After speaking with four different real estate agents (three who had experience in the neighborhood where I was selling, two by phone, while the other two came to the house), I decided to go with Matt Swanson simply because he displayed empathy to my dilemma, and didn't try to sweeten the situation. Even through his soft-spoken and quiet demeanor compared to the others, he also showed no sign of backing off which to me meant he was determined, and I found that to be a quality that I would need. It certainly didn't hurt that he was part of a referral from another trusted person who recently came into my life so in some ways, this was a no-brainer. Though he was the only one who had not sold a place in this community, I had a feeling they would be willing to work through everything with the HOA, and not let anything slide. Corresponding with him for the first couple of months, I was also introduced to his wife Tracie (via phone as well) and from there, her and I continued the communication throughout. I was kept up to speed with their Executive Administrator Ansel, who was courteous and also was able to answer my questions when I needed specifics. Plain and simple, the house was a disaster, and it was going to be a miracle to get through. I had the three of them with me every step of the way, from contract to contract, investor to investor over the course of nearly 8 months. I knew nothing of this business going in, and even though I'd still say I'm ignorant to the process, I was guided by trustworthy people in the form of The Swanson Team. I couldn't have asked for a better support system. The process of selling a place is like a relationship; you're in touch constantly, and once it's sold, it's similar to an amicable split. I'm sure it's kind of the same buying a house as well, but I know in my life I won't get to that point but I'm okay with that. This all taught me I'm a renter for life! My husband and I went to see the property for his mother and her boyfriend for multiple reasons. With COVID-19 on the rise she didn't feel comfortable going to a tenant occupied listing to avoid the chances of contracting the virus. She also doesn't speak much English and lives in Coconut Grove so it's a hike to get there! We currently live in Boca raton which is about 15 minutes from there so everything was perfect, until we met Harry! We showed up with a former coworker (active agent) who got us the showing and Harry was late. When he arrived he seemed pleasant so we went inside. We took a tour of the house and made a video to send my mother-in-law to see if she was at all interested. She was ready to make an offer after discussing with her boyfriend so I helped her prepare the paperwork that day. Being that I know what I'm doing when it comes to real estate, being a former agent myself, I reached out to Harry with a completed Zumper report, completed lease agreement and proof of income explaining our friend requested the showing and ran the reports as a favor and that I would be happy to have the full commission paid to Harry as he wouldn't be considered the listing agent and the realtor since we weren't actually going through anyone to submit the offer for my MIL. He was very grateful and excited to hear. Two days later I texted to confirm he received everything because I had NOT heard from him. He said he did and that he had some questions. I called him and it was all downhill from there!!! First he asked me how I was looking for my MIL when it appeared we were in the same age range (30's) and I kindly said maybe the handwriting isn't clear or you're reading the wrong contract cause she's about to be 50. Hr apologized and then said well would I be able to meet "this mother-I-law of yours and her boyfriend? I said not a problem. Then he said he would review everything again and get back to me. He called me back asking why my MIL doesn't show much income, which quite frankly is none of his fucking business because her boyfriend makes $125k a year as a base salary on a rental property listed at $2800 a month. That's more than 3x the monthly rent which is required. The credit minimum had to be 680 and hers is 772 so yet another requirement met beyond its needs. I then get a text later that day saying the following.... copied and pasted from my iPhone! "I don't know why you & your husband pretended to be looking to rent the house for yourself but submitted an offer yourself for someone other people I don't need to know why, this offer is DENIED" I then asked if he would prefer to have a deal submitted through my lawyer and shortly after I was ignored and blocked! This guy is not only a terrible realtor but a terrible person in general and I do NOT recommend working with him.

The agent was trying to rush us into signing a move-in checklist that didn't reflect the unit. 3 bedrooms but the list I am being pressured to sign only shows 2. The master bedroom isn't on the checklist and it is the room with the most problems/concern. When Inquire about this, i'm told it is a standard form that can't be modified. I find that strange that you have a 2 room documents but many homes have 3-5 rooms. My advice is to steer clear of Dominion Realty.
