This apartment complex is run by KBC management, which can be a good thing or a bad thing. They are a bunch of rich gossipy people who goes through workers like crazy. The apartments are nice and also close to Forest park with mostly adult mature renters. You pay for parking and utilities. The parking is $30 which doesn't sound like a lot but when you get done paying for everything else $30 can be a lot added to your monthly bills ( if your not a trust fund baby like a lot of the people who live here, including the owners kids that rent here) tip toes everyone tip toe! There is street parking but keep in mind that there are constant break in's. Three broken windows in one month. And like everywhere else in Portland you will have the homeless picking through your garbage, and homeless/drugy/mental/ect ect living and pooping in Forest park. Yes, you will find piles of human poop around the building and in the sides of the park from the homeless and runners. The apartment was low income/project before the owners painted, and put soft low grade bamboo floors in to be able to charge what they do and call it unique! We have space heaters in the walls for heat - they heat but only areas of the apartment without a consistent general warmth. The problem is the walls are cement and hold the cold also making it humid and the windows were grandfathered in( as in their old, leak) Also you will be living by Forest Park were the water runs right into the back of the apartments causes soggy wet conditions. Many apartments have black mold because of the wetness, inadequate windows, cement walls that hold the cold, and poor ventilation. Your required to keep your temp in your apartment a certain degree so that it can combat the mold issue - High electric bills for you! Instead I think that when you have an apartment complex you should weather proof the living area so people don't have to live in drafty areas, with bad windows, cold walls, and the constant threat of mold! Also you are told not to let your clothing or anything else touch the walls so that they don't mold. The positives are people who live here are pretty nice, and mature. You can have one dog or cat. you are by Forest Park and walking distance to a lot things. And the apartment is cute, overpriced but cute, with very cheap interiors. If you stay under the radar of KBS you will probably be just fine. i just moved out but would I rent here again?? Some have newer, very nice kitchens, while others haven't been updated but are still nice. A few friends live there and their rent is average -- you would probably want to share the cost w someone, I.e. get a roommate. No dogs or cats allowed. In short, the best part about these apartments is the location, the nostalgic and historic vibe, the people, and the price (when compared to other apartments in the area of the size).

It was old and quirky, but also very charming. About a year later things started to change. It was like the management company just gave up on the place. I wasn't able to open my windows, which I'm pretty sure is a major fire hazard. The brackets that held up the shower curtain were broken and I was told it was just going to be unfixable because they didn't have the parts. There was always trash in the hallway, and on the elevator. The entire building smelled like pot or cigarettes, and although there were no pets allowed, they were everywhere. There was CONSTANT barking from dogs in other apartments. The management never seemed to take any action to make things better. It really felt like all employees had just given up trying to make Kingsbury a livable place. We had a broken window that management knew about, but never fixed! A BROKEN WINDOW with a giant crack across it! The dumpsters out back were always overflowing into the streets, and it was hard to throw away your trash because there were always people going through the dumpsters looking for stuff. The laundry room only had two washers and two dryers, and one washer or one dryer was always broken. There were gas leaks while I was there, smoke detectors in common hallways that never got changed, they'd just chirp for weeks and weeks until the batteries died. It could be a really cool place, but it just sucks because it's so poorly managed. Sad, really.

I've filed formal complaints with housing authorities and Cushman & Wakefield corporate. If you're considering living here, ask yourself what happens if management decides they don't like you. The apartment complex has a number of well known issues in the community, none of which will be communicated to you when you're shown around. Any apartment facing Raleigh Street will have daily weekday (yes daily) industrial trash pick up from 3:30 AM to 5:30 AM. If you are on the second floor specifically, the noise is truly unbearable. I spoke to a number of neighbors who discussed they all are woken up by it. I was personally in apartment 228, which is directly above the spot where management decide to place their industrial sized garbage containers 10-20 meters from bedroom window. Management chooses to have these pick up times and are in complete control of the trash given in Portland the city does not require them to use a specific company. They will not care and will ignore your messages. Do NOT move into 228. You will not sleep. I wish someone told me this before hand. White noise, ear muffs are NOT enough to bury noise. Be careful! Second, there is a well known white van that wanders around the area with two sex offenders that live out of it, who in the winter, run a very loud generator all night and frequently park around the building, specifically on raleigh street. Again, management will act like they are doing something about it, but it is just performative. Had to take this matter into my own hands to get temporarily removed. Called the cops multiple nights. Again, immediately unable to sleep at the start of my lease. The building is very well aware of it, but will keep it a secret until you're locked in with lease. Finally, the senior manager, Charles Rough, is the most useless, unethical, and unprofessional leasing managers I've dealt with in my life. Changed my initial offer to move out without penalty to requiring a 30 day notice, offered me options that made no sense, and basically wasted three months of my time as he allegedly "worked out a fair solution." At times, he would take 10 days in between emails and ignored communications. An apartment is mainly for sleeping. If you cannot do the most basic thing the apartment is supposed to be used for due to conditions caused by the building, you'd hope Charles would be a little more responsive. I simply do not understand how this man has a job. He is constantly on automatic OOO replies, and has zero sense of urgency in a issue that is seriously affecting a tenant. Apt complex is owned by investor group in California, who probably has no idea how bad this guy is at his very simple job. Do NOT move here. I lasted 3 months only because Charles wasted my time, my peace, and my money. For context, I gave my first notice of the issues 11 days into my lease! False promises of apartment availabilities of same size opening up and the belief they would respect my lease kept me engaged and putting up with something I should of legally left a long time ago.

Oh my goodness, the view and the nice breeze at night.AMAZING. Loved it so much that when my lease was up, I moved into a 2b 2bath corner unit on a higher floor facing south west WOW! Spectacular view of the river and mountainside of trees. Beautiful sunsets every single day and basically floor the ceiling windows. But what truly makes living at HOLM special is the management in my opinion. Tommi runs the show and I don't know how she does it. She does it with a smile and she is so cool and funny and kind.. She helped me with everything from filling the form out to encouragement going through the process. They even have moving hand trucks to help you move in and offer storage rooms if you need extra storage. Super cool the best part is our maintenance guy Joe is always available and anytime I've ever needed anything. He was available in minutes. Joe keeps our building safe and clean. I don't think that guy rests. My pups love Joe and his wife and their dog. I feel safe living here and like I said I'm three years in and love it. I walk this neighborhood every day multiple times a day to my favorite tea spot and I walk to new seasons and even the flower shop. I highly recommend this place.

He took responsibility for the behavior of the manager here on site and was willing to work with me so I felt understood and heard. He gave me renewed faith in the Holm at Sellwood. He explained all the ways they have updated the building to better stop break ins and protect the tenants. He was also very receptive when I made suggestions on improving how they do business. I still believe the current on site manager needs to go, but I no longer would not tell someone to move here. The building is very nice, and the neighborhood is a ton of fun, plus you have the waterfront park just down the block. If you do move here, just be sure you keep all your ducks in a row to help out the on site manager. ORIGINAL: I have lived at the Holm for 18 months. In that time I had my vehicle stolen out of their gated, underground parking garage. The building itself has been broken into more times than I can count. I have caught people breaking in the outside doors and had to stop them myself. The management does not communicate to residents when break ins or theft have occurred. The property manager means well, but she is completely aloof. She often forgets your name and will ask you if you are a current resident. If she has a question she will harrass you in the hallway at her convenience rather than calling or sending a professional email. I have been charged accidental late payment fees on three occasions and had to email multiple times to get it fixed.

I lived in the 1-bedroom apartment, on the corner. It was light -and in the summer very hot- with all the windows. It's noisy when you have neighbors in the bedroom next to you: particularly unpleasant I have to say. Also when in the bathroom, you'll hear the neighbors next door talk. Although it's a "non smoking" property, those rules are not obeyed. People do smoke and when the windows are open, you will definitely smell this (skunk weed anyone?). Also: no dogs? I've seen many dogs coming in and out of the elevator. Another rule nobody sticks to! The manager is a friendly lady, she'll respond quickly when you need her. All in all: nice apartment, not perfect but nice. Parking -if you're lucky enough to get a spot in the garage- is awesome because this part of town is a nightmare when it comes to parking!

The non-creepy basement has coin laundry and some of your basic gym equipment (24 hr treadmill!). The manager lives on-site so he is very knowledgeable of the goings on and any issues you may encounter while living here. What I like about the building is that it is a solid concrete construction, so you don't hear someone else's TV blasting, no creaking floorboards or anything like that. I did receive one noise complaint, but that was hard-earned (sorry neighbors!). My studio was priced higher than others I found in the area, but the quality of construction and living is much higher here so it makes sense. It also had a decent view of NW Portland and beautiful parquet floors that I hope I didn't scratch too much... Everyone in the building was friendly and I felt safe due to secured entry. The enclosed lobby is nice, especially when it's raining. The call box entry worked well from my cell phone. Maintenance was generally good. My apartment was in working order and when something broke it was, in general, fixed quickly. I did have a problem with my freezer/fridge the entire time I lived here, though from what I was told, the fridge was replaced when I moved out. That was a bit disappointing because it would have been nice to have a good freezer. (This is why I've deducted a star on the review.) Utilities are a flat rate. I felt that this was lame, as it didn't encourage/reward me for going light on usage, but it does help you budget. The heating is some sort of central system that is within the floors, and I disliked the lack of temperature control for my unit because my apartment was too hot in the winter. If you need parking, it is terrible on the street but there is a garage rack for your bike and you can also pay additional to have your car in the garage. There is an office building that will let you park there nights and weekends for a lower rate, which is what I ended up doing. Truthfully, no place is perfect and we all like different things. My end impression is that this was a good place to live and the management is honest (no crazy rent increases for month-to month tenancy, and my deposit deductions on move-out were more than fair). All in all, I would live here again if I had the opportunity to and would recommend the building to others.
