ROACH INFESTED‼ Where do I even start? The valet trash was a joke--people left trash out all weekend, and the smell would come into our apartment. The roach infestation was horrible; they didn't do pest control until new management came in. I even had one on my face while I was sleeping. We asked to transfer units when our lease ended, but the leasing agent was hard to reach and didn't even know what unit we wanted--she had us down for a 3-bedroom when we clearly asked for a 2 bed/2 bath. Meanwhile, the roaches got worse, so we decided to look for another apt. They still charged us a full month's rent for not giving a 60-day notice, and we had to throw out appliances like our blender, toaster, and air fryer because they were infested. We just accepted the loss--paying double rent was better than living there one more day. read more

I have been living here for 2 years--I feel that we are lucky because we have an end unit so noise is minimal. The office, and maintenance, is quick to solve whatever problems arise. My only issues are with other humans that live here. People don't seem to be able to pick up after their dogs (some even let their dogs pee all over the stair landings) and then they have difficulty putting their trash, and discarded furniture where it belongs which makes it look trashy at times. You will hear most movements from your upstairs neighbors but I rarely hear other people talking. I have had some Occurrences of random, singular scorpions inside my unit, but we live surrounded by woods, so it's expected and they are quick To come spray for bugs between their regularly scheduled sprays. I feel safe here, and that's so important. The pool is well maintained, the grounds are well maintained. My only real complaint with the unit is the washer/dryer placement. I wish they had doors to enclose them into their niche. when we're watching TV or trying to sleep they are extremely loud because they are in an open area near the master bedroom. And the master bathroom has minimal storage, so you may need to purchase a storage piece or drawers if you have a lot of bathroom needs. The guest bathroom has amazing storage (under double sinks, 2 drawers, and 5 shelves) If you have kids in high school, we are too close to westmoore for bussing, so your child will either need to walk, have a friend that drives or depend on you--so be prepared for that. DO NOT LIVE HERE Where do I even begin? This place is so awful it's hard to know what bad to start with. My hot water tank went out during a main freeze. There were 3-4 days where we were above freezing and the tank could have been replaced. The maintenance man suggested this but MANAGEMENT said "no. Just crank the heat up". I went without hot water for 14 days. The heater ALSO WENT OUT during this time. For 10 days I had NO HOT WATER OR HEAT DURING THE BIGGEST FREEZE OF THE YEAR. They comped my rent $50. they're awful people. The "gated community" is not true. I lived there a year, and the gate was closed a total of FOUR times. Four!! 361/365 days the gate was wide open. The trash is another story. More times than not the compactor is broken or over flowing. The valet trash is convenient but they never come at a consistent time. There are drug deals and domestic violence/abuse all throughout the complex. It's an extremely unsafe place to live for females. The ants are a different story. They WILL get in your apartment even if it's sparkling clean. They are flooded in the hallway. Absolutely atrocious for the price. read more

Save yourself sometime and go some place else. I came in one day before work to see if I could view a 2 bed for me and my daughter. The website stated they indeed had a two bedroom. It was updated a few hours the night before I came. So I figured not much would have changed. Well I suppose I was wrong. The lady was very short and told me they didn't have any 2 bed available to try their sister location in Norman. Hmmm if I wanted to live in Norman I would be apartment hunting there. I was more annoyed because I had to wait while they opened the office back up from break.? But was late opening up the door. I just want to thank that lady from a headache I could have signed myself into. Not helpful at all and GOOD FREAKING LUCK GETTING SOMEONE to ANSWER ANY PHONE CALL. It's sad to see the bad ratings and tenants experiences not be taken seriously. Apparently, things won't change. My neighbor and I had to call the police 3 times in a 2 week period here because of domestic abuse in our building. The courtesy officer never called back. Finally the police officer told me to contact corporate and Erica and Bianca both were refusing to give me corporates number. And when I shared my child and I's experience here they never even apologized and asked how they could make our experience safer and better. They don't care. They just care about money. The maintenance takes forever fixing things and sometimes doesn't fix things the right way. The poo prints program is a joke considering most days there is poop in the grass everywhere. The gate doesn't ever work. So many things I could say about this place. Very disappointing and they just don't care. They don't care about the apartment "community". One of the times we had to call 911 was a woman was busting a door and car windshield. The management has yet to fix the door and it looks terrible. Horrible place to live, they pick and choose who they want to "hold accountable" for things gone wrong. Parking in the street and not in spots. Ticketing certain vehicles. Letting people leave unregistered and non driveable vehicles for Atleast a year and more. They don't monitor back section of apartments so cigarette butts trash on porches trash from people being outside etc go unnoticed and not taken care of. Maintenance can not stay on track (if it works while I'm there it's not broken) Drives the gator through grass during and after heavy rainfall leaving muddy ruts everywhere. The apartments flood on first floor every single one and nothing has been done about it and the "non emergency" number for problems doesn't work either and no one will respond. Half of office staff is rude and unprofessional. Consistently not answering emails or phones and accusing them of not being sent or "lost" then found later as if they weren't there to begin with. They try to give out as many fines as possible to accumulate money. This was a temporary apartment from my company to live in and was not a very good experience. There on plus was that it was nicely furnished. But here I go 1) maintenance people just walk into the place no calling and read personal notes that were left out. 2) no respect from the office girls because it wasn't there job. 3) Below me was this family that had kids and they peed in kids toilet and then dumped on the street below. I could go on but no need at least I'm out of that place and into a nicer comfortable place. read more

Staff is friendly and helpful. Gate stays open from 7am-7pm. Great for deliveries like Amazon Prime. Would like to see tire rails on outside of exit gate to fervent those who use it as an entrance. Too many observations of cars going in the wrong direction because they will not purchase another fob. read more

We lived at district on 119 for 10 months. The construction took forever, and is still not complete. Before moving in.. The complex manager (I believe that is who she was) told us everything would be completed by April. We lived at district from December 20, 2014 - November 1, 2015. Way passed April, and still not done. The apartment itself is very nice. We were the first ones to live in our apartment so, everything was brand new, and never used. I'm a neat freak germaphobe so, that was a huge plus for me! The downside of the apartment is that the plumbing really stinks! The toilets, sinks, and bathtubs would get a rusty orange every two days. I had to make sure to clean frequently. I usually deep clean once a week, and organize and clean small areas every day due to having two very young children, but I had to clean this apartment more frequently due to this issue. Not to mention if you want amazing hair, you will need a shower head water filter, because my hair was so dry and dull. After I moved out and washed my hair elsewhere, my hair did a huge transformation from dull and dry to luxuriously soft and shiny, I couldn't believe it! But, anyways.. We also had an ant problem, they sprayed.. But, the ants never went away. We never had a trail of ants (I don't think?), but we always had scavengers. The outside balcony is also wood, and not sealed! The construction is very cheap, and built by lazy workers. Loose nails were all over our balcony floor (super dangerous!), and so was paint, and random stickers. The apartment complex is also an indoor complex, meaning that you have to enter into a building to get to your apartment. This has its pros and cons. If you're extremely allergic to pets such as we are, you will most-likely suffer because these days everyone seems to have pets that are not hypoallergenic. On the flip side, it is beneficial for those cold wintry days and nights just not good for allergy sufferers and asthmatics. Management also told us not to worry about the water, because they didn't even have it set up by the time we moved in. They also offered an OPTIONAL valet trash service a month later. We opted to not do it, because we felt like nothing was free here, and we were right! Even though we opted to not have valet trash they tried to charge us. They don't even have a main trash area that we could use, it was always locked, and therefore we threw our trash away at work, not even at the apt complex. They also tried to charge us $100 + a month for a water bill!! Maintenance is very friendly, but if you call to put in a work order.. It might not get done until a month later. We asked for someone to fix our washer and dryer, because it was defective and we didn't get it fixed until a month later. We called and asked four times also.... Bottom line is that this place is nice especially since, it's a non-smoking 'luxury' complex, but management really is not great. We paid $999 to live on the second floor, and they didn't offer any amenities besides a very small gym that took months to finish, and a storm shelter that is now complete, but wasn't complete during last tornado season when tornados were extremely close to this apartment complex. Initially, I was super happy with moving into District 119. The 3rd floor was nice because it was far away from other human beings (ha!) so we didn't have to worry as much about noise. However, our ending with District on 119 was not ideal. My partner did a walk through with a District on 119 employee and she said our apartment looked perfectly fine and that we should receive a full refund. It had been almost 3 weeks after our move out date (still with no refund...) and I contacted the complex inquiring about our full refund. The employee I spoke to told me that the only way to be guaranteed a full refund on the deposit was to have professional cleaner clean our apartment. They never shared this information with us, and my partner and I read through the lease without mention of this information -- also, before moving out we asked them about the 'clean up' process several times & they never mentioned this bit of hidden information...so disappointing & unfair to me, as we received less than 1/2 of the original deposit we put down. And we cleaned that place real good...no joke. Also, I gotta keep it real, if you're looking for a hip and fun place, District on 119 is so far away from everything...especially from north OKC where everything seems to be happening now. Yeah, there's a Walmart nearby, but even that's a few miles too far away for my liking. Find someone local to rent from unless you can move into a reputable apartment complex. Yes, there's a nice, open floor plan, but the cons don't make it a place I'd rent from ever again (nor would I ever recommend friends to stay here). You can find cheaper prices, trust me! read more

For a "luxury community" this place is horrible. The gate is just one big joke, it's broken 90% of the time. And even when it does work, they leave it open for the entire day and just close it at night. So it doesn't really protect anything. The apartments themselves look nice but have underlying problems. Crappy paint on cabinets, screws just sticking out, things falling apart, rusty vents and light fixtures. The front office never answers you on anything, always say "I'll get back to you" and then proceed to never get back to you. Noise complaints at least twice a week, parties happening at 3AM. Recently, they gave us less than a 24 hour notice to clean everything out of our kitchens and bathrooms, so that they can spray pesticide where we eat. And the best part: when you want to contact corporate about your issues, it's almost impossible to get ahold of them. It took me 2 MONTHS of phone calls, emails, and bugging the office staff to finally get ahold of them, and then proceeded to get no apology and just got excuses for everything. Would get 0 stars if I could. I have never been more upset at any company in my life. read more

This place is garbage. DO NOT MOVE HERE!!! I lived here for one year. In that one year a dead body was found, and I dealt with a 2 neighbors who went crazy in their apartments and were never removed. I payed for amenities that were never even built yet. They make you pay a trash bill but you can only put one bag of trash out and if ya don't they charge you. Moving in was definitely easier than moving out from my previous high rise living in downtown Okc. The is peaceful & surprisingly secluded from the "city" noises AND at the same time I am very close to modern conveniences 1. Liquor store -I need communion wine ;) 2. several grocery & health, convenience stores are very close. GFF, wal-mart neighborhood & super, Crest. SuperMercado, 7-11, OnCue 3. Rent cost is a little bit high, but I'm not wanting to get a house so it works for me. 24/7 Gym access as well. Great place to live! Let's start with the most recent. Everyone has complained about parking, it's so bad everyone parks in handicapped spots, curbs or firelanes and the complex responded by saying they're going to start adding parking permit stickers and making firelanes. They will be fining tenants if they don't follow their policy. They have about 40 spaces for a ~200 unit building! You want to charge us because you messed up and didn't provide sufficient parking for 200 units? You have made it into a bigger problem. Everyone parked here lives here! A sticker isn't going to solve anything and taking away the curb is making the problem worse because now there won't be a single place to park. You expect us to park a mile away? The people on building 8 are the most disgusting people I've had the displeasure of living with. They leave their dog shit INSIDE of the building! You can't walk on the grass without stepping in dog crap. They leave their fast food bags and cups in the parking lot as if they've never heard of a trash can. This is supposed to be a non smoking apt and I've seen so many people smoking and throwing their cigarettes on the ground! The complex does nothing about any of this! Yet they are strict like you aren't allowed to put a bike on your own balcony or they'll fine you. But it's okay that no one picks up after themselves. You have to pay extra a month to store your bike in their storage room. They will circle around the parking lots looking for something to fine you on but they can't even clean up their own company. Staff is rude and useless! Before I moved in I had to deal with unprofessionalism from Ellie who had no idea what she was doing. She didn't know how to answer any of the questions I had about simple apt information. I called once and she yelled at me! How can you be so rude to a future tenant!? Maintenance will blame you for things they didn't do right the first time. Not to mention they half ass everything when they finally show up. The building was 6 MONTHS behind during construction so they just slapped everything together. The cabinets weren't put in right so they touch the appliances and don't open the way they should. For this complex to be only 2 years old it looks like crap! Imagine what it will be like in 3 years it will be like those 30 year old apartments. People leave beer boxes in the elevator! Someone left orange slices in the ceiling that have been there for months and they haven't removed them. There has been a giant white stain in the corner for 5 months now. The walls are literally paper thin that I'm scared to hang stuff on the walls because I think the wall will just collapse. You can hear everything your neighbors do. Don't let the the pretty looks fool you, before even moving in everything has been a complete nightmare! They promise a lot when you're looking but once you sign they claim they didn't and won't do anything after. Please save yourself the trouble and go elsewhere. I just moved in about two months ago and love it so far! The apartments are nice, up to date, and very clean. The application process and move in are very simple. Staff is friendly and maintenance is fast to get to any requests. Rent is reasonable. Nice, quiet neighborhood and I love how it is set off the main road! Worst place I have ever lived. They are incredibly rude in the office. Taylor set a time to get my carpet cleaned. She did not follow through and make sure they would come when they were supposed to so I ,not know how she made one call and never followed up, assumed they would be at my place at a certain time. I was told I had to be here and had to take off work and they never showed. When I went to speak to her at 215 (they were supposed to be here at 12, I called her at 1210 and she called them and left a message. I called again and left a voicemail at 140 still no response. I went to the office to talk to her and she was so flippant and was clearly careless about me loosing two hours of work and she just had this incredibly hatful smile on her face. I stated "I understand these things happen but you are not even going to apologize for not doing follow through ". She got a big smile and said "I am just so sorry you feel that way but I am not apologizing for a third party". I explained she did not do the proper follow through. She said well you can just call them. So I will call them however, the level of rudeness and hatefulness was unbelievable. read more

Overall, my husband and I enjoy living here. If you are planning on moving in, here are a few pros and cons - Pros: Love the layout of the apartments, open design feels so nice. Front desk lady is efficient and helpful. Maintenance for us has been quick and effective and at times creative. Cons: Custodial crew is non-existent. Our elevator has been dirty for months. We have reported this in email and in person and no progress has been made. Stains on the walls, dirt and animal hair caught in the corners, something gross on the ceiling. We use the elevator everyday and are not impressed. We still give them 4 stars because we love the area, location, and our own apt which we keep really clean. read more

This place is a joke. You pay top dollar for a "luxury apartment" with a security gate you can drive around, cheap interiors, and a slow and incompetent management team and maintenance crew. They will stick you with every additional fee that they can think of just to try and squeeze every cent from your pocket they can. My apartment flooded while I lived at District and it took over a month for my carpet to be replaced, which I had to tell them still needed done. There are plenty of places in the area that will give you a better experience for the same price so I suggest taking your dollar elsewhere. If you do decide to live here, I witnessed at least a dozen wrecks occur at the front entrance in my year of living there so be careful. read more

I moved into the district December 2014, I stayed until October 31, 2015. Where to start about this place I guess we'll start the with the fact that its brand-new when I moved in so everything was new but Dusty. I feel that they should have did a better job at cleaning the place before I moved in, the cabinets had dust on them also the floor, the outside patio had Nail sticking out everywhere for you to step on easily. Things that I was told would have for a luxury apartment weren't even done, things you needed them such as the storm shelter, mailbox wasn't ready for the first two weeks and I could not use the gym for the first month and a half. I can understand it is a new apartment so I except those shorts coming. But what I really dislike about the apartment complexes office took a month to fix my dryer started billing me five months after I moved in for water from some made up company which they made up out of thin air. Besides apartments looking new that's why they get two stars everything else about how professional they are what they say they will do and not do is why they have the two stars terrible complex, would not recommend anyone to move here. read more

The best part about the apartment is the Kitchen faucet has a removable head. Other than that the apartment has many downfalls. I lived on the bottom floor and the apartment flooded 5 times in less than a year due to rain, they did nothing to remedy the problem. They had to remove the carpet to replace the padding (which was done over a three week period) . Anytime I was away and it was raining I had to constantly worry about my things getting ruined. Every time my upstairs neighbor took a step I could hear exactly where they were walking. I was never able to park in front of my building due to a limited amount of parking spaces. The high ceilings increased the electric bill during the winter months. The dryers constantly underperformed due to horrible placement of the dryer hose. I'm pretty sure the person who was in charge of installing the wiring the electric lines didn't care about doing a good job. Light bulbs had to be constantly changed (three times in two weeks, from the same outlet) . The bad wiring ruined a brand new paper shredder. If you leave the blinds open you'll constantly see dogs relieving themselves right out of your back porch. (only a few people pick up the dog messes and the smell makes it's way into the living room) . If you have any issues that need addressing the front desk doesn't answer their phones. You'll always have to make a personnel appearance to get anything done. I'm pretty sure they screen phone calls. read more

Okay, so I was reading the reviews on this place and almost all of them are from 2-3 years ago, so I'm going to update them. The water bill is a flat $20. They have a pool a nice but small gym. Only one dumpster that does get full, but I haven't seen it as bad as the pictures that are currently posted here. Trash in the halls and stuff is non existent. At least for the time I've been here I haven't seen any. The valet trash is convenient but they still charge you for putting more than 2 bags outside of your door so you will still have to carry trash to the dumpster from time to time. Parking can be an issue. I wish they would have made more parking spots for the residents. It is pretty quiet and the neighbors are nice. The maintenance crew does a pretty good job and I've never had to wait more than 2 days for them to fix whatever I need. I've only had to fix the A/C and the garbage disposal since I've been here. Other than that I just put in the usual request for them to change the air filter for the A/C and they always get it done that day. They also have a dog park which is great if you have dogs. He tornado shelter is a big plus. Never really had any major issues with this place. I do think they need to have a more secure gate because it's pretty easy to get in, but at least there is a gate. The management team is decent. They offer free donuts on Friday mornings. Again no major issues with this place. I like living here. read more

I am a fairly new resident I've only been here since August, and since then I have already made over 20 service requests on things that were supposed to be done before I moved in. The apartments are only 2 years old and when I complained about the shape my Building was in they said "well you weren't expecting a new apartment" the answer to that is Yes I was expecting a new apartment (considering the apartment are less than 2 years old at this point). The parking situation is horrible and we are not even at full capacity. When I asked what they plan to do about parking they responded with "permit parking". The issue with parking is there is not enough space (Obviously, 70 to 200 ratio... )... Now adding permits doesn't change the fact that there is still not enough spots for everyone to park. Normally to even things out we park on the curbs, but as of today those are now fire lanes so we just lost 9 parking spaces. Speaking of fire lanes... Why did it take 2 years to get up to fire code? Are the rest of the buildings up to fire code? Why is everything in this appartment done so late? According to maintenance these apartment were 6 months behind schedule being built. In their words "it was kinda rushed and thrown together". All the other comments and reviews are still very true it is still a fecal matter mine field everywhere. If you post something negative about the Apartments, management still blocks you from the site and deletes your comment. I still walk up the stairs to occasionally find dog urine and other trash scattered along the halls. And lastly they still lie to get the sale. I asked when moving in how thick the floors are because I do not want to disturb the neighbors below me. They said it wouldn't happen because there was concrete more than 3ft deep between every floor only to find out that every wall and floor is paper thin.... So much so I can hear my neighbors singing all day long. In conclusion if you are looking for a new place to call home LOOK SOMEWHERE ELSE! This place is not what I would call "home" and I've heard the same from every other resident here. Maybe one day they will get it right but for now, it's a constant force of disappointment. read more
