While I'm genuinely glad to see that others have had positive experiences, that has not been my experience personally. My biggest disappointment has been the consistent lack of communication from the leasing office. My family and I have been forced into a month-to-month lease , increasing rent $400, due to a complete failure of communication from the office since March. After multiple messages and phone calls attempting to renew our lease, every attempt went unanswered. We were left without any meaningful updates or direction despite repeated efforts to contact the office. This unfortunately mirrors my experience throughout my tenancy. When I needed a roof leak addressed, when my dryer stopped working, and when my dishwasher would not drain, I was met with the same pattern. I would leave calls and voicemails and typically wait three to five days before receiving any response or update. While the maintenance issues were eventually addressed, the lack of timely communication made otherwise manageable situations unnecessarily frustrating. I understand that property management offices can be busy, and I don't expect immediate responses to every inquiry. However, tenants should not have to repeatedly call, leave multiple voicemails, or go days without acknowledgment--especially when the matter involves something as significant as a lease renewal. The property itself has many positive qualities, which makes this even more disappointing. Better communication and responsiveness from the office would have made a tremendous difference in our overall experience. I hope this feedback is taken seriously so future residents receive the level of communication they deserve.

Now that I'm on the 3rd floor at Apela, stinky hallways with gnats, loud music from my next-door neighbor, partying with the yelling and screaming like they are at the club is ridiculous. All the management does is send out stupid email reminders which most people don't even read or care less about. The Aesthetics look nice of the building and Amenities but don't let that fool you. Pass this one by. Update: Property under new Management but the same old issues. Between the thin walls and loud, inconsiderate neighbors and new residents above and beside me, it's a nightmare. I can hear them slamming doors when they enter and exit. Slamming the microwave oven door attached to the wall, slamming the exit door to the stairs. They are so loud that my floor vibrates when they are walking or horseplaying in their apartment. Management contacted me for follow up and left a voicemail but at this point, it's just all talk and no action which is standard protocol. I have sent audio proof of these idiots next door, but nothing ever gets done and the noisy neighbors know this. Maybe if penalize the rule violators for breaking them then maybe there will be order on the property.

Our AC never worked despite calling maintenance. There were cockroaches everywhere. Our neighbors smoked (despite the place being "no smoking") and with the thin walls the cigarette smoke leaked into our apartment. There were druggies wandering around all the time, and some of one neighbors was even shot there by the police. Hot water heater lasted like 20 minutes at most. The kitchen has zero room for a table, so we had to have it in the living room.

I've only enjoyed the paradise that Royal Point in their advertisements promised and I will say are very true. But I must advise on the pricing; sadly the prices haven't been updated thus far, but,my rent is consistently reasonable; which includes a monthly pet fee of $25.00 and yes I put down $300 security for my puppy. It also includes my water and sewer bill and I have a 2 bedroom with an unexpected huge solarium thats off the living room for $775.00. Folks it's worth it!!!

The community seems very charming and quaint, quite and well kept. The management is very friendly - I met Ms. Sharon. There are security & on site maintenance crews. It's location is very accessible to everything the island has to offer, minutes from the beach or you can drive back over the bridge easily into Yulee for more chain store shopping. Pets are permitted.
