This appraiser was a complete waste of time and when we challenged the appraisal he took his time respond and didn't adjust or address any of the mistakes that we found in his appraisal. We ended up having to get a second appraisal wich came back good and matched the currently market and the actual property value. My advice is to stay away

    We bought our home in Synedersville in 2008. We have since made improvements to the home; both…read moremaster and guest bathrooms , one bedroom, pantry and laundry room were remodeled, several windows and skylights were added, carpet in the bedrooms replaced by hardwood, and counter top replaced by granite and, a new HVAC. We put our home on the market for we desire to move closer to our children in Midwest. Recently we entered into a purchase contract with a buyer at a price significantly lower than the purchase price of the home (~$95K). The lender of the buyer asked CAM to appraise the home. Mr. Todd Remaley of CAM appraised our home to be ~$50K below the contract purchase price. We studied the appraisal and found several glaring errors of which the major one was stating that the property had no improvements in the last ten years (Mr. Remaley stated it in the report). We were also told that inappropriate comps were used because of dissimilar neighborhoods and size of home. Our realtor promptly appealed to the lender. In her letter, she asked that all the improvements made to the property and other sundry of amenity which was absent in the report be considered. She also provided a few comps for his consideration. He denied her request of appeal and responded with the same appraised value. When she asked again about reason why the improvements were not considered, he stated that he felt he had considered it in his appraisal. Frankly this is unconscionable for an appraiser to have made so many errors in the first place, instead of owing up to it, offered some lame excuses. For he knows the power he holds over us because once he wrote the report, he doesn't have to and won't yield. It brought to question the motives and competency of an appraiser in real estate. One must wonder out loud why in a democracy such a small a person can wield such a power over us.
