible to get into contact with the leasing office or maintenance. The office was closed 90% of the time: closed during open office hours, closed for an entire month during the holidays, and no responses with phone calls or emails. There is not nearly enough parking for the amount of parking permits they sell. Parking in front will result in you getting a parking ticket. You'd be lucky if you can find a spot half a mile away in the neighboring streets. You will never get anything repaired. Maintenance refuses to fix anything even when you put in a work order. They will mark it complete without ever contacting you or making an attempt of repair. Once I had had enough of living there, I turned in my 30-day notice (after waiting for 2 hours in front of the leasing office). I moved out at 11:03pm on December 31st. I was charged rent for January. After I refused to pay, they sent a collection agency after me for more than what they originally charged me. I would GENUINELY recommend living in your car over renting from here. read more

We have been here 13 years. There are problems but only small ones, and every rental has issues. I have had apts all over---even in Denmark and New YORK. The landscaping is pretty!. The staff have been very good to us. We love having the big patio where we grow potted plants. We dine outside every day and watch the darling hummingbirds, So, Boardwalk is a nice place to live and we are pRetty picky, Oh, if anything breaks in our unit, the repairs are done promptly. If you have a dog please be careful here. There are a lot of dogs off leash or untrained/big dogs that are being walked by young children. My dog and I were attacked here by another dog. The police report says it's only the other parties fault, and the leasing contract states that the animal is not allowed to be here anymore, yet it still is. When I asked for proof of where this is stated in the leasing contract or to speak to someone else I was refused. The communication here is very unfortunate, especially in a circumstance that could have resulted in a lost life. I no longer feel safe living here. read more

People smoke cigarettes all day everyday so if you're not a smoker you will hate it!! We pay for garbage but random creeps come and dump trash and furniture in the dumpsters and all over the ground...I've seen several rusty nails on the ground.. the only cable you can get is AT&T which sucks ! The reception is horrible!! The swimming pools are turning people blue!! The rent is not worth it and they are going up !! People are moving out almost everyday!! walking through these apartments you'll see chicken bones, rice crispy treats covered in ants, cigarette butts, weed doobies, false eyelashes, panties and bra, and dog poop!!! If you are a college student looking for a room share, look somewhere else. It's overpriced for what you get and they make you share ONE bathroom (not 1.5 like they say) with up to 6 people. They also allow people under 18 to live in the room shares for some reason which is definitely not appropriate in any roommate situation, especially when they do not disclose that you will be living with a child and lead you to believe you'll be living with other college students or at least other adults. Also not pet friendly, if you have a room share and your roommate doesn't like animals the management makes you lock your pet up in your bedroom. The WiFi never works. We have to call management on a private number for them to answer because they are so unwilling to help their residents that they won't even answer your calls if you live there. Cristi and Taylor are by far the worst "managers" I've ever met and their lack of experience is very evident. If you're a student I suggest the vistas, at the very least you won't have to live with toddlers and their drug addict mothers. If you are a student, do not live here. If you are a parent finding a place for your child to live during the school year, do not let them live here. I have been without wifi for two weeks, with an estimated two weeks more. Renovations for the wifi wiring began the week of school starting. The office does not return calls. The apartment management is not reimbursing any cancellation and startup fees as well as the months wifi bill. The assistant manager, Wendi is rude and takes advantage of inexperienced renters. Update: I'm finishing up my one year lease in May. I've been without WiFi since August. The complex says it's not possible to hire outside service providers. Our old internet service providers were the ones that reimbursed our cancellation fee and WiFi bills that were paid when WiFi wasn't available. Honestly, I wish people still read newspapers, so that this could be an article. The word really needs to get around that this establishment is technically able to take advantage of their renters. Unfortunately I know it's legal, because I've spoken to a lawyer and a property manager of another establishment to about this to figure out what we can do. Also, it's in a convenient area where cell phone service goes to die, so no, your phone can't be a hot spot. Helpless is the best word I can use to describe living here. Over 90 degrees in an apartment that air had been on for last 3 days. Weekends pools are locked. Uneven walkways result in pain and suffering the "girls" ignore. Do not recommend this place to live. I only live here out of convenience because I am a college student. My apartment is not renovated so there's ALWAYS something that needs to be fixed (stove burners not working, mold growing) and it takes forever for them to actually get out to my apartment and fix it. The office never picks up their phone and is always behind with my paperwork. Everytime I gave the office some paperwork that they needed, I always ended up having to give it to them two or three more times because they would lose it or forget to process my paperwork. Also, parking is HORRIBLE here. I dread coming home everyday because I know how bad the parking situations are. read more

They've told me several times that they've sent a verification to my employer but they did not. my employer verified several times that she never got anything from them and when I asked to speak with a supervisor, Taylor told me it's always the same thing with me. They have done their due diligence to get the paperwork to my employee and told me there is such thing as human error! I expected her to help, she did not. I've given all of my employers information and another place that I applied for had no issue at all getting the verification in just a few minutes. I've been going back and forth with them since February and it's March 21st. I have my receipts ( emails) every time I stop by the office it's closed. I have reached out twice since last week about receiving a new parking sticker since I got a new vehicle, have not received a call back. My daughter lived here for two years. Parking is a nightmare, they paid an extra $40 a month for a spot that was never available. When they moved out they didn't get one penny back from their security deposit. The charges were ridiculous. They were charged for blinds that they had fixed over 6 times! Mind you these 6 times they were not charged. When I asked why they were charged when moving out I was told that they were fixed before 6 TIMES as a Courtesy! WHAT!? Why should they have to pay for cheap blinds that were never fixed properly or just so cheap they don't hold up. I tried to ask about this but like everything else zero communication from them. If I could give this place 0 stars I would , they have been doing construction since the beginning of the summer & it has not even finished yet. The construction workers leave nails , wood , and etc on the floor. They shut off everybody's wifi due to "construction" and gave us theirs but its not even working , the password they gave us won't work OR it'll log me in but it logs you out or either just shuts off. I told the office staff about it & they would tell me it'll be fixed the next day & it wouldn't work then she said next Tuesday & next Tuesday comes & it still doesn't work, on of top that we get bad service in Turlock. Our mail box has been broken for months & we told the office & it took them till now to fix it because i constantly bugged them about it. The lights by apartment don't work either , we tell them to fix it because it's literally dark there at night & people could hide in the bushes & they haven't fixed it. Also! We have never seen bed bugs in our lives until the boardwalk.We noticed small bloodlike marks on our sheets so we called them to have them come check it out. They took about a month before they could even check on it! And after they finally sprayed they handed us the $750 bill!We called and they told us that they have never had bedbug problems before until us.But they sure were quick to give us preprinted packets on how to prevent it. They never told us it would be a cost to us or have us sign anything.They told us we will have to pay for the bill monthly and decided to pull it from our rent! I have lived here for a year, and have had a bad experience. The rental rate for our apartment was good, we payed for what we got. My main complaint is with the staff. I filed a maintenance request and they showed up 30 min late and stayed for like 5 min and said that everything was fine and never fixed the problem. No one in the leasing office is ever there. I have had multiple appointments scheduled and the staff never showed up. We are moving out before our lease end date to a company that is better. There is also people digging through the dumpsters daily in the morning. Have brought it to the staffs attention they said they can't do anything. For months we have been deprived of wifi and we are ready to take legal action if need be, and for those who want to live here, we hadn't had wifi for about 6 months(give or take). Let me remind you who lives here STUDENTS. Students have to go to the library or pay for data that costs way too much a month, especially if you have a large family, kid, or get assigned hours of work you have to complete with terrible data. To your credit, you have given us free wifi, but it might as well be a potato when it comes to actually working. The Worst Place I Have EVER Lived. First off I have to stay after work to write this because The Boardwalk Apartments do not have any internet whatsoever! When I signed my lease I had internet, but shortly after that they cut the wires and had no plan at all of how or when they would go about reinstalling it. That was 6months ago.... I still have no idea... But no I can't back out of my lease because i will have to pay them $2,500 to get break my contract. They literally locked me on a lease lying in my face and now im stuck. The construction was scheduled to be from June through the end of October... ..... its now the end of January. They told us they would give us free internet for the whole complex and we had to listen to people stomping on our roofs waking us up. The F&%$ING S#!% they installed doesn't even work and was a waste of all of our time. Parking here is Freaking ridiculous and now they are going to rip up all of our parking spaces at once and put in new shit.... its supposed to last three days .... but they dont ever plan anything right so it could take a month. The staff doesn't have any idea what is going on nor do they seem to care. Ive asked them multiple times for a schedule of the construction and they said they didnt have anything. Every week i go in the office to ask about internet and they tell us it will be 2 weeks.... its been 6months. Either way we are stuck paying them money every month. They illegally hand out flyers at five o'clock right before they close to give us our "24hr Notice" that they will be entering the next day at 8am. So when i get home at 3pm and never check my front door i just wake up to strange people in my house. My favorite flyer was when they said that someone broke into their deposit box so we have to pay online now. WE DONT HAVE INTERNET!!!!!!!! My toilet always breaks and I just fix it myself because they've failed to fix it twice. These apartments get soooooo cold. They tore down all of our siding but didnt add any insulation. The people that live there are loud ghetto and obnoxious. We constantly have to call the cops on our neighbors. Our neighbors car has been stolen. My other neighbors bike was stolen. One of my neighbors has tweakers riding bikes and hoping into their yard all through the night. One chased me to my car asking for change. There's no lights throughout the apartment so walking home at night is terrifying. I'm literally being held hostage by this place. Please help. Never live here!
