Kelly Pinheiro was our escrow officer. She worked tirelessly along with the lising agent to help obtain the seller's mortgage payoff demand statement and make sure we closed as scheduled so that our buyers could keep to their original moving time frame and not have to reschedule their contracting quotes. I really appreciated her following through to personally call and update me at the end and letting us know that we had closing confirmation. Our escrow account was completely mismanaged and ultimately caused us great stress because of the negligent actions (or rather inaction) of Alicia Bagby. When purchasing our house, our close of escrow was contingent on our federal taxes being submitted and paid for the preceding year. In order to streamline closing, we opted to pay our federal taxes out of the escrow account. We closed escrow, and I asked for proof from Alicia that the federal taxes had been paid. I was assured by her assistant that they were, and was told there was no proof they could give me other than the itemized list of what was paid out of the escrow account. Fast forward four months, I was incredibly surprised to receive a bill from the IRS for the payment of my federal taxes. I reached out to Alicia and was sent a copy of a canceled check that showed my federal taxes had not only been paid to the State of California, the check was sent to the wrong entity with no information on it linking the several thousand dollar payment to myself, or my husband. Just a check for no reason sent to the State of California. I am not sure what kind of adult sends a check with no specific information on it to a government entity. I would like to assume for someone who is a Branch Manager at an escrow company it would be a common practice to ensure that necessary information is listed on checks that are sent out. I reached out several more times to Alicia seeking her help to resolve this issue, only to be simply ignored, for a solid month. Costing me more time and money because all the while the IRS was adding penalties due to the sloppy irresponsible actions of Alicia and The Heritage Escrow Company. Things may have been different if I could have resolved the issue myself, but because the check was sent from The Heritage Escrow Company without any info linking it to my husband or myself, they needed to be the ones to ask the state to refund the erroneous payment. Alicia never responded to me, or my loan company. The issue was not escalated to an actually qualified person at Heritage for four weeks. To say I am disappointed with not only the customer service, but also the incompetent way my issue was handled would be a gross understatement. read more

Not impressed at all with this escrow company... The girls we dealt with (Alicia & Vanessa) always seemed annoyed on the phone and had very short email responses that never seemed to explain anything, kept us wondering throughout our escrow. Our agent gave them specific instructions on how to process our loan docs which weren't followed causing us a big headache and to lose a day, had to reschedule our movers. Now we just found out our refund check was mailed to us a 4 days ago, but no one told us. We didn't know to look for it, well it never showed up! So the form we filled out to have it direct deposited was ignored or overlooked. We would never had wanted a check of that amount mailed. Now a stop payment had to be issued and a new check cut so we can pick it up. Or that was just an excuse..? Hence this review. Just because you where in a disagreement with our agent doesn't mean you should take it out on us. Sorry laddies this review is deserved from our experience with Heritage Escrow. This has been a total pain in the a$$. Very disappointed. read more

This is the best Escrow experience I've ever had, thanks specifically to Kelly Pinheiro who was consistently so responsive, organized, knowledgable, and kind. She made a normally very stressful process better. We felt like Kelly "looked out for us" and was more on top of it than our realtor at (many) times especially with her responsive attitude and ability to be accessed easily. I've been in finance over 20 years and escrow is really where all the "work" happens in getting things done for a purchase or a sale. I dont think people realize how much the escrow company plays a role. I feel like they are unsung heroes in the game. Heritage also was able to have everything signed using docusign, rather than requiring us to pick up any forms which was not the case on our purchase end with a different escrow company. Kelly also set an appointment for our initial forms that require original signatures and went through the documentation patiently. The other escrow company just had me drive to them - to pick up a huge stack and then drive them back, hoping we didn't miss anything. Thankfully I am pretty familiar with most forms having done mortgage lending as part of my role in the workplace, but they didn't know that, and I got the sense that is just how some companies operate. It really helped set Heritage apart and specifically Kelly to stand out as one of the best people I've worked with in a mortgage transaction. Horrible experience!! We purchased our first house, a foreclosure, so the bank chose Heritage Escrow. We were later told that Heritage was used because they are a national chain. The cases go to the home office in Irvine, CA. and are distributed to the branches "closest" to the customers. Obviously someone messed up, because we live in Los Angeles. Instead of sending our file to the nearby Beverly Hills office, it was sent to this San Diego-area office!! Which meant that ALL paperwork had to be overnighted back and forth. Waste of time and money. The agents were borderline incompetent. They sent our escrow paperwork via messenger, did not tell us, and therefore we did not have anyone at home to sign for it. Phone calls went unanswered; voice mails unlistened. The most heinous offense was that the paperwork was RIDDLED with typos and errors. They had our address incorrect throughout - both the old and new address. The loan amounts were incorrect. All of the dates were incorrect - they listed our closing date as 1987 - we bought this house in 2008! AVOID these people at all costs! read more

Both Alicia Bagby and Vanessa Ngim are simply wonderful to work with! Everyone knows that when there are typo's people make that falls onto the agent. Escrow and Title are to contact the client just as well as the agent. Were was your representing agent? They should be on top of stuff like that. After all it should be a team effort. As far as sending the Messenger sometimes they even show up early or no time specified on their work schedule. I have used this company for many years and they are very reliable. Its unfortunate to have had these mistakes happen. But I asure you that they are great. read more
