My departing process was unnecessarily stressful and misleading, overall the worse part of my experience. There were some things I was displeased with when it came to the complex, but no complex is perfect and it didn't bother me. However feeling like I was tricked or lied to is where I draw my line. I asked specific questions before signing, and upon my 60 days notice, and received information that was inaccurate, false, or contradicted what I was told before. I spoke specifically about the security deposit before signing my lease and once I put in my 60 days notice. I was told I would get it back at the end of my lease term, and a partial refund, upon my early notice. It has been a week, and after 3 voicemails and an email, I am told I don't get anything back in regards to my security deposit.

Apartment living may be a lottery…read moreof neighbors, but management is supposed to step in when a situation becomes unreasonable. Instead, this complex hid behind excuses, ignored clear evidence, and left us trapped in an unlivable situation. We were placed in a unit that appeared to have sat empty for roughly two months before we moved in. Management claimed there had never been any prior noise complaints about that unit, but with the family living above us, that is simply not believable. We strongly suspect the unit may have remained unfilled because of prior noise complaints or prior tenant dissatisfaction. There is no reasonable way anyone could have lived under that level of constant stomping, running, yelling, late-night walking, vacuuming at odd hours, and overall disruption without there having been a serious problem before us. We lived under an extremely disruptive family of five, and the noise was relentless. This was not ordinary apartment living. It was constant pounding overhead, kids running through the unit, yelling, late-night walking in boots directly over our bedroom, and vacuuming at bizarre times of day and night. We later learned they did not even have rugs in their unit, which only made the noise transfer worse. They showed absolutely no consideration for the people living below them. What made it even worse was that it got to the point where, if they knew I was home, the noise often seemed intentional. That is how excessive, targeted, and hostile it began to feel. Two gentlemen came into our unit to hear the noise for themselves, and one of them was the builder. They agreed it was not normal. Then local management later turned around and claimed it was normal anyway. That was an outright lie to my face. We were told the building was "structurally sound," so there was supposedly nothing they could do. We were also given the excuse that "everyone has different customs," as if that somehow justified relentless disturbance and zero regard for neighbors. An apartment complex is an entire world of different customs and lifestyles living together, which is exactly why management is supposed to manage. This management did not. We did everything they asked of us. We submitted recordings, videos, and all documentation requested by management. We reported the problem repeatedly and fully cooperated with every step they asked us to take. After all of that, they still did nothing meaningful to resolve it. Other neighbors commented when we moved in about this family and said they could hear yelling and disturbances coming from that unit from outside. So this was clearly not just us being sensitive or unreasonable. The problem was obvious. Parking was another source of frustration. They had three vehicles, including a motorcycle, and acted as though the spaces directly in front of our unit were their private spots. The father would also pull in on the motorcycle with the headlight shining directly into our unit, adding yet another layer of disturbance and inconsideration. The stress became so bad that there were times I had to take my ESA to the clubhouse just to get away from the noise. Even my dog developed anxiety from the constant heavy pounding overhead. That is how extreme it was. We asked to be let out of our lease early, and the only option management offered was for us to move units, as if we should be the ones inconvenienced after enduring all of this. This apartment was only supposed to be temporary housing while we built our new home, but it became so intolerable that I moved out three months early with my ESA. I moved out early in part to avoid an altercation with the mother, because the situation had become that tense and unbearable. My husband remained behind. What made the entire experience even worse was the dismissive and insulting attitude from upper management. Upper management actually said that after our lease was up, a young female might move in and be home less. That was offensive, unprofessional, and said everything about how little they cared. As a retired person, this was the worst possible unit we could have been placed in. We have now moved out, and I would never recommend this complex to anyone who values peace, honesty, or competent management. They heard the noise themselves, admitted it was not normal, collected our evidence, and still chose to do nothing. I feel sorry for the family that lives in this unit next!

    I've lived here for months.. its about 2k a month for a 3 bed which is ridiculous on its own. but…read morenot to mention there's spiders everywhere regardless of how much u clean and pay the pest control fee. there's so much mold again no matter how much u clean. I put in maintenance requests WEEKS ago, our toilet and ac are broken and we have called the office. they said they'd call us back with an update. its been 2 weeks and no update and still broken. now the office screens our calls or just coincidentally are out of office or the phones are down. and they also approved us for a 2 bed downgrade just for them to later deny us with no follow up and say they don't do downgrades, just upgrades. which is ridiculous bc most apartments do both. office management both old and new were so rude and don't care about anything but money. and you can hear the upstairs neighbors and everything they do, they leave trash in our backyard every day. we've left reports but nothing. you hear gunshots and constant screaming and cars blaring and people breaking into your house or car at night. when we first moved in we had someone attempt to bust down our door multiple times. never found out who it was but it made our roommate move out. this place sucks and our apartment is never not stinky of some kind of mold no matter how much u try and deep clean. DONT LIVE HERE! also when we moved in every cabinet in the kitchen was broken and they never repaired it. so we cant use any bottom cabinet they are all busted through.

I felt like my apartment had sat abandoned for a long time before I moved in there were a ton of spider webs and bugs all over the doors and patio area. The tub area was not very clean, discolored and previous resident left a huge sticky mess in shower they didn't even attempt to remove. The package room constantly broken and the office lost my packages two different occasions. They have some nasty associates that work in the office. I wasn't even asking for help once and an office personnel inserted herself into my package issue in which I was already contacting the lux team just to tell me she couldn't help me and I would have to figure it out for myself. You can't access half the clubhouse when the office is closed. The maintenance team is nice but I had to request a fix on my dishwasher twice, still didn't work so I washed everything by hand. Grounds crew left garbage overnight on my patio and threw garbage into my empty valet trash can. They never fixed the lighting in the hallways, the stairs were super hazardous, and they would spray chemicals on the concrete without warning to be safe for pets. I don't even cook I could tell you maybe 10 times while I lived there I used the stove or oven and still charged me for drip pans when I moved out. They'll charge you multiple times at moveout for whatever they can find I just was in a dispute with them about fleas well over 60 days after I moved out with no issues and they wanted to charge me again for pet cleaning. They'll say they have guidelines but there are several cats wandering the units and allow people to feed them outside. They have no admin on the resident page where people bully and threaten car towing. Speaking of parking, unless you pay monthly for a spot up front good luck finding anywhere to park near your building. For a majority of the time I lived there they allowed non essential security cars to park closer to the building than residents and half of those cars never moved I have pictures of the same exact cars there for months. And I don't know why anyone has said this is cheaper than anything else nearby I found several cheaper options probably also have better management all within 10 miles of this place. Save yourself the disappointment, keep looking! I have only ever had one good experience with someone in the office willing to go turn my air off when surprise surprise the ac unit froze for the 10th time and no one wanted to come fix it. Overall not the best apartment complex, staff or area I've lived in. Glad it's over if I ever rent again I will be staying away from grayco buildings just from my experience here.

    Deerfield was our home previously for 5 years before having to leave due to the Covid-19 Pandemic…read more We have now returned to Deerfield and it was like coming home to family you haven't seen for a while. Tons of smiles and welcoming hugs from familiar faces. After living at the community for 5 years extremely happily, we use it as a baseline for expectations for the other places we lived until returning. Let me talk ya... the team may be strict on certain things and I appreciate it because it makes for a clean and safe community to live in. We rented other luxury apartments in different cities we lived in after leaving Deerfield and the amount of problems, safety concerns and lack luster response from large property management companies, we rushed back to Deerfield at the first opportunity. We have been back now for a few weeks and the level of service and responsiveness is still the high level we are accustomed to from the team. So happy to be back and see big smiles from Nikki, Kim, Joy, plus the new additions to the team have been great. Our dogs do like their new friend Susan!

My concerns were primarily related to my interactions with the management office. About two months before my lease was scheduled to end, I visited the leasing office to let them know that I did not plan to renew. As I remember it, the staff told me they would make a note of it. About a month later, when I followed up, I was informed that I needed to submit written notice and that my move-out date would have to be pushed back. Since I had not provided written notice, I ultimately accepted responsibility for the misunderstanding, although I found the interaction frustrating and felt that the staff could have been more helpful and professional. When I moved out, I thoroughly cleaned the apartment and documented its condition. I also recall receiving documentation indicating that my account balance had been resolved. After 3 years later, I unexpectedly received a notice stating that I owed additional money. Unfortunately, by that time I could no longer locate all of my records and photographs from the move-out process. I disputed the situation as best I could, but I was concerned about the possibility of collections or further legal complications. Because I was focused on preparing for an important examination and wanted to avoid ongoing stress, I chose to pay the amount that was requested. Everyone's experience may be different, but my advice is simple: keep copies of every document, email, receipt, and photo related to your lease and move-out process, and store them for several years after you leave. Based on my experience, having thorough records can be extremely important if questions arise later. I felt it was necessary to update my review. I moved out in January 2023, but I did not receive an email regarding my account until December 2025. The email was apparently sent to another person first, and that person contacted me and forwarded it to me. When I visited the office to ask why I was being contacted nearly three years later and why the email had been sent to someone else, I did not receive a clear explanation. Instead, I was told that the matter could be sent to collections if it was not resolved. I found the interaction unprofessional and felt that my concerns were not being addressed. As someone who works in a profession that requires respectful communication, I was disappointed by this experience and do not feel comfortable returning to the office.
