Ownership will nickel and dime you into the grave while trying to gaslight you into thinking that they're doing you a favor. They provide you a place to call home, but they do not care about you beyond the amount of money they can squeeze from your wallet. Here is the best example I can give about the level of integrity that is running Grayhawk: on Aug. 25th, we notified them of our intent to vacate at the end of Sept (a full five weeks notice). They told us to reach out again on Sept. 1 to make it official. I sent another notice on Sept. 1, and they said they had to evaluate all 30 day notices at the same time, so they would let us know if they approved it once they had all the others. Five days later, they respond telling us they will not let us move out. I badgered them relentlessly for two days until they agreed to let us move out at the end of Sept (for a HEFTY fee), and when they sent me the move out document, it included a charge for $300 of prorated rent for 7 days in Oct. because they recorded my 30-day notice as active on the date that THEY finally agreed to let me move out instead of when I actually told them we were moving out. I was told that if I object to the prorated rent that they would take the entire move-out offer off of the table (there is a word for this, it's called EXTORTION). They smiled in my face while they stabbed me in the ribs. They'll jerk you around for weeks at a time and then charge you for every possible thing they can get because people's lives don't matter when there is a bottom line to protect. This is shameful, toxic, and parasitic business practice of the lowest class. Not everyone at Grayhawk is to blame. The maintenance and grounds crew are great, and Bailey in the front office is a doll. We actually found the apartment to be fine with the exception of the AC system. The intake vent is in the corner of the living room, so it sounds like a garbage truck is idling in the room whenever it kicks on. AC delivery vents to other rooms don't work at all, so get an extra fan for your room. Advance notice to the keyboard warrior running PR damage control at Grayhawk, don't bother posting your mealy-mouthed garbage about how important this feedback is to Grayhawk unless you plan on refunding the BS prorated rent that you extorted from me upon moving out.

She seems to make up her own rules as there is no consistency across the board. You pay $25 a month to help maintain the grounds of an affordable housing complex. Wouldn't that make it an HOA? Some residents, due to their income can pay $20 less a month for Internet however, she will not allow it. It's $50/month no matter what price the actual internet company has quoted them. She forces one older resident who is on a limited income to use and pay monthly for the washer and dryer in the unit. The resident explained she has her own washer and dryer, but the manager refused to allow her to use it. And instead forces them to pay $50 a month for their washer and dryer. The place is very nice. albeit small without any normal storage. She forced another resident to keep big floor tiles inside their tiny storage closet on the front porch taking up space that the resident could use. These tenants really need a manager who can get along with people and who genuinely likes other humans. This one doesn't and is a miserable person to deal with.

Turnover is high but profitable for property mgmt. Witnessed history of bribing exiting residents for positive reviews. Charges residents excessive fines of up to $200 without any warnings for small mistakes such as leaving a bag of garbage on your own porch (with intentions of taking to garbage bin on same day,) for more than one hour. Threats from mgr are given on a continuous and regular basis for infractions. No friendly communication or interactions ever observed. No parking decals given signifying designated parking places yet threats of towing via window stickers is a regular practice for unsuspecting residents who pay for parking...for what??? No pet run or trash cans with waste bags are on the property but the mgr threatening to take pet DNA to match feces to pet's waste and their owner is a threat. This is crazy! Forcing residents to pay for in unit washer/dryer and refusing residents to hook up their own! Low income and elderly qualify financially for $30/mo internet but forced to pay a third party for set it up and $50/mo for service. Non-negotiable. This is just a taste of the frustration you will experience here. You are better off moving elsewhere. Less heartache and aggravation.

The ongoing harassment (monthly inspections) and lack of common courtesy was absolutely disgusting and unacceptable. Not to mention, their actions were illegal! In short, my college son moved to attend Utah Tech. I co-signed and rented him a fully furnished 3bdrm/2bath. My son was not present during the initial renting phase; I handled everything myself in person. PM was aware of our plan to add two roommates in the coming months. I understood they would need to complete an application to be added to the lease. A few months later his roommates arrived and went into the office to be added to the lease. They were immediately declined an application and told they would not qualify. I'll spare the outrageous details but disclose this fact: they were 100% discriminated against based on age, race, and religion. They even told me my son's girlfriend could not be added to the lease because they are not married. When I confronted the legality behind these actions they offered to let us out of the lease. While that was not a solution, I immediately moved my son to another home because it was clear they would never be treated fairly. To add insult to injury, they kept my entire $1900 deposit after I paid professional cleaners, who detailed the home and professionally cleaned the carpets, $1000. They inflated the cost of alleged missing and damaged items to no end. They treated us like trash! It was so bad that I reached out to a neighbor to contact the property owner, directly. Long story short, the home owners are no longer using RPM. Avoid this unethical, closed-minded company at all cost! I should be taking legal action but its not worth my time or energy.

The owner of this business has incompetent people handling the office. They are rude, they don't respond to emails, they don't answer phone calls and they ignore your concerns. Since they took over our Association looks like that ghetto which is a reflection of all of those who are managing. The owner is not much better than his employees. We wrote him an email and he never responded. These company doesn't know what the word ethic means. They don't enforce rules, they don't do inspections, they don't resolve complains or concerns. Instead of being an Home Owners Association our Association has become a Home Renters Association where renters do whatever they want. For those who are unhappy about this business take your complains to the City Counsel Meetings. We need to make the City aware of what is going on. This is what we are planning to do, I hope you all do the same.

I think of myself as professional…read morerenter, then a home owner of 5 homes, and then a return to renting purely for the relief of letting someone else do the heavy lifting. Property Managers have a balancing act to perform. Finding a suitable tenant a property that will satisfy their needs, allowing them the quiet enjoyment of the property, along with the ability to financially afford the property, and maintain the upkeep and standards promised to the owners. No small token is the controlling owner of the property that refuses to allow the management company and the tenant to fulfill their individual roles without micromanaging. While this over ambitious relationship looks caring and concerning, too much familiarity breeds contempt. Prospective tenants need to do their due diligence...in short DO YOUR HOMEWORK. I was able to match a checklist of conditions before signing and issuing any deposits to PPM. Conditions required 2 inspections annually. Being a good tenant means you get good and quick responses to any problems or concerns that arise. Keep in mind that should the property be within a HOA you have another level of compliance. If you can live with all these cooks in the kitchen then go for it. Talk to the potential new neighbors, read up on reviews and which complaints are legitimate. After 4 years of renting with PPM and an uncontrollable owner (entrance at his own pleasure, all without any filter as to what his role and responsibility to the tenant legally should be) a separation was a preferred solution. Be a good tenant. Don't burn bridges as you are going to need the references from any and all property managers you utilize. If the shoe was on the other foot and roles reversed, I'd feel comfortable owning a property and having PPM handle all particulars (and butting OUT). A note to any current or potential owners, find a property management company that will do the heavy lifting, has the respect of its peers, good business ratings, then get the hell out of the way and let them do what they have been contracted to do. PPM gets 4 stars, not 5 because they did their best to be professional and respectful of the owner who just plain didn't listen and convey to them honestly why renting/leasing was his best option. Moving on.
