I only write this because of the amount of negative reviews that have been posted recently. When I…read morelived here last spring, they were able to accommodate moving apartments due to disgusting roommates, but they they made zero effort renewing current contracts before they started selling contracts to new residents. Guess what my situation was? Figure it out because we did a piss poor job. I was left having to pick up the pieces, and figure out housing situations due to the negligence of management. All I was told is "sorry! We didn't take that into account when renewing contracts," which I find absurd and nothing short of pathetic. Don't waste your time living here, they hire air-headed students who do the bare minimum and disregard the convenience for current tenants over lining the pockets of connextions property management. Save your money and live somewhere else, they often have the fire department evacuating you from your bed at 1am due to contracting idiots a majority of the semester anyways. I wish I was kidding, but it happened twice over my 7 months living there, I guess I dodged a further bullet.

I don't know a single person who lives here that hasn't been charged after the semester ended despite spending hours cleaning thoroughly. I mentioned if no one can pass the clean check then there might be something wrong with the system. One manager corrected me and informed me that of her 5+ years of working here she actually knew a student who had always passed the white glove and had never been charged anything extra. One student out of thousands and thousands is nothing to brag about. To say the least! I requested a partial refund of the amount they billed me. Management refused. Everyone on yelp has something to say about the difficult attitude of one or more managers. For the most part they have been very friendly and great. I recently observed a surprisingly rude and unprofessional gesture that had me lose confidence in Nauvoo apartments. Unfortunately there are lots of reasons why I am inclined to stay. I choose to live at Nauvoo because the wards are great and it's easy to make friends. If you value that sort of thing then I recommend these apartments. There were open wires exposed and hanging over one of the doorframe inside the apartment (FAT safety hazard!) The issue was then addressed 2 weeks later. Secondly, for how highly priced Nauvoo Hpusing is above average BYU I approved housing, it seemed rather trashy, walking up the walkway by doors outside the apartment you would have the lids of totes just laying out there for weeks, candy wrappers and all the nick nacks you could think of just laying out carelessly on the dusty steps of Nauvoo. On some of the stairwell walls (at least on the men's side) there was some artistic graffiti I am sure BYU I wouldnt have wanted painted on their stony walls. In short, it felt slightly neglected and borderline rundown at least on the outside. With the features of an implanted HOA (aka, how much more expensive it is compared to other housing) it would have been an innate expectation and obligations maintnence orders are reviewed promptly and responded to immediatly, and their would be more pressing down on maintaining the cleanliness and beauty of a university residential building.

Case in point: they charged us a ridiculous amount for a "deep cleaning" over semester break. Then we came back to the exact same apartment, and the carpets and couch still looked dirty. So what exactly did we pay for? Then there are the study rooms, an amenity that residents literally pay for. Somehow, management's kids are in there like it's daycare. Last time I checked, I was paying for a place to study, not to compete with someone's playtime. And don't even get me started on the clean checks. They seem to love failing people over the smallest things. Then when you send them a picture proving you actually cleaned it, suddenly it's, "Oh yeah, it is clean." So... did anyone even look before failing it? It sure doesn't seem like it. Living here has felt like one fee after another, with management always ready to charge residents but not always delivering on what those charges are supposed to cover. If you're thinking about signing a lease here, document everything with pictures, because you might end up needing the proof.

The apartments are old, our room even flooded 3 times in a single month, and every time they'd say they couldn't do much about it. It's a money pit, the proximity to the campus isn't worth it. I've spent more on fees and clean checks than on a parking pass (which is already ridiculously expensive). Save your money and your sanity and live somewhere else.

We had a serious mold issue, and maintenance neglected to take care of it. My roommates were sick because of it, on and off for two semesters while it went on. Found mushrooms growing in the carpet. Long story short, we were treated horribly on the situation and the owners/managers were EXTREMELY unprofessional on solving the matter. If crap hits the fan here, have fun. I got screwed over so hard, and they denied all requests for reasonable reimbursement. Moved apartments 4 times throughout the semester. Live at Brookside Village instead. I wouldn't wish it on anyone. Very poor treatment! Got to a point where legal matters had to get involved. I got relocated to another apartment at Shelbourne, and that one had mold all over the bathroom as well. Live somewhere else. TERRIBLE! And we were nothing but reasonable and nice to the managers and owners. Save yourself the trouble. And by the way........... Electrical problems and major flooding occurred between the two laundry rooms. The amenities was completely shut down for most of the semester. Such a waste of money.

There have been a few different managers during my stay, and they have all been excellent, helpful, and friendly. Maintenance requests are always taken care of quickly and effectively. Arbor Cover is located in a position convenient for school, groceries, and any other activities. Each apartment is set up a little different and there is only one floor (both positives in my opinion) and we have access to excellent recreational facilities.

I've not been able to do homework in the middle of the day (when I'm free to it) and when I asked management about it they simply said 'the WiFi is fine in our office so we can't do anything about it'. Which- great. I'm glad your WiFi is great because I can't do anything. If you want good WiFi YOU have to buy another device I guess or do your homework on campus which would work if my computer was a laptop and not a PC. The building itself is in good shape, albeit with minor damages caused by prior tenants. The repairs to these issues have been forthcoming and prompt. I'm a first-time renter and I definitely can say that this has been a good experience. Among our issues was a clogged shower drain and Jacob came and helped us get it out within a day of us making the ticket.

The clean checks are one time they will not recheck and will not let you fix anything so you get charged hundreds of dollars for their incompetence. I have lived here for over two years and the only thing that is good here is the single rooms and the receptionist that is leaving. Don't rent here it is a terrible experience for the price. They never seem to have time for anything probably because they cannot manage the property well at all. The ward I lived in (73rd) was incredibly friendly and welcoming. The Gates constantly holds raffles and activity nights (I won a Bluetooth speaker at one of the raffles!). The management is pretty friendly albeit at times useless. Cons: The walk to campus is probably the longest (15 min) compared to other complexes. They decided to split rent into 3 months instead of four, but I ended up paying every month (4), in different amounts. One month it would be $340, the next only $250. It was so confusing to me, and only upset my mom and I because she helps me pay rent. Maintenance is downright useless. The carpet near the front door and by the kitchen was coming up and the staples in the carpet would stick up sometimes, so I never walked barefoot in my apartment unless I was in my room. When we asked maintenance to fix it, they said it wasn't the budget. Really? Yikes. At the end of the semester, it was starting to snow more, and they would never scrape the ice from the sidewalks in front of the apartment. So dangerous. Every other week cleaning checks were fine, but when it came to white glove checks at the end of the semester, I was completely stressed out from finals, and white glove checks only make it worse. They hand you this large packet with chores (which I don't mind doing), but they fine insane amounts if you don't do it correctly. Luckily, I passed, but if I hadn't, I'd be in a serious financial problem. Unfortunately, I will not be living here in the spring due to their disorganization and lack of ability to fix simple things. I hope they get better, so I could consider living here again in the future.

Our experience with The Gates has been the worst university housing situation we've…read moreencountered--and we've had four children attend college, so we've dealt with many housing offices over the years. The management office consistently struggled with accuracy, communication, and basic billing processes. Several significant issues occurred repeatedly: 1) Incorrect and inconsistent billing: They did not follow the terms outlined in my housing contract regarding when charges would appear or how much they would be. After I paid, they would often add an additional rent charge and then attempt to apply a late fee to that new charge. This required constant monitoring of the account to catch their mistakes. 2) Unauthorized bank withdrawals: On two separate occasions, they withdrew money directly from my bank account without any prior notification or my authorization--even though autopay was turned off. 3)Major overcharges: I was overcharged by more than $1,000 on two different occasions within a single year. 4) Delayed refunds: When they acknowledged their mistakes, I was told I would receive a refund within 30 days. It took over three months to actually receive the refund. 5) Double billing during a unit transfer: When I transferred to a different apartment mid-contract, they continued to charge me for both units. My daughter spent time in the office almost every month trying to correct errors on our bill. By the time the contract ended, I was relieved to be done with this complex. It.was stressfull worrying about if they were going to overdraw my bank account with some random charge. My daughter had to make time to go into the office and most of the time the apartment manager wasn't there Based on my experience, I cannot recommend The Gates to anyone seeking well-managed university housing.
