False Promotions and Billing Issues When I first moved in, I was promised a $350 rent credit as part of a promotion. I was told it would be applied to my second month's rent (October). Instead, I was charged the full amount. After raising the issue with Diana, the manager, I was told to set up an account on a third-party site to receive "points" that could supposedly be redeemed. The process was confusing, never worked, and ultimately, no credit was applied. Despite repeated follow-ups, the issue has still not been resolved. Instead, I received multiple eviction notices for the same $350, even though they admitted it was a mistake. 2. Privacy and Maintenance Concerns The maintenance team does not respect residents' privacy or ESA accommodations. They knock lightly twice and then enter immediately, giving little to no time for tenants or pets to react. On multiple occasions, my roommate was startled when men walked into our apartment unannounced--even into her bedroom. The only "notice" provided is a slip posted on the door with a wide 9 a.m.-5 p.m. time window, which they insist is sufficient. When asked to give more specific warnings, they refused. Repairs are often incomplete, and damages (like leaks that ruined bathroom essentials) were never reimbursed. 3. Poor Apartment and Property Conditions We paid for an upgraded unit, but what we got was far from it. Upon move-in, there were stains on the floors and walls, torn furniture, squeaky bed frames, broken blinds, and doors that didn't close properly--all of which we documented. Now, The Grove is threatening us with $400 in damage charges for issues that were clearly preexisting. On top of this, reaching management to dispute these charges has been nearly impossible. Calls go unanswered, get redirected to dead lines, or I'm told Diana is "not usually there." The property itself is also poorly maintained. Despite paying fees for upkeep, the grass is dead, trash is left around, breezeways are filthy, and spills or debris (like oats dumped on the stairs) have been left for months without cleaning. 4. Overall Experience To sum it up: Promotions are misleading and billing errors are unresolved. Privacy is disregarded by the maintenance team. Units are in poor condition despite being labeled "upgraded." Management is unresponsive and difficult to reach. The exterior property is neglected and dirty. The Grove feels less like a community and more like a business determined to squeeze money from tenants while ignoring their basic concerns. I cannot recommend living here.

There is a constant battle with black mold in the complex, to the point that this past year my significant other and I moved out due to the health risk, increased by a leak that they wouldn't let maintenance investigate without having actively flowing water. I will say however that each concern was bluntly rebuffed, and the image on his google profile matches his professionalism. During the process of preparing to move out, there was no notice to anyone in the complex of roofing being done via email or posted notice, causing everyone to be cautious of roofing nails (fantastic since I have a service animal and other residents had pets) and struggling to get into the apartment at all. If that isn't enough, try checking local Facebook groups for people who have lived or are still living at their units.

Also, after returning from school today, my roommates and I found a letter that states they will tow any vehicle parked outside of the designated parking spaces! The letter also states, after months of dealing with this issue, that they have decided to lease the parking lot of a park next door, to try and give enough parking spaces for their tenants. I can just see people walking in the snow and rain, having to cross through mud. Mind you, you have to cross through a gate to even get to this park. Spokane, the city right next to Cheney, has one of the highest car theft rates in the country. This park is NOT a place I would want to park my car. If you park in the park next door, you likely won't be able to even see your vehicle. For $1100 - $1200 in rent per month, this is unacceptable. Their letter further states that you can only receive a parking pass if you are ON THE LEASE, and that if you do not have a parking pass, you will be towed. This means that you cannot have overnight guests, parents, friends, family, etc - if they have a vehicle. I'm not sure about anyone else, but there is no way my roommates and I will be staying here another year. When our contract ends we are out of here.

Your not always going to get a place with all of the bells and whistles but for the most part the properties are clean and comfortable. Terry will bend over backwards to help in any way he can. The house we lived in for 9 years had it's roof collapse from heavy snow and Terry put my family up at the Cheney Holiday Inn at his expense, including giving us some money to provide dinner later. He then set us up in a nice apartment that was $20 a month less rent and almost as big as the house was. When we had troubles with the owner of the house Terry went to bat for us and got us back our last months rent and deposit (as the owner was going to raise the rent and wasn't willing to give back our money even though he was basically kicking us out). A couple of years back some water pipes burst flooding the kitchen and living room and Terry moved us up into another apt in the same building at no extra cost to us and after a month when everything was fixed up Terry's building super, Mike, helped us move everything back in to our apt. Speaking of Mike. He is a very good building/property super. He is very attentive to what needs to be done and is regular maintenance work on and around the building to keep it looking good. NAI Black took over the property a couple of months into my lease, so I was a little worried about that at the beginning. It was a total non-issue; the new managers on site Jeff and Nancy are awesome! They did a great job of keeping up the property and promptly responding to any issues that arose. I lived in a building with 1-bedrooms and it was a very quiet area. As a student, it was nice not having to worry about being kept up by people partying on the weekends which is a problem in college towns. All tenants get an assigned parking spot and management is good about enforcing parking rules. I only had an issue one time in my nine months of living there with someone parking in my spot. At one point I did not have a parking pass on my car and I received a note from management the following morning, which was nice to know that if someone else had been in my spot management was already on top of it. The apartments are older, but they are in just fine condition. They do a good job of ensuring everything is clean and in working order before move-in. After hearing horror stories of other landlords trying to keep as much of a tenants deposit as possible, I was worried I would not get my deposit back. After moving back I received all but $25 dollars of my deposit back for a mandatory cleaning fee. I was honestly shocked. The managers are honest people, unlike some places in town that are known to try to take advantage of naive students. The only reason I chose not to renew my lease was because I wanted an apartment with W/D in the unit. WillowWood is a great, reasonably priced place to live and I would highly recommend this place to anyone considering living there!

We found out our neighbor had a sexual predator living with them. he was guilty of luring an underage girl who was not mentally capable of making a decision. They did not. one morning the maint person came in at 8 am while we were sleeping upstairs and started installing a requested air conditioner. I was injured on the property and am still suffering pain from slipping on ice and they told me to submit info and medical bills. I did it and they refused to pay a cent and now I am filing suit in small claims court. The swimming pool was open in summer and there were no chairs around the pool, the cement was filthy, the pool often had many people who were stoned and foul mouthed and some did not even live in the complex. Our refrigerator died and they told us that it would be days before they could replace it and we lost food. they would not pay for that. On one occasion fires were set in the parking lot, the place was often filled with people smoking in common areas right around children. Dogs would urinate on the grounds in areas kids played I have not even listed 1/10th of the problems that existed at the complex. Scary, unhealthy, not safe, not clean...
