Lived here for 4 years. Rent was affordable. Best pool you'll ever find. No noise. No complaining neighbors. No bugs. The new Managers Lisa and Liz are amazing. Once Lisa arrived I saw a definitive difference in the office and the team. I did have a mold issue that took a while to take care of but that was with old management. The maintenance team is fast. Rent was just raised so I had no choice but to leave. After looking around for a new apt for the past 2 months I should just be happy I had this 1 bedroom at 1200. I think they are 1500 now which is a lot but they do a good job here. read more

This is an awful place to live. The Property manager is rude, unhelpful, and condescending. Some of the other staff are decent or nice, but it can't make up for the overall awful experience living here. All the neighbors are ghetto trash that won't follow the rules which makes living here a nightmare - loud club music at the pool for hours on end with no way to have them stop (the security service will only come out late at night, which even then response times often take a while, people will come back and be loud again after security has left, etc). Lots of neighbors smoking marijuana which stinks up the entire place, smell of cigarettes seeping into the apartment. This place is way too expensive for how crappy it is. The only recent positive reviews are lies - they were bribed to leave good reviews for a less than $10 free meal. This is absolutely not a quiet place to live. There's also often people revving loud engines in the parking lot, leaving garbage out and littering which has attracted bugs. There's been a persistent roach problem due to disgusting neighbors, my unit is clean and I even bought and set up my own roach traps but it never ends. They come in through the sinks and tub drain, likely from another unit. Tried to see if I could get out of the lease a month early due to this awful living so I can start a new lease elsewhere sooner and the manager was extremely rude and said there's nothing they can do, we are legally bound. While yes, we did sign a lease, they absolutely CAN make exceptions and end a lease agreement early. They're choosing not to because of the valid complaints we've made since living here. read more

After witnessing a steady decline in management and staff responsiveness and handling of resident concerns, property upkeep issues and some safety concerns I moved out of The Oaks. Though there were a few issues (ants, parking) when I moved in I really loved the property, location and the price was competitive for the area. Near the end of my 2nd lease period it was pretty obvious that office staff failed to follow up (or maybe even enter) work orders so unless they were submitted online they were not taken care of. The maintenance team is still great but apparently a change in policy during the lease term led to then initially refusing to remove a ceiling fan that they installed for me when I moved in, citing it was not their policy to install or remove ceiling fans. Irritating. The long delayed dog park is stocked with the equivalent of produce bags for waste disposal and though it's a good space for small dogs it's poorly maintained by both residents and property management. They do not cite pet owners for failure to clean up after their pets and there is always a poop minefield in and out of the dog park. Sad for pet owners and residents who enjoy the outdoor space. The grass is cut rarely inside the fenced area and the latches are minimally secure at best - they've needed to be reattached/repaired several times. (Pics posted) Common areas often have overflowing trash bins and this is especially apparent during the warm months when more people are out and trash doesn't fit in the cans and ends up blowing around the property. I asked for the trash can outside my bldg to be emptied 4 times in a month and it was not until I happened to run into an office staff walking by that she took a photo and it was finally taken care of the next day. I hate to do this but it needs to be done. Again. After living in over 10 cities and a few different countries around the world. I can say I have never in my life seen or experienced such an unpleasant apartment - community. The Oaks at Techridge, folks is tore up from the floor up! It is hard to believe that this sh*t pit is just over a year old! Parking is atrocious. There isnt enough parking for the residents. Also, unless you drive a go-cart, don't expect to find a spot on the property that is of normal size. Most spots are compact. All but the covered spots/garages and "future resident" spots. I chose to pay extra for a garage due to the fact that the apartment is not gated and within a week of living here I saw a ford f150 sitting on blocks. Wheels gone! Also had 3 lovely new door dings on my vehicle. Moving along to the pool. The pool is pretty. It is definitely the only selling point to this property. When you are touring the property or visiting the webpage sure, the pool is amazing looking and well maintained I must say. What you don't see is the pool on the weekends/holidays. There are people constantly frequenting it off the street and not the kinda ppl you want coming to your pool either. The staff attempts to do resident checks but its a lost cause. The Ratio of screaming out of control toddlers to adults trying to relax over a cold beverage on the weekends at our lovely pool, I'd say, is something in the ball park of 5 to 1? The volume on the outdoor tv is uncontrollable from the control box. (If you are lucky enough to get the thing to even display properly.) They try to enforce a 10pm closing time at the pool as well. However, you can hear full out partying and noise at all hours of the night coming from the pool. The grills are always left dirty and uncleaned. Usually have 1 of the 2 grills not working and they are always in use. ALWAYS! The staff.... The staff does what they can or want to an extent most the time, so Im not gonna waste much on them. However, they ARE pretty unprofessional at times. Ive requested several things to be done and it takes several weeks to be done, if its ever done. Which I could only imagine the number of work orders that are sent through. All in all they just aren't very friendly, accommodating or approachable. You get the vibe that they are here more to inconvenience you than to serve the community. Which sucks when you are paying the inflated rent to live in this crap. I cant talk about the wash/dryer room cause I have a washer and a dryer. That being said I have certainly heard horror stories about it from neighbors that have to use the facility. The construction of this apartment complex was 10000% with out a doubt! rushed and many corners were cut due to lack of funding, careless/cheap ownership, rushed opening or whatever it may have been. This is by far the most cheaply built complex I have ever seen. Examples.... They have no common area lighting if you want something as simple as a over head light or ceiling fan in your living room. Well you are out of luck my friend unless of course you buy and install it yourself. The funniest part is they will tell you its a "green" thing. (HAHA!! Right, Now Go Choke yourself please!) The walls are paper thin. I can hear my neighbors conversations & the above neighbors 12 children that stomp around, clank toys or whatever they are doing around the clock. I have to actually wear my old military ear plugs to sleep because they are so inconsiderate and think they are the only family on the property. At least thats how it comes off because it literally goes on all day and night. If Im cooking in the oven and want to watch television while cooking, the breaker trips and shuts down the TV and cable. It then has to reboot which takes 5 to 10 mins. Then trips again about 5 mins later. Work order submitted 2 months ago. Nothing done to fix it. The dish washing machine backs up the disposal. etc Bugs. They are everywhere. All kinds including mostly spiders and roaches. Every week that I've lived here, I've requested the exterminator sprays every Friday. In 3 months he has sprayed twice. I've found spiders on my clothes in my closet and LITERALLY have a nest of roaches living in my ovens digitizer. You ask have I reported it? Absolutely! 4 times as a matter of fact!! Even physically showed one of my 22 videos (i have plans for) I've recorded and collected over the last few months. To one of the "leasing agents" & she herself stated how disgusting it truly is. What has been done? Nothing. (see pics and videos attached to this review) Yes, I suppose they just expect us to take them in like a stray dog or something?? Ya know, just feed them & name them! Ha. I now realize I might have not positioned myself in the best area of town, at least it definitely feels that way. I have never just HAD to live like this anywhere outside of Iraq. Moral of the story. Parking: The parking kinda sucks. A lot of the parking spaces are pretty small, so people often take up two spaces or just park terribly. The outside is pretty well lit though. Noise: You can hear people outside pretty easily for whatever reason. People talking loudly by their cars, music, etc. It can be kind of annoying, but it's mostly just on friday/saturday night. If you're close to the pool, I would imagine that noise would be really annoying. Occasionally, I can hear the people at the pool and I'm in one of the farthest rooms facing the other direction. We can hear our upstairs neighbors walking all the time, but I think they just walk REALLY hard. Staff: The staff is great, I have not had any issues at all with them, and they have always been sincere. I definitely have not experienced any racist or rude staff members, ever. Pool: The pool is freaking great, I love walking to the pool at night. Two grills and lots of space to relax. TV outside too, where you can watch tv if you don't have cable, like myself. Utilities: In our 2 bed/ 2 bath, keeping the apt around 73 degrees, our electric bill is only like $35 every month. We do turn the air off when we leave usually, and keep the blinds closed, lights off, etc. I hated that we had to have internet from AT&T at first, but the internet has been really good and fair priced, so I'm cool. Laundry: If you don't have the machines, or you rent them, I would encourage you to check out the laundry room here. It's pretty awesome and all of the machines have card readers. After reading the other reviews, I would say that the reviewers are a bit dramatic and obviously on a little tantrum. Not really the kind of reviewer you want to trust. Emily is right about the bad construction. There's some obviously bad construction decisions everywhere. I have heard about people having trouble with their sinks, like she said, but they put the sink back up. It's not like it's that big of a deal. Also, I think Jackie must be a little butt-hurt about something with the staff. Jackie should remember that staff are humans too. Also, her rent probably increased because when they opened they had awesome lease specials that were like $100-200 cheaper than we should have been paying. read more

Apartment regularly had weed smell seep in from next door neighbor. The occasional roach. Light went out and requested service and never got it. People threw their trash outside their door and it would stay there for weeks. You will not get your deposit back no matter how much you clean your unit. read more

I currently live at the oaks at tech ridge. I moved in when they first opened. I was very unsatisfied. My initial visit with the staff was great however once i signed my lease, all that went down hill. 1. someone put my name down on the application as referring them, of course i never got the money. in fact the apartment complex attempt to dispute that to not pay out. i had to escalate it to the BBB and to their corporate office. Why should i even have to go through this when it was a special and offer that you had! TERRIBLE! 2. the staff is racist and rude. No i am not saying this to say this. I am mixed with black and German and I KNOW that the office manager Natalie is a B***. I wouldn't play the "race card" unless i knew in my heart that why she messes with me. They nit-pick about everything. We added a little curtain to the balcony to add some flavor and decoration. it was nothing dramatic. In fact other residence had curtains up as well. When i am on the phone with her complaining about other stuff. she tells me i need to take it down. She tells me this in a rude way as if I am a child. I would not recommend any one to move to these apartments. There are several other apartments in the are that are better. the springs at tech ridge on parmer. the villas etc. move there dont move here! save your self while you can. yes they have a laundry facility but whats the point if the washer and dryers are always broke. Every time i go in there there is a sign that says, do not use. that leaves 3 washers/dryer to use for all those ppl that live there... Not only are the washers broke, one time they changed the door code. Yes i understand for security purposes you have to change the code every so often. Well that doesn't work in your favor if you have clothes in the laundry facility and all of a sudden you cant get back in to tak your clothes out because the door is locked and you dont know the new code became the office never communicated to you... just awful! I absolutely love living here! The staff has always been friendly and professional. I placed a maintenance request to have my dishwasher fixed this afternoon and it was already completed by the time I got home from work 2hrs later! The maint. completion notice was left on my counter with a smiley face. This is a common note on every maint. confirmation notice and I love it! Thank you Edin for addressing this request so quickly! Stayed here for 2 years, and it is by far the worst customer service ever! The staff is snooty, rude, and snobby they do not care at all about Tennants. Only thing they care about is $ and getting new Tennants. Few of my friends stayed here also and you might as well not even count on getting your deposits back. Everyone of us did not get a penny back, and out of they 6 complexes I have stayed in thats a first. Parking is the worst. The spaces are small. My sink fell through after a month, and multiple items broke that should not have to be replaced for years. When asking the front desk for anything you would think that they would go out of their way to make it right or fix the issue. This is not the case.. If I could rate this place 0 stars I would. The office staff is not only un-friendly, but also disinterested in the safety and concerns of its residences. We have had over $2500 worth of items stolen from this complex from a garage we rent as well as someone cutting the lock of a bike we used to own. There are no gates or cameras which is our fault for moving into a place like this to begin with. You get what you pay for and this is NOT somewhere anyone with a college degree should live! There are several other things about this complex that should steer people clear from ever moving into. They are also constantly changing the rules about the pool, the fitness area, the laundry area and the rules implemented on ones pet. The pool rules now only allow a unit to bring 2 people to the pool versus the original rule of it being 2 people per tenant on the lease. The fitness facility doesn't even allow you to bring someone into it if they aren't on the lease. Laundry area doesn't have rules however they have increased the cost for each machine costing one approximately $8.50 each load when doing one's laundry and they only have 3 washers/dyers working ever while the rest are broken. The new rules with the pets are absolutely ridiculous, letting your pet out on the patio/balcony is not allowed and if they see your pet out on there they will fine and they will threaten to call the humane society on you the first time they see you pet out there, regardless of you being out there with them. The parking here is absolutely horrible, I have talked to the office multiple times about other tenants parking in two spaces to prevent people from parking next to them. They won't do anything about it and quite frankly don't seem to care about it either. They will always tell you that there is nothing they can do about it making it so you have to park on the opposite side of the entire complex, the leasing office will also tell you that if you don't want to have to search for a parking spot you can sign your name on their list to be in line to get a garage or car port. There are several car ports that are vacant that they haven't assigned to people and the garages they have unassigned will be left like that due construction using them to store materials for the sister complex that is being built next door. They refuse to do anything about helping the tenants achieve easier parking or to get them into better situations for parking. read more

The apartment smelled like sewage for the entire year we lived there, something they knew about when we moved in. The said we just needed to run the water. There is no security. Our vehicle was burgled while we were there as a result. They charged us for wear and tear when we moved out. Their pool is essentially a public pool, with regular crashers who can just waltz in any time thanks to the lack of security measures. The Internet outlet didn't work and they wouldn't fix it. Their excuse was that the previous tenant didn't report it so it must be okay. The breakers regularly tripped when we used the dishwasher or disposal. Bugs were regular visitors. The water pressure was weak in the bathroom. read more

Nice place, but the available parking is awful. I was lucky enough to be able to lease a car port. I have had a good experience here. I really miss the prior management company because they would host several events for the tenants and give away small prizes and etc. The units are nice and the pool is beautiful. I have been leasing here since early 2013 and will be moving out in September to a house. I also love how quiet it is. I'm away from the pool area. Never had any issues with my neighbors or any maintenance issues that weren't resolved quickly. I would definitely recommend living here. I'm in the largest 1 bedroom with the vaulted ceilings and I love the layout and the light fixtures. My husband and I just need more space now. read more

We recently a couple of months ago moved here from houston. I have lived in apartments countless number of times and have never dealt with a manager like Beth. She is condescending and rude. I have had many problems with my unit ever since I moved in. So just to start, the granite that is attached to my kitchen sink started to come completely lose and the sink was almost falling off the granite. Also the backsplash of my kitchen wall from the counter has completely fallen off and has yet to be fixed. I put in several work orders online and they ignore them for several months. So they then come out it to fix the sink and then they tell me that they can re glue the sink back to the granite but they need to get special glue for the granite on the wall. That has been a month ago and i haven't heard anything back. I have had a few instances with Beth in regards to issues with my unit and she has not been understanding and has talked down to me like a child. There is another instance I dealt with her by the pool when she came out to me she asked me if I had even lived there implying that I was crashing the pool with my fiancé and our other friend. She stated that there was no smoking by the pool and asked if we really even lived there and then when I stated my name and unit number she copped an attitude. I have had several instances with the apartment itself with appliances and stuff not being maintained. On top of that I should not have to deal with rude apartment manager on a power trip when she can't even figure out how to run a complex in a professional manner. I even though about renewing my lease and signing up for a two bedroom but now I can't wait for my lease to be up in a couple of months. It's a shame because i know the regional manager for alliance properties and I think I'm gonna have to give him an email informing him of the managers unprofessional attitude and how the apartment complex is being run and not maintained well. We have lived here for nearly a full year and are contemplating staying for another year but down sizing from a 2bd to a one. We have had a great experience and would recommend this property to any one. We are on the third floor but have not had any problems at all with bugs nor ants. We did have an issue with bees but I believe that may have been our own doing as we had hung sweet hummingbird feeders from our balcony and although they did attract the humming birds, the bees were more than interested. Yes the quality is lacking in some of the fixtures but the real granite counter tops, super deep kitchen sink and beautiful plank flooring out weigh. We are extremely satisfied with our stay here and find nothing but a welcoming atmosphere from the girls up front. The pool is beautiful and they keep it very clean. read more

SAVE YOUR SANITY BY NOT RENTING FROM THIS PROPERTY!!!!!! My boyfriend used their online portal to pay his rent (they DONT accept cashiers checks or money orders) and paid his half of the rent for the month. When he woke up he had been charged the FULL amount of rent + half, the properties response was "take it up with your bank that's not our problem". This happened 3 months in a row. They also updated their guest parking without notifying him or his roommate and when I went to visit and logged in on the old website that I was able to register under, I came out to a towed car that yet again was "not their problem" even after providing proof I registered on the old software so I was stuck with a $300 tow bill. Now onto the pool, the ENTIRE month of July the pool was a swamp. The maintenance crew did nothing to clean it leaving the water dark green and full of random floating grossness. My boyfriend is STILL facing the wrath of this properties mistakes after leaving, since no one can do their job correctly there (I honestly think a monkey is smarter than their leasing agents) he has PERMANENT marks on his rental history because of their ignorance and stupidity. I'm very hot and cold on this complex. The Complex \ Grounds: Are very well kept by the maintenance staff. I see someone out every day picking up the garbage left in the parking lots by some of the pigs who live here. Nothing stays broken for very long and the pool area is just lovely. You can hear quite a bit of traffic noise from the highway. There are no speed bumps so people drive like animals. The management refuses to salt or sand frozen stairways because its a "liability". The parking is a disaster. Spaces are way too small even for a compact car. I find myself driving to other areas of the complex for "favorite spots" that give me a little bit more room and save myself from the garbage that lives here who are willing to dent your door The apartments are cheaply made. Some of the worst quality Ive seen in this area. The cabinets are awful, the wall paint flakes off, there are heavy globs of sealant on the counter tops, the tack board for the carpet is lifting up and there are bubbles in the vinyl floor. I also had a sink that was not sealed. The managements response? We have some touch up paint if you want it. Windows are drafty, bathrooms doors do not lock and if you live on the third floor don't expect a ceiling fan in your living room. Ive never had spiders or bugs. We did have ants once but I took are of it. The bees and wasps are becoming a problem. The other residents.. Well, are working professionals and ghetto trash. Way too many pets here and I'm pretty sure they will rent to anyone. There are always robberies on the first floor and the cops are here just about every weekend for domestic disputes. Thee staff? They have always been pretty friendly but are completely inept. They send you a bill for rent in the mail every month but don't expect that to be the amount you actually have to pay. I get a late bill every other month for a few dollars because something is wrong with the invoice they send me. Apparently its my job to call them every month to make sure the bill they send me is correct. The fee to pay rent by debit card is outlandish. The are slow to respond for maintenance requests and their hours are not very convenient for someone who works 9-5. I suppose though, half the people who live here are on welfare anyway. Is it the worst place ever? No. Its clean and quiet for the most part. However I don't think I will stay here very long. read more

Not only is the staff rude and prissy, but they're cheaply made. We've already had to have the sink REsealed because the construction company "forgot" to add a piece underneath, and ALL the apts are like this btw. Many people have had this happen. (WTF, how do you forget something like that?!). The wall is so thin that you can hear the neighbors simply shut their doors and walk around. We put a FEW heavy coats in the front coat closet and it somehow just about pulled out the whole screw out of the wall. Its like literally just cheap dry wall. You can't put a nail in the wall. The absolute WORST part of these apts is that I have an infant and we have discovered a plethora of bugs here. From the probably thousands of wasps and bees always outside the porch and pool because of their poorly chosen plant decor choices, to the biting ants, spiders, and other stinging insects. And I had ONE muffin on my clean bedside table for a few hours for a midnight snack only to wake up, take a bite in the dark, and realize there were probably a HUNDRED ants all over my bedside table, and earlier that week, IN the carpet, all over the baseboards, in the bathroom, literally a GIGANTIC trail from the living room to the back porch, where there were two gigantic ant piles, and another trail from the bedroom to the outside, where the ants were also in the neighbors apt. To top it all off, both my mom AND my bf have both had MULTIPLE BIG spider bites, as well as bites from some weird unknown bug. And of course, the numerous ant bites. Then we were put on a "list" to get the exterminator to spray the apt. If my infant, god forbid, got a spider bite on her, there would absolutely be a lawsuit. Good luck with this place. This is NOW the worst place to live and 2 and a 1/2 years ago this place was righteous but now it is the ghetto. They monitor nothing...they fix nothing...this oasis of a pool has turned into a public place that anyone can enjoy. This environment was never built right (outlets not completed and vents crooked) but it was forgivable due to the amenities and nice neighbors. Now it is section 8 and anyone can live here and it is trash. Walk by the dumpsters...mattresses and TVs by the dumpsters that stay for weeks. This is not the place. Unless you are trash...no not move here...for this kind of money, forget the look...look elsewhere! read more
