Recently found a house for sale on Zillow and was interested in seeing it. Called the Keller Williams Integrity -Bob Lucido Team and was very disappointed from the very start. We wanted to see the house in the morning, so we called them to set up a time to meet with a realtor who could show us the house. From this point we received only false commitments; no call back from agents and the worst, they had NO IDEA whatsoever that the house had already sold! It was only after we had already driven from VA to MD that we found this out when arriving at the house to see a SOLD sign. Although Tracy, then later Dawn apologized, we were beyond disgruntled with their customer service. Initially they blamed Zillow for continuing to advertise the house. This alone is an example of such poor character and lack of INTEGRITY. Even after such poor service they still wanted to know if their realty company could continue to help us look at other properties. Really?! The lack of consideration and overall professionalism in general was appalling. Hard to believe a realty business so poor could earn any positive reviews and even more mind blowing, that they can stay in business! It was our first time to sell a home. We were very nervous at first, because we need to sell our house in order for purchase a new home. Bob and his team was awesome! We heard about him from a friend who sold their house with Bob less than 10 days. We called Bob on a Sunday night. He could make his time and came to our home to meet with us on the next day, and had a whole sells package for our house. We were very impressed with his effectiveness. On Monday, we decided to hire Bob and his team. Bob help us to find contractors to fix our house and sent his staging people to help us to stage the house on the next day. The landscaping came very quickly too. From all the contractors, we learned that some of them are Bob's friends since childhood. They provided very professional service with very reasonable price. We were able to finish our staging house within one week. We didn't have a good luck for selling the house within 10 days. However, we would be able to sold it in one month. Bob was able to seal a contract for us during Memorial Day weekend, when we were on vacation. We were really appropriated his efforts. The final sell price was a little lower than what we expect, however, because the time issue for settle on our new house, we had to take it. We wish we could hire Bob early to start the whole process. During under contract, Bob's wife Tracy was very helpful and nice to us. Tracy provided us contractors who came to fix our house very quickly. Even for the last thing moving, Tracy was a huge help for us. We were so happy to work with Bob and his team! I can honestly say that the one dark spot in the sale and follow-on purchase of my homes as I downsized was working with Bob Lucido. I found Mr. Lucido to be disingenuous and greedy. Mr. Lucido is not working for you; he is working for the Lucido bottom line. The hardest that Mr. Lucido will ever work is to get your listing; if you choose to enter into the relationship, use this to your advantage. Negotiate your rate, the listing price and the money that will be required to get the house on the market. Take away cash was very important to me and we were able to agree on a contract that got me what I wanted. Based on these terms and not knowing Mr. Lucido, I entered into what turned out to be an unpleasant relationship. When you work with the Lucido team on the selling end, you do not have a selling agent. The "Team" replaces the conventional selling agent model so you are dealing with many people whom you may never meet. The Lucido brand does not put resources into negotiating post contract; they expect you to accept the terms offered and close quickly. I learned too late that the moniker "ABC (Always Be Closing)" attributed to Mr. Lucido in the industry has a strong basis. In my case, the prospective buyer came back with a hefty yet vague request for compensation. Bob felt that I was making enough and should rubber stamp the buyer's request. When Bob was unable to convince me to accept the buyer's initial request, Bob began to badger me personally and insult my home. At this point, I did not deal any further with Mr. Lucido. I drafted a counter offer and did my own negotiations, using the Lucido Team only as a conduit to the buyers. Clearly, this is not what I expected when I hired the Lucido Team. On the plus side, the Lucido stager and photographer were excellent and Heidi D. is a GREAT buying agent. read more

No stars. Very bad experience with this fellow. He was supposed to be my agent. But never was. He used scare tactics to cow us down to accept his 'suggestion'. It was an unbelievably disgusting experience. He or any of his team did not show up for the first showing. We had to do it ourselves. When the house inspection showed some issue with the roof, he was shamelessly trying to get his son some business by verbally forcing us to get the roof repaired by his son. I couldn't really believe this. Here is a guy I employed to sell my house screaming at me and my wife. At some point it sounded like he was threatening us to accept his suggestion or as he kept screaming 'YOU WILL NEVER SELL YOUR HOUSE'. His wife was also on the call and kept repeating that 'we will' give the buyers a brand roof built by her son. As if she has already decided for us what needs to be done. Overall very bad experience.
