I was at first hesitant to call him because he only had three reviews on Yelp. But I had previously called a property management that was highly rated in evictions, but they wanted me to sign a year contract with them and wanted a lot of money upfront. That seemed like switching one problem for another.
So, I called Chris, 'The Evictor' and once my husband and I spoke to him and saw how much knowledge & experience he has had in evicting bad tenants, we didn't hesitate in hiring him. He is a process server and has had a few decades experience in evictions. He works with lawyers and is knowledgeable in this area.
Yes, we went to the Riverside County website and tried to figure out the steps, but I found them 'incomplete' in information and a bit overwhelming. If you do 'one wrong step' and/or don't do something correctly, it can end up costing you more in delays and having your bad tenant in your property longer. My husband and I rented a condo in Palm Springs but live in L.A. County and every county/city has their 'rules' on properly evicting someone. Plus, we do not live in Palm Springs and having to go back and forth would not have been convenient. And California law is definitely on the side of the tenant. Our tenant had first breached his lease by getting a literal 'con artist' as an unapproved roommate, who he then had many problems with that required the police being called on several occasions, and then our tenant stopped paying his rent to us. Chris, The Evictor, explained the first steps that needed to be taken, then subsequent steps. Each requiring more time and of course money. Anytime you hire someone, that's what you're paying for, their time and expertise. There were things we had no clue on: Like if our tenant was 'hiding' a roommate (i.e. another tenant as far as the law/court is concerned) there is a way to file the unlawful detainer so that it includes the tenant and anyone else you may not know about that is residing there.
From the time we hired Chris to the time our tenant left, it was two weeks. Yes, we were very lucky. We expected this to go on for months. Chris served him with a 3-day pay for quit notice(s) and when he didn't pay or leave I informed my tenant that if he didn't move by the end of the month (a week later) that I would have the eviction person I had hired start eviction (i.e. Unlawful Detainer). We were lucky that our tenant didn't want an eviction in his record and he moved out. It cost less than a couple of hundred dollars to get the pay or quit notice served (based on our location, etc) and it was totally worth it. Had we had to move forward with unlawful detainer it would have cost a lot more and possibly have taken months to get our tenant out.
By the way, I spoke to my real estate agent and he's had a few clients who are having issues with long-term tenants not paying their rent but refusing to move. This unfortunate problem, he said, is on the rise.
In any case, I highly recommend giving Chris, 'The Evictor' a call. It doesn't hurt to get info. He really was a blessing to my husband and me and we are so grateful. Our tenant left our property a mess and I can't imagine what kind of damage he would have done had this gone on for months. read more
