Very pleased with my decision to move to Wheaton, especially this property. Of course being by the mall has its advantages. And metro is super close. Grocery stores galore, Target, Cosco, Safeway, and Giant. Office and maintenance staff are awesome. Very responsive. Best decision in 2017. read more

Hello, My name is Terrell and my family fair housing rights are being violated at the flats at Wheaton station. All email request to address our issues have been disregarded and we're living in slum like conditions at this property. To give the full story I'll start at the end of June when I spoke with Ashely(PM) in reference to transferring to one of the duplex apartments here from our then 3 bedroom. She called the maintenance supervisor (Ivan) while I was in the office to discuss the time frame of the turnover for the new apartment. I was informed that it wouldn't be ready until August 1st giving the maintenance team a month to turn that unit. In the month of July Ashely(PM) went out on medical leave and kent(leasing consultant) was handling our transfer. Within the month of July we complied and paid the $500 transfer fee, another $800 non-refundable deposit fee. Both fees were at the discretion of the office and could've been waived but we comply with all requests due to our interest in the transfer. We also paid the first month rent for the new apartment which is $2697. Every thing asked of use within the month of July was done. My wife called the office several times asking to view the apartment before we moved and was denied. They told her it wasn't ready. The day before we were supposed to move after several attempts to view the apartment we were still told they were working in the unit but we could look at it. August 1st contractors and maintenance was still working in the unit and we didn't receive the keys until 3pm were Kent (leasing consultant) informed me the unit hadn't been cleaned yet and did I want to wait for cleaners. I told Kent I took off in preparation for this transfer and half the day is gone now I'll clean the unit myself at this point. We have 4 children twins 7 of age, 2 year old and a 9 month old. We were all anxiously idle with our bags pack on the day of moving and we already paid all the required expenses but still had to wait for the keys. When we finally got the keys and took the first look at the apartment the day of moving we discovered a list of the following: Roach and ant infestation and we've never had roaches in the 2 years we lived in our apartment. There is no history of pest control ever coming to our old apartment due to roaches or anything because we keep our space clean and we have children that we don't want exposed to these pest. Reglaze on the bathrooms peeling with stains and the surface is so rough on touch it feels like sand paper we can't even put our kids in the tub. Reglaze on the sinks our pilling off & the glaze wasn't even dry!! Holes in the wall were a vent is supposed to be for the hvac system. But looks like they didn't have the right size vent so they left the hole open on the duct with dust from the vent falling out on to the floor. We can't even go upstairs because of this and the kitchen is near the vent. We can't prepare food Nothing!! The washer machine is broken and the motor just runs instead of fixing or replacing they just unplugged it and left it inside the unit. We haven't been able to wash clothes for 6 days now from the time of moving in. Paint spatter all over the vinyl flooring. The garbage disposal was clogged. I had to clean it out myself because the stagnant water started attacking gnats. The entry door was so dirty your fingers turned black from the touch. I had to borrow a power washer and spend Saturday August 2nd cleaning the entry way from all the dirt and grim build up and the paint on the entry door is peeling. This is just the beginning of the worst of our many grievances on what was supposed to be a new start for my family and I which now has turned into a nightmare were I wake up to brush my teeth having to kill roaches in the bathroom first thing in the morning. I have the email chain were I sent pictures and expressed these issues to the office and the maintenance. And for 6 days now my family and I our left to suffer in these horrible conditions. Kent said in the email he would put work orders in for repairs but there's nothing on the portal for our apartment in the urgency isn't there to correct these matters. I've tried to communicate with the office and maintenance. There's been no compromise, no compensation, no communication, no effort to fix anything! We've been here 6 days and these our a few pictures of how maintenance and the office thinks it's ok to treat people. If you value the money you work hard for and our looking for great location, tenant service and everything to at least work inside your apartment on the day of moving in Wheaton flats is not it! read more

I am requesting my review to be removed again that all of a sudden has resurfaced when the complex was managed under Gables in 2018. I have not lived here in years and am grateful I had the opportunity to move when I did. Every negative comment you are reading is accurate in Yelp about the building. I, too, experienced it and left. I have a book about the bad experiences I encountered. It is not worth it and you will have a lot of 'oops' responses that is very nonchalant and not urgent. Take your money and move elsewhere, where you will be respected and appreciated as a tenant, while having a peace of mind! they are thieves the made up stories about how e left the place ,they had homeless people sleeping on a bench outside our door, staff was trying to get into our apartment thinking we were not home for no reason we caught them and the guy left. So much more things to list but I would say don't bother with them. They will act nice for a second then when it's time to leave the true colors come out. #saveyamoney read more

The leasing office staff have been so kind to me since moving into the flats. If I called about something, it was handled within 24-hours. Whenever I had a maintenance issue, it was resolved promptly and effectively. read more

Disability is infected with rats is disgusting. It's the worst building to live in. Is one of the worst places to live in is disgusting. There's rats all over the place. There's rap poop. They don't clean. They have horrible service front desk, attendants the front desk lady is rude and ugly and nasty with you, she smells stinks. Her breath stinks too. ZERO STARS. Tried so hard to wait until my lease was up to leave a review of the crappy residence. But this has literally been the biggest mistake I have ever made. So for the origin story... they market themselves as a luxury building and I moved in during Covid based off of marketing and not actually seeing my actual apartment for myself. Trusting the leasing agent when she said it literally looked just like the model. Well the day before move in day. I was informed I couldn't move in until after 2pm per policy... mind you my movers are scheduled for the morning because that's common sense. get here to retrieve my keys the apartment isn't even ready. Blinds missing, towel rack hanging off the wall, sprinkler hanging out the ceiling (still looks like that) they replaced the carpet and there is literally carport trimming everywhere even in the bathroom tub! The leasing agent Candace came in here with a Walmart dirt devil vacuum like that was supposed to do something.... Anyway I should have just lived in the moving truck for a better experience. A week after moving in I inform maintenance my dishwasher is broke. Maintenance came in for 5 minutes looked at it and said oh I gotta talk to my super. Never heard from him again because he wrote on the ticket "complete cycle ran dishwasher works". This situation happened 4 months in a row... until at 8 months pregnant there was water all over my floor from the inoperable dishwasher I have never been able to use. I had to literally yell at the regional manager about everyone being incompetent. That same day a new dishwasher was ordered. In between this dishwasher situation the maintenance man was supposed to replace the light above the stove and broke the vent over the microwave and TAPED it back together. It literally fell in the pan I was cooking dinner in. Also there's a girl in the leasing office with a smart mouth and loves to send threatening emails without doing research. My have had a total of 9 packages stolen from A "secure" package room... Also the fire alarm in the building had been so disruptive that it no longer works and the building is "monitored" by the fire department. HOW SWAY?! The lights in my bedroom closets and above the shower have been replaced numerous times.. but why do they keep going out?! We haven't been here 9 months. Anyway. The thing that has made this review come early is that me and my newborn baby went to go see my parents for two weeks in another state and maintenance was fooling around in a vacant apartment above me and I came back to the whole ceiling in my baby's room leaking like 4 different holes in the ceiling and pots on the floor to collect. They fixed it a week later by having a drywall company come in here and plug the holes. And paint over it. I know there's mold in these walls. Well... a month later me and my baby went away for another two weeks and I come back to holes in my bathroom from water leaking above in a now occupied apartment. The water was no longer leaking when I arrived home the ceiling has dried up with a gape in it. So I'm even more bothered because this more than likely happened as soon as we left and NO ONE THOUGHT TO CHECK THE APARTMENT BELOW THE ONE THAT WAS LEAKING. All Ashley ever has is a pleasant voice and apologies. I understand that this is not all her fault but this building is a complete safety hazard inside and out. I was STUCK in the parking garage because the often broken gate would not open. Fire hazard water hazard peace of mind hazard. Don't move here. My family and I stay at the Flats has been miserable for the past couple of months. We have reached out to the building manager "Ashley" several times and she tried to apply a band-aid solution without addressing the real Issue. To "Sarah the Business manager, If you read this I hope you and your team take actual action instead of simply commenting on reviews to mitigate issues with current management." My family and I live in a two bedroom apartment on the third floor. The neighbors who live in the floor directly underneath us constantly smoke cigarettes indoors, and that smoke rises to our apartment through the ventilation system. The building is a no smoke building. we have contacted management several times about enforcing the non-smoke policy and they refuse to. Other individuals in the building smoke outdoors, but this particular tenants refuse too. Ashley had someone come in to clean and deodorize our air vents, but that does not fix the issue when the tenants continue to smoke indoors. I even stressed to management and the tenants that we have a six month old baby who sleeps in that room, but they do not care. I have had to resort to making a yelp review post in hopes that the public see's how tenants are treated. If you have a family or worried about living in a smoke free environment, this is not the apartment for you. I dont live here, but I live very close by. The fire alarm is a CONSTANT and persistent problem at the Flats. It goes off at random hours. During the day it's just white noise, but at night the sound cuts through all the nearby buildings, especially because the alarm is in an outdoor staircase. The fire department has to manually turn the alarm off and inspect the property each time, so there's no telling how long it will take to shut the alarm off. Not only is this a waste of taxpayer money and fire dept resources/time, it is a huge safety issue. No one evacuates when the alarm sounds. What if there was a real emergency? I do not live there, so they don't seem to care when I call and politely ask that they take care of their building. There are reviews dated SEVEN years ago listing these same concerns. The management/property company is based in IL, so I am not sure how much they care about the people living in Wheaton, MD. OH- this bugs me way less than the alarms, but since I'm here, writing: I do appreciate that the Flats has a dog doo station. It's great and well-stocked/maintained. What sucks is that there will be dog doo literally next to the station or within ten feet. read more

I have lived next door for 6 years and even being near this building is a toxic experience. I have frequently considered moving just to get away from the flats. I would never move here. The main thing that annoys me is the frequent fire alarm that goes off for hours at a time. It will go off for fifteen minutes and you will wait patiently, trying to just ignore it. Then it will stop and your whole body will relax a little for maybe thirty seconds, and then it it will go off for another fifteen minutes. This cycle will repeat over and over. You will progressively tense up each time it stops and starts again, until you find yourself searching for the number of anyone you can find to get them to please make it stop. It won't stop. One year it went off for hours on Christmas Eve. If I teleworked or had to spend extended periods of time at home I would have left the neighborhood long ago just to be away from the flats. Please don't move here. I'm hoping the building becomes empty and is torn down completely. Worst building in Wheaton. (Edit: Here it is less than two weeks later and the alarm woke me again. It's been going off for an hour *so far*, starting at 7:45 am on a beautiful Sunday morning, while I was sleeping with my windows open. The alarm is louder than the one I use to wake myself up. It is a misnomer to refer to The Flats at Wheaton Station (the property) as a luxury building. Initially I chose the property for the ambience of a working fireplace and fully useable balcony. However, neither has been functional since I signed the lease on January 28, 2023. I was there for over five months before one of the maintenance personnel informed me that management was aware that the fireplace had not worked for at least five years. Basically, it should have been removed or brought to my attention as being non-functional before I signed the lease. I provided a list of 19 repairs to the leasing office before I occupied the unit on February 14, 2023. Everything on the list was never repaired. Recently, I noticed that water comes through the walls of the guest bedroom every time it rains. I requested to have a hanging piece of the balcony ceiling repaired or replaced, which like the fireplace, was never repaired throughout the time I lived there. Additionally, the entry door to the garage did not work for the months of January through May 2023. When I inquired about it with your property management, I was told that the door was "out" being repaired, which would have been impossible to do because the broken door was still hanging in the frame. Then the exit door to the garage was damaged in April, leaving only one way to enter and exit the building. The actual pedestrian entry doors from the garage into the building on the second and third levels are always broken off or so loose that anyone could walk into the building. Additionally, the entry door in the corridor of the street level of Cobblestone Terrace is always open, and accessible to anyone. The combination of broken entries into the building allows anyone to enter the property, get on an elevator and commit crimes against any of the tenants, or their property. This is also known to people that don't lease the property, including neighbors, merchants, delivery people, and movers. There are also several abandoned and unauthorized vehicles located in the open parking garage. All of this, in addition to the recent rodent and roach issue, makes this such an undesirable place to live. Requests are generally met with pushbacks from your staff. I have witnessed your maintenance personnel reprimanding tenants for bringing fire safety issues to their attention. Specifically, the tenant was asking for an oven that did not always overheat, even on low settings, to prevent their children from being burned. To which your maintenance person said (in a very rude manner) that they should just keep their kids away from the stove. The stove in my unit always overheated to the point where I chose not to use it at all, because it got too hot to my touch, and set off the smoke detector every time I turned the oven on; very annoying. When I asked to have the washing machine in my unit replaced because it was damaging my clothes, your maintenance person tried to convince me that the rusty, wobbly machine was brand new. As stated in correspondence to your office in early 2023, I am not sure if your company provides the entire staff with all that it needs to perform at their best. This includes materials, tools, equipment training, and customer service training. The swimming pool and the gym are also subpar to meeting the level of luxury living amenities. read more

Update 9/9/2019: So now that there is an actual problem on the property that you think Management would be able to take care of they don't. It's very disappointing. My apartment is still cute BUT the parking garage and the stairwells are unsafe and nothing is being done. Management said they have Security, they said they have a cleaning crew....Lies! Someone has been having sex in the stairwell and leaving used condoms and now dirty underwear that's been there for 10days. This morning I was startled by a man sleeping there when I went to get my car. I am tired of dealing with management, I am just going to put it on social media until I see a real change. I've had some iffy experiences with other buildings, but this? This takes the cake! Whatever you do: don't move here. This place truly gets no stars from me. It's been nothing but heartache since I moved here. I wanted so badly to love this cute apartment! Last year, I was without air conditioning ALL summer before it was finally fixed. This year, I've had a host of issues, including a leaking fridge, a malfunctioning microwave, a malfunctioning shower, wasps and carpet beetles, a ceiling leek, and a broken sink, all of which have received no fixes or temporary ineffective fixes. My apartment also sits over a giant gaping hole in the alley from a leak that still hasn't been identified. Over the last two years, I have had to spend thousands of dollars on hotels because I was displaced from this failure of a building. On top of all of that, the very amenities that attracted me to this place remain closed or non-functional (for non-COVID reasons), and the hallways of this building look truly decrepit. I'm so tired of spending my hard earned money on living here, and I see from the other reviews that these issues are consistent across the building and that customer service has been abysmal across the board. My biggest regret is not checking the reviews before moving here. read more

Overall this place gets the lowest possible rating. The management staff lead by Ashley is not responsive. The following has occurred and she is the epitome of unresponsive management. Upon moving into the unit, I disclosed on the form that the washer wasn't working and completing its cycle. The washer was not replaced until three months after my initial complaint. The unit has problems with windows bays filling with water and spilling into the unit. This problem was identified and alerted to management numerous times. The response has not fixed the issue and all six windows leak when it rains. The unit above me pipes burst and leaked all over my unit. The initial response from the management was extremely late. I alerted them of the problem of water pouring through the ceiling and fixtures. Their immediate response was to grab a bucket. I then explained there was seven sources of pouring water. No one showed to my unit for over and hour. The repair work was horrible plus no one cleaned afterwards. The management did not acknowledge my inquiries as to the work being completed. To date the work remains incomplete. The trash area is a jungle. People throw garbage on the floors and do not use the chute. It's an absolute mess everyday. My vehicle was towed even though I pay monthly for parking. When I alerted the office of their error I was given cash to Uber to the towing service and retrieve my car. I was told not to tell anyone about it as the employee would get in trouble. The doors to the community are often propped open allowing outside elements to roam the building. Residents do not pick up and dispose of their pets droppings. You often find them in the stairwell or parking structure along with cigarette butts. None of the common spaces are open. In every complex in the DC metro area the common spaces are open with restrictions. Overall, this is not worth your time. New management is needed immediately. read more

Sidenote: earlier today I gave this place 2 stars. After today, it is down to one. And that's being generous. I've lived in many places in my lifetime and I have never experienced such a lacking level of professionalism and customer service as I have at The Flats. To be fair, I love my apartment. It is pricey, for the "standard" kinds of amenities available in 2018, but I'm also coming from Connecticut where things like parking, access to food, and space are not tense priorities. When I was first apartment hunting, the woman coordinating my tour was responsive and accommodating - initially. Once I made the decision to sign the lease, communication stopped. Granted, I found out that she was leaving so I'm pretty sure she was either checked out or was getting things together for her next move. Either way, I felt kind of in the lurch. I was told who her replacement would be and I immediately started communicating with her. Except she rarely communicated with me. I had to email her at least 3 times before a single response was received. Now that's just rude and unprofessional, especially when folks are moving from out of state on a very strict timeline. Once I got to the property on my move-in day, after having left Connecticut at 6am and driving essentially non-stop, I was handed a sheet of paper and was told it was my move-in checklist and that it had already been signed by the property representative with everything being ok. Who does that?? It is in both the interest of management and the tenant to make sure the check-in is done together and at the same time. As it stood, I sent the list of non-working things to the woman and she has yet to respond. Today I circled back with another email. Also, the place is like Fort Knox. The benefit to that is not too many folks who don't believe (i.e. don't live there) aren't necessarily wandering around but it also means that having visitors can get complicated. There is a call box - which I know is there because I have to scan my fob to be let in - but my number is not in the call box. Mind you, my move-in date was April 14th. It is now June 4. My number IS STILL NOT IN THE CALL BOX. On the day I moved in, I was told that I should email the leasing agent that day to make sure I got in with the batch email to the call box company that wknd. I did exactly that, emailing her WHILE I WAS IN HER OFFICE. She acknowledged receipt of the email while I was sitting there. On May 12, a month later, my number was still not in the call box. I was told my email hadn't been received. Oh? It hadn't? I was then told to email her AND some other guy (turns out it was Sheree and Jose) to get the number in the box. So, on May 12th, after I was told by both Sheree and Jose to email both of them, and after I emailed both of them - which was a forward of the email I sent on April 14th - it is now June 4th and I'm still not in the call box. And, to make things even more fun, there are TWO call box options for a unit with my number. I asked which call box option I would be getting; I was told that I should try calling both and see which one rang to my phone. Except neither do. One goes to some guy - who answered, by the way - and the other was still tied to the former tenants. Recently I had out of town company and was informed by them that there was a leak in the guest bedroom shower; apparently the shower head isn't all the way fastened or it's faulty. So much for "everything being in tip top shape" for that move-in check-in. I submitted a maintenance request - indicated as an emergency because my sister and nephew are coming to visit this week - so we'll see if maintenance responds any faster than the leasing office. Overall, I just have not been impressed. I know they want my dang rent on time, but it doesn't seem like they have any motivation to provide service in a timely fashion. Also, damn near every hallway will smell like weed on a nice day. read more

This is our first apartment as a family of three. We were so happpppy we found an apartment within our budget and an apartment that met the needs of our family of three me my fiancé and our pup. A lot of our mutual friends said the Flats was there first apartment too! It's a good place to start! We love the neighborhood everyone usually keeps to themself. we feel very safe and Candace the leasing agent is AMAZING. She helped us through every step she was kind and we didn't feel blindsided at all. We looked through at least 5-6 apartment before we fell in love with the one we have! the Flats is close to everything you need!!! Go check this place out! read more

One thing I am is an advocate for right and wrong/lives of those who need assistance!!! Don't move here!!! My client who became very near a dear to me, because of how much adversity she has gone through a she continues to try to succeed!!! Even if life is stacked against her!! She forwarded me some pictures and videos of this place!!! The management is angry because she told upper management the truth!!! She is plagued with what a lot of others in the world are suffering from depression and sadness!!! When life is at wits end when you are the victim, but a corporate company has so much more power and status life feels like it's over for you!! I am encouraging her to keep going, and this is not the end!! These people are so minute compared to your great future!! Know one can stop GODS PLANS FOR ANYONE!!! Please save yourself the headache, DONT MOVE IN HERE!!! She has multiple disabilities, and she is allergic to cannabis smoke!! Which seems unreal!!! One of the meds she takes causes her to react to the smoke in an unusual way!! She becomes violently ill. For example her lungs become inflamed and she vomits consistently!!! This is happening while at this property!!! Dawn the property manger is a true animal, she continues to berate my client!! The property is a hazard!!! First rule of etiquette is don't touch any ones mailbox if it is not yours, for example writing the name on the mailbox is a crime!! Of course ettiequte does not matter here!!! Drugs are all in the hallways, the hallway railing is broken!! She fell!! They did not even acknowledge her when she told them!!! Dawn is now playing the victim!! She slammed the door on my client, because she is just trying to resolve the situation at hand!!! Also when my client first moved in, the elevator in her building was down!!! She picked the apartment based on the elevator!!! The property manger on duty asked her why she did not have any one to help!! Just stay away!!! read more

Do not rent from the Flats @ Wheaton Station. Actually do not rent at any Gables Properties. They could care less about their tenants. IF your patience can get you past the initial 1:1 with the sarcastic, unprofessional, rude and not so helpful Ashley- GoodLuck! I didnt have to deal with her when I signed my lease but Whewph! She has done nothing but contribute to the dissatisfaction of the residents. I came to her with a maintenance issue (05/16) regarding my air not working and that I was HOT all night. She said its not an emergency until its 80 degrees out. (NOT HELPFUL) Guess what- It was LITERALLY 2 degrees less (78*) than what she said constitutes an emergency, therefore so she didn't do a maintenance request nor have anyone come out and look at the thermostat. Wasn't an emergency.!!!! Couple days later, it is past the emergency temperature she quoted, so we get the request in, (Still hot; no air) NOW, according to maintenance the issue is much bigger than a simple flick of a switch and I was told that a contractor has to come out and blah blah blah. Temporarily- they put a Really Big eye sore of a portable AC thingy in the apt. (they should throw it away- it doesnt work) It was like a fan being put in the window when its 100 degrees outside. Because Ashley already had a "CANNOT" do attitude and did not put the maintenance request in when it was just 2 degrees prior to the "emergency", (78*) I ended up waiting 2 additional weeks with no AC in 90-95 degree weather, awaiting some contractor to come & "FIX" the AC. The community manager Jose did call to keep me abreast of the repair-BUT This could have been avoided had she put the request in back on the 78 degree day. Instead of the 98 degree day. I have lived here for 2 1/2 years and the reason I stayed is the location to the metro. DO NOT be fooled, this is NOT a luxury apartment, so spend $10 more, someplace else and get "REAL" luxury amenities and service. (Frequent Community engagements, Concierge, Complimentary Pools, etc.) Gables has not added any value to its communities, specifically "The Fl@ts at Wheaton Station" and is being falsely advertised as luxury apartments. THEY ARE NOT. Rent isnt late until the 10th-Why must I receive email threats, if its not past the 10TH? Can we do a reminder maybe?? They claim it is a non smoking building, however the building/garage reeks of marijuana all the time. Fun part- Its so much POT smoking, they are starting to stereotype residents & send individual notices to residents with NO proof of such activity taking place. I have paid several fees to use the community room and what service (customer) if any came with it? NONE. They charge the residents, $75 per hour, but allow employees to reserve and throw parties for free. So with no incentive to remain a resident, lack of amenities & POOR POOR POOR customer service coming from the only visible person at the FLATS, I have to give this place 1 star and bounce when my lease is up. do not rent from the flats at wheaton. actually do not rent at any gables residential properties. they do not care about there tenants. starting in november i began to have hot water issues. i put in several requests. the maintenance men came and their solution was to keep turning out hot water temp up even though i told then that cannot be the issue because our water pressure was also being affected. they also said we are using too much heat so that is probably the problem. wrong!!! for four days we went without hot water. i sent several emails about the issue. especially since we are in winter and the temperature at night was at 20 degrees. my complaint was not addressed intil day 4 - and not properly addressed till a 311 inspector came out to take a look at the issue. after the maintenance men came and finally the leasing manager they realized the issue js beyond their scope which then an actual plumber had yo get involved. the plumber had yo re-pipe oir water heater and was baffled that we even got water to begin with. we finally had hot water by 9pm that night. gables residential feels like there shojld be no compensation for our troubles even though our issues stem from november where we have paid rent and water to them. people have attitudes towards and even the regional manager stephanie who deals with our property has no responded to any of my messages nor has bothered to follow up. every time i call her office she is "away from her desk"....how convenient. obviously gables does not care about the tenants and only care about the money. this treatment is disappointing especially from a building that always promises things and does not always deliver , like telling new tenants they are hiring a concierge for the front desk and yet one has yet to be hired and we've had an intruder issue not just once... read more

This apartment has its good and bad times. The bad times that I won't go into was because this place got sold three times since I was on the lease. First it was Archstone, then Avalon, then Borger, and then Gables (current). Maybe they all brought it to fix it up and then sell it for a profit? I have no idea. Anyways, I wasn't really thrilled about the three previous owners. They were meh, whatever kind of thing. However, the apartment got brought by Gables and I'm glad Gables are now the managers of this building because they are amazing. They always answered my questions since I had billing issues from the previous owners that weren't my fault and Reggie (who is the assistant community manger) was amazing at helping me clear up my issues. He was really nice, friendly, and super helpful. He didn't blame me or try to make my pay my bill since I had proof saying I paid my bills. He was really nice in getting it all taken care of. He also explained to me the process of moving out since we moved out on Saturday and he wasn't working, but he took the time to explain the move out and inspection. He then personally sent me an email with my final statement. I just wished that he was there for the whole year that I was a resident. He just made the community a better place and made me feel like I could trust him and he wasn't trying to squeeze every last penny out of me. I only been here three months since Gables took over, but if you are thinking about renting this place, definitely consider it. Gables is a good company and they left me with a really good impression. All the leasing agents were super nice and helpful. Just remember to KEEP all your paperwork, since the last few owners had the audacity to tell me that I owed money to them when I didn't. So remember to keep all your paper work, receipts, and anything that has any kind of billing information. Thank you Reggie for giving us a great last few months experience here and I'm sure your future residents like you as much as I did. My girlfriend and I decided we wanted to move in together. After looking for an apartment for a couple of days we took a tour of The Flats at Wheaton Station and we loved it!! We love the granite countertops and the stainless steel appliances all for a great price. The leasing office was very helpful and made things easy for us so when move in day came we had both to worry about. Did I mention the garage leads up to the floor you stay on, so parking is very convenient!!! read more

My experience with the leasing office (central and onsite) was abysmal. I've never had to hunt down a leasing associate to take my money. IF thats how they treat new applicants aka NEW $$$$ I can only imagine how they treat older tenants in need of repairs. The office was unresponsive and unavailable for the better part of a DAY. Out of curiosity I called throughout the day to see what their response times were like. I never got through and left several messages. Then I called their central leasing office, and this 3rd party rep couldn't tell me JACK about the property (not even when I should expect a callback from their onsite leasing agents) but asked me if I wanted an appointment to view the property. Why would I make an appointment with people who can't even be present in the office to answer phones/questions? Seriously--- I can make an appt to go see it and put in an application---but there is no one available to answer the phones in the on premise leasing office ALL DAY!!!??? When I finally did get through it was based on persistence alone. I really was just curious as to whether or not this leasing office ever had employees IN the office. So after a whole day of calling, leaving messages, and not one reply from them---I finally got through to someone. The person I talked to was very pleasant, but the fact that I had to jump through SO MANY hoops for the opportunity to GIVE her my money was really unacceptable. I'm just gonna hightail it over to those leasing agents who actually bothered to reply to my inquiries, as opposed to the one I had to phone stalk (just to figure out whether the utilities were metered by unit---Seriously it took a whole day to track down someone who could give an answer to that simple question). I'm guessing this has something to do with the fact that they've only got 3 people working the onsite office (according to their "central" office aka 3rd party rep), which means they are woefully understaffed. But that seems to be the practice with their management company. They outsource a lot of services from their leasing office phone lines to property repairs to utilities---and their motto seems to be "Outsource every single service possible that way WE don't have to ensure the quality of ANY of them." So far from my 1 day experience with The Flats---the overall experience fell FLAT on its face. 2 stars seems a bit inflated and I'd be interested in seeing what algorithm Yelp uses that even got it that high. read more

Their squeaking gate has driven me crazy and I'm moving because of it. I reside at the George next door but the Flats is well aware of the situation but whoever authorizes repairs is not aware of how annoying it is or they would have fixed it. Someone is being cheap or afraid to ask or motivate the owner and it's annoying. Also they towed me cuz my sticker fell (had less than one month) and never called my phone or checked license plate because I was paying to park there. Cost me hundreds and check engine light was on for a week from the tow. N I lost a client I was going to meet when my car was not there. Also I've had to pay for studio time to record since the gate noise was disturbing and random timing. So all in all !!! This gate made me crazy. Thanks but go ahead and keep putting passive aggressive signs allllll over about dog poop. How about you fill the garbage cans with bags? It's always out and use cameras or go scope it out and figure out who it is. Don't tell tenants to rat on each other on your signs. Do your jobs instead of making it weird ok?? read more

The customer service here is really great. They are very quick to respond to emergencies. Regular maintenance request are created with 2 to three days. There is occasional events for the residents. Some complain of the fire alarm, let's get real we need to constantly know it works. I am so very happy of the move I have made here. The individuals in the office do not have time for nonsense because they are busy, so I do not bother them with small or idle talk. After All THEY ARE Here To work..THIS US Almost LIKE Dorm Living. The customer service is less than desirable under Gable Residential Management. The building has a nasty bug issue that the management has done little to handle. Management tries to sympathize but after three months of dealing with the same issue you want a resolution. The company does nothing but give you the runaround. Something as simple as picking up a package requires you to go to the office multiple times and even after getting confirmation from UPS they struggle to find packages. I wish I could give a rating of less than 1. This apartment is a mess and I wish I checked Yelp before committing to a 1 year lease. I moved in a few weeks ago from another apartment. I have lived in different apartments and even family homes but never have I lost a package. We used my husband's apartment as the gift registry address as I was moving in later on. We have since lost countless packages and even when we asked for a reshipment, the reshipped package is also missing/stolen. I approached the leasing office and spoke to Randler, who said "we didn't take the package, we don't take packages". So essentially, the package gets lost and untraceable in the apartment. It also does not appear that they are ready to work on this and make sure people don't lose their stuff. We shipped in another kitchen appliance after losing the first and in two days the package is missing. There's no notification that it arrived, and when we tracked it online it was indicated as delivered to our address. I'm pretty upset and i frankly hate this place. So many issues and I just can't. It takes too long for maintenance to complete the service requests now that Inland owns the property. Maintenance came out to service my washer on Friday afternoon. I went to use it that night and turns out the technician, Isaac, didn't even put it back together properly. Not to mention all the water he left on the floor. I put in a ticket and went to the office to tell Randi Goldrich about it and let her know I needed it done today because per usual Isaac screwed up. She said she would reach out to maintenance. That was at 10am. At 3:41pm I followed up. As expected she didn't have an update. She called me back to say it wasn't going to be done until Monday. I asked her for the number to corporate. She said they don't have one nor does she know the name of the regional manager. read more

I signed a 12 month lease at the Flats in 2018 and it was the worst decision I've ever made. The apartments look nice and affordable, but the community is poorly run by the management - Ashley and Jose. I had several major maintenance issues with my unit including losing hot water in my unit for 2 weeks and the washing machine breaking for 2 weeks along with other things like the water heater losing heat, etc. When I contacted management about these issues, they didn't seem to care at all. They would send a maintenance person to fix it a day later, but in most cases, this didn't actually fix the issue. When I followed up with both Jose and Ashley, they didn't seem to care and simply said that "they're working on it and there's nothing else they can do" while I was stuck with no hot water in my shower for 2 straight weeks in the winter time. The entire property smells like weed and I've seen a number of other issues around the property as well such as missing door knobs from the doors needed to enter the building from the parking lot as well as the gate in the parking lot not opening or closing. These types of incidents happened all the time not to mention the fire alarm going off countless times throughout the community. In my apartment alone, anytime I would cook anything, the fire alarm would automatically go off and it wouldn't go off for at least 10 minutes and there definitely wasn't anything burning in my apartment. When I told management about this, they said that their fire alarms were standard code by law and that there was nothing wrong with that. I can go on and on about how poorly run this apartment community is, but just know that this community is by far the worst I've ever seen. I recently broke my lease just to get out of this place. The office staff is friendly. Maintenance is quick and reliable. All of the amenities are extremely useful. Honestly can't beat the size of my apartment (1 bedroom, 3 closets, huge living room and bathroom) and convenient location for the price I pay per month. My only one complaint is that the frequency of community gatherings increase. I miss the monthly happy hours, game nights, etc. read more

I have been living here for about 1.5 years now. The price is reasonable for the dmv area. The only issue that I have is the actual tenants: animal urination in common areas such as the elevator & steps is unacceptable. There has been an increase in staff since I've been living here, and you are more likely to find someone at the front desk than when I first moved in. This apartment seems nice until you actually live here! It is a nuisance and a nightmare. The fire alarms go off every week. You cannot even walk into the trash rooms. Multiple maintenance problems, some of which have never been fixed even after multiple visits. Way too noisy and overpriced for the circumstances. The pavement that is not enclosed has not been grooved so YOU WILL slip and fall if it rains or snows. My advice is to go to the building next door! read more

My husband moved here a year ago and I spent the entire summer here plus almost every weekend since, throughout the year. At first, we thought it was a great place. It had a pool, gym, secured entrances for the garages, etc. But now that he's inching towards moving out, it's not what we thought it was. The fire alarm that goes off is really annoying. It's a high pitched noise that really vibrates throughout your ear drums. Recently, they have undergone remodeling to the entire property which meant they had to paint every inch of the outside. I have no problem with this as long as it doesn't disturb my sleep. The crew they hired are constantly LOUD and it's not because they're working, but because they're fooling around, talking, and laughing. My husband slipped and fell recently outside of the apartment due to ice and was rushed to the hospital. He incurred a hairline fracture to his lower back which caused him to limp for about 3-4 weeks and even today it still hurts when he sleeps on it the wrong way. The building's insurance DENIED his liabilities stating that the building had salted the stairs and there was a handrail at his disposal. After the incident, we took pictures of the handrail that was completely covered in ice (which would have been useless even if he tried to hold onto it), and a picture of their maintenance guy salting the stairs. He wasn't asking for anything besides for them to pay for his hospital bill which wasn't even much! Their negligence is inexcusable. So if you move here, make sure you walk really slow in the winter because if you fall and hurt yourself on the property, it's gonna be due to your own negligence. Also, when moving out, you're going to come across A LOT of ridiculous and unforeseen fees. One being a "cleaning fee of $100" that you cannot opt out of. Avoid this place at all cost. The prices for these apartments has also increased drastically due to their remodeling. See ya Wheaton and good riddance! read more

I don't know who the last reviewer is but Reggie is extremely rude and unprofessional. Yes this building has had 3 managing companies in as many years. I moved here because it was an Archstone property. Not any more. The new managing company is horrible. A perfect example, tenants pay for our own electricity but Gables Management placed everyone in the complex on Pepco's saver plan which limits the amount of power we can use on a "peak day" without telling us. I found out when I called Pepco. This means: I want my air conditioning set at 72 or 70 after all I pay the bill. But no now the air conditioner will run 24/7 driving up your bill but it will never reach the temperature you've set. My apartment reaches over 80 degrees yet my electric bills are outrageously high, over $100 for a small one bedroom. I never cook because if you try to even toast bread the fire alarms go off always! I tried to preheat the gas oven the other day and the alarm went off so I microwave my food or eat sandwiches. Why is my electric bill so high? Gables has no right to control our air when they don't pay the bill. Terrible company. Don't move here since they took over the new tenants leave garbage in the hallways, the elevators smell like pot. This is not a good place to live anymore and yet they increased the rent, ridiculous. read more
