I have never written a bad review for any service providers. I usually just take the loss and move on. However, my experience with Regina Welch , from Dar Walden who listed our home was not a very good one. We had worked with another realtor (different agency) in the recent past who helped sell our business property. That experience was good, but we decided to try someone else as the previous realtor was not available to meet our needs. We interviewed several realtors and we decided on Regina. She seemed professional and seemed like she would be the right person to list our home. She suggested we list our house for $825,000. This is $25,000 below what I really wanted to list for and what other realtors had suggested. However, we reluctantly agreed. She suggested it may bring multiple buyers and that we wouldn't want to miss the great opportunity in the market. Right before we listed, she discussed that she had "someone" interested in touring the home prior to listing. However, my husband and I decided that we would just list the house and accept good offers instead of being boxed in by a buyer. There was immediate interest in the home with several tours. We received an offer from who we later learned may be known to Regina as one of them was a realtor as well. Immediately, we got the sense that my husband and I were on our own as Regina was not working for us. Everything was about the buyers this, the buyers that. Regina could sense my frustrations during one of our conversations as she tried to appease me by saying she was working for us. Yeah right! The buyers repeatedly gave short time frames to reply to counter offers which we always had to push back on. The buyers gave us a low ball offer and later came up with an EXAGGERATED and very EXTENSIVE repair list. We could not agree despite Regina reminding us that we didn't have another offer. It seemed as if she working so hard to keep the deal (for the buyers). At one point, Regina told us that it was the buyers first time buying a home as the reasons they were being so hard-nosed with repair requests, etc. That was not true. We looked up public records and saw that the female buyers owned a house nearby home. Needless to say the first deal fell through. Thank God! Since we didn't fully trust Regina, we decided to order a private appraisal on our own so we would know our bottom line price. Well, that appraiser, unbeknownst to us, contacted Regina, even though they assured us that it will be private. So it was also very suspicious when i received a text from Regina asking if we ordered an appraisal. We then put the house back on the market after we reduce the price slightly so we could sell faster and move out of the State. Guess who came back with an offer? The same couple! This time they were less demanding, but we still didn't trust them. It just seemed like everyone was working together. Fast forward to closing, it was one of the most long and frustrating process we have ever enduranced. We were told that the buyers were strong buyers when we kept asking why the underwriting process was taking so long which had reached almost two weeks past closing date. We believe that the buyers were having issues with their finances or credit history, but Regina reassuring us that was not the case. She acted as if she knew the buyers situation so well. When we were finally able to sign final papers, we noticed that only ONE of the buyers was now listed (the male).The woman buyer was no longer listed. We assumed she was probably the reason we went through such a long and agonizing closing process. But, Regina did not feel the need to tell us about change in the buyers. I would imagine a good realtor would be transparent and inform us of the change. We strongly believe that Regina worked very hard to make sure those particular buyers were the ones that were able to buy the house. I will also add that Regina did the bare minimum. We supplied about 4 of the photos as we knew earlier on that we needed to be proactive. We wish the buyers well in the house, but the process that they all used gatekeep was troublesome. We are just glad to be done. I felt we couldn't tell her much as we didn't want any retaliation. We were pressed for time as we were relocating to another state. It was one of the most stressful house selling process ever! I would not recommend Regina or this agency! I am sure this review may be removed by this agency or they'll come up with some excuses! read more

I cannot recommend Dar Walden and her team to anybody planning to sell or purchase a home in Anchorage. I was interested in a home Jake Mason listed. It was seriously overpriced and did not sell before the listing expired six months later. Rather than offer the home for sale at a reasonable price that took into consideration some serous deficiencies and code violations, Dar Walden seemed to prefer keeping the property on the market until the listing expired. read more

Extremely disappointing experience with Kelleigh Shay and the Dar Walden Team. Listed our townhouse for sale with this group. They did no more than list on MLS, with an unflattering photo of the carport full of leaves. Really. They don't reach out or market the property at all. No advertising, open house--nothing. The property has to sell itself. When an offer came in, which was complicated, with multiple additional requests, they were more interested in appeasing the buyer than representing our interests--and we paid their ridiculous 6% commission, which they did not earn. The buyer wanted all furnishings, including art, kitchen equipment, linens included, and Kelleigh Shay would not even discuss asking a price for all this, arguing that we should just concede it. We now live in Seattle and when we flew up for the closing, we found our townhouse to be filthy dirty after prior renters, who said they had cleaned well, apparently had not. Kelleigh never even mentioned this to us, as we would have hired a cleaning service had we known. So that was how it was seen by potential buyers. Dirty. Additionally, a close-by neighbor told us that the free-standing "For Sale" sign had JUST been placed out front a few days before we arrived for the closing, long after we listed with them. really don't know exactly whose best interest this group had, but it certainly was not ours. We would definitely NOT recommend this group. read more

We concur 100% with Diane W.'s post. Agent Kelleigh Shay Pros She was polite. Cons We were told that the appraisal was normally paid for by the seller in Anchorage unlike the rest of the U.S. This would be offset once an offer had been agreed to, as the buyer would actually pay for the appraisal. The part they left out was after the deal was completed the buyer would be reimbursed the cost of the appraisal. Paperwork was handled poorly. Most documents were not forwarded for our review and signatures without our prompting. All documents forwarded from the buyer's agent did not have the correct/legal spelling of names. Documents that were available for review and signatures were delayed in the office up to 4 days (buyer signed on Monday, we received them on Friday). The final closing documents for recording missed the 1:00 PM deadline due to a similar delinquency. Agent representation. "Five thousand dollars above asking". This statement was used each time we attempted to negotiate with our agent, i.e. you're already getting more than you asked for. The sale price of our home was driven by three competing offers, each with a ceiling that exceeded the final purchase price of $540,000. Our investment in new carpet, paint, countertops and asphalt eclipsed $40,000, resulting in a turnkey, quick sale property. Anyone could have completed this transaction. In the end, to appease the buyer and not lose the sale, they contributed $500 of commission, while negotiating a our $2000 loss. Inspection, certification and reinspection of the well and water systems was not honored. The physical limitations of a well system are governed by the following facts: * Water flows out of taps because of pressure in the water system. For most well systems it is a well pump that provides the pressure that makes the water flow. Our well was certified at 2.3 GPM, approved for a 4 bedroom home. * Different pumps have different flow capacities, as the overall rate of flow is directly related to the pump capacity. If a household has a 10-gallon per minute demand, there will be trickling water if the pump will only supply five gallons per minute. * A pressure tank in a water system is designed to have extra gallons of water on reserve so small demands don't require the pump to switch on; however, the tank cannot compensate for flow greater than the pump capacity. Based on the above information, they challenged the validity of our disclosure document, and by doing so directly questioned our integrity. The depth of this accusation can not be overstated. This home was enjoyed by 3 different families for the past 18 years. The capacity of the water system has never been at issue, and has facilitated the installation and utilization of an industrial irrigation system. If the luxury of time was afforded to the selling process prior to the onset of winter, we would have terminated our contract with them immediately after this infraction. In summary, we would not recommend their services to any potential client. read more

Jake Masog from this group listed my house. Unfortunately the inspection showed higher than normal radon levels. I felt like he lied to me when he told me that I should cancel the listing until I got the radon fixed. For that I should pay Dar Walden I think it was $800. But he said then I would have to wait 30 days to relist it and when it sold, I would receive a refund of my $800 termination of listing fee. I refused because I wanted to keep the house listed and even show it to potential buyers with the disclosure re the radon and an amendment that the radon levels would be reduced before closure. Jake Masog told me that it would not be possible to show the house but he left it as 'pending on MLS' so there were no new buyers, which apparently is against the rules . Subsequently he canceled my listing about 10 days before it was up, I did not pay the fee because I DID NOT want to cancel it. But I then called MLS and they told me there is NO problem re-listing a property the minute the first listing is cancelled. You just can NOT re-list it for 30 days with the original realtor. So Jake was not truthful. He should have said you 'can't list it with me for 30 days!' sneaky. I felt held hostage for about 2 months with this and could NOT even try to sell my house . The new realtor listed the house right away before the radon was fixed and it sold in 3 days at almost listing price. Dar Waldon didn't seem to care that Jake did this. read more

I've used the Dar Walden team 3 times now. Once to buy my first home, then to buy a new home when I married my husband, and lastly when it was time to sell my first home. I have been thoroughly impressed with them every time. Dar has a whole team dedicated to specialize in specific areas throughout the process, so you know you're getting an expert every step of the way. They were available like clockwork, returned calls & emails immediately, gave great advice, recommended excellent lenders, contractors & other service providers. I recommend Dar to everyone I know. I even carry her cards with me!!! I'm so glad I went with Dar and her team, I can't imagine how disappointed I would have been with anyone else. read more

Be careful with Dar Walden. Listed a house with her after 30 days they talked me into lowering the price. I caved and agreed. They came at me with an offer even lower that was going to cost me $6K out of pocket. I thought about it and decided to pull off the market and rent it out. All of a sudden the offer was increased to full price... WTF? I decided to pull off market anyways and rent (Didn't trust them after that shady shit). She had the nerve to charge me $500 to cancel my listing after that shady deal. Be careful with Dar Walden. She May sell a lot of houses but her organization pulls some shady crap! read more
